Very disappointed in this leasing company. I took over a lease in one of their houses and lived there for approximately 4 months. This house was in pretty terrible condition when I moved in but they didn’t seem to care and did not offer to do a walk through with me beforehand so they knew how it looked when I moved in. When I left they ended up taking my entire security deposit for things that I had no idea were broken or in bad condition when I moved in. They are even charging me extra money beyond my security deposit. This company seems to have no morals and take advantage of young adults by finding ludicrous charges as reason to keep security deposits. This is not a trustworthy company.

The absolute worst kind of people: if you want to learn how to NOT treat people sign a lease with the Omnibus Group. After three years of them lying about repairs(promising new shades, promising to fix rust/mold in the bathroom, and to fix the backyard after the 2013 flood) they sent me a check for only HALF of my deposit. Save yourself the hassle and sign a lease with any other company. The Omnibus Group is selfish and unresponsive — it took them two years to learn my email address. Best of luck to you, Omnibus Group.

We have been renting from Omnibus for a while now. Our apartment is generally considered a bad quality property as several doors do not close, there are leaks in various places, and certain aspects of our apartment have even been deemed dangerous. This is all OK as we pay rent accordingly. However, when the aspects of our bad quality apartment have affected another apartment, we were blamed and CHARGED a hefty amount(1 months rent!) for the damages. The tenants below reported no damage in a timely manner(or even at all?) to Omnibus. Since they have already moved out, we are being punished for this damage. As college students, it is hard to understand why this company is fighting for us to pay by digging through the fine print though its clearly not our fault that our neighbors apartment was affected. Omnibus states we must report all damages to them, and if we do not we are liable. We did actually report this damage to them. But even if we didn’t, quite literally every single thing in our apartment is damaged. Omnibus is very professional and sounds like a pack of lawyers, but they just don’t seem the least bit like human beings you can actually communicate/reason with. Dishearteningly unethical company.

I rented for three years from Ombinus group at the maple creek apartments off of canyon. I just recently ended my lease a few months ago. My experience with Omnibus is that they’re fair, kind, and consistent. –I complained that my lights were too dim. within two days they came over and installed brand new light fixtures and made the place much brighter. –I was out of a job due to an illness for a few months… Sherry and Allison genuinely were concerned, and they did everything they could on their end to help me stay in the apartment as I was recovering. –I had my ENTIRE security deposit returned after three years — and there were definitely things they could’ve scrutinized and held me accountable for. My experience with Omnibus is that they’re really good people, and I think if you respect your place and don’t be ridiculous, you’ll have no problem. I would absolutely rent again from Omnibus.

Zero ethics whatsoever. Rented apartment to someone else after application fee taken. Avoid these people at all costs.
