I was an absentee, out of town landlord. I hired Michael Roth, Blue Oak Property Management to manage my duplex on White Ave, Chico. At first it seemed like a great company, they were fast in getting the units re-​rented (at a reduced rent). A year later I decided to sell the property. The realtor I hired was shocked at the poor condition of the property.
For example, for the last year Michael hired Roots Landscaping to take care of the lawns, biweekly. It was obvious that Roots Landscaping didn’t do their job. I had to pay $ 500 to a different gardener to get the lawns in shape for the sale. Obviously Michael didn’t drive by to often.
After one of the tenants moved out, Blue Oak got the unit ready. I paid Blue Oak $ 2350 to hire Cal-​State Painting 530−828−9077 to paint the unit. When my realtor checked the unit, there was graffiti on the ceiling, which the painters missed. It took three weeks to get Blue Oak to finish painting.
I spoke with Chris Herbert, Blue Oaks financial manager. I told him I could not understand some of the charges on their accounting spreadsheets; he said he had problems understanding the accounting spreadsheet too. Chris is one of the original owners who started the company.
After I sold the property on White Ave, an ex-​tenant contacted me, told me when he originally moved in it was in bad condition. He complained, Michael said he would come back clean it up and touch up the bad areas. According to the tenant Michael never came back. The problem with this issue is that I paid Michael over $ 5000 for his company to get the unit ready to rent again. Michael assured me that the unit was in great condition and was ready to rent again.

When I used to rent, I wanted safety issues taken care of promptly and it bothered me how owners treated security deposits so differently. Now as an owner, the difference between property managers is that an adequate property manager does just what the owner requires.
A great property manager requires safety issues be fixed, finds the right tenant for the right property and balances the tenant’s needs and desires with the owner’s responsibilities and financial obligations.
It is not easy to find a great property manager. Over the last 5 years, I’ve had experience with 5 different property managers and interviewed 4x that number. Some managers don’t communicate well. Some hire poor quality vendors. Some over-​charge for repairs. Some don’t respond to tenants. Some roll-​over to the owners, refusing to do what’s right. I’ve experienced all of it… until I started working with Chris and now Cameron at Blue Oak Property Management when it all changed for the good, easy and consistent.
Since working with them in 2012, my experience with Blue Oak Property Management has been everything I wanted for both the tenant and as the owner. (They were my 3^rd property manager in Chico, I had interviewed 4 other companies.) They are stellar! What you see is what you get. They are thorough, attentive, quick to respond and in my experience fair, honest and pragmatic. If repairs got delayed, it was because I didn’t respond in a timely fashion to their need for an approval-​to-​proceed.
My experience is that when needed, Blue Oak Prop Management pushes on the tenant’s behalf. Their logic and approach is solid and balanced. They have worked spectacularly with me as the owner, finding the balance of making repairs and preserving cash for larger repairs, something tenants don’t have to worry about. They have done a great job of setting tenant expectations and finding a good match of tenants for our kind of properties which really makes it easier for everyone involved. BOPM has worked with the tenants including some tenant turnovers in a polite, firm, compassionate and professional way, something that is important to me. Cameron does great staying in touch with the tenants and making sure everything on the property is up to par. I appreciate both Cameron and Chris’s skills, tact, clarity, honesty and talents. BOPM hires reputable vendors, and if the vendor falls short, they have taken responsibility, and fixed it. Their financials are pristine. Chris does a great job with them. Chris and Cameron two of the three owners are attentive, attends key meetings, intervenes when required and is professional.
My tenants say Blue Oak Property Management does a great job in terms of being fair, clear, and attentive which is a compliment. Tenants say critical repairs are done quickly. Tenants appreciate the thoroughness of the required legal paperwork, though of course, they’d rather not have formal up-​to-​date leases. All in all, after 5 years with other property managers, finding Blue Oak has made my life easier, the tenant’s financial and housing needs more predictable and the properties that they manage for us pride-​full for the local community near Enloe Hospital. If it changes, I’ll let you know, but I’m in this for the long haul. These folks are keepers

I’ve had great experience with this company. I’ve referred plenty of clients to them and all the property owners love them. When I call I get someone right away and everyone is always helpful!

One star is actually being generous. As the property owner, Michael did very little to make sure the property was being kept up and the rules were being followed. Unauthorized people moving in, terrible communication and an overall feeling of just not giving a rip about our property, just collecting his monthly fee. If you are a rental property owner and are looking to make your life a little easier by having a property manager, this is NOT that place.

