AVA Burbank

Just moved in! All I can say is that the community is great and the community consultants are so kind. Amanda, In particular was the one who set up my lease and took great care of me. When I asked her to switch my parking spot, she took care of it immediately and gave me a better one. She is fantastic at her job, and so are the rest of the consultants. Please talk to her if you’re interested!

Words cannot express how thankful and happy I am for the team at Ava right now! Moving from the studio to a two bedroom has been such a breeze! Ashlee and Tim have been AMAZING in the office and have helped my roommate and I with the transition. Ashlee was extremely helpful in helping us choose an apartment and get everything set up even with our millions of questions and emails. So happy in my bigger and better apartment! Ashlee is the best!!!

Although I decided not to rent here Nino was fabulous. Very friendly, helpful and enthusiastic about his job. He understood that Ava was not the perfect fit for me but he was still willing to help and suggested other places that might be a better fit. It was a pleasant experience for me. Who knows maybe in the future I find my way back there. It’s a great location.

I just wanted to say a huge thank you to every maintenance person on your staff. I especially would like to acknowledge Carlos Bermudez as he has helped me on several occasions. He’s on time & extremely efficient. This team you have going is definitely a blessing for all.

Loving living here! Move in was fast and easy, and the location is extremely convenient (right next to Vons!). The complex I’m living in is quiet, and the pool + grill are an added plus. The apartment itself is nice as well, it’s more spacious than I thought it would be, and everything was clean for move in. However, apartments are definitely on the pricey side, especially if you rent short term (which is to be expected). All in all, a great place to live.
Also, shout out to Nino who was extremely easy to work with during the move in process!

We just moved in a week ago and so far so good! Ashley was great with the lease process and Nino as well on our move in day! We had to put in a service request for some minor issues and the maintenance guy came the same day and was very fast to resolve everything and very friendly. The only downside so far is having to go up and down the stairs when moving all our stuff and if you have bigger furniture pieces that can get tricky. Hopefully our stay here at Ava will continue to be great.

I moved out this month because of the rent increase which was 300 dollars, I’ve had roaches in the past which they took care of, i’ve had neighbor smoking on the balcony for a half year which is not allowed, also film students over run the building with shoots and loud talking very late into the night. If you want a shot term place Ava is good but if you want a home keep looking.

The $ 200+ per month increase every year at AVA Burbank is ridiculous, especially since they don’t up the services they provide as well! Having to walk from your apartment to open the the front access to the building is a joke! It’s 2016 folks, catch up!

My previous reviews were 1 star. Not because AVA is a bad place to live, but because the rent increase each year are insane.
I’ve decided to put my rating up to 3 stars because if I look past my anger and frustration of high rent increases yearly, AVA is actually a decent place to live.
The small buildings that each surround a pool are a big plus for me. I’m not a huge fan of the massive community apartment complexes that only have one pool for hundreds of units. We have friendly neighbors and often enjoy BBQing together around the pool.
The gym here is pretty good. One of the best I’ve seen in an apartment complex. The problem is it isn’t maintained properly. Loose nuts and bolts are becoming a liability and many of the residents leave their equipment lying around for others to pick up after them. Over all, it’s decent.
The office staff. Over the years the office staff have turned over quite a lot. Everyone is nice enough with Nick being particularly helpful to me. They are working for a big corporation and that is obvious sometimes, but overall my experience has been positive.
The maintenance staff are excellent. They are what keep this place running. They are all super friendly and when you need someone fixed, they usually fix it it with in 24 hours. I think this is a major plus for the corporate style living.
We have a dishwasher, washer and dryer and fridge provided. They are basic models, and only a few years old. They certainly get the job done.
This is not five star luxury living though. The buildings are old and have popcorn ceilings… They likely have asbestos in the paint ain’t which isn’t ideal.
Recently, there have been more students moving in and causing a bit of a noise problem. People are complaining of mid week partys and it seems the peaceful community that once was is slipping away.
We have off street parking and a small storage locker which is nice. They’re is occasional theft down there and dive security cameras would be nice.
There is no buzz in security system so you have to walk downstairs to let the pizza guy in. Pretty outdated system for 2016.
Many people leave cigarette butts around the building and some of the proper lazy ones leave shopping trolley at the buildings front entrance. We have a vons within walking distance, so I guess it’s to be expected.
And the one huge problem with AVA Burbank. The rent increases. In the almost 5 years I’ve been here our rent has gone up from $ 1250ish to what they are asking now at $ 1857 which includes a second parking space.
That’s LA for you, but if we lived in rent a control area we wouldn’t be paying much less for being long term residents. This is the part of AVA that causes me a large amount of stress. Many people are forced out of their home due to $ 300 – 400 rent increases. It’s says a lot about the people running the place. They really don’t care about the people, but the share prices have risen nicely.
Each year we consider moving to a rent controlled area. This year might be the year as I’m not sure I can take too many more $ 150+ increases.
That’s my fair, balanced review of AVA Burbank.

