Z & R Property Management

Lived here 3 weeks and car got sticker that it had been in same spot over 7 days. True, so we moved it.
Someone living close took photos and sent to Z&R. We saw her but didn’t think anything of it.
Then about the 6^th week, car was towed, even though it was in a legitimate spot and had just been driven. No tag, no warning, just gone!!!
Contacted CO Springs office and was told Kerry only responds by email, so emailed and got a vague response that the car wasn’t in compliance.
Emailed and called back twice but never have received another response.
Really? It was moved and driven, had valid insurance and registration etc. This has never happened before.
This is a really bad co. and their customer service is awful. They obviously don’t care. Would never want to own or rent from a property they are managing again.
Darren B left a 5 star rating but that’s because he’s the owner.
I am a customer service rep for a company and we’d be out of business if we treated our customers this way.
We closely monitor social media, etc and try to work out problems if we get a bad review, but all Darren B can say is we’re kooks and that no legitimate people give reviews on Unilocal.
TERRIBLE!

Horrible service and THE OWNER has a fowl mouth, he loves to tell you just how dumb you are. the only 4 star rating is his. When you ask to meet face to face he backs out. Very much the bully

I recently had Z & R Property Management take care of my condo while I was away. They were responsive and diligent in insuring the condo was secure and there were no maintenance problems. They even e-​mailed me once a week to give me peace of mind. Thanks Z & R!

They are trying to rent a unit out right now that was a ‘short sale’ and the wall VOIDS are infested with mold. Z and R is VERY AWARE of it too. The mold has crept into our unit, but we are not saying anything about it cause then we would have to pay for it even though the damage was caused by negligence of the prior owner of THAT unit. So, in the meantime, we are living with nasty mold in our walls. Isn’t that illegal?

Horrible service and expertise. They haven’t cleaned the leaves off my moms property in over a month. They do a hurry up job and care nothing about customer service.

Terrible property management company. Calling for 4 days and leaving voice mails, no one returns my call.

No comment other than South Park got it right on the mark concerning Unilocal and the atmosphere for Internet critics. All one sided, no ability to respond direct and it doesn’t matter if you do. To all you Unilocal «experts» out there, this one is for you. PLEASE make sure the cooks know you are going to write them up on Unilocal!Warning, not for the faint of heart or easily offended…

UPDATE: Upon reading the previous review Mr. Burns seems to have promptly dealt with the issue by holding a staff meeting and coaching the individual who answered the phone on more professional and compassionate responses. I would also like to again note the Realtor himself was very helpful, professional, and kind. While I cannot further judge the business as we have not leased with them I can say I feel better knowing that this was used as an educational moment for his staff member and that hopefully no future potential renters will have such an encounter. While I still do not feel great about my experience I can appreciate the character displayed by Mr. Burns in addressing the issue so that no further individuals feel disrespected. He did also invite me to meet the office staff of varying abilities and backgrounds
Previous Review: So today I went to go look at one of their properties that was ground entry. I had previously e-​mailed them and was told it was accessible. I arrive for the showing and realize the parking has elevated cement with no dip anywhere or railing for that particular unit like some of the others. I call the office and explain my situation to the woman on the phone. I ask if she can call the Realtor and see if he/​she could assist me inside. Conversation goes as follows:
Her: What are you in a wheelchair?
Me: No, I have other mobility issues and there is no accessible entrance (so what if I was?)
Her: What do you want me to do about it?
Thankfully a Soldier headed inside carrying a baby offered a single hand for one step which was all it took. The Realtor himself was really nice and did assist me back outside but I definitely do not want to put myself in a binding contract with a company who responds that way.

Do not rent from Z & R. We rented a townhouse and the day we were to move in, owner was still packing. Unit filthy. Z&R unresponsive. Still waiting for repairs over 3 weeks. No walkthrough and no checklist. Should have known from zero reviews. Go elsewhere unless you want heartache

So bad and so ineffective. Our community experienced a significant disaster which resulted in a substantial loss of property for a number of the homeowners. The staff of Z and R was exceptionally rude, slow, incompetent and unprofessional. If you are an HOA considering obtaining the «services» this company offers (but does not provide), cross these people off of your list of candidates and go with someone else.
