Pine Tree Apartments

Do not live here! They have terrible security and have had 1000 dollars worth of item stolen and I have only lived here for 3 months! Live somewhere else!

Pride in management. Pine Tree Apartments sets the gold standard for apartment living in Chico. They have a full-​time helpful and friendly office staff, an on-​site maintenance team of skilled professionals, and immaculate community facilities (pool, weight room and fitness center). Within walking distance to CSU, Chico but not populated by roudy college students; it is a family-​friendly complex with many respectful, responsible and focused students. There is a great in-​house subsidy program for low income families, and the apartments are spacious and welcoming. The best managed apartments in the entire city by far!

Me and my roommate lived in pinetree for 1 year, the place itself is great, a little dated, but does the job. However, now that we left, we find that the landlord attempted to take the entirety of our deposit. I got the check back for our deposit today and they took 80% of our deposit ($ 480) when we left the unit in CLEAN and working condition, NO damages, nothing broken. Will be disputing and possibly suing if it comes to that. I have read my renters rights of California and many of the items they charged me on ($ 200 FOR CLEANING THE CARPET!!!) is NOT allowed by California law. They used our deposit to ready the unit for the next tenant, THIS IS ILLEGAL.
UPDATE: Its been weeks later and we have received an additional check in the mail, with both checks together, we have now received just under half of our deposit back. This dilemma could have been easily avoided if PTA had just been fair to us from the beginning, throwing in one more star just because they listened to us.

While the previous comment is nice and Pine Tree was a nicer place to live at in 2012 things have changed in Pine Tree Apartments. In 2013 the management decided to issue parking permits in order to make it easier to find parking, or at least this is what they had mentioned to us previously. Before this we did not pay for parking. Now we have to pay to park and it is not any easier to find parking. If you want to have guests well, good luck! They have to park outside on the street where it is extremely difficult to find parking.
Good luck if you have a company vehicle as well! They will tell you how you are technically only allowed to have one vehicle there and you need to find parking on the street.
If you have a vehicle, have friends who want to visit, or have a company vehicle this is not a convenient place to live.

I loved living at Pine Tree. It was a sad day when my roommates and I turned in our 30 day notice. The management lives in the complex, which is amazing and even with all the people who live there, they know who you are, in a good way. We always got any maintenance requests filled within the day. The apartments are pretty big and the complex itself is quiet, but friendly. There was a play structure right outside of our apartment.
We got back more than half of our deposit, which I was not expecting. I had heard that MWS takes money for every little thing and to not expect too much. We cleaned well, but there were definitely some things that they needed to redo.
It is about a mile from campus right off of Ivy. It is close enough, but not too close. I also really liked that there was a mix of students and families living there, especially during school breaks when I would not be worried about coming back to an apartment that had been broken into.
If you are ever considering living at Pine Tree I would HIGHLY recommend it!
