Scott recently helped us relocate from North Park up to Oceanside and the experience of working with him was entirely positive. He’s very professional, smart yet humble, deeply knowledgeable of process and many areas of N. County and incredibly patient. We spent about three months looking at potential houses with him all over N. County and he was always easy to schedule with and ready to help 100%.
One of the aspects of Scott’s skill which impressed me the most, aside from his endless patience, is how he was always willing and able to provide us with insight to various questions without actually leading or pushing us in any given direction. I think there’s a subtle balance there and Scott has mastered it wonderfully. We never felt pressured or directed and we could always take as much time as needed to make our own decisions at every point.

Scott was great helping us into our first home. He had no hesitation working with us using a VA loan, even with being the listing agent on the house and knowing VA approval for the sale to move forward is contingent on the appraisal value. He clearly had a good understanding of the market values since the sale went through without a hitch. With being first-​time home buyers, Scott answered all of our questions and walked us through the entire buying process even before we even committed to using him as our agent.
Scott was always available and helped us close earlier than we originally requested due to the family moving into our rental requested an earlier move in date. I was very impressed that he was even available via email while on vacation half way around the world! From start to finish, Scott always responded quickly and knowledgeably.
Although it seemed like a pain at the time since we were approved through a direct lender like Navy Federal on our loan, it was great that Scott had us go through the process of pre-​qualifying with a second-​party. Because of that, we actually sent the information from the second-​party to Navy Fed and got a lower rate and more money back to put toward closing costs since they rate match.

I cannot say enough wonderful things about Scott Smerud. Scott helped me, from start to finish, in finding my very first home. His legal knowledge or real estate laws removed the ambiguity of all the unknowns in the real estate contract. His calm demeanor, and logical thinking, also helped eliminate a lot of the stress that purchasing a home can bring. Even now, after my home has closed and in the process of remodeling, he still makes himself available for any lingering questions or concerns. Thank you so much Scott. My wife and three kids recently moved from out of state to North County San Diego. A friend from work recommended Scott. Scott was amazing. Scott made one of the most stressful times in our life much much easier. His advice saved us from a couple of bad situations where another realtor could have just let things slide and never cared. Scott saved our home from going in and out of escrow twice, giving us a month of time and thousands of dollars we otherwise would have lost. Instead of making everyone prequalify to make an offer, Scott worked with a lender to confirm buyers were capable prior to any offers being accepted. With Scott’s hard work and marketing efforts, we were excited to receive multiple offers. Sure enough, one offer, and then another did not qualify. We would have spent two or more weeks on each offer, only to start again at square one.
We told Scott the price we wanted for our home. Frankly, Scott felt it was ambitious, and shared the pros and cons of that price point. We discussed the strategies to get our number. Scott executed beautifully on his marketing strategy! Our home sold for almost $ 100,000 more than our next-​door neighbor’s home less than a year ago, and well over all comparable sales! There is no doubt in our mind that we received tens of thousands of dollars more because we hired Scott. We had considered selling our home ourselves, and are incredibly glad that we chose to work with Scott instead.
Not only did we get more money, the process was so much easier with Scott’s help. With clear communication, he guided us through every step of the process, while always taking the time to explain each step and answer all of our questions. We knew everything was getting handled.

I needed to sell my mom’s beautiful condo in downtown San Diego from 150 miles away. My financial advisor recommended Scott. It was the best decision I made during a difficult time. Scott used all of the most effective tools to work through the marketing, sale and escrow. DocuSign was heaven sent for all of the necessary signatures.

I was referred to Scott through a co-​worker, and we were very pleased with the service he provided. When we first met Scott, he was a breath of fresh air compared to the few other agents we had spoken with. Scott is not pushy or «salesy» like most other real estate professionals. He was very much about letting us make our own decisions on what we liked and didn’t like. He could make time in his schedule to speak or meet with us at a moments notice. We saw several properties, and made an offer on two separate properties. The first offer was not accepted, not even countered, and Scott tried his best to get us another go at it but it just didn’t work out. The 2^nd offer we made ended with us receiving the keys. While we did not have the easiest escrow process, it was not all because of anything Scott did or didn’t do. I cannot recommend Scott Smerud enough. Not only is Scott an amazing Realtor, he is an incredibly nice guy. As first time home buyers, my husband and I knew very little about the home buying process. Scott was incredibly patient and knowledgeable and really went above and beyond in making the purchase of our first house incredibly smooth. We had a very tight time line, looking to find and close on a house within 30 days and without Scott I don’t think this would have been possible. Scott was very responsive, answering all of our questions (and there were a lot!) almost immediately by email or phone. Scott took care of everything, scheduling inspections, calling to confirm transfer of utilities, contacting the Escrow company and HOA with our questions, you name it! My husband and I both have busy work schedules and often couldn’t get away and Scott took care of anything we needed on our behalf. Scott is efficient, professional and strongly represents the interests of his clients. He provides great advice without being pushy or pressuring his clients in any way. Throughout the home buying process, he frequently checked in with us to provide updates and to just make sure we weren’t overwhelmed. On top of all this, unlike some of the Realtors we had met, Scott really took the time to get to know us and what we were looking for and this was invaluable in successfully finding and buying our house. We will certainly work with Scott again in the future and recommend you do so as well.
