They didn’t do the job for me managing my home when I got a job out of state. Better Business Bureau did nothing about my complaint and kept them at a good rating. BBB lost all credibility with me over that. I eventually had to sue them to get my money. We settled out of court but you can see from the other reviewers, better avoid this company.

I would give negative stars if I could. Horrible to rent from. You will pay for any repair, check your lease closely. When you vacate a property you occupied for 3.5 years, took outstanding care of, paid your rent on time, etc… basically the «ideal» tenant, and then call after 25 days to ask when you might be able to expect your security deposit to be refunded, you are told they have no information and they wait 30 days from the date you vacated. Subject property has appeared on their website for last 2 weeks available for rent. Must not be any issues, but they still hold your money. Rent a home here at your own risk. You have been warned

What a shady bait & switch organization. Alyssa & Steve pulled a good one on me. I submit my application before I see the inside of the house. I meet Steve at 9:45 am and tell him I want the house. He tells me to send all my information to Alyssa and I do by 10:02 AM. I call at 10:03 AM to confirm and Alyssa is not there. I finally get in touch with her at 3:00PM she says everything looks good I just need to submit my ID which Steve never told me to do. I get an email at 3:42 PM saying the house was rented.
Are kidding me??? I told these incompetent Imbeciles I wanted the house and because it takes ALYSSA 4 hours to get back with someone its my FAULT I told them I want a refund form my security deposit and she says… no no no that deposit is for «All» properties not just the house you wanted. Calling my credit card company now to reverse the charges. This was a blessing in disguise. I can just imagine if I rented the house and had a issue. This place is unethical and unprofessional.
I anxiously look forward to the owner of this company responding to my review. If you look at his previous comments from negative reviews it’s quite amusing and quite unprofessional.

This company took over the house I was currently renting in for six months out of our one year lease. We specifically chose this property because a individual owner was managing and was very easy going and a great guy. He made the wrong choice in management companies. Once they sent us the new conditions I called to speak with them was told someone would call me back received no call for 7 days so I called them back again. Was told the manager of my specific property would call me back and also never received a call either. They had no information of our lease or even our own information and were telling us we had no choice but to abide by their rules and their lease conditions which is absolutely not true legally. Once we finally got them a copy of the lease they’re saying it’s not legal or valid and forcing us to abide by them. After I stated our case and that we were only interested in sticking to our current lease they became rude. The customer is definitely not right in their building. I see now after how many terrible reviews they have what kind of company they are. If you are looking for a house under these guises management please do yourself a favor and seek elsewhere.

To respond to NBP rebuttal. The truth of the matter, is the law suit was the only recourse I had to protect myself against the absorbent charges NBP made after entering the property while I still had full possession of it to drum up a charges against my deposit. (This action is unlawful unless the owner notify the occupant prior to entering the property) I did not receive such notification. The arbitrator found that NBP made absorbent charges and DID NOT GRANT YOU THE AMOUNT OF MONEY YOU CHARGED ME. At the end of the day I was very pleased with the outcome of the case. In your opinion you say I lost? I say no — on the contrary– I stopped NBP from running up a tab and sticking it to me. I stood up for myself and got justice! I was very proud of myself to have the wherewithal to take you to court after staying there for so long without the support of your agency’s services. Any one considering NORTH BLOOMFIELD PROPERTIES BEWARE! BEWARE! BEWARE!

I’m currently renting from North Bloomfield Properties, and I’d like to send a message to all the others who may have stumbled upon this page after they unfortunately signed a lease.
Are they refusing to repair your house? Are they telling you that they’re not responsible for appliances, even though the language in the lease is murky at best, AND were advertised as part of the property?
In Michigan, it’s completely within our rights as tenants to form a union. We can pool our collective voices and fight back against this company and the owners whom they represent. We can collectively organize a rent strike. This is perfectly legal and North Bloomfield (and the house owners) cannot legally take any retaliatory action against us.
I’m offering to start this union free of charge. I will donate my time and resources. Please message me thru my Unilocal account if you’re interested.

