Lived there for 2 years.
After now residing in other properties, I realize how overpriced this location is and with poor amenities.
Positives: location, lawn, close to school, dog friendly
Negatives: office staff customer service, lack of AC, antiquated apartments, substantial end of lease rent hikes, easy to break in first floor apartments, direct pay only for rent no credit cards.
Weigh it out if you need a North County address. During my term they changed the laundrymat payment system and did not alert the residents. Money lost on a now defunct card.
Thanks to this establishment, I avoid Irvine Company as a whole. BUT… this may be perfection for some, just my opinion. Don’t let it away you, just consider. Happy apartment hunting!

Location of this complex is amazing! It’s close to the beach and many shopping centers. Freeway is very close as well. With location, you definitely pay a price. We were paying $ 1875 for a 2 bed 1 bath without washer or dryer. This included a $ 50 rent for the dog.
Cell phone service is poor here, so was our internet connection. They only have Time Warner and ATT here, and both are inconsistent. Both are inconsistent and Internet constantly cuts in and out. We had to get a booster through sprint just so we can receive phone calls.
Windows are super thin and the apartments are not well insulated. When it’s hot outside, it’s even hotter inside. Units get no ventilation even w the windows open. There is no AC in any of the units.
Landscaping does a great job, but they are extremely noisy and work every day of the week. The management staff made improvements on this, but the leaf blowers try to get every last bit of dust from the sidewalks and streets. They blow dust all over people’s cars and the side walks are not even dirty. The landscaping looks amazing though. It’s just hard to get peace and quiet here if you are trying to sleep during the day or have a baby that takes naps. Maintenance staff are extremely nice, but they have a constant presence everywhere you turn. If I’m at the pool, there they are. Washing clothes, there they are. Playing on the playground, there they are.
Office staff are all very courteous and professional. They are accommodating and attentive for the most part. Pools are heated and this is a plus. Both pools have BBQs w propane main lined to them. Grills are always really clean. There are tons of parking spaces here w one assigned spot per unit. Visitors never have problems w parking. Rent increases yearly with the cost of living.

Some people tend to get overly dramatic in their reviews when it comes to apartment living. As an elite, it’s my duty to write the most honest review I can. Here goes.
Location: amazing. One mile from the beach living. Who could ask for a better location?! You’re right next to the freeway, access to a mall, Costco, plenty of restaurants. It’s a prime location.
Price: expensive. Well, again, you’re paying for the location. The only downsize to the expense, which I couldn’t fathom, is you don’t get washer and dryer (and if you do, they stack, so therefore you’re doing laundry all day long) and you don’t get AC. The typical «you live near the beach, you don’t need AC» just doesn’t work over the summer. We about died of heat the entire summer because we were in an upstairs location with no ventilation. Hot! So if you want to pay a mortgage for a 2 bedroom apt with 1 bathroom but no AC or washer/​dryer, then this is your spot.
Maintenance/​office staff: all very accommodating, very friendly and very nice. No complaints here. When we needed help, they were there for us.
Landscape: holy moly! Every day. 5 days a week 8:30−900am they come out with their blowers or lawn mowers. It’s nice to keep the area looking great, but sometimes we just want some peace and quiet. You’re not going to get that if you work nights or have a baby who needs a nap. Especially when it’s hot outside and you need to open the windows (remember no AC). Keep that in mind: I highly recommend you think twice if you work graveyard.
Overall, I start with 5 stars for location, staff, maintenance and the overall area of the complex. Minus a star for price and minus one star for landscapers. My suggestion is to stop raising the prices every year. People own homes they pay less than this kind of rent! Also, keep landscaping down to a minimum. Where I live now, they come once a week and the area looks great! We can value our peace and quiet but at the same time not live in a dumpy area.

Their maintenance is AMAZING. Same day to next day service EVERY time. The pool and jacuzzi are AWESOME and always work. (Gym needs some work). Super clean surroundings. I love inviting people over, the area is fantastic. Laundry room, tennis courts, basketball, mail… all available and convenient. Also, I work in the day so this isn’t very bothersome for me, but my roommate has complained forever about the landscaping. If you work at night, you will need to ask the leasing office if they have a designated ‘quiet area’.
