Avalon Calabasas

The apartments are pretty nice. For what I pay, though, I’d expect the air conditioner to work flawlessly. It does not. I’m in the smaller of the two rooms, and if I close my door, even with the A/​C on constantly, the temperature in my room stays between 82 – 85 degrees. Also, sound travels through the interior doors almost as well as through open space, so be prepared to trade off between quiet and temperature (if other units are like mine). I can’t have both a closed door and moderate temperature room. If these issues could be fixed, it would be perfect. The amenities are nice. Most everything else is fine, but it just so happens that comfort is very important to me. It’s frustrating to pay so much money to still be uncomfortable. It also affects my ability to work and sleep. I’ll update this post if this gets resolved.

Positives: Location convenient for those who work in Malibu. Relatively new complex, good upkeep, and responsive maintenance team. Vaulted ceilings and large bathroom as well as open floor plan.
Negatives: Price gouging. This management company does not care about you as a resident, and is only interested in taking you for every penny they can. I was not informed ahead of time that I was moving into a «smoking» building, and was never apologized to or given any discount for putting up with the smokers all around me. They nickel and dime you for all the utilities which are «shared» among the community, and rent increases between years are massive. During my move-​out, they tried to charge me for a full re-​painting when there were absolutely no marks or holes on my walls (I hadn’t even put up a single picture).
As others have noted, this is a perfectly nice place to live if you have unlimited funds and don’t mind being treated like a cash cow. I am thoroughly disappointed by the management attitude and will not be living in an Avalon complex again.

All of these wonderful reviews seem to be coming from people new to the area/​apartment community.
While living here was wonderful, I heavily warn all potential renters to steer clear, as the fun only starts AFTER you move out.
I recently moved because of a nearly 20% increase to my monthly rent, and that was on a 12 month lease. A wonderful added bonus when moving out of the beautiful Avalon calabasas is your move out costs. Say goodbye to your security deposit and a portion of your savings, because Avalon is coming for it. I just received a bill for almost 1500 dollars, and that doesn’t include the 500 I lost from my security deposit.
You may be thinking that for 1500 in «repairs» I must have been punching holes in every wall of the home and furiously rubbing dirt into their commodity carpet, which is unfortunately not the case.
I packed my things, cleaned the carpet, and painted the walls with primer where needed as I was instructed. I was told in my pre move out inspection that I should expect 200 – 350 in carpet cleaning charges and various other utility charges. What I’ve ended up with is a bill with over 950 in carpet cleaning charges and another 600 in various «paint» and «utility» charges. I was warned of this by the tenant next door to me as she was moving out, and it seems to be the new trend there.

This apartment complex is absolutely wonderful and accommodating. We have never had a problem here that wasn’t fixed within a few hours. Everything is located centrally, with clean remodeled pools and jacuzzis, mailboxes and full service gyms. The neighbors are quiet and the apartments are close to the local parks and the beach is only 7 miles away. This is a prime location and the people that live here are families, students and young professionals. If your looking for an excellent community to live in, this is it!!!

I am very happy living here at Avalon Calabasas. I moved here this past fall with my giant puppy, after researching the area and the best place for me and my pup. Before I signed the lease, I walked around the property by myself, and asked any resident who I crossed paths with how they liked (or disliked) living here. Fortunately, (my soon-​to-​be new neighbors) the college girls who lived below my unit were walking out of their apartment. They were super-​nice, and gave me the inside scoop on the Avalon Calabasas and specifically the people who lived in the units next to ours. Aside from the college girls, I live surrounded by nice families. I feel lucky to be surrounded by such good neighbors. Additionally, (literally) everyone with the staff that I’ve met has been friendly, professional, and a pleasure to work with. Kiara showed me the apartments, and was professional and patient in answering all my questions. Tirzah showed me my apartment the day I moved in, and she was wonderfully helpful as well. Last week, I had my first minor maintenance issues, and I stopped by the leasing office, and Zach & Keli were very friendly and helped me immediately. I was pleasantly surprised when Ben & Jose from Maintenance came to my apartment that same day, and took care of it within minutes… AND they were professional & friendly. Another unexpected bonus of living here is that Avalon Calabasas has fun events for the residents every several months. For Halloween, they set up the leasing office with a halloween craft station where they gave you a mini-​pumpkin and let you decorate it, and take it home. One evening, They also provided a free wine & hors d’œuvre tasting at the leasing office for the residents. I’ve read most, if not all, of the Unilocal reviews regarding Avalon Calabasas. So far, my experience has been wonderful with the Avalon Calabasas team and my neighbors. My pup & I are very happy here, and I hope it stays that way.

