I recently moved into a studio at 6201 n kenmore. The apartment was up to date. The management office is polite and responsive. And my lease came with a 1 year gym membership! I would definetly recommend becovic management to friends and family.

Unfortunately the roaches are back. Not sure if its the weather but I’m killing a couple a day at this point. Not ok.

Becovic never ceases to amaze me and came through not only for me but for all of the tenants in the building and possibly even helped other people in the neighborhood without even knowing it. We all know that things out of the control of building management happen, especially when living in the city. Instead of turning a blind eye to the issue, the onsite property manager took immediate action, solved what was occurring in our building and more than likely also saved other tenants across the neighborhood much time, money and frustration without even knowing it. The man is amazing and there are not enough thank you’s to cover what he did for us and he is now officially our building superhero! :) How fast he took action, showing that the security and care of our tenants is their number one objective still leaves me in awe. So once again, I highly highly recommend Becovic to friends and family and also want to give the property manager and the team an extremely HUGE Thank You for what they did for us! In addition, the new construction looks amazing! Hats off to Becovic again! :)

I have just recently moved into the 4520 n Clarendon building, and I have to admit, reading these reviews was TERRIFYING before my move-​in. While it’s only been a few weeks I have to say Becovic has been understanding and helpful at every turn. Lisa dealt with my gazillion calls leading up to the move-​in and helped solve my problems. Nearly everyone has been helpful thus far, and the maintenance requests are answered within an hour or two which was really surprising (I’ve had to make requests a few times for the shower)
Kevin even helped us with our move-​in, sadly all of our friends had cancelled on helping us move and there was no way I was going to be able to lift the bed/​bed frame. Thankfully Kevin was there to help.
Now I understand there are problems with nearly every management company and the buildings, cockroaches, cracks, lack of service etc. but I think they do the best they can. I couldn’t imagine being the sole person responsible (or even their team of 6+) for all these properties. Yes I’ve seen a few of the other properties that weren’t up to snuff but for where I am at and what I am paying, I am pretty happy.

I am writing this review mostly because of our maintenance man at the building on W. Dickens-​we actually just moved out of this complex in order to find a 3 bedroom for a better price-​but I wanted to write a review saying that when Efir (sp?) became the sole maintenance man things started to change immediately-​for the better! This man doesn’t speak the best English but every time that I saw him he was working hard-​he seemed extremely efficient in all of his tasks and the upgrades made to our building since he became maintenance man were quick and extremely helpful (new lights, new laundry room, painted parking spaces, clean entryways, trash picked up-​etc., etc.). I just had to give a shout out to this man and his nice family! I give him 5 stars and Becovic 3 :) They were ok, for a management group.

Today is my move in and I have to give these guys 5 stars. I am quite neurotic so I have called the office 500 time (exaggerated) in the past two weeks asking a ton of questions. Everyone in the office was quite cheerful and happy to answer anything I asked, even if I had to leave a voicemail I was called after two days with an answer.
Lisa helped my husband when he went in to get the keys and have some more questions answered. Super friendly and was not phased when I couldn’t be there in person and still wanted to talk to her on my husbands phone for even more questions! Again sorry and thank you for putting up with me!
I came to my apartment yesterday to get a few things set up and met a nice lady in the lobby (I am assuming a maintenance person for this building) who was able to get me my mail box key. Thank you to the super friendly staff for making my move so easy.

Avoid this property management company, and their properties at all costs. Only expect to get pleasantries when you’re a new tenant, and watch that attitude immediately transition into rude, arrogant, and condescending. That «move in special» for $ 700 off first months rent? That’s only for new customers, even after you’ve had to move not once, but twice in the past year due to their failing to maintain properties and constantly failing building inspections. Slow to respond to any issues you have, their «fixes» are on par with duct tape and bandaids. Save yourself a lot of time, anger, and frustration and go with one of the other thousands of property management companies that exist in Chicago.

