The Markham Apartments

I have been here since here February 2015, although it has been only a couple of months. I would have to say that this has been the BEST rental experience I have ever had. We have recently gone through a bit of a rough patch and the Markham Staff have truly made us feel at home.
It started when I was looking for an apartment where I was greeted with a big smile from Kimberly. Kim was my first contact and she related to me on a very personal level, she was such a support and she handled my situation very professionally. She has always been so kind-​hearted and is honestly one of the main reason why I rented here at the Markham Apartments. Her relationship with our family has grown because she has gone above and beyond to make this experience so easy-​going.
I also have to say that I met more amazing people at the Office like Bryanna and Jilverto with their kindness and support has always been so genuine. Every time I go in the office for anything they always help me out so diligently and loving.
The Directors Sara & Kellie are very professional and have always been super responsive to my needs and always follow up on any concerns I may have and they always follow through. The maintenance team is amazing! I have worked with Alex the Maintenance Manager, who is very detailed and gets things done! Other maintenance technicians who have been a great help and always very courteous is Daniel, Alberto, Ramiro, Terri & Andres. Sorry If I am missing anyone! I love the community, location and amenities Markham offers.
The amenities of the property as a whole is convenient, accessible and super fun to use! There also pet friendly which has green spacious areas around the community.
The staff makes it more so enjoyable! I love them all and I love their happy energy!
I recommend this property if you are looking for a great location, amenities, well maintain property, pet friendly, great staff, family oriented, good school districts, honestly a perfect place to call your Home.

I have been living here for a short time, but i have to say i am very happy with landing in cupertino and move into this nice complex. the staff is very friendly and the place is very nice.
i had a shower flow problem went on sunday after and when i got home on Monday it was solved.
The location is great my apartment is well designed i am happy!

The place is beautiful and the staff is incredible. One of the leasing staff Neighbor ambassadors named Kimberly Diaz literally exemplifies professionalism and perfect customer service. She has always been so kind and generous and just this holiday season has gone above and beyond to make sure we were taken care of. We left town for a number days and were concerned leaving our cat at the apartment with no care for so long so she totally offered to and went out of the way to pay him several visits, make sure he had food & water, had a clean cat box, played with him, and re-​armed our alarm upon leaving. I’ve never had such incredible service before from the leasing staff at any other property. Thank you guys for such great service.

$ 200 to replace a parking sticker. Floors and walls are thin enough you can hear above normal conversations, dogs, and people walking around all day.
Additionally, the speed bumps are slowt ruining my cars suspension they are so abrupt.
We we not be looking to stay here permanantly.

The Markham Team are very professional and personable. This includes both management, leasing specialists, and maintenance. My sister have been in this property for well over three years and I stay with her to ensure things at home are taken care of when she travels as a nurse.
What makes a huge difference is the staff! Kellie, Beto and Kimberly just to mention a few always take time out of their crazy schedule to listen to requests and acknowledge feedback. They know me by name and know what I like. They definitely go above and beyond their expected roles and treat everybody with great importance. So I sometimes drop off chocolate to show my appreciation for them. They’re simply an amazing team to represent the property as the first point of contact. If I could use them as an example to the team that I manage, I’d snatch them in a heart-​beat! They are truly passionate about their work. It shows!
The Markham Team are definitely doing something right to keep the team spirit in positive energy. I love the maintenance crew! They’re in and out with resolutions to resolve any issues of normal wear and tear. Did I mention that they always have a smile on their face? I love chatting it up with them. They start early morning and even then they take the time to wave and pass a smile along the way. What a lovely bunch of folks! They’re great at running the exteriors of the property too. Keep it up guys and gals! You all ROCK!
The amenities of the property as a whole is fun, convenient and accessible. I utilize the gym when I don’t feel like leaving the property. I practice my gaming skills at the pool table (one of my favorite amenities) when I get free time. They keep it in great shape and I love the club house area with the open kitchen, stove, and refrigerator. It’s a great place to host friends and family on occasions. Plus we get to connect our iphone to the surround sound dock and enjoy the flat screen television in the background to entertain. I love the kitchen in the clubhouse! On days where I just want to relax I use the private theater and turn up the volume for surround sound. There’s a microwave and refrigerator to store my snacks and drinks. Another useful amenity I like is the free wifi connection in the business center. Sometimes when I want a change from studying in the apartment I come to the business center. It’s convenient with additional desktop access or just connect through my laptop. The internet speed is reasonable to use. Another thing I like about Markham is the beautiful pool and bbq area and hot tub and fire pit. It’s a great area to throw some meat on the grill and hang ou with family and neighbors. Sometimes they host ice cream social and other events which is always fun. Free ice cream is always a plus!
Overall, I’d recommend this property to both transients and permanent residence. The staff makes it more so enjoyable! I love them all and I love their energy!

