Villas at Carlsbad

I lived here for two years, 2013 – 2015 and am very disappointed in my living expeierence. The only good thing about the complex is the location and the manager, Estella, who is a very nice lady and is usually on top of her duties. The maintance and landscape of the complex is absolutely awful. I had to rewash my dishes before using them because wood shaving and dust from the wood would be all over my dishes due to opening a drawer above them. The vent to the range was duct taped and tiny pebbles would fall through the ceiling where the vent is connected. In fact I could see sun light come through the ceiling where the vent is connected. I am very disappointed with how maintance (Raul) took care of things. One of my first, of many, maintance issues was the with the sink plug in the bathroom — instead of replacing the piece, Raul just tied some wire, which he didn’t even have So relied on me for material, to tie some pieces together to fix the problem. When the shower acrylic started to come off, I put in a service request to have it fixed and it and was EXTRMLEY disappointed to come back home to my apartment finding every window closed (after asking Raul to leave them open because my pet stayed in the apartment after I was kicked out) to find acrylic all over everything in my living room costing me about $ 500 in damages. I went to Raul so he could fix the issue and 2 – 3 months later with the issue still unresolved I went to Eatella and she finally took care of it, even though Raul ensured me that Estella knew about it but she was left in the dark. I had items stolen out of my apartment when I was trying to move out as well as my personal documents looked through and my boxes unpacked. Raul and Estella both said cleaning ladies were in the apartment but when I called the cleaning manager he informed me that his cleaning ladies were never in my apartment. I asked Raul for pictures of the apartment that he said he was sent in to take but never received them. My moving out expeierence was absolutely TURRENDIOUS. The stories Raul told me the night I came back to finish moving out about how a cleaning crew was in the apartment, finding my apartment unlocked, and open still shake me. I do not trust the crew at The Villas at Carlsbad and will never recommend anyone to live there. The garages are so tight — you can see the painted over scraped on every garage of a car hitting the wall trying to squeeze into it. The laundry rooms are so disgusting I hated doing laundry. Constantly animal hair, dirt, and trash were in the laundry machines and the room itself was so dirty. I saw people digging through the recyclables every single day. Raul would constantly park his car in the fire lane in the alley I had to drive through to get to my garage, forcing me to drive in the over grown bushes/​trees.

Do not rent from a UDR property, the lease agreement they use is illegal in California, and the company hides behind lawyers to obtain massive profits. I rented here years ago and am in court for breaking my lease. They took my $ 2500– dep and are saying I owe $ 7000– in damages? I left the apartment cleaner than when I moved in… The apartment manager was drunk all the time and our railing up stairs collapsed and a child almost fell off the top floor as they took 3 weeks to fix it… This place is terrible… Google UDR illegal lease before signing one here.

I currently reside here it’s the one of the worst places I have ever lived actually it is the worst place! Not only are these apartments dirty and dated the common areas are filthy I have had a leak in my carport going on three months it’s from my bathtub in my apartment so everyone someone showers it’s all over the cars and ground it has ruined all my belongs in the small area they give you as storage and they just don’t care period I am one of many neighbors who has complained and I’m not the only leak the sad thing is when kids are walking through the dirty bath water thinking it’s ok I am also suffering from effects of mold because of this leak. The bathroom was getting repaired over two weeks ago they still haven’t come back to finish so we have 1 shower in s very small apartment for 4 people. The kitchen has one cabinet for food and dishes.
I could go on and on the grounds and common are is disgusting there is so much dog poop everywhere and trash in herbal including the laundry rooms old broken equipment and also filthy. In the parking are assigned spiders and nests all over its almost unbelievable.
The last thing to mention because I could go on and on is the noise I haven’t slept since I got here people walk past my bedroom and bathroom all night long. I can hear the man quietly talking in the next apartment.
All bottom of the line appliances and again ridiculously over priced it’s just an awful place however Raul is great he is an asset. We were desperate and got swindled into this rent after being told it was 1497 it went to 1935 on the day I signed the lease I had no options to back out all my stuff was on a truck.
I can’t wait to move out of here it’s not worth even a reasonable rent. You really must love to be by the beach to pay this amount for what I consider a slum well all my neighbors feel the same way.

I have lived in three separate apartments at this centrally located Carlsbad apartment complex. The complex manager has done a superb job of systematically upgrading the appearance and functionality of the complex. Raul, the maintenance manager, has always been fast, effective, and friendly. If he was ever unable to remedy the problem, he did a fantastic job on updating me and hunting down the solution.

