I recently applied for a studio apartment with Jerome H. Meyer & Co.
Let me just start off by saying DO NOT WASTE YOUR TIME APPLYING IF YOU HAVE LESS THEN A 700 CREDIT SCORE!
Never in my life have I been denied an apartment because of my «slightly below 700» credit score (they even refused to let me have a co signer). The apartments here are inexpensive ($ 400 cheaper then what I have been paying for the past several years).
They ask for a $ 50 non refundable application fee and first months rent to take the apartment off the market. They are slow to approve you and once I was denied it took them 5 business days to refund my $ 835.00
Once again do not waste your time with this company if your credit score is less then a 700. Save your $ 50 and find a better management company!

Very poorly managed company. Every interaction has been combative and so unnecessarily elongated.

I live at 525 W. Deming Pl. in Lincoln Park. It’s certainly a great location, which is one of the primary reasons I signed a lease here. However, err with caution.
I moved here in July. It was hot, & my one bedroom apartment has two A/​C units, one in the living area & another in the bedroom. Upon move in I realized the one in the living area wasn’t working correctly, as it failed to cool down the room. I filed 2 service requests over a duration of a month. Nothing was ever done. I thought I could make it through the rest of summer, as summer had been mild thus far, but then came Labor Day. I filed 2 more requests in a single weekend. Come Monday, I was annoyed & hot. I contacted the property manager, & he was just as useless as the maintenance man in the building. He emailed (did not return my phone call), notifying me that a repairman would come out by Wednesday. No one ever came. It wasn’t until Friday that my unit was replaced. There’s no reasonable explanation as to why it should take 4 service requests & a phone call to the property manager, just to have the A/​C fixed. I even escalated my email to the owner, Mr. Meyer. Never received a response.
I’ve counted over a hundred mail boxes for the building, yet there are only four washers & four dryers. Someone failed basic math when creating the laundry room.
I’ve made the mistake of having packages delivered to the building. I just ordered a $ 150 coat from Victoria’s Secret, which was delivered but no where in sight in the lobby. This obviously isn’t the building’s fault, but I will contact them to see if they are of any assistance in identifying the package thief.
Heat. Although we don’t pay for it, we also don’t have control of it. I will have to update my review once winter arrives, but I’ve spoken to several other tenants that claim it gets unbearably hot during winter, to the point of opening the windows, yes during mid winter.
This is definitely not an apartment I would recommend to anyone.

I live in a loft unit that they own on Chicago Ave. Pretty cool space, rent is decent for the neighborhood. All of the staff is pretty nice to work with and almost everything I’ve had to do with them is over email or text. They even replaced ALL of my windows after I moved in since the condition of the windows was rather poor — and I didn’t notice until I had already moved in. So they do maintain their properties.

Some of these reviews are pretty harsh. Look, I’m giving the apartment building I lived in (525 W. Deming) 5 stars from the POV of someone who wanted a prime location in Lincoln Park for minimal rent. I got what I paid for, and then some. Specifically:
*I lived in a studio apartment at Clark/​Deming for $ 775/​month for the first year of my lease, and in the second year it was increased just a teeny bit to $ 795/​month. For being in the middle of Lincoln Park on a tree-​lined street right off of Clark, that’s a bargain.
*The building engineer is extremely prompt in fixing any issues in the units. There was rarely a time when it took him longer than a day to address something.
*The property manager, Dan, has always responded via email or phone to any questions I’ve had within a day, tops.
*No security deposit was required.
*The ²²⁄₃₆ bus stop is a minute away, and the 134 express bus is a 5-​minute walk. The Fullerton brown line is about a 15-​minute walk.
*Also nearby: Trader Joe’s, 24-​hour Walgreens, Starbucks, Einstein Bagels, Molly’s Cupcakes, Toro Sushi, and of course, the beach!
There are a few minor downsides to note about this building as well, but still, I’m not docking any stars due to how good of a deal this place is for someone who wants to live in Lincoln Park on a budget.
*There is a package theft issue here, and I suspect a current resident is the culprit. Have packages sent to your office or arrange to pick them up at the Lincoln Park Annex nearby — definitely don’t deliver here.
*The interior isn’t particularly modern — units are carpeted, with white walls, a white kitchen and a small-​ish fridge. It’s not sexy, but it gets the job done.
*No gym, no pets allowed, and laundry costs $ 1.25 per load.
Again, despite the downsides, I really think that if you’re a recent grad wanting to live in LP, this is an ideal starter apartment. I’ve really enjoyed living here.

We keep getting our packages stolen. Also, our ceiling/​our upstairs neighbor’s floor squeaks like hell at all hours of the day. We’re moving as soon as our lease is up.

