We can’t say enough good things about Richard Buckisch. My wife and I are very particular, we were on a strict budget, and we can’t stand getting a «hard sell» from someone that is desperate to make a sale. We didn’t just want any home, we wanted a home that we loved, and we wanted a fair deal. It took us almost two years to find the house that was right for us. Yes, two LONG years. Richard was extremely patient and responsive throughout our lengthy search. You never get that annoying, desperate «hard sell» with Richard. He doesn’t try to talk you into homes that aren’t right for you. But, when you do need advice, he is always there with a logical perspective.
Richard always picks up his phone, he responds to emails immediately, he is quick to show homes, and quick to get offers in. He was great at answering our endless questions. If he couldn’t provide an immediate answer he would do research and get the answer in a hurry. He made navigating a very stressful Southern California real estate market as tolerable as humanly possible. We always felt like we got first class VIP service, even though we were only looking at small homes.
In addition to his excellent business practices, Richard is a genuine, likable person. He is the kind of guy that you actually feel good about doing business with. He is the kind of guy that you’d be proud to call a friend. I don’t think it’s possible to find a better agent. Whether we buy, or sell, we couldn’t imagine using anyone else on our future real estate endeavors.

Richard was great from start to finish. He was patient while we figured out what we wanted, then super efficient when we were ready to make an offer. He turned around all paperwork in hours, or even minutes sometimes. This is our first house, but from what I hear from friends, this almost never happens with other realtors. He also has so many contacts for everything from mortgage brokers to inspectors. Everyone we worked with was top notch. Super helpful if it is your first time buying.

I have had the (dis)pleasure of working with Richard as he represented the seller in a tricky sale for a house that I bought. By displeasure I of course am joking as it is probably not the norm for a buyer to write a positive review of a seller’s agent but Richard handled himself admirably and really serviced his client while facilitating the sale. At the end of the day while he may have cost me some money and headaches repping his client, I must say that he did a great job for them and I would recommend him to anyone looking for a straight up agent to buy or sell a property in a world where such a straightforward approach is unfortunately in short supply. Hell if it wasn’t for a family connection I would use him on my next real estate transaction!

Richard did such a wonderful job for my husband and me, I have absolutely no reservations wholeheartedly recommending him for both buying and selling your home! He actually LISTENS to you and works very hard to accommodate your needs. He handled the marketing and staging of our home quickly and professionally. After vetting many offers, he found us a wonderful buyer, and we closed in 10 days! It was a whirlwind process, but it went very smoothly thanks to Richard’s expertise. He’s also a heck of a nice guy! My only regret is that he can’t sell us our next home too, because we’re moving to a state that he’s not licensed in. But he’s the best in Southern California, and if you are buying or selling a home, you should DEFINITELY call him! 11 out of 10!!! The best!

Richard recently helped my wife and I sell our condo and buy a small house. When we first decided to look into selling our condo, I contacted the real estate agent we used to buy it. After waiting a week for that agent to respond to our email, we decided it was time to search for a new agent. We did a thorough Internet search and collected the names of well over a dozen real estate agents with impeccable reviews, Richard among them. We then sent them each a questionnaire to try to narrow down the field of candidates. Richard was among the first, if not the first, to respond. After getting all the responses, we invited three agents over to our condo individually to meet them and get their impressions and hear their strategies for selling it. Richard was the first one we met with. During our meeting, he suggested a listing price that he thought was conservative but realistic. He also warned us to not make our decision based solely on the agent that suggested the highest listing price, stating pricing a property too high at the start could result in a lower final sale price than listing at a more conservative price. Turned out, after meeting with the other two agents, that Richard had suggested the highest listing price, which we found both ironic and reassuring given his warning. We took it to mean that he had thought it through and truly felt that we could go after a higher price for our condo; so we decided to go with him. That was definitely the right choice, as we accepted an offer at Richard’s list price.
Then, when it came to buying our new place, we couldn’t have asked for a better agent. First, we found ourselves two weeks into escrow on a place when the sellers decided they no longer wanted to sell. Then, for the house we ultimately wound up buying, the 21-​day escrow turned into a three-​month long festival of near-​constant negotiations and delays with the sellers. I don’t think we would have made it without Richard’s patience and dedication.
Throughout both the sale of our old place and the purchase of the new one, I felt like we were Richard’s only clients. He was so responsive to our emails and phone calls; I never felt like he was rushing off to his next appointment or trying to brush us off.
Through my experience with Richard, I learned that if you don’t love your real estate agent, you don’t have the right one. Give him a call, you won’t regret it.

