Pacific View

We have lived here for about six months and hope to upgrade to a two bedder soon. This place is amazing, contrary to what some people have written. Just to clear things up for potential residents…
The staff — Incredible! From day one, being just passer bys looking for a new place to rent, they have been more than helpful and accomodating. Lucas went well out of his way to help us, even taking us to their other two locations various times while we decided which location we wanted. To those who have written terrible things about the staff, I’m sure your approach to any concerns could have been nicer. People are more willing to help those with a positive attitude, show respect and be given respect back. I’m sure they are doing their job as best they can given the resources available to them at the time, so don’t go into their place of business all hot-​headed and expect them to be happy to assist you.
Noise — For those complaining of neighbors being noisy or being able to hear people sneeze, you clearly have never lived in apartments. If you want complete silence and to not be able to hear anyone else, rent a house. And maybe, just maybe, if you get to know your neighbors and not try to sneak in and out like a ninja, they might actually be more mindful of their noise making. As for the gardening and maintenence noise, close your windows if it bothers you that much. I’m sure if they only gardened once a month people would complain about the place not being taken care of often enough. Just appreciate the greenery.
Bugs — If you can afford to live here, I can only assume that you can afford a $ 3.00 can of bug spray. They don’t need to pay someone to get rid of one spider for you. As for the ants, we’ve never had a problem here but have in the past elsewhere, find out where they are coming in and spray that area.
All in all, this place is what you’d expect with apartment living and if your expectations are unrealistically higher, then I guarantee you won’t be happy here or anywhere else. This place has a great view, is in a fantastic neighborhood and shows off a lot of what Carlsbad has to offer. If in doubt, go and stand on the corner of Whitman and Hemingway at sunset and appreciate where you are in the world because there’s definitely worse places to be.

I am heartbroken leaving this place. It truly and honestly feels like living at a resort, very comfortable.
Pros:
Gym is great, you probably don’t need to belong to another.
Beautiful, dog friendly, and maintenance is almost always there same day, for anything.
Appliances are all brand new.
Cons: (all relatively minor)
People sneak into the pools all the time. Security guards are inadequate most people I meet don’t live here. One told me a neighboring hotel actually recommends sneaking into our pool.
Cost is high for the area, but by a little not a lot. You get what you pay for.
Office turnover is tremendous. I think at least 10 people in the office left in my time there. Some staff is way better than others.
Renovations are great but lots of issues with construction caused stuff to break or fail. They fixed it all but why not do it right the first time.
Construction or painting is always happening. This can create during the day noise, but they are good at keeping it between 8 and 5 weekdays.

Part 2 of 2 — Post Move-​in
(Part 1: Leasing)
Part 2: Resident
Now that we have lived in Pacific View for a month, I am writing my second half of the review about my experience living here.
(To give you context, I’m from Massachusetts, have lived throughout New England in both city and suburban settings, renting and owning.)
Move in Day:
We arrived on a Sunday after a 5 day drive cross country with a cat. Exhausted doesn’t begin to cover how we felt, but we were so glad to be «home». We made it here a few hours before the leasing office closed. There was a gentleman from another one of Irvine’s properties who was filling in at Pacific View that got us «checked in». He was polite and courteous, as has been everyone I’ve worked with through Irvine.
Once we arrived in the unit, he checked to make sure all water and appliance were working and told us if we need anything to call, and went back to the office (normal procedure in my book). The ²⁄₂ unit we rented is on the 3^rd floor and was fully renovated — and all the finishes were lovely — white walls, white cabinets, light colored countertops (I think they’re silestone) with light carpet and dark vinyl flooring in the bathrooms and kitchen (made to look like wood floors).

