Bay State Property Inspection is owned and operated by Mark Swab, a fully licensed Massachusetts Home Inspector and fully licensed General Contractor. Mark has been conducting pre-​purchase property inspections in the Greater Boston area since 1996 and working as a General Contractor since 1985. His experience includes over 2500 inspections. When buying a house approaching its 100th birthday, you know there will be issues but it’s hard to tell where to start. I asked my realtor for the most thorough inspector she knows, and she didn’t even hesitate to name Mark Swab of Bay State Property Inspection. Mark started with a visual inspection of the property on the outside, then moved to the inside and tested everything in sight. He explained everything he was inspecting and what he was looking for while also answered my amateur questions all in a way that I could understand. Everything from why a splice outside of a junction box is a hazard to how steam heat operates, air vent valves, and boiler operation. He also was very good at contextualizing the issues he found… some things needed immediate attention and an expert assessment while others could be addressed over time which helped me properly prioritize and negotiate with my seller. After an afternoon with Mark, not only did I have a punch list of items to address pre and post-​sale, I also had the confidence I needed that I made the right home buying decision. I can’t recommend Mark enough.
