The Pavilion

I lived in the 51 building for 12 long painful months. Inconsiderate neighbors above me and no help from management was just the tip of the iceberg.
An antiquated HVAC system meant that management determines when the heat is turned on in the winter and AC came on in the summer. The higher your apartment was in the building the hotter it got regardless of the thermostat setting. Their response was buy a fan and open your windows. Nice in the Chicago winter when the temperature is below 0 outside.
On site laundry is a joke as it is broken more than it works.
And the best part was the water that came out of the tap. I lived on the 12^th floor and if I was away for more than a day I would have to call maintenance to clear the black stuff that clogged the faucets.

I am a former resident of Building 31 Apt. 712. I moved out of the apartment 1/​2016, so I find it HARD to believe that you can not locate our records. I can appreciate the motto «We pride ourselves on exceptional service», but onsite management doesn’t come close to meeting the goal. My issues with the property were poorly handled while I lived there, so I doubt anything will be handled now that I am no longer a resident.
FUTURE RESIDENTS BEWARE! I Wish I would have taken the other reviews online seriously, before signing a lease at the Pavilion. While I didn’t deal with bed bugs, as some previous posts describe, I dealt with ROACHES, and MOLD! I also dealt with management who do not give a crap about providing quality customer service. I am NOT the only resident to deal with such an issue, and this information can be verified by a public search of the federal court system, which will result in a case dealing with past residents and MOLD.
I am over joyed that I no longer live at this residence, and would recommend that others look elsewhere to avoid the issues I lived with for 14 months…

Save yourself a big headache and find somewhere else to live! I don’t feel I’ve received the quality I expected for the amount of rent I’m paying. I’ve had so many things go wrong at this place, I don’t even know where to begin. I’ve dealt with flooding, bug infestations (as a result poor pest control around the outside of the building), kitchen plumbing issues, faulty maintenance issues that result in excessive noise that you can hear inside your apartment. It’s been one thing after another with this place, i’ll actually be terminating my lease early and moving elsewhere as a result of the poor care and lack of maintenance this place needs!

Our power just surged twice in the past 3 minutes. We’ve complained to the building management for the past 3 years but they act like they can’t do anything about it. Power just surged again as I type this. Tv went off, microwave is beeping, Internet turned off. This has been happening to us everyday, all day long, for the past 3 years. ComEd came by last night and checked out the meters. He told us and showed us that our neutral wire is fried and has been for a long while. My guess: 3 years. I doubt this is fire-​code compliant and can be very dangerous. Our appliances have blown out, our food has spoiled in our fridge and I have been unable to work since I work from home. It is the building’s responsibility to fix it. It feels like no one in the building cares. Front desk patronizes us and makes it feel like it’s our fault. No one complains for fun. Now our next door neighbor is experiencing the same thing. We are looking for compensation and we want someone to fix the wire. We hope for it to be resolved by the end of the week. Or else we will have to report this to the Housing Authority. I’m curious to see what my neighbors thoughts are on this.

Avoid this place as much as you can. They have the worst management I’ve ever seen and I can say that because I live there. Apart from having usual issues which this management is not willing to resolve, there has been a very serious health problem in Pavilions lately. Tens of complaints from the people I know, and many more probably. Management cannot or doesn’t want to resolve it even if so many families are in health danger breathing in germs and bacteria. We pay much money for our apartment to get poor quality. They started bringing some weird people with no background and so many more issues. Horrible service, horrible management. They lie, don’t help and misguide people. Trust me, avoid this place and we will as soon as our lease is over.

The most decent apartment complex in the area.
Pros: tennis courts, convenience store, nice gym, relatively new, central AC, balconies.
Could be better: I’d like them to clean lobbies and corridors more often; once had a bar but it got closed few years ago and does not re-​open; One of two tennis courts is not really good, needs re-​building.
Just be aware: located really close to O’Hara airport, so planes are flying really close and it might be sort of noisy.

