Hidden Oaks

Let me just start by saying that this place is gorgeous and ASK FOR MATT! Best leasing consultant ever. This was my first home moving out for the first time and 2 hours away from my family. After a couple of changes in roommates and a whole lot of drama, the office (especially Matt) never treated me differently and were always great and understanding. I was sad to leave when my lease was up. Beautiful property, pet friendly, the people who live there are great, maintenance is always on site, and the parking isn’t bad either. They just re-​did everything too so I can’t even imagine how nice it is now. Definitely 5 stars in my book. Thank you Matt!

I drove all the way to here for about 2 hours and just because it was 5 minutes after 5:30 he declined to show us the apartments. Which was a ridiculous move. I will never ever step there again, no matters how luxury their apartment is. Not ever. I requested him twice to just make an exception and give us a quick tour, but he said it was against «his» policy. Meaning he owns this place? Really… i could easily complaint to their corporate and teach him a listen but i don’t want him to lose his job, but he should be well-​trained. I m in sales too and I go out of my way to take care of my customers. I dont think it’s really that hard. Their rent charges was right where i wanted it to be. But just because his attitude he lost my business. I ended up signing a contract in Davis. It was a better experience, they showed me apartments even though it was after hours.

I seriously HATE this place.
In the last almost 15 months of living in a two bed, two bath unit from this pathetic complex my family (fiancé, 10 month old son and I) have endured more than enough due to this place. To the rusty washer and dryer that’s ruined countless clothes, the horribly small refrigerator and extremely narrow kitchen, to the torn up front area of my apartment that up until they started working on the outside two weeks ago had sandbags lined up and was a complete hazard area to walk through (especially with a baby in your arms). I do have some main points for any future tenants to see. Even with the new upgrade appearance of the buildings and the upgraded appliances you may want to be warned for all these. ESPECIALLY IF YOU ARE PREGNANT OR HAVE A BABY!
1. In mid June, two weeks after my son was born something happened to the pluming, both bathrooms had feces in the tubs and toilets. This happened a total of 3 TIMES in less than 15 months! Each time I had to evacuate my son due to the foul smell! The last time was Easter Sunday. Every time we called maintenance they sounded irritated and on Easter they even asked if we could wait until the following day. UMMM NO! I have a baby in the home! Also this last time they DID NOT clean out the tubs!
2. Our truck was stolen. A big red F250 diesel was stolen from this GATED COMMUNITY! Between 10am-​12pm in mid November. The complex did nothing but have my fiancé sign a paper that basically made sure we did not try to sue them.
3. Be aware of the bums that walk around and live in the woods area down in the creek, they watch what you are doing and it seriously creeps me out! There is also a over load of cats followed by the massive amount of dog crap all over the lawns. I had a friend come over with her kids we went to the little park area by the smaller pool and there was dog crap all over the play area. It was so disgusting and embarrassing. I hated inviting any friends even family to come over how embarrassing this place is!
4. The constructions! Yes we knew when renting that there would be construction happening, but I had no idea we would only get a 24 hr notice of when certain things were going to happen like windows been replace and entry into our home! I’m sure windows being replaced isn’t something that’s just planned to do in the next 24 hrs yet they were only kind enough to let us know 24 hrs in advance.
Maybe after the construction and if they were to hire a new manager to this complex, have security actual secure the place, get a new GATE that stays closed, this may be a decent place to live. But as of right now I wouldn’t even advice my worst enemy to live here if I had one. This place is all about themselves and they do not know how to treat their tenants.

I’ve lived here for over a year and now that my lease has come to an end its a bitter sweet parting. I absolutely loved living here. I like living a private life and the few times I’ve reached out to the office, I’ve always received quick and courteous help. I was really torn knowing my lease was coming up and not knowing what I wanted to do with myself. This apartment is pretty much everything I was looking for. I can promise that it’s the best one I’ve lived in. My only complaint is my upstairs neighbors being little party animals sometimes but one the occasions they got out of hand, security always was prompt in their response. Overall, the complex is quite peaceful. I love coming out in the morning and seeing all the turkeys make their way through the complex. Plus, I only had a two mile commute to work so I was always in and out of my apartment. This was a place I called home. And as much as I don’t want to leave, I’m happy that I lived here for the last 15 months. The only reason I’m leaving is because I ended up renting a house instead. I highly recommend Hidden Oaks. I recommended it when I first moved in and I do so even more now with all the updates and renovations done to the property.

