The Oaks at Stock Ranch

We moved into these apartments with the idea that this would be convenient to work and school. Well, while the price of a rather high 850 for a very small one bedroom, one bathroom was outrageous enough, we constantly got random threats about being evicted and about being «loud». The community is mainly señor citizens, which is not a terrible thing, but not being home ⁹⁄₁₀ due to work and school, we had the cops called on us 4 times, and security to harass us even more. We got woken up and spied on by management multiple times to address noises were weren’t even making. These apartments are very old and the walls are very thin. As a result, I was very appalled and eventually filed a complaint against security, since our downstairs neighbor (who had told us she wanted to move due to her blinds not being changed) kept on harassing us. The citrus heights police department eventually stopped coming to our apartment for these complaints because each time there was nothing happening. Although, the management was very understanding and let us out of our lease without penalty, this was the worst 3 months of our lives. My service dog was discriminated against, and I was always on edge about whether or not my footsteps were too loud for our downstairs neighbor. We had originally sighed a 6 month lease, but Nikki was really great about helping us, and making sure she could do everything in her power to let us leave due to the horrendous circumstances. We only received our partial rent back of 600 $ since we moved in the beginning of April. We never cared about the 1200 deposit because we just wanted out, but thinking back to it we lost money due to living here. We now live extremely far away, and am glad we do. My recommendation is to live DOWNSTAIRS, and avoid the community.

Been here 3 months and overall a great place to live. Very affordable in comparison to other areas with similar amenities nearby. Nikki is an awesome leasing manager and addresses any needs we may have very quickly. The area is convenient to the highway, to the mall and Sacramento is right near by… also close to Roseville if you work over there.
Only downsides I have are mostly regarding the surroundings… been some suspicious people who come around, so you need to make sure your cars are locked up and keep any items of value hidden from sight. Also, if you live next to the playground in the back, you’ll hear a lot of screaming kids which can be annoying… so if that is a problem for you, I would avoid getting a unit in the back. Another thing I have noticed is that there are a lot of finicky neighbors. People on bottom units seem to complain about people living above them quite frequently, so you have to be super quiet after 8pm.

One year and 3 months later and we still LOVE The Oaks. The vibe is really relaxed and quiet. Its well maintained and has beautiful landscaping including the creek area that runs along the backside. On a sunny afternoon its a great place to walk your dogs and explore the nature preserve that connects to the creek area.
Our apartment has plenty of storage and enclosed patio area plus washer/​dryer. You cant beat that! Plus the great location! With Starbucks and Costco within walking distance. Either from Sylvan Road or through the creek..
Overall The Oaks is a very quiet place to live. Plus Nikki is an awesome manager! She stays on top everything and genuinely cares when you have an issue. The only reason I’ll ever move away is because of work or to fulfill my dream of living Downtown (with a washer/​dyer of course).

I’ve lived at quite a few apartments in Citrus Heights and by far these apartments are the best by a long shot! The staff is fantastic and every time I’ve needed any thing fixed or replaced its done ASAP. The grounds are immaculate and all my neighbors have been great. The property managers are great and very easy on the eyes. :-)
The pool and workout room are always clean and I just love living here!
I would rate the apartments and staff a 10!

ADDITION: GOOD LUCK GETTING YOUR DEPOSIT BACK! WE PAID A $ 550 DEPOSIT AND ONLY GOT $ 130.00 BACK! WE SCRUBBED THE APARTMENT INSIDE AND LEFT IT CLEANER THEN WE FIRST MOVED IN. THEY SAID THE FEE WAS CARPET CLEANING. I NEVER KNEW CARPET CLEANING COSTS $ 400.00!
We moved in to these apartments recently. At first glance they look great and the office, pool area, and entrance look very fancy and nice. Upon entering the area of units you start noticing a nasty cigarette smell. The apartments are filled with smokers. Okay thats fine people smoke but please don’t smoke inside the unit! They allow indoor smoking! Our downstairs neighbors smoke inside and our unit smells like an ashtray everyday. We’ve purchased numerous air refreshers and candles but they don’t help! We complained to the office but they said we have to pay a fee to transfer?! Am I supposed to die and live in an ashtray because my rights got violated and I got lied to, to my face? And also they didn’t let us see the unit until we got the keys because «the unit was going through some cleaning and you’re not allowed in there». How is that even safe knowing all kinds of chemicals were used to try to rid of the cigarette smell. We gave a deposit without seeing our unit 1^st mistake. NEVER DO SO WITHOUT SEEING WHAT YOU’RE GETTING! the square footage is worth it but the inside is old, the windows are paper thin and if your heater isn’t on ²⁴⁄₇ it’s colder than ever. I don’t even want to imagine what summer will feel like! The hot water doesn’t last and the front door doesn’t shut all the way unless it’s locked. STAY AWAY FROM THIS PLACE!

We spent a year at these apartments. While we were there it wasn’t so bad. The staff were friendly and helpful. It was quiet for the most part and the units were nice. But once we left is when we started getting more complaints. Good luck getting your deposit back from this company. We paid a $ 700 deposit in total. $ 400 for the general deposit, and $ 300 for our cat. When it came time to move out, we spent the whole month doing so. I scrubbed the bathroom spotless. Cleaned out kitchen and appliances, bought a 200 dollar carpet cleaning machine, and spent a solid 24 hours collectively making that apartment look nice. We aren’t even messy people, so the amount of normal wear and tear on that apartment was much less than most average people.
There had been small amounts of damage to the wall and one door frame that we knew were going to come out of our deposit, but we still thought we would see SOME of that money come back to us. After all my hard work cleaning, and ensuring that the apartment looked really nice, we got a statement in the mail stating that our deposit had been absorbed for ridiculous costs that SHOULD have been the company’s responsibility, but naturally because we didn’t have the time to read all the fine print about how we have to be spotless human beings in our lease, it authorized them to take our deposit. It also stated that we OWED them a balance of around 60 bucks. As though all 700 of our hard earned dollars weren’t enough. Honestly, if I’d known they were just going to keep our deposit for trumped up and exaggerated reasons, I wouldn’t have worked my rear end off trying to make that apartment look like it did when we got there.
In addition, you do NOT put light colored carpet in an apartment unless you plan on placing some linoleum around the front door so people don’t track in dirt and ruin it. The light beige carpet in these units are setting people up to fail. Unless you take off your shoes outside and leave them there, these carpets are not resilient against dirt.
They charged us over $ 200 to paint the entire apartment for a few light scuffs on the walls that I don’t even remember seeing when I cleaned. Nothing that patch painting couldn’t have fixed, I’m sure of it.
Another $ 110 for «cleaning charges» that makes me feel like I completely wasted my time, sweat, and energy making that place look nice because they said they found some pet fur in a few crevices. For $ 110, I want all that fur BACK.
Our stay here was just fine. But it was when we left, that I felt truly let down, and disappointed. So good luck getting your deposit back from these people. I’m one of the cleanest people I know, and if I couldn’t even meet these folks’ standards, then I wish you all the luck in the world, because you’re gonna need it.