The Issue:
I realize shortly after the gentleman left, that the apartment hadn’t been cleaned after the renovations were finished. Keep in mind this is a new, very nice apartment, but there was dust all over the cabinets and countertops and floors, the bathrooms had the same residue, and I was pretty upset about it.
I called down to the office, ready to have to «fight it out» to get it professionally cleaned (they charge you to have the apartment cleaned when you move out, so I felt I deserved it perfectly clean when I moved it. I’m a clean-​freak to boot, so this was doubly concerning to me.)
I spoke to the same gentleman (the one who doesn’t usually work there) and he sent up a porter immediately, and even he saw how much cleaning needed to be done. He said he would talk to the management and that I would get a call soon.
The Fix:
Maybe 15 minutes later, Heidi called me from the office. I told her what I was seeing, and before I had a chance to start my plea for professional cleaners, she began sincerely apologizing. She sounded more upset than I was! She was honestly, sincerely upset that the apartment wasn’t clean, and told me that a professional cleaning crew would be there as soon as she could get them.
I was so relieved, I nearly cried!
Heidi stayed in contact with me, got the cleaners out the next day, and they did a SUPER job getting the entire place up to my very high standards.
The Resolution:
Heidi stayed in touch with me over the next few weeks to see how I like the cleaning, how we were liking the place, and if there was anything else she could do. She was a pleasure to talk to every single time, and I felt like I mattered; like I was a person, and not just another tenant.

Overall Impressions: (trying to address issues I saw in other reviews)
Tenants:
The building that we’re in seems to be mostly couples and families.
I’ve never heard or seen parties or any kind of noise nuisance. I know there are dogs in this building, but I never hear any.
Sounds:
We don’t hear anything from our direct neighbors, and we have them on both sides, and below us. I will say that once in a while we hear some television from below us in the evenings on weekdays, but it’s so minor, it’s hardly worth mentioning. You can only hear it in the living room if your own TV is off, and you can’t hear it in the bedrooms at all.
Bugs:
We have had probably 5 — 8 total bugs we’ve seen since moving in. They’re some kind of small black thing (I would call it a small beetle if I had to pick something.)
No ants, and 2 small spiders (skinny, not scary fat ones).
Maintenance:
My husband has been home since we moved, and we have had 1 water shut off that we were given 2 days notice for, and it was only 2 hours from 1 – 3.
There is a crew here most days working on painting, cleaning and yard work — but you can hardly hear any of it! (If a garden trimmer bothers you, you need to chill out.)
I LOVE that they are always keeping the place looking so nice!
Pool:
Clean, perfect temp, amazing. It’s my favorite thing here.
Gym:
Cleaner than any health club I’ve belonged to. Not too busy, you can always get on a machine. The treadmills have TVs built right on them! Top quality equipment.
Bottom Line:
The leasing process was easy and fair. The local staff onsite are courteous and helpful. The maintenance crews are professional. The grounds are beautiful. The pool will make you feel like you’re living at a five star resort.
Don’t forget the free yoga classes by the pool, the club house you can rent out for parties, and the food trucks that come by a few times a month.
We are so thankful we found Pacific View, and would highly recommend it!

I have been living here for the last two months and I’m highly disappointed. The bugs here are atrocious! We keep our apartment extremely clean, yet there are still ants. I went to the office to have the exterminator over to spray. We put our name on the list on a Sunday and was told they would come on Friday. But guess what, they never showed! Totally unacceptable, not to mention how much we pay to live here we should not have this issue.
They also do not maintain the outside of the apartments. There are two black widows outside the steps to our townhome. We have lived in many apartment complexes over the years and every place sprays outside and in to make sure problems like this don’t arise. Apparently, Pacific View Apartment doesn’t care about their tenants.

I’m a SAHM so regardless if the pest company now comes Thursday instead of Friday, I was here and they did not show.
As of last night, my 2 month old daughters bedroom and bathroom are now infested with the ants. Prior to last night, the ants were in the laundry room and kitchen, making it difficult to get laundry done or cook in my own kitchen. Now I can’t even have my daughter sleep in her room.
I called the office yesterday (during business hours) and I’m still waiting to hear back. I would like to k ow how you plan on rectifying the issue in my apartment.
I’m glad the exterminator will now treat the exterior, I’m sure that will help. However my apartmentire is uninhabitable and I want a solution now.

I’ve been living at Pacific View for 7 years. Some of the comments made here are ridiculous. Granted, the buildings have had some cosmetic surgery of late but look at the outcome! Beautiful and clean. The color choices look very nice. I have never had or have seen a cockroach. There have been issues with ants but I chalk it up to a seasonal thing. People have to take responsibility in their apartments by taking care of them and that means CLEANING regularly. That means walking to the dumpster and placing your trash inside the bins. This doesn’t mean slinging the bags over the wall. That means picking up after your dog. These issues aren’t about Pacific View they are about some people that are lazy and sloppy.
I find the Leasing Office staff to be very friendly and accommodating. A place is only as nice as it is maintained and the Maintenance Staff here is awesome. They are friendly, knowledgeable and trustworthy. The Landscaping company that works here keeps up with the trimming and general cleanup on a continuing basis.
I’m happy to live here!