Moved in recently so I can only speak to the office staff who helped us so far. Nino was very friendly and extremely helpful. There was a miscommunication about our unit and he immediately gave us a credit to make up for it. Thanks to him our move in went smoothly.

I don’t usually write reviews anywhere else but I just want to take my time to say that Ashley is very friendly & always there for any questions that you have ! One of the best employees here.

Moved into AVA Burbank about a year ago and it has been AWESOME. We started our process by looking around the area online and we came across AVA Burbank. We called in and were politely greeted by a very friendly Nick Lopez. He helped us make an appointment as soon as possible to come in and view their apartments. Very friendly. Very professional.
Came in the next day and we were delighted with a very warm and friendly welcome. They kept in mind what we were looking for from our previous phone call and already had various layouts to show us on arrival. So far we were more than happy with the attentiveness the AVA Burbank team was providing us. Long story short, we spent a great amount of time looking around at the various apartments and complexes that day (very patient) and ended up walking out with a new apartment a few hours later.
Because they are newly renovated (very pleasant, clean & well kept, on the inside and outside, new paint, new carpet, flooring, etc) & the safe area they are located in made this place our #1 choice out of around 15 other places we had personally viewed around the area. Plus they’ve got a Vons right here. PERFECT for any emergency trips.
Throughout our time here we had almost no problems, except for this one time our dryer (in unit) wasn’t properly drying our clothes. We called maintenance and oh my goodness they were here and ready to work in a flash! They got the problem fixed very quickly. Our dryer has been working perfectly ever since that little incident. Plus the maintenance crew was super friendly and ever since that one time, we greet one another whenever we pass each other in the complex. Wonderful people.
Absolutely no problems with neighbors, they’re all pretty young 20’s & 30’s with families here and there. Everyone’s super friendly when passing each other in the complex or if we’re walking around the block. NO NOISE COMPLAINTS. We loved it.
Moving time has come (relocating for work) and it has been such a breeze. Timothy Alonzo has been amazing, any little question we had, he was always on it. Clearing up any confusion we might have had. Helping us out with our paperwork and everything! He has made our moving out process a lot less painful, super great, very attentive, and genuinely seems to care. Thank you!