Rented a unit at 807 N Wabash last year. The apartment was in great shape, and Samir (the maintenance guy) always responded to issues within a day (and was very easy to deal with). The apartment was a great price and paying rent was very issue. I did have trouble with one guy in the leasing department involving details with my move out date, but I think he was just a bad apple in a generally good company.

I lived in Jerome H Meyer’s building on N. Wabash for 2 years. I never had any problems with the association and they really maintained the building well. They even went the extra mile to let me stay a few months past my lease while i was having trouble relocating. I would recommend them to anyone looking to rent in Chicago.

JHMFM. What can I say?
If they raised my rent a lot, I’d bail out like a slippery fish. But they don’t. If I had a maintenance issue that wasn’t taken care of to my satisfaction, I’d disappear like Michael J.M.F. Fox in that movie Back to the Future when he’s up on stage playing Earth Angel and George is about to punch out that annoying redheaded dude like a stone cold player. Except I’d disappear all the way, for real. But they fix everything up real swift-​like. Jonathan Swift. Taylor Swift. Tom Swift. Jonathan Taylor Thomas MF Swift.
I live at 2530 N. Clark Street. Go ahead and Google map street view that badboy. So tasty.
Furthermore, the staff downtown is like an a’cappella band of angels. I haven’t spoken to or exchanged emails with a single person I didn’t instantly fall in vampire-​on-​werewolf-​action-​style love with.
Oh, and don’t mess with ICM Properties or any of those jokesters. Please.
If Jerome H.M.F. Meyer himself called me up and asked me to cut down a tree in his neighbor’s yard because a rogue branch was blocking his view of the mountain cascades on the horizon, I’d get on my bike with a chainsaw slung around by shoulder like a boss, ride straight to his house, and do it. Not only would I do it, I’d salvage any critter nests and gently place them in one of my boy Jerome’s trees.
Why? Because I know he’d do it for me.
PROS: Yeah, these guys are pros straight up.
CONS: Nope, ICM Properties are a bunch of cheapskate urban jungle pirate cons. Not this company though.

Building manager gets issues resolved quickly but can be grumpy and is pretty unfriendly.
Leasing office is quite rude when it comes to paperwork and only allows you to pay rent via POBox or online with a system that requires a payment fee.
Parking was cheap but will randomly increase in price because «we haven’t raised parking in 6 years»…apparently that’s justification enough. They also don’t care if other renters encroach in your parking space, and their own workers/​vehicles are allowed to park illegally AND block your spot!!!
Constant odor on the 3^rd floor. Smokers are allowed, or the company doesn’t care.
Packages constantly get stolen from the front and fire alarms are always going off.
Pros: great location, free heat and water, no security deposit. Decent prices, but you absolutely pay for what you get.

Amazing is what I have to say !!!
I was making the move back to my home town of Chicago, not knowing anything about the area or the apartment Alix was so helpful and understanding of what I needed.
When I came in to sign my lease it was the easiest lease signing I have Ever done in and out in less then 30 minutes
Best part is the location on the office. Right by Rock n Roll MC Donalds !!!

Awesome management company!
Very professional and great communication with tenants.
All maintenance issues were taken care of within 24 hours and all phone calls and emails were returned promptly.

I used to rent a parking space (in a closed two-​car garage) from Jerome H. Meyer and Co.
My experience with them was very positive. They rented on a month-​to-​month basis (which most companies don’t do). When I had trouble with people blocking the door, they were quick to offer me better spots on the same street.
I dealt with a lady named Rachel, who was very helpful and pleasant.

I haven’t had too many problems with the leasing office, but the apartment I live in (431 W. Barry) is absolutely terrible!!!
The apartment is not that old, but built very poorly. It sounds like the girl above me is going to fall through my ceiling every time she walks around. The squeaking floorboards is like listening to someone run their fingers down a chalkboard. I can even here her cat run around! Jerome H. Meyer did say they would move me to the top floor (I’m on the 3^rd floor), but I just want to move out! This is place is terrible.
Other than the noise, you should not have packages delivered. There are notes on the entrance all the time about how people had packages stolen! In the laundry room (only 2 washers and dryers for the whole building), I had my quarters (yes, quarters) hidden under my clothes. Someone went through all of my dirty clothes and stole my quarters!
My neighbor across the hall from me had her car hit twice in the garage within the building. She also had a package of water stolen. She was using it to prop open a door when moving, and someone took the water!
My apartment was also left a disaster when I moved in.
I’d highly recommend staying far away from 431 W. Barry in Chicago!!!

Jerome H. Meyer and Co. is the shortest midget in the room.
By this, I mean they are probably the best, shitty, large management company in Chicago.
They keep their buildings in pretty good condition and offer affordable housing in some pretty ritzy neighborhoods. They WILL fix whatever goes wrong in your apartment, you just have to stay on their ass. And Herb will be pleasant with you if you are pleasant with him.
There are a lot of wayyyyyy worse management companies in this city. You people need to stop bitching.
If you expect to get an apartment at a steal in Lincoln Park or the Gold Coast, the service you get with it won’t be 5-​star.
You get what you pay for.
And if for some reason you are paying a ton for a JHM apartment, you are just an idiot who should have done their research.

