As two poorly-informed, first-time home buyers from NYC, this guy took terrible advantage of us when we hired him to do our closing. He gave his price for the closing, a portion of which he wanted up front. Fine, we gladly gave that to him, but just a few days later, we decided not to buy that particular property, and came back to Mr. Stanzione to inform him of this. We asked then what additional amount we might owe him for his time, etc, and he told us that we’d have to pay the full cost of the closing! Dumbfounded and inexperienced in these matters, we coughed up the full remainder of the closing costs — including County deed processing fees and other 3rd-party charges that weren’t even required since the sale never went through. Instead, all those 3rd-party fees, as well as Mr. Stanziones inflated closing fees — for a closing that never took place — went straight into his pocket! Looking back now that we know better, Mr. Stanzione had a responsibility as our attorney to adjust the closing costs if no closing was to take place, rather than taking advantage of our naivety for his own profit.