I previously posted a review of the apartment complex (we’ve been tenants for a year.) This review solely reflects the move-​out process.
AVA’s leasing office is completely useless. It seemed like they were becoming more organized, and we received our move-​out information along with a scheduled preliminary inspection time. It was mid-​day on a Tuesday, and they suggest you be there to walk through with the staff, so I changed mine to Saturday. No problem, they said it’ll occur anytime between 2−5PM.
Saturday rolls around. I’d sent a confirmation email to Juan, who never emailed me back. I’m at the apartment at 2PM, waiting for him to show up for the inspection, and nothing. Then 3PM, then 4PM… finally, at 4:50, I call the leasing office to make sure he was still coming. The woman (who sounded super put out by my question) took a solid five minutes until she took me off hold to tell me that Juan was part of the maintenance staff and the leasing office has nothing to do with that. But, she did say they have until 5PM to do the inspection.
At this point, it’s 4:55. Juan still hasn’t showed up. Finally, at 5:20, someone knocks on the door and says that they had no idea we’d scheduled an inspection today. He walk around the apartment for MAX five minutes and give me a piece of paper stating generic prices for re-​painting and carpet replacement if needed. I asked if he saw anything that would make them need to do any of that, since we took extremely good care of our apartment, and he said he had no idea, he’s just obligated to tell me pricing if they have to.
So I wasted an entire afternoon waiting for that. What’s the point of the preliminary inspection?
We received an email a week later saying the preliminary inspection is complete, but never got any information about a final inspection. They finally call my boyfriend the day our lease ends (today) and told him we could either leave the keys in the apartment, or we could come turn them in in person and be present for the inspection. We wanted to be there, so we asked if they would be in the leasing office at 5PM. They said yes, they would be out of the office for an hour during lunch, but would otherwise be there until 5:30.
My boyfriend shows up at 5:05 with our keys, ready to do the inspection, and there is a sign on the door saying the leasing office is closed for the day.
It’s insanely frustrating. There was no correspondence about move out procedures, nothing about the final inspection unless we tracked them down first, and the disorganization is seriously alarming.
This also isn’t the first time this has happened. Every time I went to the leasing office, they were closed, or temporarily out of the office, or never answered their phones. And, when I went in to hand them some paperwork a few weeks ago, the girl barely even looked up at me. Very poor customer service.
Be aware if you’re trying to move out that the whole process is a mess. Unfortunately it left a bad taste in my mouth on our last day in the apartment. I really had high hopes for AVA, and as my review states, there are good things about living here, but I’m very glad to be done with the complex.

I have to say after researching several apartment buildings, AVA is my number one complex! I had a Tour on Saturday with Nino and he was absolutely AMAZING! He answered all of my questions, showed me several different options and layouts of the apartments available along with pricing, and was very honest and enthusiastic throughout my tour. He has made apartment shopping pleasurable and my overall experience that more Exciting! I look forward to closing my deal this week and becoming part of the AVA family, Thanks again Nino for all your help, your unlimited time, and undivided attention.

Ava Burbank was pretty good for a first apartment. I’ll provide some insight through Pros and Cons below. My roommate and I were searching for apartments through online sources and were not able to visits the facility prior to signing the lease. I found the AVA does a great job of providing up to date apartment availability and pricing on their site that made it really easy for people like us who were not able to come and look at the place for ourselves. We stayed in a 2 br, 2 ba apt for just a year and both moved out after 12 months.
Pros:
— Safe neighborhood: Moving to LA from the south I think there was a huge culture shock, but the neighborhood provided piece of mind and safety. There are constantly cops patrolling at night.
–Cleanliness: They really upkeep the complex with consistent pool cleanings, maintaining gardens, and just an overall cleanliness at the gym and front office
— Washer/​Dryer in Unit: We had a a washer and dryer in unit which was amazing. They also provide clean and well maintained laundry facilities on site for those apts without. It was also very quiet when trying to hold conversations or watch tv in the living room.
— Security: All doors are fob accessed so I felt relatively safe in the complex.
–Appliances: All appliances were up to date and worked great, never had any problems while using in the apt
–Maintenance: I see some consistency with other reviews and it is absolutely true! One of the benefits of living with a large corporate run community is service on site. It was nice to file a service report on line, go to work the next day and come home to the problem resolved.
–Space: Relatively large apartment for LA standards. Both my roommate and I had large closets and out rooms accommodated beds and dressers so it was perfect.
–Deposit: Deposit was only $ 500 which is unheard of in LA (very low). They took about half out to pay for paint touchups and full cleaning when we left, but we still got half back which I was not expecting.
— Online rent payment: Quick and simple, it was great and no checks were required!
Cons: Negative things always weight heavier just because they cause inconvenience, but here are some things that occurred.
— AC: Literally the worst. It was a low powered box in the living room. Even with fans blowing the air down the hallway, our apt was still 100 degrees during the hot summer nights. It was unbearable.
— Quality of structure: The floors were made of laminate (expected), but creaked with every footstep someone took in the place. The walls have no insulation. Our upstair neighbor had a crazy gf who screamed all the time so we got to hear that, you could hear them having some «recreational fun» when they weren’t fighting, you could hear someone using the bathroom very clearly, and you could hear anyone in the common area in between the apartments.
Parking: For a 2 br apt, we were only given one parking spot so my roommate and I switched off week to week. There was plenty of gated parking availability but they wanted to charge $ 50/​mo extra. Street parking was usually available but once a week it could be a 5 min walk back to your apt due to having to park a block or 2 away.
Price: You could definitely get a better quality apt for the price. The prices are constantly climbing for this complex and I don’t think it is worth the cost they are charging.
Random charges: This was the most frustrating. I don’t know if it is Burbank or this complex in general, but you are required to pay for water as part of your rent. On top of the water bill, we always got an extra «overage charge» for water usage in our apt that was an avg of $ 40 additional a month. No one in customer service could explain and said we need to pay or it would hurt our credit… unacceptable. Expect to have higher utility costs in this city and in this complex.
Customer Service: AVA has created a maze for you to get anything accomplished or resolved. You will be redirected to different numbers consistently which just seems sketchy and unprofessional. We never received clear answers, especially when it came to overage charges. I was not impressed with their customer service.
Neighbors: For some reason, this complex has attracted a large amount of film students. They are constantly filming their school projects on the sidewalk which didn’t bother me until I started getting yelled at that I was in their shot while trying to walk into my building. They are all still in school which means they party as well. They would regularly have weekday parties going late into the night which kind of stunk for my roommate andI who both had typical 8 – 5 jobs. Just something to consider, but definitely not the complexes fault.
I hope this helps with your search! We were looking for somewhere safe and met our basic needs and this apt definitely did the job and was great for our commute to Glendale to work!

