Lived at 738 w Briar for nearly a year. Place was great! Clean, updated, and they upgraded the cable and internet which was great. I loved living there.
Also, their office manager John Breaksheart was simply amazing. His deep, soothing voice was a calming drug and he was like a property management guardian angel who would answer my work order prayers.

I have lived at the Surf location for almost 4 years now. I love my apartment, the location, and the staff at Moore Investment. The only reason I am moving is to get a dog. Otherwise I would have renewed. I had very minimal service calls, but when I did they were very quick to fix them. I highly recommend this location and this company.

This is a great place for anyone to live. The staff is great the office is friendly and the prices are reasonable. I rate 5450 n winthrop 5 stars.

Stay away from these guys.
They cancelled my showing without telling me, then tried to get me to sign without seeing the place. Very Very Shady. Also, the apartments were very different from what was in the photos.
It wasn’t cleaned when I moved in, and they never finished painting.
Roaches. All. Damn. Year.
John at the Winthrop location seemed really nice, but it doesn’t make up for the rest of the experience.
Terrible washer/​dryer setup.
Bike was stolen from the bike area, and they didn’t help one bit. So those security cameras might not even be turned on.
If you want anything done, prepare to keep asking for it.
Moveout was a disaster.
Do yourself a favor and stay away.

To start, I have to say it is not easy to find the perfect combination of a great place and great management in Chicago. I’ve been in Chicago since 2009, and when my now fiancé found an ad for the apartment I ended up signing on, I thought: «Great, at least the place is fantastic.» Central Air, cable (with HBO), internet, a dishwasher, the list could go on for a while. I had not had much experience with the management, but just from signing my lease I could tell they were professional.
I ended up resigning twice and living in the same apartment for 3 years. The only reason I am leaving is because I am getting married and need a bigger place. I could tell you a few stories about the heat or ac having an issue (or my stove breaking), but I would rather get to the point of those stories. The management is fantastic! Heat and AC was fixed and the stove was completely replaced brand new.
In any and every case (which were few) I contacted them they had my problems resolved completely and in a timely manner. I very highly recommend this company to anyone looking for well maintained living accommodations.

Hi everyone I told u in ²⁰¹²⁄₅₄₅₀ n Winthrop apt hey check this new hard wood floors omg dishwasher and the staff is pretty much on time no one is perfect but these guys make sure everything is fine in your apartment and this really a great deal u one block away from cta train station if u walk east 3 blocks to shriradan u catch downtown express bus 20 min ride neighborhood awesome we have restaurant one block away I told u guys awesome place

Sam from Moore Properties was very helpful in locating an apartment for my daughter on very short notice. He listened to her criteria and located a great option. He was understanding of our situation-​being out of state. He was very professional and responsive, the only reason we chose a different property was location.

At first everyone was very friendly and willing to work with a students schedule and finances. One month in to my rent at 2827 N Burling my stove/​oven broke and they refused to fix or replace it. They suggested that I stick my hand into the back of my oven to light the pilot every time, which is dangerous! After it broke completely they replaced it but did not replace the hose which was rotten through. After the new oven was installed it was leaking gas into my unit for days while they never answered their «Emergency Hotline.» They later stated that it never rang and was all due to phone issues. They were completely unavailable for an emergency. There have been other instances in which they are not available and never take any responsibility. They will try to pinch every penny out of you and misinterpret the lease to always be in their favor. This review is not meant to «trash» them, but to warn possible renters to stay away from this company. I am a fairly low-​maintenance tenant and have never experienced issues to this caliber with any other landlords. I strongly suggest you stay away from this company and all of their properties.

Well until it is time to move… watch out bc your lease has a clause in there stating that you will be fully vacated from the premesis by 11 am on the last day of lease or they charge you like $ 80.00 PER HOUR FOR EACH HOUR «HELD OVER» I AM NOT EXAGGERATING… Convenieintly enough for them i had a security deposit so they just kept that $ 1000.00 i am so glad that i held back on paying the last months rent in full bc i am sure they were planning on keeping my security deposit all along. By the way i kept the apt in great condition as they gave it to me in and i left all upgrades that i installed.
Anyway there is a filtered review that had similar complaint at the end. I am going to try and get my $$ back via remedies provided in CLTO so i will update this review
Sad part is Peter and brother Kevin that handle the day to day were cool and helpful
UPDATE: 08 −27−2013: In response to comment from management in Feb 2013. I actually mentioned in my review that I had only paid a portion of my last month’s rent. So the amount of rent that was owed was less than half of my $ 1000 deposit. Regarding, the lease I also mentioned in my review the clause in the lease regarding being out of apt by 11:00 AM or be charged $ 80.00\ hour. The response to my review claims this clause is fully disclosed and discussed at lease signing. No such discussion or disclosure was made at the time I signed the lease. Regardless, such a clause is completely illegal in Chicago and unenforceable. However, since they no longer take security deposits there is little future risk if one is in this situation. Clearly a smart move on their part to do away with deposits since they are unaware of the strict laws regarding handling and retaining any and or all of such deposits! To this day I have never received the legally required letter from them with regards to the status of my deposit and what if any amounts they were keeping and an accounting of full deposit and interest. I only got a voicemail saying they were keeping the full amount. Failure to send such a letter with in 30 days of moving out is actionable under the Chicago Landlord Tenant Ordinance and if proven in court the landlord is required to return full deposit plus 2.5 times the deposit amount as a penalty.
Although, this was a major issue and quite a financial hit not to mention illegal, I will once again state that this was my the only unpleasant part of my tenancy. Peter was quite understanding and patient when I got behind on rent and with any unit service requests.