Just renewed my lease with Becovic. It was an easy process, as I was able to complete the whole thing online. This is going to be my third year living in a Becovic building and I have no complaints. The staff are friendly, and service orders are completed quickly. My apartment is great and the renovations to the lobby are a nice addition.

I have lived in the same building & apartment which I first leased through Becovic & have renew my lease twice. I love the staff, the on-​site property manager, & how they have updated our first floor. I highly recommend checking out Becovic if looking for a new place to live.

STAY AWAY FROM THIS COMPANY. My building is freezing. I have spent many days and weeks with little or NO heat. Last Christmas, we sat without heat for two days because their boiler technicians «didn’t work holidays.»
Yes, that’s correct, in the dead of freezing winter, they would not call an emergency technician to restart the boiler… for two full days. I’m sure Becovic saved money… both on the boiler repairs, and on the heat itself (Becovic pays the bill).
Also, while we’re going without heat, the company has been remodeling apartments and buying up new ones. Apparently, they’ll spend money if they can gain in the long run, but will spend as little as possible on maintenance.
Do yourself a big favor and avoid Becovic properties.

Very helpful staff, always ready to assist you in any matters, the building where we live has improved a lot in one year, the elevator, main entrance area and others have been remodeled and they look like brand new!!! Our building is a very safe place to live in and always cleaned too. Its maintenance and cleaning staff is very nice, polite and respectful and also very helpful too! Overall in this first year It has been a great experience doing business with Becovic Management Group!

I have been a resident for more than 20years, The management has improve to making Dickens Apt. a more secure Bldg. They have made it easier to get maintenance orders faster, also I truly like the Tenant Portal. I like my neighborhood and it more Family oriented. I’m glad I renewed my lease.

I had to quickly find a place to move to in 2014 and I found this place. It was definitely very promising and the amenities sounded great. However, they did raise the rent significantly when they took over as management of the apartment that I stayed at. I really like the place and although the location is in a bad neighborhood, there is a tiny fitness room, an in-​unit washer, hardwood floors, and a pretty nice kitchen & bathroom.
I really do like the apartment but I feel like the management is a bit lacking. I’m not in the directory downstairs albeit being here for two years so I can’t buzz people in, it’s hard to get management to do maintenance, and the apartment itself falls apart easily – the hardwood floors are super squeaky, the bathroom itself is very loose, and etc. The elevator is a piece of work too, it definitely sounds like there’s something wrong with it.
I decided to re-​lease for another year because the apartment itself is a really nice place though, albeit the many cracks.

Management has been very responsive to my issues and have taken steps to correct the lingering issues. I appreciate their willingness to step up to the plate to ensure my concerns were swiftly addressed.

I have lived in a Becovic property for almost 8 years. I have had excellent experiences with the leasing office team, and the maintenance staff does a great job too! Everyone is caring and responsive in a timely way. I highly recommend renting from Becovic!

The backstory: We moved in during the winter of 2014 and moved from Pilsen so we were familiar with high crime rate neighborhoods and compared statistics and felt, since they were similar, we looked the other way and still moved in. Crime statistics aside, the neighborhood had everything we were looking for: a grocery store within walking distance, the lake within walking distance, a coffee shop within walking distance, a parking garage if we needed within walking distance, and the train within walking distance.
The Good:
— Unit comes with jacuzzi tub
— Unit has in-​unit washer and dryer
— Building has free wifi
— Initial interactions with the management company were positive
— Unit has central heat and a/​c
— Online bill payment and maintenance requests
— Tend to respond quickly to emails/​maintenance requests
— Allows dogs
The So So/​Not Becovic’s Fault:
— The neighborhood could be better (regular shootings, lots of drug activities) but this isn’t the fault of Becovic
— Parking is difficult, again, not the fault of Becovic
The Bad:
— Repairs are shoddy, for example, somehow between viewing and move-​in our unit was tagged with graffiti and once we moved in and reported it, it was fixed with cement which fell on our floor and damaged our flooring (why wasn’t a floor protector laid down) and our bathroom needed caulking and it was caulked with caulking that dried pink (not white)
— Building maintenance is inconsistent, for example, during the summer the grass would be a couple inches high at times
— It took months to be entered into the intercom system, which during winter, is not enjoyable to go down and let people in
The End All Be All: In the end, we were so miserable and concerned for our safety we ended up moving 2 month early and paying rent in 2 places for a few months in order to not early terminate our lease and be fined. While we were looking at units, we were told we could move into an alternative Becovic unit and not be fined, however, all the units we looked at were priced high and offered little in the way of amenities.