YOU DON’T WANT TO LIVE HERE !!! I just finished a 14-​month lease and was so extremely unhappy after the first month. The apartment management people lied to me before I signed my lease about the noise at Pacific View (there is a Water Desalinization Plant being built on Faraday and the work goes on ²⁴⁄₇ — they told me it was going to be a veteran’s park. I was also lied to about the rent — which was «Bait and Switch» — another illegal way to operate. Turned out to be $ 200 more than they quoted me — but it was too late for me to find another place. I had extremely noisy neighbors (a group of 4 young guys living in a one bedroom apt next door to me who played REALLY Loud music with a subwoofer until 4am every night !) And management did nothing to stop them. This went on for 10 months until their lease was up and they finally moved out ! Then management took back all our patios for 4 months and jackhammered out cement — we were not allowed to use our patios for those 4 months — which is a violation of the California Civil Code. And dirt and mess was everywhere ! (And the construction workers tried to break into my apartment when I was at work ! — Management did nothing about that — nor did they even apologize to me !) They also forced me to remove my already-​existing satellite dish from my patio –which cost me more money to get different cable service. Then I found out several other tenants weren’t required to remove their satellite dishes ! And they were constantly turning off the water for repairs which goofed up the plumbing — and they charge the tenants for the water they use at the apartment complex — which is a lot of water ! (They add it onto your water bill — which is billed by them — so you are under their complete control… My water bill was twice as much as it should have been. And the garage door opener hardly ever worked right — so my car was always getting stuck inside my garage when I needed to leave. And their workers were constantly blocking my garage door with their trucks. I tried to get repairs done in my apartment and almost all of them they refused to do saying: «This is the way it is !» AND — they charge a great deal for pet rent and BIG pet deposits !! Did you know that if you get a note from your doctor that your dog and/​or cat is a «COMPANION» animal (that it reduces stress) — that no apartment owner /​management company can charge you pet rent or pet deposit (s) !!! Apartment complexes have been ripping off tenants for far too long ! Pacific View is owend/​managed by Irvine Company — who are notorious for this type of behavior. All they are interested in is the rent money — not in taking care of their tenants. Also — they use «recycled water» for plant irrigation — so when the sprinklers run at night — it smells like sewage. Not a nice thing to smell at night.
** I have given Pacific View one star only because NO stars isn’t a choice.

9−5−15:
UPDATE Just renewed my lease for another 12 months. Jamie and Heidi in the office worked to get a more reasonable increase on rent so I am set till 10−26−16.
8−2−15:
I have lived here since September 2014 and the staff and maintenance people have been very good. Yes there have been maintenance projects but everyone of them has been to improve the property. These include interior renovations, new gym and business center, complete painting of exterior buildings, railings, patios and garage doors. It would have been nice if they also replaced the showers, washers and dryers.
I have a second floor unit that faces Cannon Road and looks out over the lagoon. Yes I get road noise and at times it’s more than I like. My only other issue is the fact the walls are lacking insulation and I can hear the people above and too the sides quite a bit. Some tenants need to learn to take their neighbors in consideration when being noisy instead of slamming doors.
The maintenance team has been excellent. All request done in a timely manor and all the guys put on paper booties and even brought in a UPS package that had been delivered.
Management does not control people who leave trash by their doors and the ones who are too lazy to walk to the trash area and actually put it in the dumpster. Also people need to learn to have old mattresses removed when a new one is delivered and not put in the trash area. Again not managements fault but the lazy people living here. My god how did they grow up as children? Any moron should know where to put trash and not slam door!!!
Lease expires in October and it will depend on the rent increase if I will stay or move back to Orange County.
Overall very good experience at Pacific View and some people are just whiners and or live like slobs.

