I rented through Brindley Beach in 2015 and there were no issues. I put a $ 40.00 non refundable deposit on the same house for 2016. The owners changed realtors and I could not rent the house I put the deposit on. Brindley Beach would not return the deposit for that property. They gave the lame excuse that they helped me find another property. That was not the reason I gave them the $ 40.00. They would have helped find a property regardless. Caution — be careful making a non refundable deposit on a specific property with this company. Through no fault of mine I lost the $ 40.00. It’s the principle.
Update — after I sent a letter to the Chamber and Brindley Beach, my $ 40 was refunded.

We have rented multiple houses using Brindley Beach and are usually quite pleased. If I could rate the property Lion By The Sea I would give it a zero. Brindley employees were at this rental almost every day of our one week vacation because this home is in such disrepair. We had issues with the TVs which required the cable company to spend hours at the house, no electricity to 2 bedrooms & a bathroom which required Brindley and 2 electricians, clogged sinks, wifi that only functions in the upper level of the home and various minor things (like the house being filthy when we arrived). When we approached Brindley asking for a partial refund, the property owners gave us the $ 75 cleaning fee back. This was a slap in the face. While Brindley was very good about responding quickly to our daily issues with this house, I feel that the property is misrepresented on the Brindley site. (for example, the house listing boasts 9 cable TVs, yet there were 3 working TVs for most of our week and only 7 cable boxes when we arrived which means 7 cable TVs~not 9. The cable company did eventually get 8 TVs working after several service calls over several days.) The numerous service calls were incredibly disruptive since we were told that someone needed to be home for the technicians. When we requested a refund, Brindley informed us that one of THEIR employees should have waited at the home for the cable techs and electricians so that we could have enjoyed our beach vacation AT THE BEACH (instead of sitting in the house waiting for and then supervising the contractors). Funny thing is that it was Brindley who told us (twice) that one of us would need to remain at the property while the cable company and electricians were working. I will rent from Brindley Beach in the future, but I will investigate the house more thoroughly.

We rented a house in Corolla during the off-​season (late Sept/​early Oct). Price was unbeatable for the location. Had a wonderful time. Really fond memories. As usual, I absolutely hate leaving the Outer Banks… any time of the year. We requested service for the air conditioning and the internet connection and both were fixed on the same day.

I do not recommend renting with this company. We had problems with the house we rented this summer (2015) in July, Surf ‘N Terp, in Whalehead Beach in Corolla. The house was not cleaned well and the refrigerator was not cooling for over 3 days. The house has not been well maintained. The rental company was very disorganized with poor communication and follow up with our concerns. It sounds like they have had a great reputation in the past but within the last year their reviews seem to be similar to our experience. Also, I tried to post an honest review on their website and they never posted it. Seems dishonest to me.

RENTER BEWARE! We rented Bayley’s Light in Sanderling from this company from 8÷9÷15 — 8÷23÷15. This house is not worth the price during any season. The oceanfront location is the only positive attribute.
The home is old, musty, dilapidated and in need of SIGNIFICANT repair and updating. Many of the window frames are rotting on the inside, window screens and porch screens were loose which made the screen porch useless. A bedroom door frame was coming apart and the doors leading to the various deck are in need of replacement (that comment came from one of the Brindley maintenance employees who tried to repair one of them.
The kitchen utensils, furniture and most appliances are in need of updating. Generally, the house looks dirty due to the old family room furniture, stained upholstery on dining room chairs and old tile in kitchen area. Bedrooms are small with very small, old televisions (if a tv is important to your family). The deck off the «master» bedroom is useless due to the door issue mentioned above.
Finally, the AC went out during the middle of the first week. We put a work order in, but did not see a repair tech while there. A fitting circumstance given the condition of Bayley’s Light.
We’ve been coming to Sanderling for 22 years, renting oceanfront a few streets up. There is no comparison between that home and Bayley’s Light in terms of price or value. Thankfully, we got back into that home for 2016.
If I could give this home a 0 I would. I give Brindley 1 star because they listened, but short of replacing the broken toaster they did not satisfy our needs or complaints.
Think twice before you consider this rental.

