Title Document Source

Unilocal to the rescue once again! I received documents from TCD (Title Closing Divisions) in the mail a few days ago. From reading the reviews, it appears this scam has been going on for quite some time. I decided to do a research on this company and glad I did! One of my first clues it wasn’t legitimate is the document states ‘This company has no affiliation with any federal, state or local entity.’

Thanks fellow Unilocalers!!! Unilocalers never let me down! :) As I am a brand new homeowner finally, the flood of scam mail is unreal! Should be a crime! As I was going thru pile of mail, found and researched this SCAM place. Ironically also, the very next piece of mail in my stack was the actual REAL deed info package mailed from Registrar County Clerk Office. All BEWARE! This company is a SCAM… don’t doubt Unilocal! :)

Just got my letter from these guys going as TCD /​Title Closing Division. As confirmed here ad nauseam, this is a scam.

SCAM. How can companies like this exist and get away with it? Found their letter in a flood of new home junk mail, imploring me to send them a check for some bogus homestead claim. It appeared just «official» enough for me to do a quick search. Glad I trusted my instincts! Do not be fooled by these idiots.

They claim their name to be TCD Title Closing Department..

SCAM! Just reported them to Attorney General. My called themselves Title Closing Department. Weren’t even buying a home, just changing it in to the name of our trust. The scary thing is that this came before our recorded deed from the county. Not good!

This is a scam. I am happy that I researched this company before I sent them any money! Also, two days before they sent their letter I received the official documents from my county’s office! PLEASE BEWARE AND DO NOT SEND THEM ANY MONEY!
The business was called PDS — Property Document Services on my letters. The address is 145 S Glenoaks Blvd., Burbank, CA 91 502. And, they have a gmail email address not a business email address (
).

Scam company. They find out the new owners of the house, and will try contacting the new owners to get them to pay them 54.95. If you try to look up PDS, nothing will come up. No phone number is mentioned on their letter either. DO NOT SEND ANY MONEY TO PROPERTY DOCUMENT SERVICE

Almost fell for this nonsense that came in the mail after buying my new house, thinking that there were extra fees that I had to pay that no one told me about at closing. Luckily my husband was home to take a look at it and it came in the mail at the same time that I got my official deed from the county. This company has tried to change their name from Title Document Source to Title Recording Service to cover their tracks but have kept the same address. Shame on people that try to take your hard earned money!

This company is a SCAM! TRS/​Title Recording Service mailed me official looking documentation shortly after I closed a refinance on my house looking for $ 53.95. As many other reviews have reported this is a scam and you should trash the mail immediately. The personal information they include is public record and can be obtained by anyone from your local county recorder.
The best way to get companies like this shutdown is if no one sends them money. I’ve also reported them to the BBB and you should to.

Add me to the list of people who got one of their sneaky marketing letters a few days after I closed escrow on my condo. The form sounded pretty sketchy from the get-​go, but there are so many forms and companies that bombard you when you close that you have to take a few seconds to figure out what’s what. After reading their letter, promising me a copy of my title for $ 48.95, I did a quick Google search due to the smell of potential scam and landed here.
Thank you, Unilocal,for letting us quickly sort through the BS. If anyone else receives one of these letters from Title Recording Service after you close, and you likely will, shred it and forget it.

SCAM SCAM SCAM, this company just wants money for something that’s already yours. If you want a copy of the deed to your home just go down to your local county, they will have every record for you. It is already your house, it is yours once you close escrow!
And to TRS and the rest of your scams, shame on you for attacking the hard working, honest class of citizens just trying to live the American dream.

TRS — Title Recording Service wants to charge you $ 48.95 attaches official documents. Works out of one of those mailbox places. SCAM!
You will get bombarded with these and some look more real than others. You can shred them all as some contain personal info.
How can we get these companies shutdown! If only a few people respond with the money, these leeches will continue. They need to be fined for every letter they send out.
Who owns this company? You should be ashamed of yourself!
