Great building, nice amenities and solid location.
Building management is horrendous and dishonest. You have to pay additional for said amenities. Maintenance isn’t done on time or at all. Attempts to add in additional, arbitrary fees on rent.
Don’t do it to yourself.

Stay away.
Went to view the apartments during an open house. We were coldly met by Joe Ackerman, the leasing agent. He didn’t say hello, didn’t ask our names, just immediately said, «What is your budget and when can you move in?»
Was rude, impolite, and felt untrustworthy during our entire visit. I would absolutely not trust someone like this guy. He couldn’t give me a straightforward or non-​condescending answer when it came to any of my questions regarding noise, groceries, pets in the building.
It felt very uncomfortable. We will look elsewhere and hope we do not run into someone as shifty as this guy. No thanks.

Ive lived at 101 Bedford for over a year now, and I don’t know how anyone could complain or give anything but high remarks for the building, its amenities, and its staff. Joe Ackerman helped us find our current 1 bedroom, and he was extremely friendly, straightforward, and easy to work with– he is the man! It disappoints me that people give lackluster reviews to a building that offers an Equinox-​style gym (with a steam room and hot tub), an amazing rooftop, a movie theatre, and about 10 other crazy things you would never dream of having access to at any other apartment complex. It makes me wonder where else people have lived that make 101 Bedford seem average. Because it is anything but that.

I have lived in this building just over one year and intend to move within the building to a higher floor. The building is run efficiently and the common areas are kept very clean by a seemingly tireless staff. Maintenance requests have always been dealt with promptly. The building is less than two years old and there were a few teething problems regarding the use of the amenities, in particular recognizing the need to develop rules for using the (stunning) roof deck. The pool/​hot tub/​steam room and changing rooms are pleasant and tastefully designed. These are the only amenities I use, so I can’t really speak for the gym or the playroom etc. It is worth noting that the amenities are not run by the building’s management and are run by a separate entity. The apartment finishes are high quality and large windows allow for plenty of light, even on the lower floors. The windows are very sound proof but when they are open you can hear traffic. Apartment building living is not my thing but this is where we are for now for various reasons and I feel that we did well to find this building, its location and the proximity to McCarren Park. I would also like to add, having read a few of the other reviews, that the building definitely accepts applications from non-​US residents because, like us, there are many people living in the building from places other than the US. Our application was processed with no hitches and the management have always been polite and friendly to us.

DO NOT LIVE HERE. My boyfriend and I decided to put an application in for this apartment building and it was the biggest mistake I’ve ever made. The management is a bunch of sleazy, money-​hungry jerks. We decided to put a deposit on an apartment even after we learned there is a $ 650 fee per person for the amenities and guests are not allowed to use the facilities unless you buy them a pass. Our tour guide also kept mentioning if you don’t charge people for stuff they won’t respect it. Pretty much there are hidden fees on everything and they have security guards patrolling making sure people don’t use the very expensive amenities you moved here for. We got all our paperwork together and my boyfriend was honest and mentioned he was new at his job (he had two previous jobs prior to his current and never had a period of unemployment) but the leasing agent, Joe, (who is extremely incompetent) said he should get a guarantor just to be safe even though combined we had plenty of savings and our annual income is 200k. When my boyfriend mentioned one of his parents alone didn’t make the 80x the rent Joe acted like this was just shocking and my boyfriend mentioned he could just have both his parents submit paperwork and Joe agreed. The whole office is run by very religious men and they seemed really uncomfortable that we were not married and looking at a place together. This also happened to be October and they mentioned lets get the application in before the Jewish holiday in which the entire office was closed for 2 weeks. Yes, two weeks! I mean it’s fine if you yourself have to be out for a religious reason but if you’re running a business diversify your work force so you don’t have to shut down your business. We submitted our application and gave our deposit (which legally means 101 Bedford was not able to accept any other applications). My boyfriend’s parents sent in their information and we waited two weeks to hear. Mind you, we never doubted we would get it, we had all the qualifications and Joe had assured us to just submit a guarantor to be safe. Two weeks later and 5 days before we were supposed to move in I finally made contact with Joe. He awkwardly called me back and without explanation said we did not get the apartment. I was outraged and tried asking why? Joe said he really didn’t know, that the owner made the decision, and just didn’t tell him. My boyfriend then called back asking if there was anything else we could do like giving more money upfront, etc. Joe said he would ask the owner and the next day called my boyfriend back and said that he was sorry the owner was «in a bad mood» and was unwilling to consider us and also «rejected another application» that day and was quote «shooting me in the foot today.» My boyfriend who was just stunned with their lack of professionalism and complete lack of respect for others responded that he was sorry to hear their entire business was run based on the owners «mood» in which Joe laughed and agreed. My boyfriend then looked up our credit card receipt for our deposit and saw that it was cancelled two days after we submitted the deposit meaning they knew TWO DAYS after we submitted it we didn’t get it and never bothered to tell us. We’ve concluded they must have gotten another offer, which is ILLEGAL since they took our deposit, and just threw us to the curb somehow expecting us to find a new place to live in 5 days. This whole building is a complete joke and is run by filthy humans. I would not recommend it to anyone.