Our vacation with Brindley Vacation Rentals was a complete disaster. First, we were greeted by overflowing trash located directly across from the entrance.
The spa cover was broken and a hazard — someone came and replaced that early the next morning.
All of the refrigerator and freezer door brackets were broken off, severely limiting storage space. The refrigerator was replaced; however, I was told that someone would transfer all of our food — that we could go to the beach. We only had to worry about things like ice cream. That was not the case. Brindley insisted that Lowes was supposed to call them when they were at the unit. It seems to me with all of the issues we were having, someone from Brindley would have checked in with me. I tried four times to contact Brindley and left messages at least twice. By the time Brindley returned my call, we had emptied the fridge into our coolers, ran out to buy ice and cleaned under the fridge. The guys from Lowes left some parts on top of the «new» loaner fridge. When they were moving the old refrigerator, all the water collected in the bottom tray poured onto the carpet in the living room. We cleaned that up they best we could. It took most of the day dealing with that fiasco. Brindley left the old refrigerator in front of our rental for almost the entire week we were there.
The dryer didn’t work properly — lint was blown everywhere. The dryer ended up being replaced, but they didn’t properly install the lint catch causing lent to be blown into the closet (it requires water). My brother-​in-​law fixed that. My daughter swept and mopped under the dryer as well. It was filthy.
There were cobwebs on all of the ceiling fans. The cleaning crew did clean the one in the living room and bedroom upstairs. There still is a lot of dust on the ceiling in the living room. They asked what else they could clean, but we really were getting tired of having our vacation interrupted.
Several light bulbs were burnt out. We did mention this to maintenance.
The pool table had duct tape holding the pockets together and the bumpers were literally falling off. A maintenance crew came and added more duct tape and screwed the bumpers to the table. Only one of the four cue sticks had a felt tip. I specifically chose a house with a pool table because my kids are young adults and I knew they would enjoy playing pool in the evenings.
While my daughter was showering in the master shower, it backed up almost to the point of overflowing. She removed the drain cover and extracted a ball of hair. It now drains properly.
The patio furniture on the main deck consists of one very old wooden love seat that has several planks popping up and open chair made of pvc. We used our coolers and beach chairs during our stay.
On our last night, the air conditioner was making a noise. My husband and brother-​in-​law found that the tray that catches the water to the condenser was overflowing and that was the cause of the gurgling sound. They emptied and replaced the tray.
If it wasn’t so expensive, it might have been somewhat comical; something out of National Lampoon’s Vacation. But it was not. It was a long-​awaited vacation with my young adult children. Thank goodness we could walk to the beach.

Do not rent from Brindley Rentals. You will be disappointed.

The house that we rented via Brindley Beach ended up being way more than we could imagine, but that was only due to the house’s unique location. Dealing with Brindley was ok, no special treatment and every interaction with them was on the curt and unprofessional side. The prices for these properties are pretty high, so I was expecting really quality customer service. (I asked and asked for an extra set of towels and was told no, I asked for a free tote bag that they were giving away all day and they seemed taken aback, the house itself needed a lot of unkeep and basic maintenance and the dropping off the keys was cumbersome). I was surprised that the kitchen supplies were so lacking (old pots and pans and mismatched kitchen items). I guess I was expecting a lot more from the company; they have really nice properties and their customer service should reflect a higher quality.

Rented «First Choice» this year for vacation. Pictures on their website are very deceiving! Roach infested, not cleaned or maintained. We called every day from when we got there and Brindley Beach just blew us off. We will not be renting from them again.

Terrible service. Called twice for assistance, no call back in 4 days. Garbage hasn’t been picked up since we’ve been here and we are on day 5. TVs were out from a storm, and we called with no response. No soap, TP or starter anything despite the $ 10,000 per week we paid. 2 towels per bedroom, no extras. Again, seems like you should get more for the price. Disappointed.