These guys are the real deal. Had to move in somewhat of a hurry and Lisa and the team rose to the occasion. Application process was quick and painless, move-​in day was well-​organized and everyone I’ve encountered has been friendly and professional.
My apartment was freshly renovated, clean and sleek, the building is consistently clean. and my neighbors that I’ve met so far have been as friendly as they come! Can’t wait for the summer when there are more opportunities to be social.
With all the subpar management companies and landlords it’s good to find guys like Becovic. Keep up the good work and you’ll have a loyal resident in Chicago!

I work for American Realty Andersonville and I love working with this management company. They have wonderful units in the city and are so easy to work with! The staff is super professional and the owner is constantly putting money into the buildings to keep them modern with the times. They are truly one of my favorite management companies in Chicago to work with. As a bonus for tenants, they even report rent payments to the credit bureau which can help you out huge. I definitely recommend Becovic to my clients and will continue to do so!

I moved in August 1^st and all seemed decent. Come winter. The place is FREEZING. I mean absolutely freezing. 52 degrees was the inside temperature. I had plastic up (which would keep blowing off) and left the wall unit near 80 to try and combat and it could only bring it to 52. I later came to find out that the windows are bowed down on their top piece and this is creating huge gaps and letting air pour in. When I contacted Becovic, their solution was to «Nail the window shut». When I told them that makes no sense they send someone who was going to install plastic and that’s all they could do. That window replacement in winter is not possible (false you just need a different adhesive but they’re not willing to spend that extra bit of money, instead they’d rather continue breaking city ordinance).
Then the wall heater didn’t work. I had their onsite maintenance come to my unit that now said it was 58 degrees and tell me «It feels great in here, it’s not cold»; as I’m wrapped in a blanket and have several pairs of sweats on. They finally sent an electrician who checked the heater and he said «We have a problem» and walked out of the unit. They brought in a used heater (again they love to cut cost) which sucks but not as much as the last. Then the thermostat stopped working and they replaced it with another junky old thing.
The window solution was said to take place in spring. 4 weeks from my move out date they finally came to replace the window. When I opened the door I said «What do you need me to move?» He responded with «Well which window is it for?» I said both. He told me «No, it’s for one, I measured it. You’re wrong about both.» I was so done with them that I said forget it.
Let’s move onto the vast amount of construction. They won’t do much to help your unit but they will certainly do everything in their power to get the lobby done to make pretty to trick potential renters. The amount of workers they had and how long they were working was insane. It still looks cheap as they had mostly used products and you can see the less than stellar work by not so experienced workers. Random unfinished tile edges popping out, an weird as hell elevator covering but exposed florescent light, odd.
The elevator worked for less than 50% of my time here. The freight elevator doesn’t work. Shocker. They’re probably getting the cheapest labor and parts and that’s why it keeps failing.
Come the water risers for the building. I’ll have a photo of that uploaded. They stated that they were coming later in the afternoon to begin work on my unit. Come 9am they’re knocking on my door and tearing my bathroom apart. I asked how long do they think it’ll take and Micky (not his real name but the name he gave me) said «it’s looking bad, probably about 3−4pm». As I’m chilling out before having to leave for work I see them continuously coming and going from my unit and not closing the door. They would be gone for about 10 – 15 minutes and then pop back in. That doesn’t work for me, so I called Ambar and asked that she tell them to be mindful of personal effects and close the door and lock it when not occupied.
I came home at 9:20pm (I have this well documented) and my door is UNLOCKED with no one in it and the bathroom is not put back together. Rather, my place is freezing (The lows that night were in the 30s and I’m top floor) due to a gaping hole that they left from the ceiling to the floor of the bathroom. All over the bathroom was dust, debris, and bugs crawling in. Finally someone came to my unit and said it couldn’t be fixed until the next day. I demanded a hotel and was told by Micky «Well, we can’t guarantee that you’ll be approved for it but you can pay and submit it to the management office» Wait, I am expected to go without a bathroom? Mind you, the unit next door, that was unoccupied but they’re trying to rent out was finished way earlier that day. Shady.
The bathroom was repaired the next day and I had to use one in an unoccupied unit. When I got home I found that the repairman broke the medicine cabinet mirror and tried to remedy it with electrical tape.
The water pressure went south and when they sent someone to fix it, all he did was hit the faucet with a monkey wrench. He also dropped a rusty nail that I only found by stepping on it. Thankfully, I stepped on the head and not the sharp piece.
There is a lot wrong with Becovic. They put the image out that they’re for quality and I almost want to believe them, they just can’t deliver and make weak attempts. Looking at Kevin responding poorly and pointing fingers back at the renter instead of taking the sharper tones and finding something that could benefit their name is very apparent. Also their offering money off rent for a Unilocal review to hide the truth is sad. Hey, didn’t you say you’d report to credit bureaus for those that pay on time? Cause you didn’t.

