The service is going down hill. The guy who works today, Millton (March, 27) was very rude and careless. I love the receptionist who normally works here during the weekdays. 0 star for that dude.

I’ve lived here since January of 2015 and I’m not sure where all these negatives comments are coming from. Lived for a year on the 6^th floor and now signed another year up on the 10^th.
Everything works flawlessly, door staff and amazing, and they’re bringing a fresh new face to the entire building. If anything breaks, you call the desk, they put in a work order, and fix it the next day. My fridge stopped cooling to a safe temperature because it was old and the next day I had a brand new one put it.

Hello, future tenants of the Sovereign. I don’t write many Unilocal reviews, but I truly believe the Sovereign warrants a negative review and I really hope I can convince anyone who is considering living there to reconsider another option (any other option).
This was the worst apartment I have lived in. The units are expensive and the maintenance is less than acceptable. Come to think of it, all of my work requests were written on post-​it notes by the door staff, so it is very possible that the maintenance workers did not receive them.
In addition, management is more concerned about convenience and money, than safety. I was locked in my apartment on one occasion, and my front door would not lock on another occasion. It took maintenance 3 days to fix my lock and when I continued to ask for someone to fix it and that I was concerned about the possibility of being robbed while at work (or worse have someone enter my apartment at night), I was told that the Sovereign was not responsible for any theft that may occur. In addition, when my fire detector was broken, I was told it was not an emergency and that maintenance wouldn’t be able to come until Monday (they didnt end up coming until Wednesday and that was after two more calls). My stove had frequent gas leaks (as the pilot light kept going out) and instead of replacing the VERY old stove, I was told to buy a «long bbq lighter» and fix it myself.
Finally, on one of the hottest days of the summer, the Sovereign lost electricity and water for over 24 hours. I am not sure how they both stopped working simultaneously, but apparently it was ALL ComEd’s fault and no reimbursement would be made. That didn’t even bother me until I was charged $ 408 when I moved out for a stain on my carpet that apparently «couldn’t be removed.» Instead of cleaning, they decided to replace the entire carpet throughout the apartment, even though the stain was small and in the living room. I lived there for two years, paid $ 25/​month for the luxury of my cat to live there ($ 600 total). I guess normal wear and tear is not considered by management. The Sovereign will nickel and dime you in any way possible, such as charging you pro-​rated rent, a pro-​rated cat fee, and a pro-​rated lot up-​keep fee if you ask to extend your lease by one day.
In conclusion, I would seriously consider not living here. Management is poor, the door staff are rude, and the maintenance is terrible. Even after I moved out, I continued to receive package e-​mail notifications for the new tenant and was only removed from their system after two calls to the front desk and a follow-​up e-​mail to management.
If you like roaches, broken appliances, and being charged for EVERYTHING and ANYTHING, than this is the place for you. If not, then please go with any other apartment, including your second, third, or fourth choice.

Can’t wait till my lease ends, the management is terrible they only care about money they will overcharge you for everything, they want money for everything, the corridor smells so bad terrible that you are ashamed to bring your guest to your apartment, waste of money, I recommend you to go and search for other places

I should listen to the poor reviews on these people who works there, never answer the phone, never give you call back, over charges on services and rude. Never ever go this place.

I’ve never lived in The Sovereign (1040 W. Granville ave), but I took a tour this past week and my experience with them seems to have some connections to the complaints/​issues that other reviews have brought up.
At first It looked gorgeous online (their website
etc) and the lobby was stunning (the building used to be a hotel). However, I stayed in that lobby quite a while: despite my having made a 3 o’clock appointment, ZERO tour guides were available at 3pm. I had to wait HALF AN HOUR before a tour guide finally came down, and even then he didn’t apologize or even seem to know that I’d made an appointment which they’d neglected. 5 – 10 minutes I can understand, tours go over, but 30 minutes late is completely unacceptable and moreover, disrespectful of one’s time, which is exactly the sort of rude/​unhelpful behavior that other reviewers (who are/​were tenants) have said about the management.
During my tour, they showed me two units; both were «similar» to the actual AVAILABLE units, but how similar? I’ll never know– my guide couldn’t even conform if the available unit would have carpet or hardwood floors.
Along the way we visited the 5^th floor, which as other reviewers have mentioned, has a pungent smell throughout it that permeates the walls. It was also noticeably stuffy inside the convertible studio we toured, and with a slight smell in the air, as if it weren’t properly ventilated and/​or they had very recently painted the walls.
I hadn’t read any of the Unilocal reviews before my tour, and if I had, I don’t think I would’ve bothered. Now that I have, I’m certainly not going to live there.