Richard is awesome! We had the pleasure to work with him on selling our house this year and couldn’t be happier. He worked with a partner Taylor, and between the two of them, they really went above and beyond to make the sale work for us. Richard is super knowledgable, responsible, and responsive. It was great to be able to email or text him and receive a response back right away. So convenient and helpful! We will definitely be using him again when we go to purchase another home in the future.

He is a very professional, precise, and patient Agent, who pays attention to details. I found Richard on Unilocal when my family was looking for a real estate agent to sell my grandfather’s home after his passing. On paper, Richard seemed wonderful – there were only great reviews and dozens of those to boot.
To be honest, my wife and I knew a handful of realtors, but we wanted a neutral party, someone who could represent the interests of the various family members involved.
From the first meeting Richard was professional, kind, and no nonsense. He got things moving quickly, gave helpful feedback whenever it was asked for, followed through with absolutely everything he said he’d do, and never missed a deadline. In brief: this experience could not have been any better.
After the first open house felt doomed (an enormous RV parked right in front of the house for the entire week and we couldn’t find the owner and there was a record heat wave), Richard persevered and managed a second weekend with a successful open house. From listing to entering escrow was less than a month.
I would certainly recommend Richard to anyone who asks for a great real estate agent and even to some people who don’t ask.

He handled both the selling of our condo in La Crescenta and the purchasing of our new home in Altadena and he went above and beyond on both. He was so patient and responsive and I always felt that he truly had our best interests at heart. He was also so knowable. When we first met, we were impressed by his professional yet warm demeanor. He made himself available without being pushy while we explored listing our home.
Richard values his client’s time and is quick to respond to texts or emails. This timeliness combined with his expertise makes working with him a pleasure.

We found Richard on Unilocal,and we had a fantastic experience with him. He was very reliable, out of dozens and dozens of walk-​throughs all over LA and often during rush hours, he was only late once (and very slightly and due to traffic), and texted me to let me know his ETA. He responded to us quickly via text and email. He referred us to an awesome mortgage broker who made the process of home buying much easier for us and even got us a better rate than we had gotten when we did our own preliminary shopping for home loans.
He’s also good about pointing out in advance some things that might come up on a home inspection – e.g., weirdly sloping floors and yards, potential irrigation and noise issues, etc.
He called me back almost immediately, whereas other realtors waited a few days. (Sorry suckas – you lost on a great commission and equally awesome Unilocal review)! Generally, he responded to my emails, calls, or texts very quickly throughout the entire process.
When we had some issues emerge that could have slowed down closing due to a few missed issues on home inspection, Richard creatively problem-​solved them for us.
He had a great bidding strategy that worked in our favor.
He had good referrals to service providers that are important during the home-​buying process.
My two year-​old son liked him, and he is an impeccable judge of character.
My only caveat is that if you or the person with whom you are buying a home is an attorney, you may not get quite as much advice or opinion from Richard as you may hope because he may be afraid that you will sue him – and this even if you promise you won’t and repeatedly remind him that your wife is «not that kind of attorney,»).
Also, he went above and beyond for us by patching up some holes for us in the garage of our new home because they bugged me, and he knew that neither my wife nor I are particularly handy with a drill.
He got us an incredibly thoughtful housewarming gift based on a passing comment I made weeks and weeks before closing.
He is a likable guy and was good at establishing rapport with the various stakeholders we encountered throughout the process.
Overall, I’d describe him as trustworthy. He’s the type of guy you would trust to water your plants and walk your dog if you had to leave the country suddenly. I definitely recommend Richard and had a great experience with him as our realtor and advocate throughout the first-​time home buying process.

