Just received a move out statement with over $ 600 in unexplained charges. I emailed a request for more information as I have photos of the property upon move-​out. We shall see…

Worst company I ever rented from in 20 years. Eager to get you to sign the lease with promise of fixing and repairing issues till you have signed and then nothing is done. Even changing a simple light bulb forget it! The work upon move in was the worst workmanship I had ever seen. A two year old could have done better. All I have gotten was excuses that’s been it!

Local Dwelling rented me a condo with a 12 month lease. The condo was dirty, had non-​working lights and broken appliances when I moved in. I had to complain for over 6 weeks to get things fixed. Two weeks later they informed me that the owner was being repossessed on and I would have to move out! They knew the status when they rented to me and the lease was fraudulent because it said they were not aware of any liens. The HOA-​whom they were representing and the bank both had liens. I strongly recommend you stay away from this company

Very straight forward and easy to work with company. I’ve worked with a couple other companies in the area to manage and lease my properties and they nickel and dimed me and my tenants to death! Not to mention that getting ahold of them for small issues, much less big issues, was a nightmare. I pay a little bit more on the front end now for management, but they don’t kill me and my tenants on the back end with all of the additional bogus fees. Plus, I can actually get someone on the phone at this place and if I leave a message they always call me back that day or the next. AND, most importantly, this company keeps my properties leased! In my experience, if you go with another company, it will be the most costly 4−6% you ever save! Very refreshing finally being with a company that actually takes the hassle out of having rental properties.

This is the most unprofessional company I have ever encountered.
Their inability to conform to lease agreements and provide personal service and/​or any form of customer service to rental clients and leasers is beyond belief.
Look elsewhere if you are looking for an agent or a rental property they have listed.

Since having several issues with the company, I have been contacted and grievances heard. While some issues and questions were answered/​addressed, there are still outstanding complaints. This is definitely a company you have to stay on top of if you expect standard communication.
I will say, their staff is patient and professional once you get them on the phone.

Local Dwelling, formerly Worth Ross & Associates did a very poor job of managing the property that we rented for one year.
Throughout the lease, we were often sent random emails about unpaid rent. We had to spend time providing copies of bank statements and cancelled checks to prove that the error was in their own accounting.
I own and manage property myself, so when we moved out, I worked to make the property as spotless as possible. We paid to have the carpets cleaned and paid a cleaning service to clean the home. I attempted to do MINOR paint touch ups to repair small marks from our move in and move out, as suggested in their generic move-​out check list. I bought a paint brush and got started but realized quickly that the paint they left in the garage did not match the walls. When the company came to do the «walk-​through,» they took pictures and said everything looked great. She pointed out the paint touch ups that needed to be done and said that they were very minor. I explained the situation and my attempts at doing it myself, and she said that they would just have someone come out and do the paint touch-​ups, adding that it shouldn’t be very much, $ 100 – 200. At this point, I gave up and said fine. We were moving and flying out of state in less than 24 hours and this was last on my priority list.
Fast forward a few months and we receive our security deposit back. MINUS $ 900 FOR PAINT TOUCH UPS!!! We called… we battled… we talked to accountants, supervisors, you name it… and we finally just gave up. We got completely taken advantage of, the landlord has a freshly painted home, and we are left with no way to recoup any of our money.
When dealing with Local Dwelling, DOCUMENT everything. Take pictures, and handle all discussions via email. You never know when you’ll need to refer back to it.