We loved living here. My husband and I lived here for over 4 years. We brought our first child home to this place and lived there till she was about 4 months, then we moved closer to my parents in the burbs. This place was rally nice, the amenities amazing and the staff is the kindest I’ve ever talked to. They call you back, they help you out and make you feel so welcome. My husband and I loved Pam, she was the best! She made the place feel more like a home and we felt very safe with her working security there. Vanessa was a total sweetheart and very hard working. Susie too. Laura (the property manager) responds very fast and is very kind as well. After we had the baby, several staff members went out of their way to help us. The maintenance crew were so sweet and super fast when we had any issues (rare, but stuff happens everywhere. We lived on the first floor, so once in a while there were some sink issues~ not all first floor units have this issue, but ours did and the staff was just amazing about it). Jose was just fantastic and so was everyone else.
The pool and hot tub was fun. The outdoor pool and pool gatherings were a blast and the long hours (I think 6am to midnight) for the workout facility was perfect for my husband. He would walk down the hallway, workout and be back with an hour~ and with a newborn, that really helped. We miss the place and the features so much. I would use the pavilion salon every couple of months. I loved the owner (there’s two ladies that own this place, the one with the short hair is just super friendly). She even helped me calm the baby so I could get my nails done. The lady that does the nails, blonde hair, is really good and is also super sweet. There is also a convenience store there, overpriced, but nice when you need it (i think the hours are 10 to 10 everyday). Free package service (unless you get it delivered to the fedex, then it’s a dollar) and so many helpful things that I can’t remember them all (one winter we had to borrow a jump battery for my car, not sure if they still do that, and they also can lend out a dolly for moving big boxes). They have 24 hour security patrolling inside and sometimes outside. Free parking (a lot of parking), a bus that comes inside the pavilion (I never used it, but seems really convenient, I think it was the 85?) really close to the highway, airport and train/​bus station.
The location, the people, the place and the amenities made this place one of the best places we ever rented and we miss it. Love to the Pavilion!

I moved to Pavilion a year ago and our experience living there as been good so far. I like it very much, the amenities are great, specially the gym (it would be great it would be ²⁴⁄₇). Great service as well.
Note: I’m surprised it has several one star reviews. And being honest I haven’t experienced any of the issues they mention. Yes, elevator, laundry or gym equipment fails sometimes, but this happen everywhere, not only here. People smell? you may have a super olfactory powers. Also if you guys think the service is rude, you may check the way you ask for things.

I lived here a few years ago. I would not recommend living here. The apartments are way way way over priced. The management is rude and they don’t care at all. The security here is also a joke. People are in this building that should not be here. I’ve seen people who don’t live here simply wait till someone goes in then they get in right behind them. Hardly a secure building. The parking is horrible. The pool is dirty, the gym equipment is mostly broken. The convienent store is over priced beyond any reason. They raise the rent every year guaranteed. Don’t let the so called amenities suck you in. I’m telling it will appear fun and cool to live here. It’s not at all fun or cool. Do not live here. Don’t let the photos on here fool you either. Truuuuust me the photos can make anything look better. It’s a dump I’m sorry it really is. I swear to god if they cut the rent in half I still would not live there. Again I say you will not feel safe here. Lots of people roaming around that should not be on the property. Then that poor pizza delivery man a couple days ago who was shot i the head and died is another reason to prove how unsafe it is. Yes that can happen anywhere so no ones to blame at the pavilion but it just proves what I say. Lots of undesirable people roaming around that building. And again that goes back to the security there. They are a group of clowns. Calling them security is a joke really. When I was there I rarely saw them on patrol. They parked the security truck and sat there. How bout be more visible? Anyway, don’t rent from here please.

Lived here between jan 2012 and jul 2014.
Pros:
*only $ 300 deposit
*Central heat & air condit, never had a problem with the room temperature
*pretty spatious rooms
*great amenities, big outdoor pool where you can bring up to two guests per apt.
*generally nice staff
*security patrols often on parking lots
Cons:
* i did not like the 14 months lease term
*lease will increase yearly by 10%, at least that was my experience, and they already seem to be a little high in the first place
*location is in chicago city, which means city sticker ($ 80 /​year) and bigger taxes on your bills generally
*air plane traffic all day long
* low water pressure on shower (even after maintenance intervention)
overall, my experience was ok.

Laura while appreciate your response, there was never a lack of communication with the Pavilion. I spoke directly with Pavilion reps on multiple occasions and submitted 2 letters detailing this ROACH issue, I even spoke to you. Your suggestions seem to imply I did not take the proper steps in addressing this ROACH issue and I reject that that claim. Unless your discussion involves compensation for the loss of quality of life for 5mo no further communication about ROACHES is warranted. Thank you for your time.

Rip off! These people do NOT care! The front staff is rude. Anywhere else would be a great place to live. Don’t do it!