This place is awesome! Everyone in the office Ashlee, Tim, Juan, Ramtin, Nick, and Stacie are so nice and helpful!

As much as I would love to give this place more stars, as of right now, I feel that it only deserves 3 stars. It’s very unfortunate that the people that lives around you can greatly impact how you view things. Location wise, I love it. Neighborhood is beautiful, people are friendly, and there are dogs everywhere! The community, for the most part, is kept clean and tidy.
I love how the apartment is designed inside and out. The color schemes makes a difference, especially if decorations has not been put up yet. The overall space is a fairly good size. Employees here are polite and on top of their work. If something goes wrong in your apartment that needs to be fixed, they come and fix it the next day. They do a very good job in that.
My biggest, BIGGEST complaint is the noise. I can NOT stress this enough how people living next to us can be so damn inconsiderate. Who the EFFFFF (really trying not to speak French right now) plays music from 10pm-​6am in the morning!!! Fetty Wap is her favorite. But seriously, are you dancing in your room till the wee hours of the night? Go to the fking club then!!! Even the club doesn’t play music till 6am! (Well unless you’re in Vegas). Luckily, «Fetty Wap» got better with bringing the noise level down. But now, we got little drummer boy, who recently just moved in above us and is playing their guitar and drums until 4am. Seriously… WHAT THE FK!!! (Ok I couldn’t hold my French any longer) Don’t these people have school? Don’t you guys have work? Don’t you guys do ANYTHING, but stay up all night and play music. I get it, y’all wanna live, but be mindful of other people. It sucks when the walls are soooo damn thin.
It’s very unfortunate we got stuck between two people who doesn’t give a damn about other people who is trying to get some sleep. If this continues, I’m sad to say… we might not continue our lease. Other than that, we love the place. Just wished management was more strict about the noise complaint.