I would say this place is the absolute most nicest places I’ve seen so far! I got the best tour around the property from one of the leasing specialist Beto Lopez ! He was very kind and showed me all around and he knew what he was talking about. He wasn’t nervous unlike the other properties I’ve been too! I would say these apartments have the best leasing specialist.

The complex is very nice and well kept and suites are very well finished and modern. Issues in our suite have always been dealt with very quickly and the maintenance staff is very professional and courteous.
Having a young child it’s nice to be in a complex with lots of other families. There is a lot of nice open space for kids to run around and play in.
Something to note is there are some suites used to house interns. They’re always nice and courteous, but it means your neighbors can change often depending where you are.
The amenities are free to use but require a reservation and deposit. This includes the barbeque; no casual use. You can have a small bbq on your patio, however, providing it uses the small 1lb cylinders.
The pool is nice but is pretty cold. Although it’s open year round it’s only really comfortable on the hottest days.
There is ample parking for residents and guests.
In terms of pet friendliness there is lots of green spaces with waste stations. For the most part dogs are very quiet in the complex and go unnoticed.

One major flaw — toilets. The piping for the apartment units are all connected and are in terrible working condition.
One day, I came home and found an unbearable stench coming from the master’s bedroom on suite bathroom. To my horror, the shower stall was flooded with approximately 2 inches of toilet water with many bits of poop in it. When the maintenance guy came, he said my neighbor was experiencing toilet problems too a day earlier. He told us not to use any water, not even in the other bathroom and in the kitchen because any extra water going into the piping would cause more flood as they are all interconnected. Few hours later, the plumber fixed the problem. Apparently, the poop and poop water were from units combined, could be from my upstairs neighbor, could be next door.
Two days later, the plumber came again, saying that the next door neighbors were experiencing toilet problems again. Indeed, I heard loud toilet pumping sounds the night before. Fortunately (or so we thought), the unit we were staying was corporate housing and we were moving to another unit within The Markham.
So, the new unit had toilet problems again after just 3 days of moving in. The water level in the toilet bowl was high. Maintenance guy came and fixed the problem. While doing so, he got toilet water on the floor. I noticed that the bathroom floor had his wet footprints. Meaning, I had toilet water all the way from the bathroom floor, to the carpeted floors, to the main door. I am shocked that knowing he had toilet water on his shoes, he still stepped onto the carpet. He went out to get some napkins and wiped dry the toilet floor, and asked if there was anything else he could do. I said no because I felt he would only make things worse. I ended up disinfecting the bathroom floors and the carpet all the way to the main door myself.
All these happened within approximately 2 months and are a major nightmare which I have never experienced before in any of the other apartments around the area. The Markham may look nicely renovated with granite counter tops and good amenities, but beneath that lies a horrible problem.

This is my first time in an apt ever and so far things are great. The office staff are very helpful and friendly. The place is very clean and well maintained. I do hear my neighbors downstairs but I expected to living in an apt situation. I am at the end of the complex so parking seems to be plenty. This is a great place to rent. After reading some of the bad experience that were written about the moving out process I hope to have a more pleasant experience when I move out but as of now I have no complaints.

These are the most beautiful apartments i have ever loved in. The property grounds are well kept, the pool looks like a resort and is well maintenanced, and i have never had an issue with any of the neighbors. The only downside is its quite pricey.