I have lived at the Sovereign for a couple years now and have loved it. My unit is beautiful and its wonderful to live in a historically significant building. The maintenance has been always very quick to fix any issues with my unit, however the building itself needs a lot of work, especially the hallways. Today, I returned home to see that the beautiful historic chandelier in the hallway of each floor, had been removed and replaced with a cheap light fixture from home depot. It is very clear that Lakeside Management does not care about this building and its historical importance. Lakeside management is scrapping this building for parts and I no longer have any trust or respect for this company.

Front desk guys are very nice.
But this apartment really sucks.
It is managed by Lakeside Management which is expensive and not renter friendly.
I am an international student living on the top floor. My room has a severe leaking problem in winter when it snows. I try to reach manager several times. The only thing I was told is «One manager is on vocation (from Chrismas till now), the other one is busy because she has other properties to deal with and do not stay in our office often». The front desk do not has her schedule. I try to make an appointment and the date I was given was one Month later! I have never imagane it will be so difficult for me to meet the manager of my building.
I am now considering to negotiate with them to change a room or terminete the contract. I was told that small claim court may be a final option to deal with such problem. Any suggestion?
Just do not understand why so many people choose this apartment.

SUPER cool. So, I am having problems with my current building and I saw a video of the Sovereign and got really excited, beautiful building and it looks well taken care of. Until I decided to do some research and read the reviews. Didn’t really find any good reviews, only bad. But I still decided to give it a shot, and email the management company to see what they have to say, since every story has two sides. So I wrote a long email explaining my situation and the things I am having problems with, that I am a very picky tenant and if the terms of the lease aren’t being met, I will make sure to report the building and find somebody to fight for my cause and all of that. SURPRISE! Nobody answered my email. So I decided to call and explain my situation and got interrupted in the middle of me explaining with a «WE ARE PROBABLY NOT A GOT FIT». SUPER cool! So guys, BEWARE, the bad reviews are true and they are NOT interested in changing things around there. If you are ok with your car getting towed, with having mice and bugs in your apartment and nobody to solve it for you, to have a low pressure crappy shower and a tub that clogs and floods your entire apartment, GO AHEAD. But if you want a decent place, run away from them! Good to know that at least I didn’t spend my money nor my time with a place that would be as crappy as the one I am currently living in. This review is both for the building and for the sales guy who showed us the apartments, copied information off my state ID for some reason, and works for Lakeside Management.
My boyfriend and I came by to check out the apartments, because this was suggested by the apartment finding agent we were working with. From when I called before, I knew they would try to nickel and dime us and have fees for everything. What I wasn’t expecting was overpriced apartments we wouldn’t want to live in anyway or the bait and switch tactics that took up two hours of our time.
The Lakeside Management sales guy told us that it’s common practice for people to be shown one apartment, but to instead sign a lease for another apartment «sight unseen.» I’ve never heard of this before, but I suppose this gimmick works on the Loyola students who go to school a few blocks away. Sadly, there appeared to be no shortage of them and their parents in the waiting area.
We saw two one bedrooms, and there appears to be many different models and layouts with slightly varying pricing. In both apartments, the carpet was too thick and the bathroom tiles and fixtures needed repair. In one of the apartments, the kitchen was the size of a closet. Seriously. You couldn’t walk in and stretch your arms out. If you tried, your elbows would hit the cabinets. Unless you’re a student that wants to pretend you’re still living in a dorm with a meal plan, a microwave, and a mini fridge of your own, I don’t see how you could survive with such a teeny tiny kitchen.
Judging by the contemporary décor in the signing offices, it’s clear that they put their money into getting you to sign a lease, and then don’t spend much money maintaining or updating the apartments or hallways. There many more housing options in Edgewater and $ 1,100+ for a one bedroom can get you something much, much nicer.

Rodents! I’ve lived there for a whole year and I have seen rodents in my apartment almost every week. Management is rude and unhelpful. Water doesn’t drain. My unit flooded twice. Don’t ever live here!

Although it is a nice location, trust me it is not worth the hassle of living here. I lived here for two year and the first year was wonderful I hardly had any complaints but the second year however a new management company took over.
LUC Rental Properties are sneaky and if you are not constantly watching out for yourself they will try to play you. First when they took over they no longer accepted rent from credit cards so I had to get a money order, okay no big deal. However, it wasn’t until three months later that they informed me that they never received that money order and were going to bill me the sum I owed. I, never having a problem before had thrown out the receipt I had gotten from the check cashing store, so thankfully the check cashing place had my receipt on file.
Next, I have in my lease that I am paying for a storage unit. Again never had a problem until the new management took over. Without contacting me, this new management cut the panel off of my lock and entered my storage unit to look through it. When I confronted the management about it they informed me that they were unaware that anyone had any storage units in the building. They did not help me in finding a way to replace the lock. My unit was later broken into.
My favorite thing that they have done is their new parking rules. In my lease I have payed money every month for my parking spot. They changed what needed to displayed in your window which I abided by. With the old management anytime they believed that a car might be towed they would call that resident to try and help them out. This company gave the towing company a clicker to get into the gate anytime they pleased. My tag was displayed in the proper spot yet my car was still towed. When I confronted management about this the woman informed me that it must not have been in the right place and this was an issue many residents were having. She refused to speak with me any more on the subject.
Management has declined and the place is trashed. It is infested with both mice and cockroaches and I would urge anyone thinking of renting from LUC Rental Properties to rethink their options. I hope I can save someone the frustration that I have been through.