I am on the verge of ending my stay with Avalon and will never again live in an Avalon community. I am editing my initial response based on the comments of others who say to ignore the haters. I am warning you, do not. It is true the location is amazing, and it actually pains me to leave, but as someone else said this is a corporation. And as a corporation it truly does not care about the tenant. I find it funny that the corporation responded to my first comment that I should call them. I called them multiple times (not in response to my comment) but to the issue that required customer care. When I finally became utterly exasperated, many months later, and called them on their BS, they stopped talking to me. The place is fantastic as long as you do not have an issue that requires any sort of consideration by the corporation. Having said that, I am not one that has issues nor do I look for them or create them. My issue involved Avalon’s electronic payment process and my bank’s online banking. It worked for two years without a glitch. One month it didn’t, no input from me; in fact when I started receiving notices from both the bank and Avalon, I had no idea what was going on. My bank reversed all of the charges that I incurred during this mess. Avalon finally after many many months reversed one charge. Rather than reversing all of those fees, they have allowed me to move out, so that, IMO, they may increase the rent sizably and rent to someone else. The saddest part of all of this is I was very excited to live here, and in fact when I returned three years ago, it was my second stay at this location. At this point though it is the way they treat the people who keep them in business, not the money, that is bringing about my departure.

Nice area, but .very poor sound isolation. If you are on the first floor, the sound of the AC condensers placed right under your master bedroom window will keep you up at night. BEWARE of the building 32 on Ceanothus Place, especially if the apartment windows are facing the park. There is a basketball court played day and night (OFFICIAL HOURS ARE 7:30 A.M. TO 10 P.M.) and the noise is EXCRUCIATING! If you are looking for a quite home to enjoy after work, this is not a place. The sound of the bouncing basketball will make you crazy. The management does not care that you have to live with the constant noise, it is a recreational area that the residents are able to enjoy, that matters to them! They offered us a transfer, which would be basically a new lease agreement. Don’t see any benefit of signing new lease with additional deposit and everything else that comes within. Cannot wait to get out of this place after a lease end. Will never return!

I have been living here for several years and loved the place until Avalon took over. They raised my rent by 11% last year. After that, they moved in sober living residents next door, which do not misunderstand I have nothing against «sober living» but I did not move to luxury living or this area to have sober living next door to me — this is not why I picked this complex or area. There is constant construction work; water turned off, repair work, and loud noise. The lifestyle that I once enjoyed has left, but I am paying triple of what I paid when I moved in years ago. I am looking forward to moving out. Thank you for the long stay, but unfortunately, they have lost me as a tenant after seven years. Good luck to those that move here.

Very nice units and love the lit walking paths, but not all residents follow rules and some people have agressive dogs who they do no control. One attacked my dog, and they didn’t even so much as apologize. Also, this is a no smoking complex and Calabasas is a no smoking city, but people often smoke in the parking lots and along the walk paths. However, the majority of people are nice, and the office staff is great.

Don’t be Fooled by the folks with the nasty reviews. It’s all about expectations, some people think they deserve the world, even though they are paying for the park. This community is not only well run, but its very well maintained! Plus they just re-​roofed most the buildings, painted all the exteriors, re-​surfaced some of the pools and do a great job of keeping up all the grass areas! Did I mention they are DOG friendly!!! The location could not be better, the residents are great and the prices are cheap for what your getting. I love living here and would recommend it to family, friends and more!