Helping someone successfully find and purchase a home in LA is a difficult task, in a seller’s market with a couple on a stringent budget with often wildly divergent opinions makes for a challenge formidable enough to send most agents running.
Richard was up for the task! He was incredibly patient with our indecisiveness, or better put, our over decisiveness — we were quick with decisions, too quick, often after better consideration we reversed course. While I am sure this was frustrating, Richard took it all in stride, even when he had to facilitate backing out of an accepted offer.
Compounding our wavering opinions was the sheer volume of competition. I recall one of the homes received 33 offers, five or six, all cash. Time and time again the bleakness of the situation had my wife and I ready to throw in the towel.
Thankfully, Richard was there to restore our faith. His never wavering optimism was infectious. He reminded us often that it was a competitive market and while a challenge he was confident our dream home was just around the corner.
And it was. We found our perfect home situated in a fantastic neighborhood with a stellar school district. Making the deal sweeter, despite the seller’s market Richard was able to negotiate a sizeable reduction even after a clean home inspection. The man is a magician! We can’t recommend him enough!

Richard was our Real Estate Agent through our first-​time home buying experience. We interviewed a lot of agents.
Richard was ALWAYS available and took the time to explain things unfamiliar to us and answer our never-​ending questions. There were weekends where we saw over 10 houses in a day and Richard had lined them all up and was there walking through them all with us. I don’t think the man sleeps. Also, his sense of humor definitely helped get us through the monotony of looking through the umpteenth house when the newness of the home buying experience had worn off.
He uses Docusign (digital documents), which I’ve come to understand not all agents use (I can’t even imagine), and it really saved the day in a couple of last-​minute situations with a problematic seller.

Our deal was definitely not an easy one — what with contingencies all over the place, and us falling in love with a house with THE most difficult and evasive listing agent.
Despite every obstacle in our path and being sure we were going to lose our dream house at every turn, Richard fearlessly navigated every situation, making sure we were on the same page every step of the way. Richard was the best realtor we could have imagined working with, and helped us get a great deal on a home in Burbank that fit our very specific needs. He was professional and friendly through the whole process, and always made time to answer my numerous questions during the process. He was so helpful that I thought we must be his only clients, and it was only through casual conversation that I learned he had several other properties in escrow — he was basically swamped and he still provided us with such great assistance that I really had no idea.

Richard Buckisch is one of the best realtors in Southern California. We selected Richard as our realtor, because he took our realtor selection survey very seriously. This survey helped us select the perfect realtor. He answered our questions in a straight forward, professional and honest manner. Richard was always available via email and phone call. He also sent us contracts electronically. As busy twenty-​somethings, this really streamlined the process. Richard was able to show us a fantastic selection of condos. The SoCal real estate market is highly competitive. However, he was able to get us a fantastic 3 bedroom/​3 bath condo. Sure it’s considered a starter home, but we honestly feel like it’s our dream home.
We are very grateful Richard helped us during this process. I highly recommend Richard to first time home buyers.

We were so glad to have found someone as professional and genuinely helpful as Richard, after having fired two agents.
No we weren’t demanding clients. We were serious about finding the right place for us, and serious about going through all of the HOA board minutes and financials and so on. Our previous agents only seemed responsive when searching for a place, but during the due diligence and inspection period, they seemed more interested in closing the deal and getting their commission than helping us.
Richard on the other hand was helpful throughout the process. He set realistic expectations about what he can and can’t do in the home search process. During the negotiation, inspection, and due diligence periods, he worked hard on our behalf to get the information that we needed. He helped us to keep in mind the big picture throughout the process.