All I have to say is wow! I’m still living in the same building on Granville and I have to say, Becovic pulled out the stops this year and have been amazingly helpful! Lisa, Kevin and Ambar, absolutely amazing service! And Lisa is a dream to work with! Even though they put in a beautiful new brick patio outside with a grill (YAY) and the elevator is gorgeous and the parking is so well lighted it’s like walking into the daylight at night, but what still keeps me here is the staff! They are so helpful, gracious, and caring. A great example, after my car was towed (argh), of course in a panic, I called Becovic, Lisa answered (Lol, that’s how helpful they are, I call them before the towing place), and she calmed me down, cracked me up and then helped me secure parking at one of the buildings, all on the same day! Also, another thing to note, this management company really listens to the tenants needs and concerns. Good example, we have elderly in our building that had a hard time getting up the front walkway during construction of the patio. At our building picnic, it was mentioned to put a guard rail up for them, and literally, within days, Boom, guard rail was installed and ready to go! If there’s an issue, they are on it, with the number one goal to make sure our tenants are not only happy but safe. Hats off to Becovic again and looking forward to more years at this building! :)

Truly Becovic has been making some Big Changes at the Stone Crest Building Located in the Edge water Neighborhood. The time has come to make true the promises to the tenants; and they delivered! From the new Patio to the Bike racks! All new Interior Elevator design, with New Pulley motor; Wow! the changes for the better just keep coming. The great staff and employee team, makes for and extraordinary combination! With great office management From Kevin, and the fine Becovic staff to the devoted maintenance & engineering of the properties, which includes the Stone Crest location.
I truly await the next improvement project!

I’ve lived in a Becovic bldg for just under a year, and have been more than pleased. My issues have been small, but when I have had an issue, they’ve been attentive, and quick to resolve them. I’ve seen a lot of changes since I’ve moved in and each and every time I have received notice and they’ve have stuck to their timeframes. My rooftop deck is aswesome! Jenny, Kevin and Ambr have been there for me every step of the way, and I’ll definitely renew my lease and would recommend them to anyone looking to move north of lakeview.