Brindley Beach may have some nice properties, and the house we rented is certainly in an A+ location on an ocean-​view cul-​de-​sac in Duck: Caffey’s Inlet, house name «Ocean View».
The problem is that the exterior of the home is in complete disrepair, and the many decks with their wonderful views are simply not useable. The problem is BUGS and SPIDERS. More SPIDERS than you can ever imagine, infesting the decks just everywhere.
We’ve looked at other houses in the neighborhood; it is not a neighborhood problem. It is a problem with the maintenance, probably the homeowner is to blame. But Brindley Beach should not rent the house in its current condition.
If you think about renting «Ocean View» in Duck, NC from Brindley Beach, ask about the exterior condition and make sure that it has been powerwashed and painted. Otherwise, tell them that a Unilocal review made you decide against it. It is UNACCEPTABLE in its current condition.

We have rented houses in the OBX area for over 20 years. This was our first rental with Brindley beach. I have to second the comments about quality. The house we rented this year was the same one we had previously rented through another company. This time the house was — for lack of a more suitable term– yukky! One bathtub still had dirt in it. Two screen doors were broken, comforters were stained, and a pervasive musty odor throughout! With as much as they charge in fees for these cottages we should at least be able to walk into a clean cottage. Owners should also be held accountable for sanitary conditions of their cottage. With as many people that come in and out of those cottages, maybe change out the carpet every ten years or so!!! Before they become so grimy you don’t want to take your shoes off!

The first part of my review is for the property Tea Party HK4. I tried to post a review on Brindley’s site but I would be surprised if it actually posts. The house I would give 2 stars but would give Brindley none if possible.
Overall the house was okay, and hey you are at the beach so how bad can it be. The house pictures are not completely accurate and were probably taken several years ago. As you can image, after several years of renters and little upkeep the house is getting a bit run down. We had to make numerous calls for maintenance, not something that you want to do being on vacation and certainly not after spending a large about of money. Not to mention with each call to Brindley they were just RUDE! From check-​in to check-​out and with each call, just RUDE.
Upon checking-​in we were told that they would ONLY accept a CASH $ 50 deposit for the golf key. Something that was not listed on the site or told to us when booking. (It is now, after bringing it to Brindley’s attention.) I was told sorry, maybe you should come back tomorrow. Really, just what I want to do one my first day is have to come back again. Do you think they offered any help, no. (I know this is not an issues with the house and is with Brindley, I will do a separate review with them, but hope the owners see that Brindley was horrible to deal with, except for the maintenance workers that came out, all were very nice.) I inquired about the nearest MAC machine and was able to get the $ and come back. My fault for not thinking ahead, but this was also a nightmare for checking out. We were forced to stay until 9 AM when Brindley opened to go back and get our $ 50 cash deposit back. This preventing us from getting on the road early and subsequently hit a ton of traffic. In hindsight, we should have driven back down again to Brindley the day before to get the deposit back. But once again, not something that you want to do the last night on vacation and then you cannot use the golf cart on the last day either. This was very inconvenient. Again, not something that Brindley brought to our attention. I know we are responsible, but you are on vacation… some convenience and some suggestions from Brindley would have been nice.
Issues: We walked into the home with smoke detectors going off. Given the height we could not change the battery ourselves and had to call Brindey. When calling I was told that they would «try» to get someone out to take care of the issue. Really, we are suppose to spend our first night listening to that go off all night. Thankfully we had our first visit from maintenance that evening.
Next issue, the bed in the master bedroom is HORRIBLE. Really is bad and kills your back.
Next issue, I know you are on vacation and TV should not be a focal point, as pointed out by the owners in the guest book. But come on. First, the TV in the bedroom down stairs in unsafe. It is a large console TV sitting on a high empty dressers. Parents with small children be careful this is dangerous. The TV that is shown in the pictures of the property in the twin room is really in the master bedroom. It is so small; I swear you cannot see it from the bed.
Next issue, on our third day we put a load of batting suits in the washer machine. Since the house offers this we did not bring enough to avoid doing laundry. Well, with the drum full of dirty water halfway through the cycle it stopped working. So what did I have to do that night, wash 8 bathing suits by hand in the kitchen sink. No my idea of a fun vacation night but no other choice if we wanted to have a bathing suit to go to the beach the next day. Since it was after hours at Brindley we call first thing in the morning. Left a message and no one returned our call. Called back early afternoon and told that they would get someone out. Never did. Called again the next day and was told «you are on the list for today». Really, then why did you tell us yesterday that someone would be out? Finally someone came the following day but was unable to fix it. Another maintenance worker had to come in the afternoon.
Next issue, the water head in the master bedroom shower was broken and spraying on the wall. Not sure how the cleaning service would not have seen this if they cleaned the shower. Also needed to be fixed.
For my main point. BRINDLEY is HORRIBLE to deal with. When checking in the woman was so rude I was taken back by surprise. Decided maybe she had a bad day. Well, I was wrong, while checking out with a different woman the same thing happened. RUDE! And then I witnessed another woman behind the counter roll her eyes at another guest while checking. I will NEVER rent with Brindley again. And after going on many beach vacations and using numerous realtors they are the WORST. Never again!!! Lesson learned.

