360 Degrees Apartments

I’m writing this as a CONSUMER WARNING in dealing with the parent company of 360 Degrees Apartments (FMF Peakview, LLC & Greystar Real Estate Partners, LLC). I actually did not rent an apartment at 360 degrees myself, but rather got into a dispute about an application for co-​signing consideration. I can say that their process is faulty to the point of now fraudulent. Their «application» is actually their contract boilerplate, so if any part of it is filled out for review/​approval, they feel empowered to go after you, even if you did not finalize any agreements (i.e. if a potential co-​signor applicant decides against finalizing a contract due to disagreement of terms, etc.). This is happening to me now. I never signed a final version of their contract, only the «application» boilerplate with NO terms, nor any person listed as being the indemnified party. However, having filled out some of their boilerplate contract as an «application,» they kept requesting me to fill out more (ss#, banking firms) so that they could run my credit. Finally, they requested that I sign it because they can’t run my credit without that. What a scam. With no terms, nor parties listed as being a guaranteed lessee, I knew that there was nothing binding me. Despite my warning for them to NOT rent to my sister and her boyfriend (whom I did not know, nor did I know he was intending to live there, thus bowing out as an applicant), they went ahead and did it and I told them they are at their own risk. When my sister and her boyfriend didn’t make rent, they called me, to my surprise and frustration. I also received a large bill for rent, future rent, cleaning fees, etc. I am now in a dispute with them and they have threatened me and grossly misrepresented documents and agreements. It is really slimy. They have a collector that works on commission who has even called my place of employment. It’s very slimy. So, consumers and renters beware. Their contract process is very faulty. I’m an engineer who deals with contracts everyday, so I know where they are wrong, but what is so bad about this is that they don’t care. They got just enough information about me that they think they have a case. Instead of pursuing my sister and her boyfriend for payment, they’re going to the well with the water.

I live at 360 apartments for almost a year. I had problems with a noisy neighbor who would stomp on the floor nonstop until after 1am almost everyday. I complained to management and to the police. Neither would do a darn thing. This place has cardboard floors and you can even hear a small pet walking in the apartment above. I mean this place is extremely poorly constructed. It was so bad at the end that I had to move out. They just charged me $ 8000 dollars even though they didn’t help one bit and built an inhabitable place. Good riddance you horrible people.

I currently live at 360 and have held back on writing a review in hopes of a better experience. It never improved. I’m very glad I’ll be moving soon.
First, when I moved in, construction was not complete (and a year later, it still is not), but I was told that the pool /​hot tub area would be ready within a month, and that the upstairs lounge area would be as well. Nearly three months later, both were ready to go. I was excited about that at first, then I realized, the hot tub area is right outside my bedroom window and I can hear people partying… all the time.
Not to mention:
–Dog poop stains on the carpet in the halls. They’ve been there for 8 months now.
–Construction workers dragging snow and dirt into the halls
— A trash service which has not been in affect for two months, but we’re still paying half price for it
–smelly, scary trash rooms that you have to haul your stuff up to (again, while you’re paying partially for valet trash still)
— A parking spot on the 3^rd floor when you live on the 1^st– why?
–Nasty parking garage with garbage and spill stains all over the ground– no one hoses the concrete even if there is week old milk or whatever that is. Yuck.
— A garage gate that sometimes works
–Minimal visitor parking
— Lack of notification if a package arrives, you’ll need to hunt it down.
— Misbilling the electricity bill for 5 months, then asking for a large payment to make up for their mistake. Really?
The staff members there are friendly, sometimes, but if you have any complaint, expect to become the enemy, not treated like a customer or paying client/​resident should be. It’s odd feeling like you shouldn’t say something when you’re disappointed in the place your spending WAY too much money on.
Once, an email was sent out to the entire list of residences, and it disclosed EVERYBODY’s email. After that, I received an email from another resident that I did not know, thru my work email. Inappropriate and awkward.
Also, if you plan to move out when your lease is ending, do NOT be late with your notification. They’ll need to have a notice 60 days in advance, in writing, even if you talk to someone. Do not turn in this notice 53 days in advance, because you will be charged for the full extra week that you won’t be living there. Even if you tell them 57 days in advance and remember to write it 53 days in advance. No leniency.

This place is amazing! The staff are great, the grounds clean and well maintained, and the amenities top notch. It’s on the pricier side, but that is balanced by all the community benefits for living here. We definitely love it here!

New construction, apartment building, things in general are going to break or go wrong. What is most important is how quickly issues get resolved — esp where you live!
I had a HUGE problem (again, things just happen) and immediately the whole team was on it. They took care of everything as quickly as they could, repaired/​resolved the issue pronto, and already had what they would do for me … all within 10 hours. That never happens! And if you read reviews from almost any other apt complex, you will hear the exact opposite.
They not only fixed everything, but the entire staff — from the leasing agents to the maintenance guys to the management — followed up and followed through even after everything was taken care of. They truly cared, and care.
The building, the apartments, the amenities, the grounds … gorgeous. I’m very happy I moved here and plan to call this my home for a long time.
Of all the places I’ve lived in my life, it doesn’t get much better than this. Kudos to the staff!

The leasing team and management have been nothing but helpful from the initial tour to moving in, nice apartments and great amenities. I highly recommend.

I love it here. The units are modern and brand new. Contrary to other posts I found the leasing team and maintenance staff to be great. Kelsey and Heather have been absolutely professional and responsive to any question or request I have.
Someone complained about price — yes there are plenty of old tired apartments in the area to choose from. Don’t you think he would have compared prices before signing a lease at 360? Look at all of them and if you are willing to pay a little more for a brand new unit go for it. I just transferred here from Las Vegas and haven’t lived in an apartment for years but love the location and amenities. Im in a 2 bedroom and must have quiet neighbors because I never hear them. I looked at several others in the area and am glad I chose this unit. I guess there are always going to be complainers on Unilocal but so far I am very impressed by the property.
