Avalon Camarillo

I’ve lived here for a year and I have to boast that my apartment was the best in Camarillo. Its a gorgeous view, very private, and because I have no shared walls it is very quiet. I love looking at the valley toward somis and enjoying pink sunset hills. I am sad to leave my place, especially since I just got it perfect! Avalon is pricey, but then again so is EVERYTHING in Camarillo. Maintenance has been really great– kind and responsive– and Bob always says hello to me around the property. The office staff are helpful and flexible, and they go out of their way to make fun community events like snow-​cones at the pool and pet photography. I like that they allow pets, but I do wish that they weren’t so biased with their breed-​specific rules. They need more visitor parking, and definitely need some toward the front of the property. If you’re looking for a place to live, Avalon should be on your list. Bonus points for convenient Taco Bell which was great for those days that I just really didn’t want to cook.

I have lived in a lot of apartments, houses and condos; the Avalon community is an awesome place to live in. The maintenance guy Bob is extremely helpful and diligent. I never had to worry on the rare occasions of a maintenance situation because Bob would come to the rescue and always go above and beyond to see the job through.

We have been blown away with our experience here so far. We have lived here now for almost two months and we feel like we are living at a resort managed by the friendliest staff who is always willing to help!
We are happy with the location, the grounds, the amenities (a great pool, hot tub, and gym), and our apartment. In addition, the highlight of living here is the maintenance staff led by Bob who is not just a great maintenance person but … a PRO in customer service. He is also «driven» to ensure that everyone is not just happy here but thrilled to be here! Wow, he has already made believers out of us.
The is the first time that we have lived in an apartment for the last 35 years (since our college days) as we have always owned a house. Late last year we decided to downsize and simplify our lives yet, we were pretty worried about making this transition. We have been pleasantly surprised!
The only reason I am not giving five stars is because I have been a little disappointed about how much noise I hear from the apartment above us. We have never complained about this as I am sure that there is nothing the staff can do about this. I am hoping that in time, I will get used to the noise and eventually even forget about this one nuisance.
Overall, this place is a dream come true!

I am currently living at Avalon and love the maintenance service. A few or our smoke detectors have gone out due to low batteries and every time we send a service request the repairmen are always here within the hour. No problem in and out. I recommend asking for Bob.

My husband and I lived at Avalon for almost 2 years. We absolutely loved it. The staff was always friendly and helpful. Maintenance was very quick. The grounds are kept very clean. Parking was never a problem for us since we had 2 reserved spots. Visitor parking is always pretty full, but we found spots when we needed them or had visitors park across the street and we would pick them up.
The train isn’t very loud because of the double paned windows (we lived in the building closest to the train tracks), but you can definitely feel it at times. We got used to it pretty quickly and they go by pretty fast, but the 5am trains that take 45 – 60 seconds to go by can be bothersome when you’re trying to sleep. It didn’t really happen too often though.
We were in the perfect little apartment on the third floor and had no adjoining walls! It was absolutely perfect and I still, at times, miss our little place.
Overall, I would definitely recommend Avalon to others. It’s an extremely safe area. They are very friendly and make everything easy to do online.

STAY AWAY!!! One of the worst mistake’s I made living in these apartments! Just a quick overview of what I went through living at Avalon.
I was living on the 2^nd floor and had a tenant family living above me. One evening, the male and female got into a big argument (almost a nightly occurrence) and the male came outside, got into his pick-​up truck, backed up and rammed right into his girlfriend’s (wife’s?) vehicle.
Everyone in the complex come out to their balconies as it was such a loud noise and the police ended up taking him away in handcuff’s. DO YOU THINK THEY WOULD EVICT THEM? A NO BRAINER, RIGHT! NOT A CHANCE! The couple continued to scream and fight constantly until he moved out. She stayed with her two boy’s, partying nightly until 4 am on her balcony or in the bedroom above us with many different people, mostly men. The only way someone stay’s up every night without sleep like her is some sort of drug use.
Our front tire was slashed soon after this incident (reported to the front office), apparently the upstairs’ tenant’s thought that we called the police, which was not the case. Her two son’s then felt they should jump up and down on the floor above us as much as possible, keeping us and our child up at night. Again, complained to the front office with nothing done about it. We had dog crap put under our doormat (complained to the front office), our door bell often rung and 2:50 am and we listen as the kid’s ran up the stairs to the above apartment and went inside. Again, this was all reported to the front office staff with absolutely no help.
We have since moved out but I can assure you that the drunken female with her two boy’s still lives in that apartment.
DEPOSIT SCAM — They gave us $ 0 dollars back of our $ 800 security deposit (Plus billed us an additional $ 150), over some made up crap about their light could tell our dog peed on the carpet they said they were going to replace in the move out inspection. Complete lies, our dog NEVER pied in the apartment.
STAY AWAY, HORRIBLE FRONT OFFICE MANAGEMENT.
P. S. Enjoy sharing the pool and grills with all the non-​tenant, thugs on the weekends!

