Royse & Brinkmeyer Apartments

I have rented for over 30 years and this company is nothing like any other landlord I have ever had!
When we moved in, the shower did not work. We were still moving boxes in from the truck and their repair man already came and fixed it! Within an hour of the call!
They come regularly to do things like change the heat AV filters, check fire alarms and smoke and co2 detectors. They sent annual chimney cleaners, because our unit has a fireplace. We called them because there had been break ins in the area and our front door could be picked with a credit card. They had both doors secured with metal lock plates by the next day! We just signed another year lease and now they offered to steam clean the carpets for free. We are very happy here! And we will only rent from these guys from here on!

My husband and I lived Stonegate Village for 1 year and 3 months (2013 – 2014). When we first moved in, we had some issues with the kitchen sink and our AC. The company was very quick at sending out maintenance to help us solve the problem. They would come multiple times to make sure the issue was resolved, which was great.
After we renewed our lease, we found out that we needed to relocate due to a job. The company does not allow for people to terminate their lease for a fee. Therefore, we needed to either find a sublease or pay the remaining months that we owed. They were kind of helpful in providing us tips on what to do to find a sublease, however once they found out that we were no longer living there and potentially not their customer anymore their customer service declined very quickly.
Luckily, we were able to find someone to sublease our place. The office was flexible in having all parties sign paperwork by e-​mail. However, once we had to figure out how to transfer utilities to the sublessee, Royse and Brinkmeyer was not as helpful. They told us that we needed to transfer over gas and water on our own with some paperwork provided by them, which was fine, and they can help us transfer the electric account over to the new tenant. We did our part in transferring over the gas and water account but Royse and Brinkmeyer did not hold up their end. A month after we moved and the new tenant was living in our sublease apartment, I received a bill from the electric company. I called the office to figure out what happened and how we can transfer the account over. The receptionist kindly transferred me to the staff member oversees this matter. I didn’t reach her and left a message. I never received a call back and maybe because she knew I was unhappy with the situation but that doesn’t excuse her from not returning a customer’s call regarding a lease that they are currently on. Our sublessee was able to reach the individual I wasn’t able to and found out that they couldn’t transfer it over due to her name being spelled incorrectly or something where the electric company couldn’t complete the transfer. Therefore, the sublessee had to do it herself. We don’t mind doing these things, however if Royse and Brinkmeyer told me that they were going to take care of that for us then they should have done their best to solve the issue and not just let it go. Also, they have my phone number so they could have just called and explained the situation and ask for me to do it. Therefore, I give them 3 stars.

Without a doubt the best landlord I have dealt with in Champaign/​Urbana/​Savoy/​Campus. I lived in a 2BD apartment in their Continental Plaza location. Everyone from the office staff, property managers and repair staff were wonderful.
The apartments were well-​maintained and clean and common areas were cleaned weekly by R&B employees.
To give an example of how thoughtful this company is, there was a bad ice-​storm anticipated for a weekday and at 6am that morning, when I left for work, the landlord had left giant buckets of salt by the front door for tenants to ensure walkways/​parking lots would be safe.
I highly recommend this company, I have no complaints and would happily live with them again.

I wish there was a Royse and Brinkmeyer-​like apartment organization where I’m about to move. I lived in the Green St. apartments for 3 years, and I loved it. Sure, there are somethings I might change– I’d love to have my own washer/​dryer and a dishwasher– but at least there were no surprises. Any problem I ever had– maintenance or otherwise– they dealt with promptly and completely. Their apartments are great for graduate students/​young professionals. I’m going to miss this place!

I had an extremely easy move in and move out experience (even with having to break a lease). I kept my apartment in good condition and received my whole security deposit back, even the refundable part of my pet deposit. When you move in they give you all the numbers you need to set up utilities and even leave bottles of water in the fridge.
The apartments are a little dated and they aren’t very sound-​proofed, but on the whole, I’d have to say it was a pleasant place to live (State St. Apts).

I just signed with this company and it has been the best signing experience. The staff are sooo helpful, and understanding. I look forward to staying with this company as long as I’m in champaign!

I just finished grad school and am sad to be leaving Royse and Brinkmeyer after three terrific years. I could not believe my friends’ horror stories about their management services because R&B went out of their way to be so helpful. The two times I submitted a maintenance request online and someone was there the very next day to fix my issue. Every time I emailed or called them with a question, I heard back immediately. I cannot overstate how impressed I was, and remain, with Royse and Brinkmeyer and will be sad to leave them behind.

The worst management ever, beware of bedbugs. Inspite of making me treat the bedbug, they locked my deposit for many days and withheld my deposit for changing the carpet which was totally unnecessary. I have taken pictures of the carpet and they were perfectly fine. I have lost more than $ 1000 from my deposit. Be prepared to loose money unnecessarily if you stay in their apartments.

Wonderful company! I would highly recommend renting an apartment from them. The office staff is friendly and on top of things. Maintenance never takes longer than a day or so. My apartment was clean and well-​maintained. Definitely recommend!