I don’t really understand other peoples post. Personally I have no complaints for the building. My studios decent size… it’s just me, so I don’t really see why I’d need an abundance of space. I pay $ 680…all utilities included, and obvs everyone knows that some of that goes to the fact there is a 24hr door person. As for all the complaints about maintainance (I can’t spell that).I think they’re great. They’re really nice/​helpful when they come and they explain like exactly what was wrong and what they did. My drain backed up once and the guy came, fixed it, and even cleaned my bathtub… I felt bad, I could clean it myself, but he cleaned it probably as nicely as it was done when I’ve moved in… or even better. I agree that I don’t like the carpet, it’s light so you have to worry about stains, and if you’re a girl… it’s like a magnet to hair. Personally I think the place is great, being under 5ft and under 100lbs, I love that there’s always a doorman there when I come home, especially in the middle of the night. My one complaint for this building… COMCAST

Cannot wait until my lease is up– the maintenance people are terrible, the heat is very unmanageable (you either have to turn it way up or way down and on top of that you have to open a window or turn on a fan.) I have put in a few work order and in a couple instances the didnt notify me of when they were coming in (especially when I asked them to do it) or left the place a mess if they had to move my things. The building also had a MAJOR mice infestation the past several months. Some of the front desk people are nice but there are some who don’t care and don’t know customer service skills while having no common sense on top of that.
The current management (Loyola), does not know how to manage this building and are literally running this place to the ground. Don’t move here. You’re better off finding a different place to live.

I used to live here and thought it was dope cause all the utilities were included and because i went to Loyola, it was very close to campus.
Let me tell you WHY you SHOULD NOT live here.
1) BUILDING MANAGERS SUCK. Leon and John, the two building managers don’t care for you or what’s wrong with the apartment. They simply brush it off. They will only contact you if YOU are LATE on a payment.
2) MAINTENANCE SUCKS. I lived at the apartment for one year at the top floor penthouse with only one elevator to access that part of the building. Besides the fact that it was broken all the time, the last TWO MONTHS of my lease they NEGLECTED TO FIX the only elevator that had access to my floor. ONLY at the END of my LEASE, i’m talking about the VERY LAST DAY, did they fix the elevator so i could move out.
3) The actual COMPANY that MANAGES the BUILDING SUCKS. After constant attempts to contact the building managers about the elevator problem (emails, phone calls in person i’m talking about everything possible), i went to the actual company that manages the building, after talking with them, they said they would look into it, like i expected they didn’t do anything.
DO YOURSELF A FAVOR AND AVOID THEM AT ALL COSTS. YOU’LL THANK ME IN THE LONG RUN.

I went to look at an apartment here a while ago. CTA was being, well, CTA so I was running late. I called from the El and the rental agent got pretty snarky about how she was «completely booked for the afternoon.» I apologized several times, explaining that while I allotted what should have been adequate time, CTA didn’t cooperate.
Anyway, I finally get there and there’s no one else to view apartments. We looked at a couple units and I wasn’t too thrilled considering the price. The carpeting in the second unit was very stained and when I asked her if it would be replaced, she snapped «We clean them.» I said that would be expected but in this case that wouldn’t suffice. She mumbled something and I got the impression she was through.
I can only imagine how they behave when they’ve got you locked into a lease!

This isn’t a hotel, its actually an apartment. It used to be a hotel though. Anyway, its your standard Rogers Park living. The rent is a bit overpriced (I paid about $ 600 for a tiny room, but all utilities are included). The pros of this place are that you have a doorman (the majority of whom are really nice and friendly), but at the same time, it sucks when you come home drunk at 3:30 and theres no one to let you in and you really have to pee! I moved out for several reasons. First of all, the maintenance men are terrible! The first day I moved in there was a MASSIVE gas leak, but they didn’t believe me until People’s Energy came and found it. The apartments are cheaply put together. Crappy white/​tan industrial carpet, peeling paint (and they paint the walls by the shower, wtf?), and heaters that just blast out heat in the wintertime, making the room so unbearable you have to open the window. Finally, the people who lived there were anywhere from plain rude to obnoxious. Its mainly college students, and one guy who lived there had his music on ALL THE TIME, and it shook the hallways, yet the staff did nothing even though there was always a steady flow of complaints about it. Its nice to live there if you’re going to Loyola, but otherwise I wouldn’t recommend it.