DO NOT RENT FROM THIS COMPANY. I don’t even know where to begin on how horrible this company and the property is. The staff is INCREDIBLY rude and unprofessional. I have had to have conversations with them about harassment and speaking to me respectfully.
Lived at 5534 N. Kenmore. The building is gross. Has roaches and black mold. I honestly think that living here is hazardous to your health. Stay away.
The building has not passed an annual inspection IN THIRTEEN YEARS. (If you enter the building address on this site it will show their inspections.

The drain in front of the door to the lobby regularly overflowed with sewage, which would then be tracked into the building. Which has carpeting in the hallways. The lobby always WREAKED of sewage and garbage (obviously).
Any request to have anything fixed was ignored.
It took me over A MONTH to get my refrigerator fixed. The repair man would come and just change the temperature and not actually fix anything. When I spoke with Ambar I was blamed for breaking the fridge because I «burnt it out».
Elevator broke regularly and has not been serviced since 2001. Instead of actually getting the elevator serviced they reached out to a company that essentially said «It works fine», printed a copy of that letter out and put it over the inspection certificate so you can’t see that it hasn’t been serviced in 14 years.
On the day of my move out the elevator had been broken for 3 days with out any attempt to repair it. I was unable to move out a couch because of this. I was charged $ 100 dollars for couch removal and $ 60 dollars for cleaning the bathroom and kitchen. The picture of what I was being charged for was the broiler pan and that is it.
I honestly and whole heartedly advise against renting from these people.

He got defensive, commented on my review history and the «poor» condition the apartment was in when I moved out. His statement lacked professionalism and he was obviously not willing to come to a resolution. PLEASE TAKE NOTE OF THIS. STAY AWAY.

I have not yet moved into my new apartment, but working with Jenny D. was wonderful! She answered all of my questions honestly and quickly. Because I am moving from another state and was under a very tight deadline to get a place, her response time and helpful advice were incredibly appreciated. The lease is clear and the process was easy to complete. I submitted my application and got my results the next morning. So far, I’m loving the client portal too!
The guy (didn’t get his name) that showed me around was a little speedy, but friendly and willing to show the places again.
Overall, this was a great experience! Thanks everyone!

I am shocked at how terrible this company is and their lack of regard for their tenants. I lived in a Becovic Building for just under a year and I will never again make that mistake again.
My car was towed from the building unlawfully twice. My kitchen drain backed up and overflowed on to the kitchen floor. My bathroom leaked water from the ceiling and they refused to fix it. The maintenance guys were rude. I had to leave because of the water situation in my bathroom and now they are trying to collect the last months rent despite the fact that the bathroom ceiling is moldy and swaths of water dripping on you.
Hopefully know one else makes the mistake of living in this building. Also if you are crazy enough to live there look for all their hidden fees.

I just want to give credit to where credit is due! Ambar is the best! Everytime I call her with a service issue, Ambar makes sure the problem is taken care of right away! Then she will call to make sure the issue was taking care of! Ambar is a very nice young lady and is always willing to help! I appreciate Ambar and all the work she does! The maintenance crew that works in my building are very nice and very helpful too!

I have not moved in yet — however the viewing coordination and all other parts of this experience with Becovic have been top notch! I had the pleasure of working with Jenny the leasing director for my property in Edgewater. She is clear about everything and actually returns calls and emails in a timely manner. All the fee’s were explained up front, no security deposit and a Unilocal Coupon for $ 250 off my move in fee’s!
Updated properties in their portfolio, a little pricier than the competition but well worth it to me for a good property management company. I enjoy coming home to a clean building with good neighbors. I expect this will be the case for me– if not I will update review of course. Thanks Becovic for making my search and future move painless and pretty painless on my wallet.