Keep looking, folks. Management is terrible here. Any legitimate complaints about the amenities are met with lies. I have lived here for 3 years. The gym has old and broken equipment. It receives no attention. Location is not that great unless you have a car. Yeah, the blue line is a 20 min walk away, but there is nothing worthwhile within walking distance. The restaurant that was once here has never been filled. Walls are very thin. I can smell when my neighbors smoke or cook. Lobby often smells of garbage. I have had respiratory problems ever since I moved in here. Look to Logan Square or suburbs. The Pavilion is basically the suburbs; look at a map and you will see this is a narrow sliver zoned as Chicago. My rent is roughly 20% more than it was when I first moved in 3 years ago… all while losing amenities.

I wanted to write a review for this place when i’m pretty sure i’m calm and appropriate. I will tell all of you the TRUTH and nothing but the TRUTH about this place. The look from the outside is very deceiving I know, that’s the reason I ended up moving into this place. The inside is very clean and properly maintained. They have indoor/​outdoor pool, convenience store and such, but that’s not the main problem. Its the management!!! I had a problem with not having any water heat for a whole MONTH!!! I told a few desk people about my concern and they allowed the maintenance guy to check it out after a week but nothing got done. well, it’s essential for me to have my shower everyday so I had to make a trip to my dads house just to shower. I ended up talking with the manager after 3 ½ weeks ongoing with this problem. She got back to me after my 20^th attempt to reach her.(She was apologetic about the situation). I was completely upset with this and all they ended up doing is waving like a $ 30 late fee (ofcourse, i’m not paying the water bill with NO hot water!!! Duh…).what a cheap ass!!! Our water bill that month was about $ 55 to $ 60 when we hardly use the water because it was super
it didnt make any sense to me? For one month of no heat in the shower thats the best they can do??? I just wonder why they would spent ridiculous amount of $ towards renovation but the quality of the service they should be providing should be the utmost important. Another incident was them sending me a «letter» underneath my door stating we have to pay late fee for turning in rent late… holy crap!!! we have like 5 days grace period to turn in our rent and I do drop the check on the 5^th day (before 5p.m.) but it so happen that the lady in charge of it would check it on the 6^th day… This place will milk every $$$$$ and charges they can find! When they have renovation, be mindful that they will have sign posted inside the elevators on days the construction workers will work on your floor. omg! it’s as early as 7 in the freakin morning… i’ts so damn early and all you can hear are drilling and pounding on your

It would have been more appropriate to start at a decent hour maybe@10 a.m. because people such as myself get home late from work and needed our sleep… but noooo– that’s never the case!0h parking? omfg, I’ve never had so much dents and scratches since the time I moved in here. The spacing for each cars in the parking lot is wayyyyy too narrow. So if any one of you decided to even step foot at this place or think about moving in, good luck! haha If you guys encounter real problems, be aware you guys will be waiting…

Living in this place was such a nightmare. I don’t even know where to start. The apartment itself isn’t bad. This sums up all of the positive sides of this place. Service is nowhere to be seen. I had a 3 inch gap on my balcony door. The staff told me that they can’t do anything about it. Even when snow was blowing into my living room. The only thing they could do for me is seal the door so I can’t get on my balcony. I decided to go for it, and then it took them more than 2 months to do it.
There are elevators in the building, but they work only sometimes. Plan ahead. It will take you 5 – 10 minutes to get downstairs with all the traffic.
Another big downside is their heating and A/​C. It’s controlled by the building management. Once they switch from heat to A/​C, they can’t switch back until the end of the season. At one point they switched over to A/​C and it was about 30 degrees outside for 2 weeks and I had cold air coming out of my vents. My place got down to about 45 degrees. Management told me that they can’t do anything about it.
As far as amenities go… The pool is dirty. Stay away from it, or you will catch something. The gym is always crowded, there are people that don’t live in the building using it most of the time. Also the equipment is very old and busted up.
Don’t expect to find any parking on their parking lot during the winter months. It’s always full and there is no parking anywhere else in the area. On top of that, my new car got way too many dings and scratches from this parking lot alone.
This is not even the worst part. I decided I can deal with all of that and get a bigger apartment after my lease was over. I was shown the list of available units by the leasing agents. I decided on a unit and they put it on hold for me. When I went back to finish the paperwork, guess what… the price had gone up. There was no manager at the time and I was told to come back the next day so we can figure it out. Well guess what happened the next day. The price had gone up again! They gave me a bs explanation about how the open market works and didn’t care to try and work with me even though I was a «valued resident» of their property. A couple of days later the price went up again. The total price fluctuation was about $ 150 in about a week. At this point I decided that there are better places out there.
You should do the same and STAY AWAY FROM THIS PLACE!!!