After trying to get a hold of my «agent» for multiple weeks, I talked to him. This guy was so rude. The dudes voice was basically saying «sorry person who rents from me and the owner, you wanting your hot water fixed is annoying me!» Like really? On top of this, I’ve been without hot water in my kitchen since I moved in to the place (nov, 24^th, 2014). I asked for a discount, he said absolutely not due to the fact we gave you credit off when you had no heat for 2 months. So? Hot water is included in my rent, you can’t fix it /​I can’t use it… This is my fault? It’s just sucks I’m nice. I’ve made request after request to get things fixed. They never fix it and give you an attitude because you want to enjoy your place of residence. Please people, these guys are unprofessional, rude and just scammers. Oh, haha, they charge you for a cleaning fee… This place I moved into was a dump when I moved in. I had to do all the cleaning. Also, they attempted to fix something in my place before and flooded my kitchen. You’d think the guy would say sorry; but nope he didn’t. He just kind of left my house and didn’t clean it up. Nice and so professional, just kidding. Oh and to put the cherry on top of this ice cream, this house has an old lock on one of my doors. Came home after a 16 hour shift to a house that was locked. There’s no key to this lock and it locks by its self randomly. You can only unlock it from the inside. They charged me 200 $ because this place locked me out.? How is this my fault when I have all the keys and this one old lock locked itself? Hmmm, scammers.

Rented my property fast, but I later found out other units in the complex were renting for $ 200 a month more. No wonder my unit rented fast. Now, I’m with another property manager and they rented my unit at the proper rate and I receive an extra $ 200 a month. This company is not in business for the owner. They are in it to make thier commissions and move on. They rarely answer the phone and return calls even less often. I won’t even start with how bad their service was for my tenants. My tenants called me to have things fixed!
I love how the owner is posting on all the review sites that the negative reviews are unjustified for not even from real tenants or owners. Most businesses respond kindly to negative reviews and ask to make the stuation right. Not this owner.
Stay away.

You know they say location, location, location! I say education, education, education. Educate yourself the best you can and read reviews about NBP. They are difficult to deal with, at best. I wish I would have found this post before I ever rented from them. It was a fight from the minute we moved in regarding repairs and a fight leaving for our deposit. Finally got it!

HORRIBLE COMPANY. AVOID THESE INCOMPETENT JERKS AT ALL COSTS. You WILL be very disappointed if you use them. This company does not seem to get that they are a providing a service — or rather a huge DISservice.
The only people in the company worth speaking to are the maintenance crew who actually make the repairs. These guys are decent and want to help. NBP has a high turnover in maintenance crews though because they are a TERRIBLE company and treat people like crap.
We are speaking to a real estate lawyer today to see if it would be worth suing them.
We had maintenance issues at the home we rented from day #1. The day we moved in we found 5 burnt-​out bulbs and every faucet in the house leaked. It only got extremely worse from there. The entire yard infested with rats, the neighbors pit-​bulls broke through the rotted fence on multiple occasions. The second-​story window was so ill-​fitting that we were afraid to touch it for fear it would fall out of the house onto the driveway below. Water is currently leaking from the bathroom into the kitchen light fixture. They have «repaired» it twice with CAULK. The bathroom leaks so much water that the siding and wooden window frames on the side of the house are rotting and falling off in chunks. The front door locks didn’t work the day we moved in. They never replaced the lock, they rigged it with screws and shims so it would appear locked. Most of the window screens were torn. Half the windows had broken locks. The windows were dirty. The washer and dryer need a full cleaning. One of the smoke detectors had a dead battery. Water is leaking into our ceiling kitchen fixture for the last 3 weeks. We fear for fire every day when we leave the house.
When we call in a complaint Amanda sends a bitchy response. I have email records of every claim I’m making.
AVOID THESE INCOMPETENT JERKS AT ALL COSTS. You WILL be very disappointed if you use them.

If you are looking to rent from North Bloomfield Properties, please reconsider. While the price and location were great; hence my one star rating – sadly, all good things about NBP end there. I lived in one of their management rental properties for 3 years. My experience is as follows, categorized, of course:
Maintenance:
I would call and leave message after message. No response, for days, weeks, even over a month. Leaky skylight, faulty large stove burner, dripping faucets, and the list goes on and time went on and on without any recognition by NBP.
Refused regular maintenance. My drive was plowed maybe once last winter. And it is MI, lucky I had a Jeep. Leaves never raked. Mowing rare.
Refused to change air filters.
Why rent if you have to be your own handyman? My husband ended up doing most of the regular maintenance because we knew NBP was not trustworthy.
Customer Service:
Rude. When I justly complained about maintenance issues, I overheard «bitch» as I was transferred to yet another voice mail line.
Rent:
Very disorganized office. Claimed rent was «late» when postmarked otherwise.
Result:
MOVED! I consider myself very patient and tolerant. I wouldn’t write such a horrid review if it were not this bad. So, STAY AWAY! FAR AWAY!