I lived at the Markham for 2 and a half years. I am changing my review to 1 star because this is a management company, and they only care about $$$$$.
PROBLEM #1: There is no flexibility in lease terms here that are affordable. After I lived here for my 12 month lease, I was presented with renewal options. I could go with a month-​to-​month lease, but I had to pay like $ 1000 more per month for that option. So I felt that my only option to renew again for another 12 month lease (since that was the cheapest option).
PROBLEM #2: If you need to break your lease, be prepared to write them a BIG CHECK. I kissed $ 4,700 of my HARD-​EARNED MONEY down the drain to get out of my lease. Because of PROBLEM #1 (no flexible lease terms), I had to sign another fixed term lease when I renewed. I was looking to buy a home, and it is really HARD to know when you will find that perfect home and need to move out. Because of this, once I found my home, I had to break my lease.
They gave me the option of continuing to pay my rent until they found a new renter, but that sounded like a really risky option. If they didn’t rent my apartment for 3 months, I would be responsible for the rent for that time. So, I opted to pay the one and half month penalty ($ 4,700).
Low and behold, they ended up leasing my apartment right away. AND I DID THEM A FAVOR because I was paying $ 3100 for my apartment, and they were able to lease it at a much higher rate of $ 3400.
When I called the general manager, Katie Broughton-​Pham, to ask if she would consider returning some portion of my penalty, it was basically too bad since I already chose to pay the penalty.
PROBLEM #3: When you renew your lease, don’t be surprised if there is a 10% increase in your rent. This happens ALL THE TIME!
If you are a prospective renter, only consider living at the Markham if you are okay with PROBLEM #1, PROBLEM #2 and PROBLEM #3. The hardest thing I have ever done is writing a check for $ 4,700 to a money hungry property management company. This money could have been much better used for so many things.

NOTE TO PROSPECTIVE RENTERS: THIS COMPLEX DOES NOT OFFER DEDICATED PARKING AND PARKING SPOTS ARE VERY HARD TO FIND.
I have been leasing a renovated unit at the Markham for nearly 2 years.
When we moved in we were assigned a dedicated covered parking spot close to our apartments that was included with the cost of our rent. Cars would frequently park in our dedicated spot and despite multiple complaints to the office and security the cars were never towed or cited. In fact, one time a car was parked in our spot for over 48 hours and the office did nothing about it.
Lo and behold, a few months later the parking policy changed so that we no longer had a dedicated parking spot, but only a permit that allowed us to park in the complex. They said this is out of «convenience» and so that everyone has the opportunity to get a better parking spot. Not a single neighbor I have spoken to has agreed with this policy.
I’m sure what they did was legal, but needless to say they really gave the finger to their current residents. It seems like they just don’t have enough parking to give everyone a dedicated spot so they passed on the buck by giving out ‘permits’ and letting us find our own parking.
Markham fail.

I have lived in the Markham apartments since June and up until now our experience has been mostly positive. However, at this point I’m counting the days until our lease is over. Our garage door stopped working and yesterday a vendor hired by Markham came to fix it. This morning we found that our bicycles and jogging stroller had been stolen from the garage. The timing is way to convenient to be a coincidence. The bicycles were not visible from the street you had to be inside our garage to see them hidden behind boxes and they were locked. I feel very sure that the theft is related to the vendors who were in our garage yesterday. Whatever screening procedures the Markham uses for the people they send to residents homes is clearly insufficient.

I have lived at The Markham Apartments for 15 months and I am so pleased with my experience here. The grounds are clean and beautiful, the staff is kind and friendly. All of my service requests were responded to quickly and my apartment is comfortable. I also enjoy the community activities, such as outdoor movies, Super Bowl, and other catered events. It is a lovely, quiet and pleasant place to live. I have two dogs and they have been welcomed and pampered here. I am sad to leave such a great place. I highly recommend The Markham Apartments to anyone looking for a safe, comfortable place to live.