I just moved here from Huntington Beach and I would consider these apartments to anybody. Yes, they are pricey but you’re in one of safest communities in all of California. Yes college kids do live here but it’s so quite you don’t even notice them. When I first looked at this place I was amazed by how well the apartments are kept up. The apartment is in a neat spot. I love wall space it has, it gives you endless ideas of hanging photography. The kitchen and the sink looks great. The apartment includes a washer, dryer and washing machine.

Love these apartments! We compared many apartments but always came back to this one. We are so happy with our choice! These apartments offer great amenities, and everything is well kept and clean. The office staff is super friendly and knowledgeable. I’ve dealt with rude office staff at previous Apts and this place is a refreshing change, it feels great to have a staff that acknowledges your needs and really make you feel welcome! Maintenance is hassle free, and will get any services you may need done quick and right. I would def recommend these Apts!

I recently transferred to this Avalon from the one in Thousand Oaks to be a little closer to work. The location is dope and they have lots of perks like the gym, pools and bball court.
Some people complain that this place is expensive, but you’re in Calabasas. If you want cheaper rent, move to Van Nuys.
I can mountain bike across the street or take a short drive to the surf.
This complex is a lot bigger than the one in TO so they have tennis courts and more land to walk around which is nice.
It’s definitely worth the price. I plan on staying here until we buy a house in the next year or two.

I love this place! You can’t beat the location. We hike or mountain bike in the Santa Monica Mountains (the entrance is across the street on Lost Hills) weekly. And you can get to first point in Malibu in 10 minutes (15 if you drive slow and aren’t familiar with Malibu Canyon).
We also utilize the tennis courts, pool, and walking trail regularly. We haven’t used the racket ball court yet but as soon as we get some rackets and dorky safety protection goggles, we’ll add that into the rotation.
We love our apartment with a loft. We get so much natural light with all of the windows and the high ceilings make it feel really spacious.
The office staff is super friendly and helpful. We haven’t had to use the maintenance number yet (probably a good thing that thinks aren’t breaking down).
When we first moved in (August 2015) I wasn’t too fond of the exterior color, but now they’re painting all of the buildings, adding dual pane windows and new roofs. They read my mind.
I moved from a house so I was a little leery of the apartment living thing, but it’s been great so far.
Most of our neighbors are cool. There are a couple of weirdo neighbors I don’t care for, but I don’t seem that often so no big deal.

Pros:
+Lovely area — close to hiking trails, park, etc.
+The maintenance people are great — fast, friendly and helpful.
All that being said, this is a Corporation who just wants your money, and they don’t bother trying to hide that fact either — just read their responses to all the negative reviews. This is obvioulsy catered for short term students rather than any sort of long term residents because once your first lease expires, get ready because you are going to PAY! They’ll let you know about a month and a half before your lease is up that your renewal has just gone up a good 20−25% and so you’d better be ready with somewhere else to live or get stuck in your same ‘ol apartment paying what others down the street are paying to live in homes twice the size.
Unless you are a student with rich parents footing the bill — this place isn’t worth it.

Ok, so the Avalon is comfortable at first but BEWARE, the system WILL screw you over somehow. And my list can go on and on…
1. Once your lease ends, they will jack up the price of the rent by 20%! Forcing you to either move out OR pay their new price. Rent control DOES NOT exist here.
2. Security deposit is $ 500. DO NOT expect to get any of this back… I am getting ready to move out of my apartment, and I am a very clean person. They do an inspection before you move to see how much you will owe. $ 105 for cleaning and they said don’t bother to do it yourself because they will charge you nonetheless even if they find something small under the fridge, etc. $ 245 for painting. I have a few very tiny scuff marks and they want to charge to repaint, and I asked to paint it myself and they said there will be small finger prints that you can only see at certain angles and you will miss some things and they will still charge you. $ 80 to clean carpet, even if you there are not visible stains.
3. We lived on the first floor, there was a broken water sprinkler that dumped water all over our patio where we stored our belongings, like hockey gear and we didn’t realize it for a while and all of our stuff rusted and got dirty and they didn’t compensate.
4. Every now and then, they will try to enter your house to do maintenance whether you like it or not, they will give you a notice and you can’t reschedule even if you have guests.
5. A maintenance guy signed for our package and we never received our expensive soda machine. We went to the front desk and they kept denying that they ever signed for a package. FedEx confirmed that they did in fact sign for it and an investigation was done and found out that it was one of the facility members and AGAIN, NO apology from Avalon. The so called «nice ladies» at the front desk (as seen written from other reviewers…) were not nice at all when we spent 2 weeks trying to figure out what happened to our package.
Ultimately, this is one of the worst decisions that we have made, to live at this complex that made our lives so stressful. I guess you live and you learn…

