Quantum Lake Villas

I’m writing this review because the staff here are great. Especially Melissa the staff member who works up front. When you have a problem Melissa is relentless in executing the task. I was a little upset last year when I renew my lease because they height the rent up $ 200 on me but now I understand why they did it. But the property manager did everything in her power to work things out for me and I really appreciate that. The reason was that they had to be competitive with the other apartment complexes in the area. I’m going into my fifth year living here at this apartment complex and I love my neighbors and I love the staff here. I highly recommend Quantum Villa a place to stay if you want quality and professionalism and know that your stuff will be done if you have a problem.

I have been living here for 2 months now and have nothing bad to say about anything. Renee in the leasing office has been nothing but wonderful. The pools are clean. I’ve had an issue and the maintenance people were on time and very courteous. I would definitely recommend this property.

Since my last review, I also happy to report that Quantum Lake Villas is no longer increasing my rent an absurd amount; instead, the increase is to an amount I feel is fair for the apartment. The leasing office fought for their residents and won! My apartment is great, I love my neighbors and I feel pretty safe there. My only complaint is that while the maintenance staff is great, they need additional employees to get things taken care of in a more timely manner. Also, the grounds, pool and garbage area could be better maintained (esp garbage and pool). All in all, I’m so happy I’m staying. I would rate them 3.8 out of 5.0.

30% Rent Increase in One Year.
Lived here for 3 years, 3 Bed Unit, no garage. First year was $ 1305, 2^nd year was $ 1335, 3^rd year $ 1435 and now they want $ 1835. Yes that’s right a $ 400 increase for the same unit. Looks like they are forcing people out so they can «update» the units. Appliances inside unit are extremely outdated, sloppy paint job, hairline cracks in ceilings, shoddy workmanship on kitchen cabinets and fixtures, so yes they are in need of renovation, but whatever the «updates» are it’s not going to make them worth more than the price of renting a single family home in the same area.
Community was mostly quiet, but it’s right up against a nature preserve and they have a big problem with raccoons. The garbage receptacles are regularly broken which causes a build up of garbage in plain sight and enhances the raccoon problem.
Repair men fixed things inside the unit very quickly, however I needed to have several calls for the same problems due to them not being fixed right the first time.
Also their system for packages is very unorganized. I needed to go into the office and have them search for my packages quite often because no one ever put a notice in my mailbox that I had a package to pickup.
Olen obviously has a plan at work here to somehow make these worth the extreme hike in rent, but in the process they are displacing many people who have lived there for years and are not even giving them a sliver of leeway.
Don’t rent here and enable companies like this to make outrageous rent increases, who knows how high they will go in the future. Look elsewhere and hopefully they’ll be siting on a bunch of empty units.

I do not recommend this place to live if you are not a single person. Considering the average quantity of cars in America is 2 per household, Quantum has less then one on many areas of their apartments. On many occasions I’ve been forced to park down the street due to lack of parking spaces. This is extremely difficult when hauling groceries and a child. Plus all open areas are painted with a red mark preventing you from parking or you risk getting a ticket. The maintenance was also supposed to fix my AC, needless to say it’s been months and when I call to inquire I always get told «were waiting on management approval». Also, the landscape in the front entrance is flawless and very beautiful but that’s the only place it’s that nice. The grass throughout the development is full of dead spots. I see landscapers here every so often but it’s mostly leaf blowing and edging. They have focused on the appearance to potential renters and neglected the needs of the resident’s. The pools are always full of leaves and dirt and not to pleasant to swim in. Quantum has the potential to be an excellent place to live but they cut corners too much. I do not recommend moving here. I cannot wait until my lease is up.