ok, now, my latest review from 2014. stayed at the Markhams during Jan~Feb, in a 1bed 1 bath unit.
GOOD things: good location (close to Apple and some nice restaurants in Cupertino). community is quiet and clean. easy to find parking. the unit is quite fresh.
BAD things 1: once you sign the contract, they just care about if you have paid rent. I signed the contract with Markham via a company agent two months before i moved in. After a couple of days I wanted to cancel the contract and change to another community. But Markham refused to let me go, although i did NOT violate the 30 days notice policy in the contract. The excuse they had is that they have to find a new tenant before they can let me go. WTF?!
Bad things 2: in the contract it says the unit is a service apartment. and i got room service only 3 times in almost 2 months time.
Bad things 3: the shower head in the bathroom broke after two weeks, and i told the leasing office to repair it. nothing happened in 3 days. When i checked with them again, they said the repair request has to be raised by my company agent. OK, but who is living in the unit and experincing all these disappointing things?!
Bad things 4: when i moved out, i left the keys and parking permit on the kitchen table, as they told me to. Still 2 weeks later i got a mail from they saying they can’t find the parking permit and they want to charge me $ 100.
I don’t recommend Markham being it short or long term stay. But consider what you think is important and judge by yourself.

I lived here for about 8 months and the first few months was bliss, like anything really. Until I started to realized that this was really more of a place to live until you find something long term. The location of the apartments is ideal, whether you’re working North or South. ²⁸⁰⁄₈₅ is within 5 minutes and 237 is close as well, lots of groceries stores around and lots of big high tech names very close. Location wise IDEAL! No the price is definitely NOT ideal.
Apartments sizes specially the 2bed/​2bath are excellent, however, the kitchen size is so disproportional to the rest of the apartment. Whoever design the apartments hated cooking. It’s tiny! They could have borrowed counter space from the humongous living room/​dining room. Also, the apartments are a bit on the dark side, there’s very few windows and if you happen to get an old unit, the windows will rattle with any movement made around them, constantly! If your neighbor decides to wake up every day at 4am and take a piss, all your windows will rattle simultaneously. No joke!
As of right now ¹⁰⁄₁₅ they been working on updating all the units, so there’s constant construction being done M-​F 8:00am — 3:00pm, I wouldn’t have mind it so much, if I worked offsite. However, I telecommute and all the noise around made it very hard to work quietly.
The grounds are very nice, I walked my dogs all around the grounds and saw the landscapers work daily around the property. And their handy-​guys are always on top of everything. No complaints on that!
Any Markham property is all about contracts — there’s no ifs or buts, they want your money and they will never negotiate. The moment you sign that contract and there’s some kind of change from your side. you will get fucked!

Leasing agents are horrible. signed a deal for good price but later when I moved in they changed the price, careful about their deals. i paid the rent at the time of moving in but got a move out notice in one week.
Frustrating exp so far.
The carpet smelled and when approached the office, they said nothing can be done .
Overall not friendly but particular about you pay the price.