This place is a great place to live the amenities are fantastic and clean also don’t be fooled by the other reviews the office workers are friendly and the maintenance is incredible especially Tim he is a big help. Also when they do maintenance they respond quickly and do quality work. Also, it is definately worth living In this great community.

Warning! When we were moving out we had a guy come and «inspect» to see if we would be billed on anything when moving out with out $ 300 security deposit. He said we should be totally fine and to fill out a survey to help out as well. BS!!! Got over a $ 700 bill including security deposit! So that’s over $ 900 to pay them when moving out. I got warned. And now I will warn you. Total rip off.

This place is a joke!
Like most other reviews, when you’re a potential customer they are nice and helpful but when your a customer already they are completely rood and can’t seem to help you! When it comes to moving out they come up with these mysterious and bogus fees! There is no way it costs $ 900 to fix an apartment that was in good condition! There is always going to be wear on a place where humans live but there is no way it was anywhere near what they state! If you’re planning on moving in BEWARE of these high end thieves! I do have something nice to say Bob the maintenance guy is really nice and helpful wether you’re a potential customer or already a customer! I will not recommend this place to anyone! Before you look at these apartments you should take a look at other ones! Camarillo is a great location and there is plenty of apartments that are as nice but not thieves like Avalon! Good luck.

The gym is open 24 hours and that there is a pool and jacuzzi in the community. The pool is nice it has a bbq area, seating areas, and cabanas along with bathrooms and shower.

For those considering living in this community, BEWARE! They are in it to steal your money!!! I recently ended my lease with this company, and received a surprise in my last bill charging me for FULL CARPET REPAIR. To begin with, prior to moving in, the carpet was old and had stains. After speaking to customer service, the reason they told me was «cooking odor.» Mind you we barely cooked, we didn’t have any pets, and there were only two of us living in the apartment. I am not the type of person to try to complain or dispute, but in this case I believed that it was not our fault, so why would we be responsible for the charges. After several attempts to try dispute these charges both from their Customer Care center and the community management, I gave up. There was no dealing with these type of people.
I WILL NEVER AGAIN DO BUSINESS WITH AVALON CAMARILLO OR THE AVALON BAY COMPANY. They aren’t trustworthy, and do not serve in the best interests of their customers.
So, please if you do not want to get charged for carpet repair after moving out, DO NOT COOK in your apartment.

I’ve lived in Avalon Camarillo for two years and just recently renewed my lease for another year. I can definitely say that I absolutely love this apartment complex along with the friendly staff and maintenance.
Alessa (the community consultant) and Laura (the supervisor) have been nothing but helpful throughout my two years of living here.
Something special about this apartment complex is its quick maintenance repair. Bob and Rosy are the maintenance technicians of the apartment complex and I have nothing but good things to say about them. Every time that I have a problem in my apartment I submit a service request online and by the next day it is fixed. I’ve never had to wait more than a day to get something fixed. And in the situation of an emergency they will fix it that same day. Both Bob and Rosy are always happily willing to assist their residents. Recently, I needed multiple fixes around my apartment and the next day they came by my apartment and fixed everything in matter of minutes. I am always pleased with their work.
I don’t know of any other apartment complex that are happy to assist their residents the way Avalon does, which is why I rate it five stars.

Moved in a month ago, I was a little worried because we were on the 1^st floor of 3. I have never lived in an apartment before, always a house. So I was worried about other people’s noises but so far it’s very quite. Can barely hear upstairs. Love the gym, very quite and has cable, oh and ALSO VERY CLEAN. I love the goodies the Avalon crew gives us. In the last month we’ve had snow cones served at the pool, papa Johns for dinner and 4^th of July treats.

Great place to live. Maintenance was fast and very reliable! They were in and out in less than 15 mins. Highly recommended!

