AEP Building Inspector

Used Paul for a 203k Contractor. Instead of doing a thorough inspection, he did a once over and took photos — he didn’t even flush toilets or any basic checks. We asked him to, and he said it wasn’t necessary. Which left us worried.
After having difficulty getting straight answers from him about what would be mandatory vs. desired, he was late getting us the final report (detrimental for timing on this). Then when we shared it with contractors, they said the estimates were completely off and information was not listed correctly (they had worked on 203k projects before). Some of it was just wrong — he recommended replacing parts of heating systems that weren’t even in existence in the home. He also told our lender that getting rid of the lead paint was the biggest safety issue in the home, but never listed that on our report. At all.
We hired a different consultant who did a thorough job (3 hours of inspecting the entire house); he found multiple mandatory upgrades that would be required by HUD that Paul completely missed.
We can’t get our $ 350 back, but please, save yourself the time and go with someone else.