I agree 100% with all the previous reviews. I lived in Manhattan for 10 years and when we saw this building on street easy we thought we will take a look, rent is basically the same as we will pay in Manhattan for a 1 bedroom (about 3k per month) but based on the «amenities» we thought it will be a good deal.. When you visit, the management company does not tell you that the amenities are run by a different company and that they charge literally for everything. But once you move in you feel like you are restricted to use anything, you feel like you have no amenities when that is exactly the reasons why we also moved to the building and Brooklyn from NYC. It is really bad. Not only that but the company that runs the amenities vivacity (they are part of American Leisure —
) is just terrible, they are extremely rude and very uneducated about the hospitality industry. I had one of the porters come to me once on the roof to ask for my apt number, then she came back and she asked me for my name again, then she came back and said I cannot find you in the system you are not allowed to be here… Surely when I went to the lobby she was able to find my name. This is just an example. It is just bad. No one runs the show there, it is all about charging you and making you feel uncomfortable in your own home. I do not even want to invite my friends because I am embarrassed about what the vivacity staff will say to them since they are not at all hospitable. Anyways, if I could do it again I would not have signed a lease at this building, it is not like we are saving $ at all and we do not really enjoy the amenities anymore.

We visited some friends that just moved in here last month and it is quite a residence! Let it be said i’m not into this mass-​modernization movement in dwelling design that has overtaken BBurg (a la the Edge) but being only 8 stories this building will not catch your eye in an offensive way. The units are modern and seem to welcome in a great deal of natural light. My friends unit has a south exposure on the 6^th floor with relatively unobstructed views of the South Brooklyn skyline and the Williamsburg Bank tower. The building does have those albeit yuppy but fun perks like an indoor pool, gym, game room and golf simulator but by far the greatest feature is the AMAZING roof! Arguably one of the best rooftops in the borough, with a horseshoe like layout and two towers that offer incredible 360 views of 4 out of the 5 boroughs. Hopefully my attached pics will do it justice but likely not. A great place to visit and from what I hear a nice place to live too!

I would avoid this place at all costs … They do not respond to tenant issues, and they don’t work on weekeneds… So you are on your own. I didn’t have heat for 2 weeks and I have a drug dealer who lives next to me. Beautiful building from the outside, just be careful … Many tenants are moving out !!!

We moved here in mid-​September 2013 and have been pleasantly surprised by the level of service and how much we enjoy living here. Our apartment faces the park, so it’s nice and quiet, yet we are only a 6-​minute walk from the Bedford L stop, and there’s a 24-​hour organic supermarket on the opposite corner. Although our apartment faces north, the windows are big so it’s quite light, and the double-​glazed windows mean it never gets too hot or cold.
It’s a new building, so some things have gone wrong (windows not sealed properly so wind made a whistling sound, water not coming out properly), but management have always been quick to fix problems (usually within a day).
At first, we were a little embarrassed at how OTT all the amenities are, but now that it’s mid-​winter, there’s nothing better than wandering downstairs to have a workout or sit in the spa or sauna. Can’t wait for it to warm up so we can have a bbq on the rooftop!
I expected the other residents to be wankers, but we have so many lovely, normal neighbors. There is a mix of creatives and professionals. Seems to be quite a few international people living here, too.
We had a patchy experience with the leasing office — had a nice person one day, the next visit we had another nice person, but then we talked to someone more senior who was quite rude and told us because we weren’t US citizens we would probably have to pay 12 months rent upfront! Luckily, once we provided salary details we only had to pay the regular 1-​month deposit. If you’re interested in this building, persist!

I agree with Ola. The staff works at their own pace and not concerned with making prospective tenants happy. We travelled their to see an apartment on Sunday when the website said they were open everyday. When we got there the door man told us the leasing office is closed on Sundays and mentioned «oh yeah they need to change that». We returned several weeks later and they were still closed on Sunday and the website still said they were open. Once in the lobby, even though the building is new, I could see visible wear in the lobby. Stains and peeling wall paper. It was not a good impression and a hint of things to come if they can’t maintain just the lobby.
The apartment we visited was nice and priced a little high. Once we learned of what was included in the apartment, we felt it was way OVER priced for the location. The kitchen had no microwave and no garbage disposal. All the windows needed blinds that were suppose to be furnished and installed by the renter?! The apartment had washer and dryer connections but you had to supply the W/​D your self and they didn’t offer any service for this. The apartment did have an in wall speaker system but I’d rather have a W/​D or a microwave. Apparently the builder/​designer though music was more important than clean clothes or warm food. It also had a video security system but I thought a doorman should take care of that. Plus, most video systems breakdown and never get fixed. Thanks but no thanks 101 Bedford we will find a home some place else.

I just moved in here. New building and they understandably are still finishing some things (no hot water for first week) but location and ammenities are amazing and way better than soho where I was before. Overall, extremely happy.