We absolutely LOVE living here! From the time we took a tour it’s been nothing but a pleasant experience and it’s not just our great apartment but the employees have blown me away with their professionalism and truly go above and beyond. Aleesa was so helpful and always upbeat and quick to help and answer any questions we had.
The maintenance people blew me away too! Bob and Tim were both so pleasant to work with and have gone above and beyond to make our move in experience the best we’ve ever had!
This place not only has great spacious floor plans but an awesome playground for our son and they are beyond pet friendly with a grass area and little doggy bag stations throughout the complex. It’s great for families and pets too. The pool area is awesome and the gym is so nice we are canceling our gym membership.
I would recommend this place to friends and family 110%.

I’m updating my review from just TWO DAYS AGO.
We were SO HAPPY. Maintenance was great. I mean Bob and Carlos — SPOT ON. Great guys. Always responding to us right away. Carlos was more than happy to help explain things to me, and when things were our responsibility they helped me figure out where to get supplies, etc (example: changing out light fixtures).
Grounds? Very clean. So clearly maintenance is on top of things. Parking situation? Could be better.
THEN TODAY… we got our lease renewal. After 12 months here they are increasing our rent SIXTEEN PERCENT. When we first moved here, the man living in the other 3 bedroom townhouse asked if I minded telling him what we were paying… I told him… we had a conversation and he said we were getting ripped off compared to what he was paying. I thought for sure if we had a rent increase at the end of our rent it would at least be REASONABLE. NOT SO MUCH.
They increased our rent $ 485. 16% of our current rent. HOW can they even justify that!!!
Now I know why people move in and out of here so frequently. There is ALWAYS a moving truck around. If this place is temporary for you… by all means… come on by. Maintenance is great, the area is quiet and clean, and the only difficulty you’ll have to deal with is the parking situation.
But if you want to stay here for more than a year… you know, not move your poor kids around every year as greedy corporations try and gouge you to absolutely outrageous degrees… LOOK SOMEWHERE ELSE.

I have been living here for the past year and a half. I enjoy the complex, the pool and the newly remodeled gym. My husband and I have busy schedules so we tend to work out late, having a 24 hour gym a 30 second walk away is fantastic. The staff is very friendly, the other day I was having some trouble with my groceries and Tim from maintenance helped me out. I live on the third floor. It was very nice of him to go out of his way to assist me. Very polite and pleasant young man. Now every time I see him we exchange a hello, nod or wave. This has put a better taste in my mouth than what I had before when most of the tenants who I said hello to while passing by didn’t even acknowledge me. Thank you Tim, a simple kind act sure can make a difference!

I lived here for a year and I was very happy with my experience. If rent wasn’t so high I would have stayed here for a few more years. Apartment are very nice and spacious. Pool is kept nice and clean, not to mention how nice the gym is.
Only downfall, is the parking situation. You should be allowed to have visitors without having to check them in! Other than that really everything was great! Staff is extremely helpful!
I definitely recommend this complex!

We have lived here more than 5 years, and have always followed the rules enforced here (and there are many). Yesterday at 5pm I «SAFE LISTED» two cars and received an email confirmation for both cars. When my guests left at 11:45 PM, they both had RED STICKERS stuck to their car windows! This sticker adhesive is very hard to remove, not to mention the embarrassment you feel when you’re trying to explain to your guests how sorry you are and that you don’t know how this could have happened! The sticker also reads that next time the car will be towed which makes your guests feel not welcomed to return for any future visits. Avalon needs to FIRE their security MORON and find a new person with some common sense!

This apartment complex is beautiful. Nice pool, and fitness center. Staff is really cool too! Luis is awesome.
Problem is, their rental policy. DONT FORGET TO PAY YOUR RENT. I completely forgot to pay my rent on time, I was 8 days passed due, Next thing I know IM GETTING SERVED! And was given a 600 dollar lawyer fee on top of my rent.
Really people? This is something you do to tenants that are approaching their 30 days + passed due mark, not less then 10 days. I simply forgot, been busy with work. All I needed was a phone call. It would of got handled. But they instead posted a 3 day notice on my door that I got the same day I got served. Because I was out of town for President’s day weekend.
I wish Luis and the staff at the Community could help, but their hands were tied. Im sure they would of helped me if they could. It really put a bad taste in my mouth, and I will not be renewing my lease in April, and Currently looking for a new place. Its too bad I really LOVED living there. But 8 days late? and KNOCK KNOCK your served! With a 600 lawyer fee, that you have to pay… YOU HAVE ONE EXPENSIVE LAWYER.
Very sad for a company that big, to not have a call center help reminding their customers their rent is due. Like every credit card company, car loan, or any other financial institution for that matter.
Instead your late, you get a 3 day notice, if it doesnt fly off your door, then you get served and get sued.
