Shelfield Apartments

I write my reviews prior to publication to provide an unbiased opinion as possible. On occasions, after my preliminary review is written, I do have to add to my review due to incidents that occur after my initial writing of the review.
I was an applicant at these apartments but I did not make it pass the application phase so I am not able to review the quality of living here.
Pros
— Rent was offered to me at a rate lower than their website listing.
— There were no hidden fees not listed on their website.
— Friendly and knowledgeable manager. He was taking notes which reassure me that he does his best not to forget any request made of him.
— Accepts indoor cats with current vaccination. He did emphasis that it was my responsibility to keep up on the care of my cats, i.e. cleaning litter box, brushing my cats, vacuuming.
— Covered assigned parking.
— Coin driven laundry room.
Cons
— Rooms are smaller but so is your rent.
— If you have had negative credit or problems in your background, do not waste your time applying at these apartments. If a proper background check was performed, the only thing that could have appeared was a misdemeanor that occurred over 10 years ago. I suspect this is what caused my application to fail. These people absolutely do NOT believe in second chances so save your application fee for a place that does.
— This is part of the second Cons. A proper credit/​background check was not performed for my application. According to the Fair Credit Reporting Act, in the State of California, consumers are given a minimum of 5 days to dispute any negative findings. It is State and Federal Law that any negative findings have to be mail to the consumer so they can dispute it. I have never been late on any credit payment and my credit score is 690. Under this same Act, it is considered unlawful to use any legal incident beyond 7 years so my misdemeanor should not be considered. I do believe in second chances which is why I didn’t proceed with legal litigation, so let this be a warning to the apartment management as well as to the consumers. There are documented cases where the plaintiff has won a total of $ 10,000 per incident where this law was not followed.
Overall, I was greatly disappointed that I wasted my time and money due to an improper credit/​background check. If this is done to you, please follow up with legal action as these people obviously will not change their ways unless this is done. Most lawyers will take your case with a promise of a percentage of your case winnings.

If I could give zero stars I would, DO NOT LIVE HERE! They had a sweet manager before named Carol but now they have a new manager, Derek, and he is very unprofessional and was ONE of the reasons I left. I lived there for over two years and could not believe the condition they have these apartments in and the treatment you receive from the new manager. The apartment was infested with bugs and fleas because stray cats would sit on the patio. I have videos of me outside and you can see them jumping on my legs. Black mold magically appears in your toilet (my naighbors had the same problem). The carpets are rarely changed so they may look clean but they are not. When I first moved in I thought my carpet was pretty clean but after a little water spilled on the carpet and I cleaned it with a paper towel I saw how dirty it really was! The paper towel turned dark grey and over the first week of me living there the stains kept showing up on the carpet. Not only is it horribly maintained but they let whoever applies live there, so you have swat-​teams showing up at 6am to raid your neighbors apartment, police there constantly because of fights or break-ins…not somewhere where I wanted my kid to live. Not to mention cars being broken into, keyed, or hit by another car, even my car was broken into, radio stolen, keyed, and hit. I also witnessed the manager Derek chasing a resident around with a stick screaming, if there is an issue you call the police, or just be more careful who you allow to rent apartments, very unprofessional. They also have hard drugs circulating though the apartments, and even mild ones like marijuana, but its not ideal having that smell come through the vents into your kids rooms.
I was a good resident, kept quiet and to myself, paid my rent online on time every month for over two years, yet was treated disrespect when I was putting in my notice. The manager sabotaged me trying to get into a new apartment claiming I let people live with me that are not on the lease, which is an automatic disqualification. When the new complex called and told me what he had said I was shocked because he had never brought up anything like this to me, or given me notice about the algid lease violation. So I confronted him and questioned him about this, he told me the new complex was not to share what he has said to them, but he «knows» my sister is living with me. I told him if he thought this was true, then why have I not received notice about any of this before getting a bad recommendation causing me to be denied? Well he just kept saying, «Because I know she lives with you».
So here’s the thing he would not listen to, I offered to provide him proof to show my sister actually has her own lease because she resides down the street with her boyfriend, and every morning she would walk over and watch my daughter while I went to my classes. She never lived with me and even when telling him I could ask her for a copy of her lease he refused and said «no she is living with you». I in no way violated my lease, I was a good tenet, paid my rent, kept to myself, and kept the apartment clean, but now I wasted two years there and have no good reference to show for it.
Moral of the story is don’t waste your time with these apartments, the price is not worth the drama you will receive for the harassment you get from there, also kiss your deposit goodbye… apparently they charge $ 60 just to clean the blinds after you leave. Good luck apartment hunting.

This apartment complex is the absolute worst complex that I have ever rented from. The manager Derek, is so unprofessional. He doesn’t stick to his word, lies and is just the worst manager I have ever had to deal with. I highly recommend that you do not live here! There is A LOT of drug use and people coming in and out of the complex all night long. I honestly did not feel safe living here or being by myself at night time. It is also in a really unsafe area on fair oaks, its right next to a very sharp turn as you can see in this video that I linked below. I would just highly recommend that you do not rent from this complex!

I’ve lived here about a month and so far I’m extremely happy. Derek the manager is very helpful and the amenities are great. It’s nice and quiet here.