I want to say this is more 2.5 stars than three.
This was my first trip to the Outer Banks and not knowing anything about renting houses, I thought this would be a great place to rent from. Linens were included, which was nice, but not a total deal breaker for me. Wouldn’t hurt me to have taken a few towels and what not with me, especially since there was laundry capability in the house.
When we showed up at the place it was breathtaking, we walked in and totally had to explore every little nook and cranny of the place. Amazement was behind every door with little things that popped out at you. After being there a week, you start to notice things that are out of place and/​or missing all together. For me, this started the day we arrived. While I toured the place a second time by myself I saw things that were a little disturbing. In the pool area, more specifically the outdoor shower, there was a dead bird. I would have guessed this bird was there for a while.
Other things that I came across includes the following:
–ice machine that makes ice, then somehow forms one huge block of ice from the cubes being made (refrigerator has capability to make ice, but is not set up).
–no cleaning supplies at all, we had to call to have a broom brought to us (there is a vacuum).
–birds building a nest in a vent (they did come and fix this).
-«Cable TV» is only about ten local stations.
–vertical blinds needed replace, several of the slats fell off multiple times.
–the furniture needs replaced, it is dated and worn (specifically the couch in the great room).
Receiving your packet upon check in you are handed a long line of rules. Be sure to read these as they have some very important things you will need to know. Things like when you take the garbage out to the curb, what is exactly recyclable, that you are responsible for taking care of the pool/​hot tub (they will come maybe once a week to check, they leave a tag when they do), how to leave the place when you are about to check out.
Once in the place, every area that has electronics around it has an instruction guide on how to use the items available. It’s a bit confusing to use some of these items, but it really does explain how to use these items.
Plus sides here:
–small dvd library.
–small book library.
–small game library.
–washer and dryer in house.
Down sides:
–no pets allowed (although all the houses around had them (different realty offices)).
–no smoking in house (if you smoke outside, hide it well).
In my next adventure, I may look elsewhere when it comes to renting in the Outer Banks.