I love living there it feels like a home and Raul the maintence man is always so helpful I like the layout of the pool and gym in the middle culdesac

Raul (the maintenance manager), is ultra– helpful and always prompt, courteous and remarkably friendly.
Estela, the rental manager is a big help too.

I love living here at the villas!!! It is truly a gem tucked away here in carlsbad! Walking distance to shops and restaurants.

I love the apartment. one important thing to me is aesthetics and maintenence, which is often overlooked in apartment leases. Raul the maintenence coordnator, is always around the coplex working on improvements and projects. Whenever something has broken or needed a little TLC he came to fix it the next day or at least the same week! He has fixed a noisy toilet, made two window screens for me, repaired the crack in the shower, painted scuffs along the walls, fixed a door. not only is he competent in his work I consider him a friend. Many of my friends living here say the same. He is friendly, down-​to-​earth and a good problem-​solver.
Estella the manager here is basically the same way. She is down to earth, Understanding, personable and fun to talk to. She really pays attention to your concerns.
The pool is nice, i always use the hot tub that is great. Mostly adults live here, not many children at alll, except maybe weekends. the water pressure is somewhat low so you have to clean showerheads to get ulll-​strength. its a lovely location!!! i walk everywhere– to work, to the stores and its got great access to the bus and train– i dont need a car!

I lived here for almost two years, and it was an extremely negative experience. The main problem is with the people that live there. They are very loud and low class, and noise in this place travels like crazy. I’m pretty sure the people that lived below me were either drug dealers or on the welfare rolls, because they never did anything but play loud music and watch TV. I’d wake up in the morning and hear their TV, I’d come come from work and hear their TV, and I’d go to bed at night and hear their TV. I called the office several times asking them to intervene and never got a response.
My last call I said I would call the police if nothing was done, which I eventually ended up doing. There is another complex across a fence that also listened to extremely loud music and TV and who could look directly into my apartment if my blinds were open. It felt like living in a Brazilian slum.
About halfway through my time there they painted walls of the building. This splashed white paint all over my window screens, which I got to look through for the remainder of my time there. They never once in two years cleaned the outside of my second story apartment windows, which were filthy by the time I moved out.
There were some other little things that aren’t worth mentioning, but I can’t stress enough that the biggest negative is the residents. They are absolute low lifes which isn’t really the complex’s fault, but nevertheless they will make your time here miserable.

Parking sucks, neighbors are loud af, and management allowed painters to tear up our front patio

My fiancé and I have been looking for apartments this past week and I have Unilocaled all of them to see what we are in for. Even though the reviews were bad we set up a showing with Villas. No one showed up.

People had crazy parties until all hours of the night and noone shut them down.
When I moved out managment said my $ 150 deposit should approximately cover the cleaning bill, but know the cost has magically jumped to about $ 450.
Nice location, but there are better places to go.

Don’t rent from here. My husband’s bike was stolen twice and we saw some weird looking tweaker always hanging around the complex going through people’s car ports.
Also, upon moving out we noticed mold in our house and they covered it up with paint and did not do anything about it for the future tenant.
Be careful.

I’m not sure what happened to all of Villas at Carlsbad old reviews. I did not know you could delete accounts but the Villas had a pretty terrible review previously so I’m sure they’re happy their old reviews are gone.
I lived here for 10 months. They have a great location and are lenient on hot tub use late at night. The people are young and outgoing.
Those are the only positives. Otherwise the management does their best to ruin your experience. They are usually unavailable during business hours. They cut power and water to work on apartments. Mostly, I had the worst experience moving out. I did cut my lease short by two months to move into a house so I had to pay the $ 2000 fee. Plus I lost my $ 700 security deposit and was billed another $ 200 for a new carpet in the living room. I’m not sure how new carpet in one room was $ 900 but it was. Apartments should be a little more lenient on wear and tear costs when they put in extra scraps of carpet in the first place. At every turn, they seemed to be trying to squeeze money out of me.

I’ve never lived here. I never will. The pushy sales critter in their call center refused to answer the most basic questions. Couldn’t tell me prices. Couldn’t tell me what was available. Kept stalling and dragging the conversation on and on for nothing. If that’s how they treat prospective tenants, I wouldn’t trust them to treat an actual tenant with anything but contempt.