BUYER BEWARE
Oh how I wish I had read the Unilocal reviews before I signed a 15 mo. Lease. This place is a terrible place to live. I am counting the days till my lease it up. I regretted the decision the first day I moved in, and there has not been one single good day from the beginning. Not one.
1. The quote: should be your first clue. They use high pressure techniques to get you to sign. The price they quote is only good for short time to induce you to sign without having much time to really evaluate the property. This is by design.
2. The model: Has hardly any furniture in it so you do not realize how small it is. Go into the bathroom and try to close the door without stepping into the bathtub. Just try it.
3. Utilities: Sound reasonable, but are not. You pay water sewage and garbage. The bill is over $ 60.00 per month. There is no way I am using $ 40.00 per month in wastewater as indicated on my bill, so I must be paying for others. The bill is completely opaque.
4. Lease: 15 months = 455 days of regret. That is a lot of regret.
5. Neighbors: All smoke. Every. Single. One. Of. Them. I cannot enter or exit my apartment without passing through a toxic plume of stink. I cannot open my windows or use my balcony. Ever.
6. Fixture downgrades: The fixtures when I moved in were cheap, but at least they took a medium base bulb, so I could use bulbs of my choosing. This week, someone came in and replaced my fixtures with CFL only. Fluorescent light temp is in the yellow or green spectrum, not a pleasant light at all, and less energy efficient than the LED bulbs I use. So now my energy use is up, costing me more money, and the quality of light is degraded. I called the office to give them a chance to replace my fixture with the old one, and I got the usual run around. Not a yes or no so I could make a decision. But the usual non-​committal «we’ll get back to you.» Sure. Days later, no answer. Looks like I must go out and purchase and install lighting that will accept standard medium base bulbs in order to restore the quality of light to pre-​intervention levels.
7. Maintenance. If something breaks, expect it to be replaced with junk. Not figurative junk, but actual junk. Junkyard junk. My dishwasher broke and was replaced by salvage. Not a nice energy efficient appliance, but an old inefficient thing they must have picked up at a junkyard, or ripped out of another unit. This is after they told me they had «ordered a new dishwasher.» Way to over-​promise and under-​deliver. In addition to the unsightly scratches and dents, the door lock sticks and is difficult to open and lock. Broken nails, etc.
8. Management: Did have the unsightly spots cleaned from my carpet and fix my toilet. They do get some credit, and they are nice enough people. However, in order to get issues resolved, I must get confrontational with them, and who likes to be in that position? Other places I have lived if there was a problem, and let’s face it, stuff breaks; there will be problems, management responded quickly with meaningful action. Here the response is generally slow and the quality of the response is generally sub par, although occasionally they will surprise with a prompt and useful response.
9. You. Ask yourself whether you are prepared to become a confrontational jerk in order to advocate for your needs. Once you sign a lease, they have captured you, and as such need not further concern themselves with your needs. In order to be heard, you must be willing to get ugly. And being the squeaky wheel will not necessarily yield positive results. Being nice gets you nothing, while being a jerk results in sharing the misery. Neither effect positive results. Staff is unwilling or unable to help. The thing is, I have lived in great apartments with competent and caring management. By contrast, this is a terrible place to live. The question is, do you want to put yourself in this position?

So i can’t help but post another review. my car got towed for parking in a spot by the garages that is a parking spot but apparently the idiotic towing company and security guard thought was an access ramp… wrong. I was seriously upset. Ready to have my attorney take a look at the situation. But I went to Matt at the leasing office. (Biggest sweetheart ever) who never fails to impress me (he helped me start the application process to live here to begin with) and he told me he would take care of it for me. I was short some money because 1 I just had to get everything fixed with my car which took my entire savings. Then had to pay $ 330 to get my car back to go to work! Which was my only option. Left me about $ 230 available to pay my rent. The manager of the complex was on the phone with that idiocy of a towing company for hours today. And they are helping me so much. I’m so grateful for these amazing people. This last month has been a real test for me and they are making it that much better for me. despite the difference color doors and buildings for that matter not knowing what color my building will be and despite the ugly wood I get to stare at on my building everyone is so helpful. I was switching out my bed and the construction guys they hired even helped me with that. The people in and around this complex restored my faith in humanity. I am very blessed to live somewhere where people truly do care!!! I will add add a picture of the spot that is apparently an access ramp! DON’T PARK THERE. :)