Having rented in Duck for almost 20 years, our experience with Brindley Beach Vacations was the most disappointing. We arrived to find a house, The Duck Blind, to be in very disappointing condition. The floors were beat up, the furniture was long overdue for replacement, the inside of the house needed a fresh coat of paint, there were water leaks in the upstairs bedroom, all of the bedroom mattresses were in terrible condition and needed to be replaced, bathroom showers were clogged etc. The list just goes on. It was clear from the condition of the home that the owner is not terribly interested in maintaining it and had we known (we paid a significant amount of money and viewed the pictures prior to booking) we would never have wasted our vacation time or money on this house. In fact, we ended up leaving a day early because no one could sleep in the beds any longer nor could we find any place comfortable to relax in the house due to the condition of the furniture.
Believe me, when several teenagers in your party complain that the furniture smells and is uncomfortable you know that you as an adult are not being overly judgmental.
Interestingly, a prior renter of the house stopped by one day to ask about the condition of the home. Apparently, the house had been quite nice at one point, but according to our visitor, consistently went down hill and that is why they stopped renting it. We gave her our report and she said that the home sounded exactly the way it was when they decided to stop renting it several years earlier.
I will say that Brindley Beach was very polite and responsive when we called for repairs (they came and unclogged the showers and did bring one new mattress). However, a vacation renter should not have to be calling for maintenance on their rental home every day and finally we just decided to make the best out of our disappointing choice of homes. I’m sure they feel they were quite responsive, but the reality is that had we asked for new living room furniture (which the house desperately needs) or all new mattresses I’m sure the response would have been «no».
We thought that Brindley Beach had a higher standard for their rental homes, but given that this home remains in their inventory we were clearly wrong. The next time we return to Duck, we will go back to renting from the real estate companies that we know from our own experience will provide a quality home with standards that homeowners are expected to maintain to remain in their inventory.

Kami T. of Brindley has missed the point entirely. A rental property of this magnitude and price should have never been in such deplorable condition. When the problems were reported, the response from Brindley was that they had no control over the cleaning since the owners had chosen to clean the property themselves.

I really didn’t want our beach vacation this summer to the Outer Banks to involve problems with our rental company (Brindley Beach), but that’s unfortunately what happened. In and of itself, the main issue — a broken dryer — did not ruin our vacation; in fact, we had a pretty enjoyable time overall in our property (Duck Dream II), but it was BB’s seeming indifference to our complaints that we found troubling.
In a nutshell, our dryer conked out less than 24 hours after we arrived. With three families that included five young boys, ages 14 months to 7 years, a dryer (and washer, which worked fine) was an important appliance for us. It took more than a day for a repairman to make an appearance after our first round of requests for assistance (by phone and email). When their repairman came, he inspected the dryer, but pronounced it beyond his abilities to fix and said they would require the services of an appliance-​repair specialist — who would only be available the next day. The next day, when the specialist came, he inspected the unit and told us he would recommend that a new one be installed, as the price of the repair would be prohibitive, especially since the unit was about 12 years old. We had to call later in the day ourselves to get an update — the owners had agreed to have a new unit installed, but the new dryer wouldn’t be delivered until the following day. The new unit was installed the following afternoon — and then it didn’t work (it spun, but did not blow any hot air). BB’s installation people insisted that it did work, but when they finally came to inspect it (the next day), they acknowledged that it didn’t. They pillaged a replacement unit (a «loaner,» they called it), and finally got it installed the next day.
So to sum up, our initial call went in on Monday morning, and we finally had a functioning dryer in our house Friday late afternoon — roughly 12 hours before we had to vacate the property. Our issues are, first, that everything took longer than it should have (e.g., their was no urgency on their part on getting a new unit into our house once they realized they couldn’t repair the old one); and second, that they have thus far refused to give us a credit — or some kind of payment — to compensate us for our inconvenience (which to me, is the mark of a professional company that cares about its clients).
Suffice it to say, we won’t be renting from Brindley Beach next year. There are a number of quality rental companies in the Outer Banks (try Twiddy, which we’ve used in the past — the only reason we didn’t this year is that we didn’t rent until relatively late — springtime — and virtually all of their properties were gone by that time), and once BB realizes this, maybe their customer service will improve.