I have rented apartments in two Jerome H. Meyer properties and I would rent exclusively from them if I didn’t luck out and no longer need to rent.
Here are some things that set them apart from other companies I’ve rented from:
(1) Flexibility with leasing arrangements: Many places I have rented from or tried to rent from were unable or unwilling to amend the terms of the lease (for example, to allow for a larger dog). Not only did Jerome H. Meyer do that, but it was a very easy process. They are totally reasonable and if you have a special situation they are more than willing to work with you, which is not always the norm in this industry.
(2) VERY pet friendly: As you can guess I had a pet which greatly limited my ability to find reasonably priced housing in the parts of Chicago I wanted to live. Jerome H. Meyer goes a step beyond having pet-​friendly properties, and are themselves pet friendly. Their staff would not only remember my name, but the names of my pets, and ask about them, again, great customer service.
(3) Great Staff: Not only friendly, but just do a good job. Specifically one thing I always was very thankful for was the fact that our sidewalks were shoveled early in the morning, and through out the day, with out fail. Also, little things, my building manager let me into my apartment when I locked my self out (multiple times, I’m forever misplacing keys) and never charged me. It’s within their right to do that, and I totally appreciate them acting like my neighbor, not a mean landlord. Their office staff is the same, they respond promptly to phone calls and emails, and are kind and professional.

I rented an apartment through Jerome H. Meyer upon moving to Chicago in 2007. The company, as a whole, was great to work. Both the leasing agents and the on-​site staff. All items were address in an efficient and timely manner.
I would definitely recommend them to friends (and I have!!!).

I lived at 2310 N Clark a year ago and was happy with how promptly they took care of things.
The only issue I ever had was with the furnace. I realized one night that it was unusually cold in the apartment (I typically kept it low to keep the electric bills down) and when I looked at the thermostat, the heat was clearly not working. I called the emergency maintenance number and the problem was resolved the following day before I got home from work. Problem solved.
I would have rented with them again the following year but I was moving to NYC. Now that I’m back, I’m checking out what apartments they have available. For a big property management company, I was very pleased with how quickly things were handled. Definitely no horror stories like I’ve read with some of the other big companies in Chicago.

I had a fantastic loft through Jerome H Meyer about 3 or 4 years ago… (359 W Chicago) … it was a really good deal. And they were good to deal with.
They always handled issues very promptly, they had a dedicated person assigned to handle issues with our building (a small 3 flat). It was a mixed commercial/​residential 3 flat. (Actually I just looked it up, it appears to be back on the market for rent, and still seems like a really good deal).
We had a specific property manager and a specific maintenance man assigned to our building, I see the property manager is still the same guy. We were able to do some pretty crazy DIY stuff to the loft and they didn’t mind. (When we moved out, the people moving in requested the floor to be painted black, which they did… I see they’ve since installed Pergo or something).
We rarely had any issues to report, but when we did they fixed it. The biggest issue we ever had related to our furnace, which was apparently behind on maintenance… Peoples Energy didn’t like what they saw and wouldn’t turn on the gas service, so our property manager sent someone out immediately and replaced the entire furnace the same day we told them. (Our gas bills cut in half too… something I suppose we should have been mad about the old furnace being so bad, but our rental rate was probably below market as it was).
Eventually we got tired of not having outdoor space so we looked at other options… we even talked to them about buying our unit, they came back to us with a price for our unit and the one next (had to buy together as the whole floor), though we couldn’t exactly afford it at that time… Looking back that would’ve been a great deal!
We always regretted moving out of there… I don’t think I’ve ever regretted moving out of any other apartment, sans this one.
Out of all the landlords I’ve had in Chicago, they were by far the best.

Dealing with any property management company can be difficult. Transparency in this business just does not exist.
The employees, including the leasing agent, are very rude and inconsiderate. They realize that searching for an apartment can be difficult. The ball is in their court, as they say, and they don’t hesitate to flex their muscles.
Upon arriving for a pre-​inspection, the apartment clearly needed some fixing up, like new carpet and a painting, which they promised would be taken care of. When move-​in time came the apartment had a terrible odor and new carpet was not installed.
In addition, beware of their policies for late payments. I have dealt with 4 property management companies over the past 8 years and they are by far the most strict, which isn’t surprising. They don’t provide a drop box and rent MUST be mailed to a p.o. box.
I am making an assumption, but would suspect that Mr. Meyer doesn’t concern himself with operating an honest and open business.
I almost forgot to add the building manager isn’t a very happy person, and not very friendly. The energy of this building suffers from his poor attitude.