I don’t understand why there are so many negative ratings.
My go to gal in the leasing office is Anisha– she’s honestly the nicest person. However, she just left on the 6^th. That being said, Lucas and Heidi are still there are they are super nice as well. I’ve only had one bad experience with the leasing office and that lady was released from her position prior to my move in date.
The price was reasonable when we first moved in but it has increased substantially. You, as both a resident and potential client, must realize that that has more to do with the real estate in the area rather than the Irvine Company. I was told there were three things that impacted it however I can only remember two– the area is getting more popular among younger couples starting out, the schools are top rated. That being said, the houses near by Pacific View off of Whitman Way go for about 1.3−1.5 million at this time. I wouldn’t consider the apartments themselves luxury living though.
OKAY SO IN REGARDS TO THEIR FIXING THINGS like one of the pictures shows in a prior review. I’ve gotten texts saying the water will go out, but it didn’t and that they were making repairs and I’ve only ever heard them once. They never make repairs at night and tend to do them mid day so that they won’t bother you. They are repainting parts of the complex and they are trying to overall IMPROVE the complex.
I’ve never had any problems with pests. I’m not sure if you can hold them responsible for the garbage area instead of the residents. That being said I do know that their are a couple of buildings that are home to cliff swallows, who are simply adorable but they do chirp.
If you have an outlet that doesn’t work or the like you can put in a work order. They will fix it. If you are not home they might not be able to find it without you though.
I took down a star because of the pricing and the fact that I’ve had two work orders were not responded to. Anisha took care of them. I also had to put in 2 work orders for a small leak in the washing machine (the machine was dry so no one knew where this mysterious leak was coming from). Heidi had the machine replaced the third time so it would not be a constant problem and the new machine works great.

If you’re not willing to pay alot of money and put up with their crap then do yourself a favor, find somewhere else. I have learned that this complex was bought out by Irvine company wasn’t that long ago so they have A LOT of major issues to fix. They will constantly interupt your daily life with those issues at your expense then crank up the rent in the end. They dont care if your a housewife with kids, working from home, or graveyard. I personally not happy with this place, not for what we paid for.

Pacific view is an awesome place to live they have an awesome friendly staff that will help you at any time. They also have a very save neighborhood and very kid friendly would recommend

If you are looking for an apartment, look the other way. This place is a real beauty in the outside but rotten on the inside. Their advertisement of «renovated» is more like in Constant Renovation. Unless you have a lot of reserved tolerance, you will be constantly inconvenienced with water shut down with out any notice. Yup be prepared for water shut down while you are in the shower! Maintenance Suck!

Pacific View is a nice complex and the updated units and amenities make it worth the cost if you value the following things. It is a quiet complex that is gated and up on a hill away from city noise and traffic. It is surrounded by trails, a nature center and views of the lagoon and ocean. The pool areas are amazing and the gym is well equipped. We used them both almost daily. The staff is friendly and helpful. Anisha has been helping us recently and she is very good at what she does. The entire office staff is very attentive and we could not have asked for more from them.
Our stay was only 6 months until we decided where to settle in. In that time there was some pretty heavy construction going on to improve the community and there were men walking around constantly between the maintenance crew, landscapers and construction workers. I have been home during the week days for the last couple of months to experience the noise that is described by the other tenant reviewers on Unilocal.Yes, it was a bit annoying. However, our experience was that the staff tried to give us as advanced notice as was possible and during a month when the construction was going to directly affect us, we were given a rental discount. They were open to all discussion and all of the workers and maintenance staff were respectful and friendly. Apartment communities have to have construction sometimes. If this is going to be a deal breaker, wait to rent here until it is over and it will be even more beautiful.
We just moved out this month and South Oceanside is the complete opposite of where we were. If our need to be right next to the ocean ever becomes weaker and our rental budget ever goes up… we would definitely rent at Pacific View again and Anisha would be our first call.

I have to agree completely with the review written in December of 2014. My husband and I traveled across the country for a job opportunity after being homeowners for 25 years. The thought of apartment living was depressing to say the least! I looked on line while we were still lived in North Carolina and called Pacific View right away. The pictures were so pretty but the reality was even better! They are so beautiful and I love the pools and the business center and work out facility. I have to tell you though, that the best part is the staff. They greeted us with such open arms and care and concern. It has meant the world to me!!! They were awesome talking to me over the phone and it just got better when we arrived!!! They are such amazing people. I think you have to be «nice» to be hired here!!! Customer Service is hard to find these days so the genuine acts of kindness go beyond measure. Thank you from the bottom of my heart to Mirian for all her hard work and patience, Anisha for your kindness and helping me in the Business Center when I couldn’t figure things out! and to sweet Lucas for your personal sweet touch and your encouraging words! You guys are amazing!
Pacific View is the place to be, don’t miss out!