As a Tenant that rents through Blue Oak property Management. I have Met Michael, Chris, Justin, Brian, forgive me if have forgotten anyone. I realize mediating Owner to Tenant is a Very tough Job. As a Tenant I like things Done as Timely as Possible as I do with My Business Needs at My Business. I have Been Very Impressed with the Handling of My Repairs that we’re needed. The Mediation Between Myself and the Owner. Kept everything at Bay and Kept the Peace in a Timely Manor Brian and Justin we’re very good at repairs Done Correctly and not rigged. I would like to say all of the Sub Contractors that sent were Very Good As Well. I highly Recommend you look to all your Property Management Needs to serious consider Blue Oak Property Management. I had to write this review because of the excellent service I received from Cameron from this company.
I live in the Bay Area and find it difficult to get to Chico to deal with the renting out of the property. These guys came out and reviewed the property, and got it rented for us within a coupe of weeks. This is kind of difficult up there because we had missed the main «rental season» by a couple of months.
During the transaction, they kept us informed of the progress all the way through the process and in the end we made the decision to accept their renter prospective after they provided credit rating of their cosigners and gave us their opinion of the «feel» they had of the client.
Once finished, all the paperwork was sent to us in a nice tidy packet exactly as promised.
They were so muck better than the other LARGER companies who offer this service. And for doing all this, their fee was only ½ of one months rent!
Bottom line– this kid Cameron is professional, honest, all business and if you are lucky enough to get him on your team, you will not be disappointed. I would ask for him if I were you.

Hi! I am a home owner in Chico, and I have used Blue Oak as my property manager for years. My mother in law currently uses them as well.
We were renting our home, using Blue Oaks services, and living in a fixer upper when we decided to move out of state all together. We were very concerned about not being able to be «hands on» with our property, but Chris at Blue Oak assured us that they would take good care of our home. He was right! We were gone for almost two years and he not only kept our home rented continuously, he was extremely picky about who he chose to rent to.
We NEVER had any issues with our renters nor with Blue Oak being on top of our property issues and in constant communication with us. Even when we had a tenant move out early, he found someone almost immediately, which made our tenant and us both very happy. All while we were an ocean away!
Blue Oak is very professional, upscale and yet reasonable. They take great care in their business and their clients. I would recommend them to anyone looking for a property manager to truly care for their property, and find just the right people for your home.

I’m amazed this place has good reviews. I could tell from the beginning Cameron didn’t like the fact that there were four adults (not family related) trying to move into a four bedroom. Most places don’t. They don’t pay for garbage or water, which they SHOULD, seeing how much they charge for rent. Cameron has been terrible at getting back to us. He wouldn’t return our calls and when we were so close to having everything in (even after putting the holding deposit down) he gave us the news that one of us got a cell phone citation THREE YEARS AGO and somehow made it onto her criminal record. Such an excuse. Thee worst place– I recommend you take your business elsewhere.

I found Blue Oak searching the web for property management companies. I was impressed with the thoroughness and responsiveness dealing with Chris Herbert. I have a rental home that they found tenants for in a short period of time. So far the experience has been good. I would recommend them to others.

Why aren’t there more ratings for Blue Oak on here? I know all you renters have internet so get to work and write something.
Let’s see. Move in was easy. Maintenance calls were handled quickly. Landscaping was taken care of when it was needed. Payment was allowed online. Yes, you can pay online instead of writing a check. Who writes checks anymore? Plus, you don’t have to go to the bank when it’s open from 8:56 — 9:00 am on every other Wednesday to get cash.
Cameron was the guy that was our contact. He was cool, professional and tall enough to play for the NBA if this job doesn’t work out for him. Seriously though, he did an excellent job and we (myself and 3 roommates) never had any issues at all with him getting things done.
Also, Blue Oak never just stopped by and raided the place like so many property management places do. That’s one thing that always gets to me when renting. I’m paying money, don’t just show up and invite yourself in any time you feel like it. This never happened once with Blue Oak.
If any other property management places are reading this, get with the 21^st century and look at how Blue Oak does it. A well made website, good service, non-​Gestapo ways of dealing with a broken washing machine and easy move in/​out. If I rent again in Chico, I’ll look for Blue Oak if at all possible.

Very professional company that got us moved in quick and maintains the property very well. Friendly and organized staff made the move in a smooth process and they maintain our property very well. Also, they are very technologically savvy and have one of the best web sites Chico has for property management. You can pay rent online, request work orders, the whole 9 yards. GREAT Company!