Just to ensure you get the point of this without reading the whole thing, if you are considering moving into the pavilion, DO NOT MOVE INTO THIS CRAP HOLE. IT IS NOT WORTH IT!!!
Wow, there is obviously a TON of manufactured comments on here from the Pavilion Staff. How sad. The truth is, this is the WORST place I have ever lived and I have only been here since Memorial Day Weekend.
This place is luxury living, if the last place you lived was like a bad day in Bosnia.
The elevators are inoperable more often than not.
It took three weeks for the staff to fix a leak in the air conditioning that caused my bathroom ceiling to droop and spring a hole.
It took them two and a half months to replace my broken garbage disposal after not one but two staff members «put a work order in» for it.
As far as «Amenities» are concerned, they exists, but good luck in using any of them. Even though there are several notices posted near the pool about unsupervised children in the pool and hot tub, every single night the entire place is overrun with children below the age of 12 and there is not a single parent in sight. There is no relaxing in a hot tub with 8 small children.
The walls are thin. Very thin. On any given night we are forced to try and fall asleep with the TV blaring on the floor below us, and speed metal blaring above us.
During waking hours, we can scarcely open our porch door (let alone enjoy the porch it’s self) because the neighbors practically live out there.
Lastly, there is a bed bug infestation in the building. We actually had a «random inspection» from Orkin, and when I showed him to the kitchen, he said that he needed to check for Bed Bugs instead. I was floored and disgusted.
So, here I am stuck in this crap apartment until our lease is up next August.
Nothing…not even a mandate from Jesus Christ himself would keep me in this crap hole place another minute. As it is, it sucks knowing that there is nothing we can do but wait it out.
Oh, and just to prove how crap this place is, the bar and grill shut down for dealing drugs years ago and the dry cleaners folded more than a year ago as well. It’s pretty bad when people dont even want to try and make money… very telling.

I started this lease with a very sour taste in my mouth and was truly second guessing the 15 month lease we had just signed.
In a nutshell, the leasing agent failed to mention the fact that we wouldn’t have to pay a security deposit WITH CREDIT APPROVAL (he left that part out)…that’s kind of a big deal when you go in to sign a big check and find out that you weren’t approved and need to pay an additional $ 600 – 700. When we showed surprise about that information, the women «helping» our leasing agent insulted me (I can’t speak for my boyfriend) by saying, «What? Do you not have enough money? He told you that when he called to tell you that you were approved for the lease.» (he didn’t call us… we had to call him). She continued to act like it was no big deal that that very important information was left out.
Second — Since they didn’t call us back when they said they would and again, missed out on more important information, we had to go into the office to sign our lease on a day that I had to work. The office doesn’t open until 10am. I told them more than once that I needed to leave no later than 10:20am to get to work on time, and unfortunately, worked past their closing time. They didn’t open the doors til almost 10:10am and didn’t have anything prepared for us to sign. The lease was incorrect and that’s when they dropped the deposit bomb on us. I signed whatever needed to be signed, left in tears, and barely made it to work on time.
All the negative when the leasing office aside, I love the amenities. They make up for whatever this place is lacking. The management office has been very nice thus far. The maintenance crew has been a little rude, but i think that was just a communication error with me and the management office. Everyone that lives here is very friendly, and besides the occasional yelling outside on a Saturday night, it’s very quite. I love how close we are to Park Ridge/​Edison Park, the HIP mall, Schaumburg, and the blue line.
Definitely worth checking out, especially if you’re a city employee who needs to live within Chicago city limits. This place offers all you need to live comfortably for a reasonable price.

I love this place! It’s like a mini resort, and being that I am not from Chicago, I love the fact that there is a on-​site store, salon, gym, Jacuzzi, sauna, laundry. I recommend it! :-)

Great neighborhood, bar/​grill in complex, indoor outdoor pools, fitness center, raquetball, barbershop, convieient store, this place has it all. And you pay for it. If you have the money to burn it is a good place to live for a short time. The rooms aren’t that big. Don’t get lured into their deluxe apartments.