WARNING! DO NOT RENT FROM THIS PLACE!
This is the sort of place that is run badly from the top all the way down. It’s a huge complex with a severely understaffed skeleton crew of very poor employees. This is the sort of place that flat out LIES and lies about EVERYTHING.
If you submit a standard paper work order request for repairs, they will simply say «We never got it». They may tell you to «Call and leave them a message instead». Huh? Ok, do that and still they say «We never got a message». On and on and on this will go.
Meanwhile, your counter tops which are are so poorly installed that they drop down ¾’ on the front so any water that spills on to the counter top, flows on to the floor.
The dishwasher is so clogged from a previous tenant and has NEVER been repaired that it burps up filthy water on to the counter from the overflow spout.
There’s black mold all around the the hv/​ac register, around the windows and on the ceilings in both of the bathrooms. However, it does seem that at one point some highly skilled and undoubtedly concerned maintenance engineer took the time to paint over it.
The vertical blind slats in the misaligned glass sliding doors and windows are the thinnest, cheapest pvc slats I have ever seen. They literally crumble and fall to the floor if you don’t ever so gingerly, handle them like a Pringle potato chip or turn the adjustment wand a bit to zealously.
Once, I was able to grab a passing Maintenance Engineering specialist and begged for a repair from him. He left and came back and made the necessary repairs… with scotch tape. I will admit that all the taped up ones do seem to last a bit longer than the un-​taped ones, so there’s that. ;-)
We were promised new kitchen cabinets before we moved in and after 15 months we never saw them. Meanwhile, the particle board cabinets we did have were literally falling apart. Drawer faces pulled off of the drawers. Cabinet doors fell off of the hinges because the particleboard was so cheap and crumbly that the hinges that had had multiple screws put in them finally gave up the ghost and fell off of the cabinet frame. It a very attractive open face cabinet look now.
You can of-​course store the fallen drawer fronts and cabinet doors behind your couch since maintenance technicians are obviously away at an advance building maintenance conference. Probably going to renew their certifications or something special like that.
When you first drive in to the complex, it doesn’t look to bad. Apartments are painted, foliage is green and so forth. However; once you drive past the main office it all goes to hell. There is NO GRASS. it’s ALL dirt and river rocks as big as bowling balls, everywhere. Garbage all over the place, however; sometimes it does get leaf blown into tidy little piles and then left.
Our porch deck on our upstairs unit pulled away from the wall one morning by 3 inches! Obviously we never went back out on it for we unanimously decided that we did not wish to die.
I asked the front office staff repeatedly for help on the myriad maintenance issues we had and were treated very rudely. They actually rolled their eyes at me. Lol Who does that?
They also have a roving tow company that patrol’s the grounds, so in the unfortunate event someone has parked in your assigned spot and you need to actually STOP your car in order to transfer a baby and or groceries to your door… they will come and either threaten you to move or simply tow your vehicle.
I know, this all seems nit pickey. I didn’t bother with all of the loud neighbors, the drug trafficking and squatting that goes on since others here have already covered that.
When we were finally able to move, they actually tried to make us fix and PAY for all of the stuff we had submitted work repair orders for over the last 15 months! These were things that we had «in writing» on our checklist when we first moved in. We actually had to go to small claims court in order to NOT do that. Well, we won because we scrupulously documented EVERYTHING. Had we not, they would have screwed us completely.
This is a slum. Plain and simple. It is ran by a large slumlord based company in Roseville. They prey on people who don’t have a lot of rental options available to them and they do it relentlessly, all day every day.

I’ve been here 10 years. I came here becase it looks nice and secluded. But was fooled. Each year crime has gotten worse and worse. They have different staff every 6 months to a yr. Especially managers. And most are rude. Only staff that are good are maintenance. But they fired there best one. Some girls in office are extremely rude. Maybe it’s there age and lack of traing on how to work with people. I’ve been a good tenant but after 10 years they decided not to renew my lease because I supposedly have 10 late fees in 10 years. I can only remember maybe 4 but either way that’s not alot. Just me and my daughter so I thought it was kind of harsh. Then a few days ago one of there oak trees fell on my truck causing damage and they are saying they might not be liable. The tree issue has happened alot here. The trees here are rotting at multipile locations and breaking limbs are damaging cars and ports. I can remember at least 6 incidents of this happening. They don’t take care of these issues and when something happens they don’t wanna take responsibility. Not a nice place to live.