I lived at AVA Burbank for great 18 months, 6 months in a Studio and 1 year in a One Bedroom.
So I’m gonna tell my experience with PROS/​CONS and a text with more details.
PROS:
great neighborhood
awesome location
the maintenance crew are great
good apartment
pet friendly and allow large dogs
gym
near to freeway
nice neighbors
CONS:
pricey
bad management team
no Central AC (they have, but it’s just in a few apartments)
bureaucratic and no flexibility
Neighborhood:
So, this neighborhood is awesome, there are tree-​lined sidewalks so you can walk with shadows during the summer and it’s pretty beautiful. It’s very peaceful and relaxing even during the night, so I could walk with my dog very late like 11pm without being afraid of somebody come and steal me (I had this problem where I came from), so that’s a neighborhood that makes me feel safe.
Location:
I think the location is great, because you have a great grocery store, restaurants, postal office, pharmacy and other things in walk distance.
Downtown is at most 10 minutes by car.
The maintenance:
When I had some problems, I just had to call or send a request by internet.
The crew are friendly and they fixed whatever the problem I had. So there are just complements about them.
Apartment:
Are really good. Even the Studio.
Both apartments I lived were great.
Had a lot of space and good appliances.
I can think just in one problem: Central AC. I had a regular AC, so during the summer I had to keep on during the whole day and even so still it doesn’t seem to work. I think you can imagine that the power bills were kind expensive in the summer.
Building (s):
AVA has some buildings, but every building has its own amenities.
I think that’s good, because every building has its own pool and barbecue area, so you aren’t gonna see a crowed pool or barbecue area always with someone using it.
Pet friendly:
I have a golden retriever, a large breed and awesome dog :)
But a lot of places I couldn’t live because they don’t allow dogs or if they do, it’s just small and/​or medium dogs.
So, AVA as a pet friendly community I could meet a lot of dogs owners and, of course, my dog could meet others dogs during the walks and play with them.
Gym:
The gym is 24h and it has modern appliances.
If you compare to LA Fitness, of course it’s leak of appliances,
but it’s the best gym I’ve seen for a building community. You can’t compare to a gym that you pay monthly.
near to Freeway:
AVA has apartments in Sarah St and Kling St.
I lived in both, Sarah was my Studio and Kling was my one bedroom.
Sarah’s TOO near to freeway that if I left my window open, I could hear the freeway noise. But Kling’s a good distance to freeway so I couldn’t hear any noise.
And, of course, living near to freeway is nice to go faster wherever you wanna go.
Neighbors:
I think having good or bad neighbors is kind luck, and I had a good luck about that.
I met some people there, very friendly. And some dog owners that we could spend some time let our dogs playing.
I’m gonna tell 2 short histories:
My neighbor had to move out and gave me some furniture and a xbox 360. Yes pretty luck.
Another neighbor, above me, gave a party until 3am during a weekday with some people jumping and the noise. Pretty bad luck for me that day.
Management team:
I know a lot of people don’t like them, I think most of them just receive training to deal with future residents. So, if you are already resident and has some problem, it seems they don’t know what to do.
Bureaucratic and no Flexibility:
When I move from a studio to one bedroom was frustrating because AVA asked for $ 500 deposit plus 1 month ahead.
(I have to pay 1 month deposit because I don’t have SSN, I think that’s fair)
I’ve paid $ 500 plus 1 month deposit when I moved to Studio, So I suggested to pay the difference between Studio and One Bedroom and of course without received my deposit back in that time.
However They said NO! Which makes no sense for me, they just made the things hard to me.
I had to pay $ 500 right away, plus one deposit in my move-​in day. I had to take a borrowed money, because I think no has the amount to pay the first month plus one month deposit. After 20 days I received my Studio’s deposit.
If I had just paid the difference, That would be the same value for them and a lot easy for me.
Price:
The price is kind high, but I think it used to worth it.
You have to think about the price not only about the apartment, It’s also about the neighborhood, location, and the service they provide to you.
But AVA price was going up too much and too fast.
So, when I moved the price was fair.
Studio was 1300 and one bedroom 1600
6 months later I moved to one bedroom, and the price was 1800
One year later, the renew was: 2300
They said «It’s the Market»
Then I decide to not renew
Thank you AVA, I had a great time living there.
I like to walk forward, if in the future walk forward means going back to AVA, I’ll do it with pleasure.

AVA Maintenance team: super awesome, very quick and they are super friendly.
The office does it’s best to keep you happy within the limits of a National Corporation, they are at least nice. The Ava corporate office dictates just about everything.
It’s really the tenants that are the problem here, because it’s fairly easy to rent from Avalon Bay if you have the cash. On a regular basis people throw their trash on the ground, let their dogs poop in the courtyard (and don’t pick it up), insane amounts of noise at night, car loads of film students constantly «shooting» footage on the property, setting up ridiculous lights at midnight and just being loud all the time. Tons of complaints from various tenants have been made and laws prevent much from being done. It’s a shame because this is an amazing neighborhood and this apartment community used to be a nice chill place with somewhat reasonable rent.
Great neighborhood still but its not rent controlled and the prices go up a lot. The rent increases are my biggest gripe. This review was a lot more moody and long but after I spoke with Nick at the leasing office he chilled me out, that’s the dude you wanna talk to.