Code DNR alert!!! Do Not Rent… especially if you 1. Stay home during the week for any reason (retired, stay at home mom, etc) 2. Have any alternate days off other than Sat/​Sun. They are constantly working on this place EVERY FRICKIN DAY! Day off on a gorgeous Wed, want to enjoy the pool… NOPE not gonna happen. The Roto Rooter dude is too busy with his loud equipment unclogging some sink! If only videos could be posted (come on Unilocal let’s get going on that!) Oh the noises I could share… desalination noise starting AT 7:00am every morning sometimes even on Saturdays, renovation of apts all day long above/​below/​next to units for a month at a time, jackhammering of balconies (6 – 8 week project per bldg)…the list goes on and on. BEWARE! The place looks gorgeous and you would think that because the buildings are already established, it will be quiet and uneventful. Lest you be fooled! The Irvine Company has jacked up rents (about $ 200 per unit for newcomers no matter the floorplan) and your money will be paying for all this work that is not only a waste of money but also LOUD and inconvenient! Per management, there are more projects in the pipelines and there is no end in sight. Don’t say you haven’t been warned! Maybe, just maybe, in about 4 years when they are finally done with this place it might be nice — but it is not right now. To boot, the property is very close to loud roads and what’s frightening to me — LOTS of power lines. Fetch yourself a little beach cottage instead (easy to get for what the rent is here) and save yourself the grief of renting at this place!

On 1−8−15, my car was «keyed» in the parking lot. Our car was stolen from the parking lot two years ago. Camera surveillance is needed in the parking lots. Our apartment has flooded three times. We have been plagued with roaches. It costs $ 4000 to break a lease! Constant construction projects and desal pipeline construction have been inconvenient and noisy.

Irvine and company is one of the worst property management companies around! I don’t even know where to start.
Pacific view is by far the worst apartment complex I have ever lived!!!
Over priced, barely any amenities, poor management… The list goes on.
Since living here I have been accused of having dogs when I didn’t have them (now I do) but didn’t at the time I was accused. I felt with 4 months of harassment about having a dog before I actually for one.
A few weeks ago they left a note on the door stating «it has come to our attention that your children have bee riding scooters through our community. The terms of your lease exhibit A, section B, prohibited the use of scooters and any other recreational, sports or hobby equipment within the community». This was left on everyone’s door. Now I don’t have children but you have got to be kidding me with this note!!!
They also have left several notes about construction. The notes advise you of the construction happening that day on the building with no warning!!! This is not minor construction either.
There is always something wrong with the building (s). We had a water main break a few weeks ago everything in our garage got completely socked. Granted they may not have control of that but the plumber told me that the buildings piping and set up was made cheaply!!!
They seem to turn off the water in the buildings at least once a week. Due to ao a issue. Today they sent a text out at 9:22 am to let us know the water would be shut off from 9:30 to 11:30.This was not an emergency situation this was something they where able to give much more advanced notice for but didn’t. Luckily I’m off from work today but would have been mad if I had to shower before work and couldn’t!!! I pay way to much money for these inconveniences.
We have also had problems with cockroaches. Very disgusting!!! Apparently every one I’ve spoken to in the community has had issues at one time or another with them. As well as ants, and mice.
Also this is a pet friendly community yet I’ve had nothing but problems with fleas! Being that we have ants, cockroaches and fleas I think it’s save to say they don’t treat the property for Pest.
Do not move to this apartment complex is my suggestion to anyone out there looking at properties. Our lease ends here in a few months and I honestly can’t wait!!!

If you like living with ants, being lied to by management, a team that doesn’t know how to communicate, trash piled outside dumpsters, your parking spaces taken up by construction stuff, construction going on in the apartment grounds and in surrounding areas, terrible noise from traffic, having nearly every appliance — including your toilet — break within one year, cheap carpet, and paying a fortune for all of the above ($ 600 more per month if you have to go month to month), this is the perfect place for you.
If not, look elsewhere.