We have been renting with Brindley for over ten years from when it was bandb on the beach /​ResortQuest. This was back when there were standards for the houses: platinum, gold, silver etc. with PUBLISHED requirements to meet that level so you knew exactly what you were getting.
Those days are long gone now with Brindley and perhaps with all others on the outer banks.
Perhaps the down real estate market has effected them like everyone else. Prices on homes are lower, so rental rates are lower. With owners who are upside down on these houses or near so, it seems they aren’t able to keep up with maintenance.
In Brindley’s case the inventory is not being managed the way it was before the down economy. Quality is markedly deteriorated. In fairness, this may be an issue across the outer banks but here was our experience this year:
The house we stayed at, was magnificent in the pictures and a fantastic location but was not in that condition when we arrived. Judging from the shape of the outdoor furniture, the pictures were taken 5 years ago or more and nothing has been done since.
A few things to expect if you rent in this area from Brindley (Corolla):
— manage your expectations, you are buying the view and location not the house, and you may be looking at old pictures.
— kids need to wear shoes on decks which have many cracks and splinters
— bring extra sheets and duct tape, this house had blinds on half the windows and working blinds on even fewer
— if you like the sound of the ocean at night bring your own screen, this house was missing most
— pool furniture, very little was in any condition to sit on, most should have been thrown away and although the house is supposed to have beach chairs, you need to bring your own, this house had two that were usable
— refrigerator ice maker wasn’t working, they supposedly put in a work order but never showed up so bring a cooler with ice
— they used to leave a starter kit — one garbage bag, dish soap etc. — looks like that has stopped
— stained rugs and furniture that needed to be thrown away a long time ago, there literally is no place to sit in this house other than at the kitchen table
— bunk beds were very shaky — kids would not sleep on them
— first year renting near public access — bad experience. Crowded and all the folks leave their tents up overnight. As I look out the window at this beautiful view it is polluted by no less than 20 tent frames left there by caffones who are too lazy to drag their belongings back to their homes.
I could go on — bottom line, this house was near $ 10k for the week. And the view and location are fantastic. The condition of the house was not. But maybe that’s because this used to be a $ 15k/​week house back when property values were higher and the model doesn’t work at $ 10k
I’d like to say we will look at other providers next year. .. . but I am not sure that would make a difference. I think the problem is in the math that begins with what you pay for the house.
Just make sure that everyone in your party understands what to expect, and Brindley, think about re-​instituting standards and minimally taking fresh pictures every year.

Unfortunately, Brindley Beach has some sub-​standard properties in their inventory, for which they do their best to trick you by photographing them in a better likeness than reality.
BEWARE if you are stuck with one of these properties (and how would you know beforehand?). Though BB will send out an army of service people after the fact, they will not make any effort to relocate you into a better home. It seems they don’t feel any responsibility for representing these homes and give excuses about how the owner is ultimately responsible (though we don’t rent from the owner, do we?).
Bottom line: it’s never nice to have your wife in tears on day one of your vacation over the condition of the crap house you’ve rented.
I had better luck with Brindley last year, but 2012 is my last year using them.

Update: We have just received a personal letter apologizing for the trouble we had in our rental, and it reflected a thoughtful effort by Brindley to put things right after our unpleasant experience. We appreciate their recent effort.

I’ve rented houses in Corolla from Brindley Beach the past three times I’ve gone to the Outer Banks. Originally I chose them because linens were included — it’s a no brainer that I don’t want to drive my sheets on vacation. Each year I look around to see if there are better houses for less money, and each year I find that Brindley Beach is the best deal. And then I get to the houses and I’m thrilled — the last one was lovely in pictures but absolutely stunning in person. Everyone raved.
Four stars instead of five for little things — one house promised a Playstation that wasn’t there; a couple of the theater room’s 10 electric recliners no longer reclined. .. minor things that come from being a rental property that has groups of 10 – 30 people moving in and out every week.
The one time I’ve had a repair issue, it was minor and resolved within hours.
I have no qualms about recommending them wholeheartedly.
