Rienzi at Turtle Creek Apartments

The Rienzi apartments are well built and a very quiet building if you like quiet this is the place for you. They have a lovely dog park and a dog walker. The pool is not Las Vegas style nor us the gym. The people at the front desk are all top notch and willing to help you whether it is parking your car or opening the door. Meredith does an excellent job along with her assistant in the office.
II am deducting 2points from 5stars due to the gym and the pool.

Tried to lease an apartment here and had nothing but problems with the application process. A few days before move in, I went to check to make sure everything went through and to pick up my keys. — I called about 10 times, no answer, and then I just decided to get in the car and go down there. — When I got there I was informed that my application had not been «completed.» However when I filled out the app, I spoke to the leasing agent and she said all was good! I even paid my deposit on the spot! The quality of the leasing staff is worse than horrible. They were rude, snotty, etc. Also just trying to reach them on the phone was a pain in the a**.

I have had an apartment at Rienzi for almost two years. It’s a second residence for us. From a location standpoint, the place is 5 stars. We are within walking distance of my work, at least when it’s not too hot, and several nice restaurants, which is nice given the lack of Uptown parking and the ubiquitous valet parking. Grocery stores are a short drive away. There are parks near by, giving the feeling of an urban oasis from the concrete jungle of downtown. It’s a 10 minute Über drive to Love Field.
From an amenities standpoint, it is also 5 stars. There is an adequate, onsite workout facility. The apartments have washer/​dryer hook ups to which you can attach your own full size washer and dryer, or rent some through the apartment for a non-​prohibitive cost. There is a pool, although it’s more or less a wading pool, and a hot tub. The pool area has a gas grill if you are so inclined.
Rent includes one assigned parking place per bedroom in a secure garage. Kitchens are well equipped, although the equipment is at the end of its useful life, requiring replacement or repairs. Fortunately, the maintenance staff is responsive. Access to apartments is protected via secure elevators (you need a fob to go anywhere other than the lobby or garage).
There is a 24 hour concierge service, which is invaluable to me as a frequent traveler, holding and signing for any packages or dry cleaning that come in while I’m gone. You can drop off out going laundry with them as well. The concierges are also helpful in carrying things to your apartment when your hands are full, or the items are just too big for you to handle.
A downside has been the turnover of management firms and managers, the main result of which is deferred maintenance of the building and apartments. It’s not like the conditions are unlivable, though, far from it. It would be nice to have the woodwork patched where cats or dogs have scratched, or the tired kitchen cabinets and granite counters replaced, but, frankly, the place is quite presentable. It has high ceilings, crown moulding, more room and character not found in newer, more expensive apartments.
It is also quiet, both from a resident standpoint (unlike other, newer apartments that are like college dorms with loud people) and from a construction standpoint. I never hear neighbors through the walls, and Lord knows I’ve tried! It’s not a gihugic building, either, which might account for the quiet. There is a broad spectrum of ages with the residents, from twenty-​somethings to octogenarians.
So, yeah, the place, like all places, has its warts, including the twice per year loss of parking spot assignments, whether we need it or not, but I love living here. It’s been perfect for my wife and me.

We rented an apt for 3 months while we remodeled a home. We were looking forward to the new experience of ‘luxury’ living in Turtle Creek area. What we got was an aging property in dire need of repairs. The first week the microwave had to be replaced. The second week the dishwasher broke. Several weeks the gate to the parking garage didn’t work. Our guest bath toilet smelled like a sewer-​they caulked it. Problem persisted and they finally fixed it, saying ‘we’ve had this problem in several units.’ The dog walker feature promised was erratic at best. We knew early on that we’d made a bad choice and moved earlier than projected. Still paying rent-​and they gave my parking spot to another tenant. 2 neighbors are leaving as well – the property is going down fast

Only if ZRS took over this property again would I live here. ZRS is one of the finest property management companies in Dallas. Also, don’t complain or cross with management. You’ll become invisible. Maintenance personnel was sleeping in the lounge when a business associate came for a meeting. Embarrassing!

Watch out for this one– poorly managed and they charge you for every fee imaginable! Don’t believe them, they will lie to you!