I don’t understand why this place is even getting 5 star reviews? This is not luxury living! Beware! Wolf in sheeps clothing! Cheap materials and fixtures were used to build this place.
I’m so glad our lease is ending! But not soon enough. We should’ve known it would be horrible living here after we had an awful experience before we even moved in. Our leasing consultant sold us on things that weren’t even true when it came to signing our lease agreement. We were coming from another Irvine company property and told that we could transfer without any issues. Well that wasn’t true. We couldn’t back out because we were on a tight deadline to move from OC to SD and we already paid the deposit and credit fees.
This place is NOISY!
— The floors and walls are so thin that I could hear my neighbors sneeze, cough, yawn, slam their front door and walk. And I live on the third floor!
— Gardeners are working almost everyday. They start early in the morning (8am) and finish a few hours later. Not very fun if you wake up later. Maintenance is also always working on something that requires heavy machinery and they too start work in the morning. Although not as early as the gardeners.
— We also received a call from the office while we were at work because our neighbors were complaining of someone playing loud music. This was during the day, while we were at work! We don’t own a radio nor sound system and we sure weren’t playing loud music while were out. I don’t understand. We can’t complain because gardeners are noisy but if tenants are the ones making the noise they get called on for it? Again cheap materials used!
The first week we moved in I called for maintenance to fix the faucet and complained about the water pressure. I was told the entire complex has low water pressure. Our kitchen faucet has the hydrolock sprayer feature but since the water pressure is so low, the hydrolock feature doesn’t stay on the sprayer. Because the faucet was loose I asked if they could change it but was told that since it still worked they wouldn’t be changing it. Don’t expect to take a quick shower or finish hand washing your dishes quickly because there is not enough water flow to allow it. Even if you use the dishwasher don’t expect all your dishes to come out clean. The water pressure affects the dish washer and the washer. I’ve complained many times and no one seems to care.
Don’t rely on the business center either. The internet is spotty at the business center and was down for 2 weeks once. All they could say was that they were having it fixed as quickly as they could. 2 weeks is not quick enough.
They have an alert system that texts you with updates on events going on or any property issues. I never received them and after complaining 5 – 6 times about them shutting off the water without prior notice they told me about the alerts that they were sending and apparently I wasn’t getting. Still even after them adding me to the list they still shut off water or park their maintenance trucks behind my car so I can’t pull out and have to wait hours for them to finish their work to leave. The entire complex also received a text about a tenant not paying their full rent on time. Can’t believe the lack of customer care at this complex.
The only pro is that you never have to worry about parking. You get an assigned carport or garage and if you have another car you can park that anywhere. There is no parking patrol so you’re guests don’t have to worry about their car getting towed.

I have not moved yet but this was the favorite of the properties that I viewed.
Great pool, well laid out property and landscape, beautiful serene setting. My only concern is proximity to shopping. Oh yes, Mary is the best. I hope they have 3 bedroom that is good!
I lived there and finished living there. I demoted my rating because the billed me 230 dollars and took my security deposit. This is fraud!
Know your rights:

It’s been almost a year THANK GOD – that means my lease is nearly up. From the first week they started with the everyday gardening and now that I’ll make my way out of here, they’ll end with it.
Listen. They’ve been starting now as early 8:00 AM and go to about 11:00 AM. Then, they start again an hour later and go for another hour or so. Sometimes they’ll garden in the same area multiple times a week and on consecutive weeks. Look. Sorry. Foilage and grass just don’t grow that fast. I’m beginning to think it’s job security or something. You can’t even complain and I have. So much so that I’ve given up. The woman in the office’s excuse is that «most of the people are gone during that time.» I’m paraphrasing. I work from home and I’m sorry – there are many people here during the day that they are disturbing with their nonsensical gardening.
And you know what what. It’s not only that. The walls are too thin. You want to hear your neighbors sneezing and grunting and stepping from here to there, than this is the place for you. The fixtures are cheap (at least in my apartment). Water pressure is always giving out. Then you have to call the maintenance guy and about a week or two weeks or a month later, it will give out again – depending on which maintenance guy comes to fix it. I’m not even calling again. I’m done. I’ll be traveling a lot until this is over.
The pros are :
At least for the most part the people who live around me are quiet and respectful. It’s been a year and I have never seen my neighbors and I like that. That means, they’re quiet.
Also it has been very safe and secure – although I make sure to lock my doors. I mean, don’t be stupid – lock up.