If you ever get to rent a unit through Becovic — know that any issues that may arise will be sorted out A.S.A.P. — it’s truly service with a smile!
We’ve been renting a unit with them for a while and anytime there’s a concern about anything, Jenny, Kevin, Ambar and the maintenance team take care of it.
We don’t have to bug them about it.
2 of our room heaters were performing poorly over the last 2 days, this morning I reported it in via their website and because we have 2 babies, I got in touch with Kevin and Jenny (on Jenny’s day off — I never knew this) via phone and e-​mail too.
They took care of it and tonight their maintenance guy came and brought 2 new & sealed heaters in. No more cold. Babies happy and sleeping.
Jenny’s day off and she still responded and helped!
I have a feeling that if we had some random landlord — there’d be issues with a terrible turnaround time and things that just don’t get sorted — with Becovic, no such thing, they handle it immediately!
They just KNOW what to do and they do it!
I am glad we chose to rent through them and should we move, Becovic’s are the first buildings we will look at — service, service, service!

I recently moved into a Becovic managed property and had quite a few issues with my unit. When I addressed these with Becovic, specifically Ambar, they were very responsive and did a great job following-​up and addressing the matters in a courteous way. This is not to say they resolved the matters, though I’m not certain all are resolvable in a linear context.
My rent payment is $ 995 a month in the Thorndale area of Edgewater. I believe that is a bit high for the neighborhood but I think they charge a little higher because the additional services they are adding to the building. $ 50 application fee, which is standard, $ 525 move-​in fee (which could be as a result of my poor credit — mine is POOR — but still a high «fee» when it would be more suited as a security deposit — in my humble opinion), and $ 300 per dog fee. That’s a lot of fees!!! Well, the plus side was for the price of $ 50 I got $ 100 off my first month rent. The other plus side is I have shitty credit and they were willing to work with me. Not many landlords will do that. They assume if you’ve made mistakes you’re a terrible person incapable of change. Well — thank you Becovic for I have never made a late payment and as such have been able to partially restore some of my credit because they report. In fact, I pay early every month and they have personally told me that they appreciate this.
The building I reside in (I am not giving you my address like some of these other wackos) is mediocre. We have a call box code linked to our phones which is nice if you’re not home and need to let the FedEx driver in. A mag key is used to enter the front and rear doors along with the laundry room and fitness area. The fitness center is small with mainly cardio and some free weights. (I requested more weights in the annual survey and they added more.) They washer/​dryers ($ 1.50 each) are on the first floor. When I moved in (June 2014) they said we’d have a bike room. It is May 2015 and there’s no bike room but it’s supposed to be finished soon.
My unit is fair — the bathroom is small, the floors are generic, and the kitchen is a bit crammed. The best part is the location with easy access to the lake path, the Sheridan buses and the L. The thorndale stop can be a little shady at night but it’s well lit and I’ve never actually seen any issues.
One thing I like about Becovic is they offer an online portal where you can see your charges, schedule recurring payments and schedule future payments. This way you can parcel your rent over paychecks or plan to do one payment prior to the due date on the first. If you incur other charges (lock-​out — $ 25; AC Installation — $ 20) they update your portal and you can pay through there. I dislike the premature promises (e.g. — elevator failed inspection over the summer ’14 and the illegal elevator stopped working in the fall ’14 and is just now being repaired in spring ’15). I do really like that when I have a complaint or an issue they make it a point to resolve it to the best of their abilities. I feel a connection to the staff who I interact with more than any other landlord before. I think most of my gripes are more associated with the owner than the actual management. It’s hard for me to give a rave review but also hard to bash them. I think they do their best to keep tenants happy within the confines of their abilities. If you’ve made it to the end of this review you should realize they are good people in a tough job.

I just moved into 4555 n. Malden and I must say, the management and the apartment care taker were a dream. I am from out of state, so the property manager even drove me to my new location so I wouldn’t have to walk. The building manager is a sweetheart. She has been very hospitable and gave a full tour.
When I asked for my walls to be painted a day after my move in, management complied and re-​painted the next day.
My only concern is this is a new building they just gained a few months ago. There is a smell of urine or cat urine from the first floor. It gets better on the second and there isn’t an odor on the third floor. I’m sure this will be resolved in the remodel.
Hopefully they keep up with this good customer service!