Just moved in, but I’ll write this review over the move in process and some lies they told us when we put down our deposit.
First off, our apartment is in the very back close to 280. You can’t hear the highway, but you can sure as hell hear all the construction! When we came to look at the apartments, we chose to look at a pre-​renovated unit because the price was lower and we couldn’t afford anything else. I will say that I’m impressed that they were upfront about the length of the lease (it’s only 7 months long) and told us beforehand that we’d be asked to leave so they could renovate our building in April. Most places I know will just unceremoniously toss you out if they choose to renovate. Anyway, we saw that they had constant construction going on all the buildings and asked them if they would be renovating the units around our building while we lived there. They checked their sheets and assured us that the buildings around us (points to them on the map) would be renovated after ours.
Well that was a bunch of bull. The building right next to us is SUPER loud and there is a constant flow of strange men in and out of the ally behind us and the dust is everywhere, paint is splattered in the grass patch I take my dog to (which is totally unmowed, overgrown, and not taken care of. Pet friendly my ass. they have ONE patch of mowed grass with a waste basket for poop at the front of the community by the leasing office. Most likely so that when they show you their empty unit, they can pass it and comment on how they just LOVE your pooch), I found my dog carrying a splintered piece of wood from their work and countless cigarette butts. I don’t feel very safe walking her alone, even in the daylight.
When we put down the deposit, we were very happy and excited about a pet friendly (sort of), quiet (hah!) neighborhood with parking (around the corner, middle of the next block of apartments). We came in with a uhaul full of our stuff to pick up the keys and sign the lease. I’m reading over «blah blah deposit goes to normal wear and tear» so I ask «hey, can we nail holes into the walls? Since you guys are just going to renovate our building anyway, will it be taken out of our deposit?» The guy goes «oh…you can have small holes… but nothing to disturb the asbestos.» THE WHAT? We were NOT told of the asbestos in the walls or ceiling of our apartment when we put down the holding deposit. And with them doing all the construction next door, who knows what’s flying through the air. If my puppy or either of us get diagnosed with Cancer, you’ll know why! Thank the Markham!
The apartment overall is okay. Since it’s going to be renovated, it’s not even worth describing. I’ll say that the windows rattle, the shower is weak and there’s no AC in this unit. And while they love saying «oh a nice breeze flows through the complex» it’s not true. It’s just hot as balls during the afternoon. They did, however, put down new carpet, which is odd since they’re just going to renovate. But I appreciate it nonetheless. It’s a nice interim apartment for a newlywed couple, which is exactly what we are. just not ideal for any kind of long term.

I lived here from July 2012 to Aug 2013.
The apartment was one of those newly renovated ones. I liked the modern look and it felt nice to be home. The location was one reason that i chose to stay at Markham. It’s close to grocery shops, restaurants and freeways. They have good amenities, although, i have used the swimming pool only. Whenever there is a problem, Tai from Maintenance is there to fix it.
The last few months, there were alot of renovations around the apartment so it could get noisy in the day. There are lots of parking space, you also get an allocated spot. The rent is on the high side but its in Cupertino so you pay a premium. Moved out because I bought a condo.

While we lived at Markham for about 2.5 years, our rent went up every time we renewed our lease. We lived in one of the older apartment units so when we first signed the lease, the rent was justified by the construction that was going on and the condition of the unit. But thereafter, there was no justification for the increase other than what was happening «in the market» around them. We stuck around because my husband’s job was literately 5 minutes away.
Their staff was friendly but we always had such hard time getting hold of them over the phone. There were times when I would call every 10 minutes to either report some sort emergency or request maintenance but no one would answer.
The biggest shock came when we moved out. They sent us a final account statement which showed that we owe $ 450 in expenses. This amount was after they ALREADY deducted our $ 500 deposit. I was livid by the nature of expenses. They charged us for ODOR treatment. We have lived in many different apartments over the 8 years and had never heard of such expense upon move-​out. When I called them on it, they said they had to treat the smell of spices and curry. WHAT THE HELL? Our unit did not spell like spices or Curry. I barely cooked in the kitchen. I barely cooked Indian food in the kitchen so how can they say that the unit smelled like «curry or spices». Hmm, it must be because my name implies that I am INDIAN!
I have refused to pay this ridiculous charges and will take them to BBB and fight it. I’m sure most of the Indian folks that move out will come across these charges. Some of you may cook in your kitchen and maybe okay with paying them but for those who rarely cooked in their kitchen, like myself, should fight this ridiculous charges.
What really pissed me off was that I thought the matter was resolved when I first called them after receiving the statement but I received another e-​mail 6 MONTHS after moving out about the same charges. I called again and played phone tags for several days until I finally got someone’s e-​mail address, to which i wrote a long e-​mail explaining the situation. They called back saying I have to pay for the treatment and I asked to have their general manager call me. Never received the call from general manager. Today when I sent an email after two weeks to following up, they provide me with the contact info. Let’s see how many phone tags this will take to get hold of this person.
BEWARE OF THIS! THEY DON’T MENTION IT IN THEIR MOVE-​IN CONTRACT BUT THEY WILL CHARGE YOU FOR ODOR TREATMENT!!! Pay a few extra bucks and stay in apartment that don’t cheat you upon move out!