I was a resident for 3 years. I never missed a rent payment and paid on time. I needed one month after the end of my lease to be ready for a new place to live. I wanted to extend the lease one month. They said it would require a short term lease. My rent was about &2000 per month. They demanded $ 4000 or double rent for the extra month.
One would think they would let me pay the same rent for the extra month if for no other reason than their appreciation for being a good remnant for three years.
The manager said «we are a big corporation». So, she explained, there was no possibility of changing their mind.
Future renters should be cautious before renting from this big corporation.

Been here 5 mths now and absolutely love it.
Affordable, charming ladies at the front desk, clean environment, very nice/​social neighbors, quiet and close to many parks/​trails and the beaches in Malibu.
What more can I ask for?

LAW STUDENTS LOOKING FOR HOUSING — BEWARE OF THIS PLACE AND BOGUS ACCELERATED RENT CHARGES!!! Don’t you dare turn in your keys a few days before the lease is over, unless you want a huge chunk of money taken out of your deposit.
Living here was a breeze, thanks to the great staff on site. Maintenance was fine, Tersa in the office was great, and I had no issues whatsoever as a resident. (That is the ONLY reason I am giving this place even 1 star.) I didn’t even mind the rent raise over my 2 years of residence. HOWEVER, when I moved out, I was VERY unhappy with the refund deposit I received.
I lived here for a couple of years during law school (August 1, 2013 to July 31, 2015 was my lease period). Right around graduation, I paid the last two months’ rent in advance which I thought would cover up until the end of the lease term, July 31, 2015. Because I was taking the bar exam out of town, I turned in my keys a few days early and went home, as the exam was July 28 – 30 and I was not about to rush back to Southern California to turn in my keys on July 31. I was not informed of any charges that would be imposed against me for doing so, and especially did not expect it since I paid my ENTIRE rent in advance. Rather than acknowledge that, I was «credited back» some amount of money from my advance payment and charged «accelerated rent» for the days between July 25 and July 31 which I did not occupy the apartment. THIS IS WRONG! Essentially what they’re saying is that you HAVE to occupy the apartment until the very last day of your lease term, EVEN if you pay in advance. You cannot turn in your keys early. I did not default, I did not break my lease early. I disputed the charges, threatened legal action, and was still told that the charges were valid. Why allow people to pay their rent in advance if they’re just going to get charged in the end anyway?
In the end, the bottom line is this — I’m going to say F it and cash that weak deposit refund check. BUT I WILL TELL ANYONE AND EVERYONE in my network that attends my law school in the future or is looking for a place to live in Calabasas NOT to rent here unless they want to get screwed when they move out. The accelerated rent policy is chicken s*** and barely legal. I don’t understand how they can get away with it. That is all.

I had bad experience with this place. It is not easy to move houses every year. I moved here in Nov, 2014 with an objective that I will live here for few years. Place is ok, it has its pros n cons but the worst thing was my rent was increased 400 after a year which is 21.5% increase no one does that. They charge you for everything even thou you have one dedicated parking spot you are charged $ 50 registration fee. Trash is charged extra. 2^nd car is charged $ 30 extra, wooden floors r cheap and you will see spiders crawling on the floor evey now and then. Gym n pool r fine neighbourhood is good. You find few unfriendly neighbours complaining on their r nice ppl living here too. So moving here is predictable don’t plan long term you never know how greedy they will get next year.
