I don’t even know where to begin with the comments for this apartment complex. From the beginning the maintenance has been a complete nightmare. Was told we were moving into a newly remodeled apartment… not true. I wrote many notes on the move in report for repairs, many of which still need repair after four months. I had to ask again today for a copy of my report because I never received a copy from the office. Staff has changed constantly. We have had to call the police twice for domestic issues here on property. We have had people picking through garbage at 2 am waking people up. We had to have a new fridge and washer and dryer already since move in 4 months ago… and the doors to cover the washer and dryer kept falling off and it took over 2 months to fix them. Last week we were supposed to get maintenance on a couple of tiles that were falling off in the window area and I came home to a demolished shower/​tub area. Without notice! Where was I expected to shower? No one even called me. I had to go to the office to find out what was going on. I was told three days and they gave me a key to another apartment to shower. WELL, that apartment had NO HOT WATER when I went to shower the next day. So management called and we got a hotel. Tuesday we came home to NO work being done on the shower. Joel the Asst. Manager told us he didn’t know why… then the next day we got told that they had to get a new vendor and it would be finished by Friday and they would pay for our hotel stay… I had to pay up front almost $ 400 after paying April’s rent. Well… AGAIN the work was not done Friday after getting home from work. We demanded that the work be done Saturday… the workers showed up Saturday and finished the shower… BUT we still had to wait until Monday for the finished bathroom work to be done. They left debris all over our house and Joel said too that we would get our carpets cleaned. Not sure how long that will take. Now we have a new Manager Bo, surprise! Now they are offering to pay the hotel charges and one week of May’s rent. I asked to be let out of our lease. I don’t feel safe here and I am sorry I chose this place to live. Bo said will not be let out of our lease and are stuck living in this awful apartment complex. I was told by Bo today that it was «bad luck» with what has happened. Really… I would never say that to anyone and I am in the customer service business. I want to be let out of this lease so I can live somewhere safe and somewhere where I can be proud to live. This place is embarrassing. I am stuck here until the end of November. PLEASE DO NOT MOVE HERE! I am checking into our legal rights as tenants.
UPDATE — We were asked to sign a bogus settlement offer that would stop us from using any kind of social media, realy. We did not sign. Now we have received a five day notice because we deducted what they offered us $ 545 off rent to cover the hotel which I paid for up front. Our shower was not working for six days… they only paid for three days of hotel. These are facts. Things from our move in list are still not fixed over 4 months later. We will be talking to legal advice now. Why don’t you just let us go somewhere we can be happy. I have never had such a horrible time with an apartment complex. We had to call the police twice this week as well for noise problems. This place is a joke… DO NOT MOVE IN HERE WHATEVER YOU DO… The Assistant Manager Joel told us they would clean our carpets after the shower was finally finished and they still have not done that either. The lack of competency continues here. So I will keep everyone updated as this story unfolds. PHEASANT RUN JUST BE FAIR AND HONEST.

I am not the type of person to write reviews for companies… but this place is the worst.
Do yourself a favor and avoid this place at all costs. It is not worth whatever savings you think you may get.
The maintenance is a joke. The staff is awful. Management is even worse.
One of the more memorable occurrences: I lived in a corner apartment near the parking lot and one day I got home to see that someone had broken my bedroom window. It took them a week to replace the window and I had to stay elsewhere. The whole time they kept telling me they were working on it and that it would be done by the end of the day. Nope.
There is an employee named Melissa who flat out lies to your face. I told her right away and she tried to hide the whole thing from her boss. Just look at other reviews and you’ll see others mention her name.
They over promise and under deliver.

Pheasant Runs apartment are no good at all when it comes to service and helping their attends… Shit Complex to the Extreme. They never fix anything here, Washer/​Dryers never work.

These apartments are a SCAM! SLUMLORDS work in the front office. They DO NOT fix anything, and hire the maintenance men to spy on you so they can find out who is coming over and if you have any animals. They set people up so they can collect more money from their tenants. like the 100 cats that are on their property, and if you are caught feeding them, they will fine you– which will be included on your rent and if you are late they tact late fees on top of late fees and will make it impossible to pay so that they can evict you and mess up your credit. MELISSA, BRANDY, and the others are AWFUL, especially MElissa she is the biggest scam artist of them all. I think she is stealing from the company.
Please, I repeat, PLEASE DO NOT SIGN A LEASE with them! You will be sorry!

Update: Maintenance still has not fixed the issues in my apartment, but at this point I’m moving out so I just hope they don’t try to charge me for things that were messed up when I moved in. I do have to say though that Melissa has been a lot nicer lately.
They are trying to make these apartments look nicer on the inside. Recently, they have done some remodeling in some of the apartments. New appliances (great thing since they do need to get rid of these super old appliances), new flooring (no more gross carpet), new paint, etc.

These apartments are horrible. I rented an apartment online because I needed something quick, needless to say I will never do that again. The apartments and the complex looks nothing like it does in the pictures. To start the balconies face each other and many residents have tacky junk on them, and the garden windows are just a place for people to put more of their tacky junk. There are residents who are out wondering and up to no good at all hours. The complex has a very trashy feel. As soon as you step out your door you smell cigarettes. The building is ugly and deteriorating. Also, after I moved in I found out about many hidden fees. I am so glad I only signed a short lease.

Update: Everything is getting better around here. There are still 100 cats running around on the opposite side of the leasing office. So when the sprinklers come on in the morning it smells horrible because of all the waste in the grass. Disgusting having to walk outside and try not to step in a puddle of water then have to worry about the thousand flys that surround the grass and other areas with cat waste. Haven’t seen any bugs crawling around. It’s very quite and people keep to themselves.
