Flower Fields

Lived here for 5 – 6 years and just watched the price skyrocket even though no upgrades were provided. $ 2200 for an older complex on the border of Oceanside? No thanks. I called a few times during our tenancy to check rates and of course they were offering cheaper rent for new tenants. Typical.
We used to get free carpet cleaning on lease renewal ever year but literally had to beg to get it done last couple years.
New management would change every year, with each new employee being seemingly more corporate and clueless than the person before.
Had nightmare neighbors move in upstairs that would literally have dance parties until all hours, complained numerous times, no change.
Two stars because we had a nice view of the canyon and the maintenance guys were awesome.

I visited friends here recently and enjoyed my encounter with the staff so much I felt it necessary to post a review. First of Christian the property manager was very helpful. Even though he was hosting a resident, he took the time to give me clear directions to my friend’s new apartment and even called my friend to make sure I arrived ok. The overall cleanliness of the community was refreshing after living in the community I do now. I’ll be considering this property when my current lease is up!

I’ve lived here for 1.5 years. The location is great and the small village like feel was a huge draw. This place has so much potential, but be forewarned, this is owned by and investment group and fee managed by a company called Alliance Residential that maintains their contract based on spending the least amount on repairs/​amenities/​staffing/​security and maximizes the rent. Nobody cares about the residents here, it’s just an investment money maker.
Pros: Nice location, close to Carlsbad Village, attached garages, clean pretty pool area
Cons: $ 100 per month pet fee. No a/​c, very old drafty windows, single ply wood garage doors with large enough gaps to see in/​out, lots of homeless people in the area (one guy was sleeping inside of the dumpster one morning when I took out my trash, no amenities other than pool. No nothing… just basics. Lots of dog poop around property and no privacy if you are in an area near grass. There are so many dogs that people walk them right outside of your windows, patio, front door… hell, there has been urine and poop on my sidewalk and by my care. The office will not accept your packages, no business center, steady decline in the quality of residents. Most have moved out now due to the terrible management, staff turnover and not having requests handled. I have had three floods, rusty water due to pipe broken behind a wall (and they refused to believe me until the pipe burst and flooded my apartment). The patched drywall in two areas are still sitting there rough, not sanded, textured or painted.
Buyer Beware: You’ll sign on at one rate and when it’s time to renew, count on at least a $ 150 – 250 per month increase for a year, double that for six months and triple that for month-​to-​month. They will not work with you and do not care if you move out. They wouldn’t even work with me when I was very seriously ill and could not move. I asked to stay for three to six months until I was well enough to move at the 175.00 increase. They wouldn’t hear of it. You are not a valued resident, you are a dollar sign. The new manager Christian is a nice guy and does the best he can working for rotten company like Alliance.

We lived at Flower Fields for a year. Great location and we loved being close to the village. We were able to bring our dog (for a fee each month) and we enjoyed the apartment.
Just before our lease was up we found out that if we went month to month, our rent would go up nearly $ 700! Our option was to sign another year lease at an extra $ 150 a month or find a new place to live. We ended up quickly finding a new place to live. Something to think about before you move in.

This is a great community. We love living here and would recommend checking it out. It’s small enough to get to know your neighbors. They do allow dogs which was a bonus for us.

I feel like I am home! I have hated apartment living but Flower Fields has welcomed us with open arms and I don’t think I ever want to leave!
They newly upgraded/​renovated the interiors and man am I in love with them! The deep hardwood flooring is gorgeous and so easy to clean, carpets are neutral and so easy to design with! Stainless steel appliances that are honestly fantastic, and IT HAS A DUTCH DOOR! You know the cute ones where the bottom and top are separate… Perfect for cooking and entertaining outside on our patio! The staff are fantastic, Tasha and Jessica are so friendly and always willing to help.
Sure they are doing some major pool renovations the moment we moved in but man am I excited for the finished project!
The only thing I can think of that isn’t absolutely wonderful would only be living over the garage… You can definitely hear it open under your feet. But we walked into it knowing this would happen. Thanks to Tasha!
But! Every single one of the floor plans are soo adorable and homy! I definitely recommend living here!

Well, I lived here for 4 years and I really liked this complex in the beginning. It was quiet and staff were very nice. Maintenance guy is very friendly and helpful. He knows all tenants by name!
I had a 2bed/​2bath condo that was less than 1000 sq ft. Rent was pretty high but that’s what you get when you live in Carlsbad. The interior was not upgraded and the only saving grace about the kitchen was that it had a gas stove. Every unit has a full size washer & dryer and there is lots of closet & storage space.
Then the complex took a turn for the worse and this happened about 1 year ago. The management staff turnover was ridiculous. I know that they got rid of a problematic staff member and I hope it gets better for them. There’s no security so when people started going to the pool at 11pm and staying until 2am, there was no way of enforcing any rules. Yelling, fighting, glass breaking, gate slamming. You couldn’t get in touch with any management and the only resort was calling the cops. And then risking retaliation. The pool problems last all summer! Parking became an issue. People were not parking in their proper spaces and also parking like idiots. My car had so many dings in it.
Anyway, again, if management staff gets better then I think this will be a great place to live again.