Most pathetic excuse of a business yet. The model room they showed us was so beautiful, I wasn’t expecting to move into something as beautiful but at least something clean! There was rat poop in the cupboards, painted over nails in the bathtub, the toilet isn’t even fully connected to the wall, there was what looks like a piss stain on one of our doors… Shall I continue? Mold on the windows. The blinds don’t even work. They lied and told us that there wasn’t any hardwood floors on the second story because it would cause too much noise that would be heard from below. Well we live on the first story and funny thing is, the people above us gave hard wood floors and we can definitely hear them all throughout the night. There is always constant construction but nothing ever looks like progress is being made. Weird. The gates are never closed, which is sketchy living off of greenback. There was legitimately a man on drugs hanging out by the trash cans outside our window the first night we moved in! I have lived here for 7 months now and have been more than patient trying to give this place a second chance, third chance, etc. But as of today, I am done! Our water heater has been broken twice this month, the most recent time it has taken over a week to fix! (Still not even fixed yet!!) The business shows no remorse to the fact we have been living with zero hot water for over a week for the second time this month. We were told three months ago we would have a new screen door, still no word on that? Even though I am constantly reminding them about it! I am so sooooo done with this place. If anyone has any legal help as to how I can break my lease with this disastrous shit show… PLEASE let me know! DO NOT RENT HERE, I PROMISE YOU WILL REGRET IT!

So update on my previous post, I just got the invoice for the use of the security deposit back from Hidden Oaks. Let’s see, 300 for paint, 600 for carpet, 85 for cleaning.
I left that apartment needing only some light detail work and basic fixes that maintenance refused to fix while I lived there. The carpet would have been perfectly fine with a basic shampooing, the paint didn’t have to be done by a professional company since they have staff already. I’m not going to see a dime of the, what, 700 I put down for the deposit?
I don’t know about you, Hidden Oaks, but to me, 700 is a car, or a really awesome vacation or a boat load of debt out the window.
Find a better place to live that isn’t going to take you for a ride. Seriously.

Don’t live here. It’s not worth it. The apartments are infested with spiders, the management leaves much to be desired and I hated living there for the entirety of my lease. It grieves me to know that more than $ 8,300 was spent from my wallet to live in that terrible place over the span of my lease

I wish I could give it zero stars! I’ve never in my life hated living somewhere more than I hate living here. The management is ABSOLUTE SCUM! The worst people you’ve ever met. Every time they get a decent human being in that office, they are fired within the month. They charged my neighbor a late fee for being .03 cents late on her rent. They charged me a late fee for HAVING DYSLEXIA and misreading the number I was supposed to pay! They are rude, snobby, arrogant, and they talk behind the backs of tenants! They have shut off water with no notice, they don’t care about tenants littering but they’re down your throat if you have a chair on the porch. They have no common courtesy and I would die before I chose to move in here again. Not to mention the horrifying paint job and not so clean move in status. HATE HATE HATE!

First review got deleted so lemme break it down: piss poor, less than honorable management and office staff, disgusting apartments for degenerates, low life scum of the earth thieving miscreants. Your mail will go missing, they will take out the ENTIRE mail box system and make you go to your local post office for gawd knows how long. You will get a yell-​y type letter ordering you to take down your Christmas lights the day after Christmas. You will go to use the fitness center and find the AC is broken is dead of summer. Your heater will break and take 3 weeks to fix it. Your apt will smell like pot after someone had been in to fix something. Your cousin’s GPS will get stolen out of her car on thanksgiving. Your car will attempted to be towed even in your own assigned spot. Some crazy pissed off ex girlfriend will set her ex’s BENTLEY on fire. (But then again, who owns a nice car like that and lives HERE?) Even if you are a hard working but poorly paid person they will take complete advantage of you. Even if this is the last place on earth to live, find somewhere else because you will hate your life everyday that you live here. And all of this is putting it nicely. Negative 27 393 stars but one since it’s required. Darn you Unilocal

This is by far the WORST apartment complex I have ever lived. From the beginning of moving in there I felt compeltely UNSAFE. I had drug dealers, people saying they were going to get their guns and shoot others. There were multiple times were I had to call the Sherrifs Department or CHP to get it to stop. I didnt go out side after 10PM because I was afraid. Now that I have moved, they charged me TWICE for water, sewer, garbage for december and I only lived there until the 10^th. They took it out of my deposit and I did not even get back half. There was NOTHING wrong with my apartment. These people are unorganized and liars! Any problem you take to them none of them know what they are doing, it takes them DAYS to try to fix it but never do. They constantly have new people in the office so no one ever knows what is going on. I do not recommend this place to anyone! It is just terrible!
