We worked with Justin, Kathy, and team to purchase our home. We were absolutely happy with our experience. Despite a snag in the appraisal process, Justin’s team managed to close our loan on time. The process was very smooth, and we know that part of the reason is that People’s Mortgage kept everything on track each step of the way. As a side bonus, everyone we dealt with was very friendly. We have recommended the company to our family and friends, and would use them again in the future.

I sent an email to the owners Stan, President, and Shawn Morris, Vice President, to give them a chance to hear me out before writing this review. I asked either of them to call me but, neither did. They apparently set the example for Carlos who failed to return numerous calls and Region Manager, Tim Gilker failed to return several calls, he promised to do, but instead delegated it to Carlos, as seen in the text below.
This is the worst experience I have had in you 17 years as a real estate agent. It started with the first lie from Carlos Aduviri who repeatedly said «dis is a done deal, we have everything we need and can close in 20 days» and provided a pre-​approval letter. That’s why I accepted the offer instead of others I had. I heard the «dis is a done deal» numerous times over the following four weeks, including promises that the loan was out of underwriting and loan docs were forthcoming, all a bunch of lies. Then came Tim Gilker, Region Manager, same thing including the following promise:
Carlos — it’ll be done no later than Monday afternoon, but I’m trying to get it done over the weekend with a little bribery. Will you call Ron on my behalf and let him know? I didn’t know bribery was legal in the lending industry.
Another lie! Apparently his bribery wasn’t sufficient enough to get the job done because three days later I received a call from Carlos that the buyer had an IRS issue and the loan could not be approved. This was approximately four weeks after we were to close. Shouldn’t a large loan company with offices in 27 states and 250 loan officers have been able to detect this before verbally guaranteeing me that «dis is a done deal»? I should have read the other Unilocal reviews before trusting this company with this transaction.

I rarely write reviews like this one, but I feel that others need to be aware of the problems my clients went through with this company. I represented a family to buy a house, and they lost out because People’s Mortgage could not close on the loan in 60 days. Please consider any other company to finance a new home.

This company is so shady in the way they do business please use a different company and do a search on reviews before you use any company. We refinanced in late February and was told our mortgage will continue to be with Wells Fargo and the 1^st payment was due in April and when we got our first April statement from Wells Fargo it says our Payment is not due until May 1^st so we called to make sure and Wells Fargo confirmed it was due May 1^st so we make the May payment to Wells Fargo then on May 6^th my wife gets a call from Peoples that we didn’t make the 1^st payment to them due in April and we asked to speak to someone higher up and got the run around and the loan officer Joanna that was so friendly when she did our purchase & refi loan was now too busy to help and said to deal with who ever called us from their company.
So finally I get a email from the CFO of the company Don Masula saying the arrangement made by Dan the original caller was not valid and he was no longer with the company so I asked him for his supervisor and he was more concerned with his title than to help us so he said he is the CFO and there is nothing that can be done so I said Mr. CFO I will give you and your company a review on Unilocal and thanks for the great service LOL NOT!
I contacted a real estate attorney that said normally when a loan closes at the end of a month you will skip 2 months payments before the 1^st payment is due on new loan but since my wife did sign the paperwork saying we have a payment due April 1^st to Peoples that we need to make that payment and I got a call from a Sean today to work this out but we will never do business with them again.

Put an offer in on jan 15 2014 it’s now May 8^th and we are still waiting on peoples mortgage to fix there screw ups and today they decided the person who was taking care of us was not doing his job and gave us a new person but now we are told if we don’t close by the 15^th there is some one els lined up to buy the house I would never recommend this company to anyone

I would never use them again. They over promise and under deliver. I used them to apply for a VA loan in CA, which became one of my worst experiences. They only focus on their bottom line getting the loan approved to a point in which they can resell, the no regards toward the lender’s requests. I received an estimate for my purchase which didn’t even balance out. I understand it’s an estimate, but all the numbers should balance out even if they are trying to guess. When questioned I was told, «it’s an estimate the number will be more clear later.»
Additionally, the loan officer kept sending my personal private information via email with no encryption even after I numerously asked him not too. Now I think about it, that might be against the law in California. They claim to follow electronic, and procedural safeguards that comply with federal regulations to guard my nonpublic personal information, however from my direct experience they didn’t have a clue on the basics when asked. I was unfortunate that I was not able to switch loan companies without taking serious financial risk, during the middle of my loan, or I would have.
Underwriting is underwriting, everyone is going to have a hard time with that, however I would assumed the Loan Officer and Loan Processor would communicate more closely so that I didn’t have to relate information directly to escrow.
Again, as I said in the beginning, I’ll say in the end: I would never use them again.
