Pavilion Properties

I waited to write this review until all our business with Pavilion was finished. We had an awful experience with this business from the very beginning until the very end. Do not rent from Pavilion.
The apartment I rented should never have been available. It looks like it used to be a garage and was turned into a two bedroom unit; it was musky and damp and poorly insulated. When we went to visit the unit while apartment hunting, we had an awkward experience with the former tenants, because Pavilion did not notify them that they were showing their unit. Lesson learned!
Here are a few of the many issues we had with Pavilion and their management of us and the unit we were renting:
–One of the worst experiences was the ceiling leak that occurred when there was snow on the roof. I called pavilion and told them there was a leak in my back bedroom, and I moved all my clothes and items away from the leak. Pavilion said they would bring a bucket and work on stopping the leak. I go to class, come back, and they decided to use a plastic bin full of my clothes to catch the water, and my clothes are ruined. I called pavilion and let them know how unprofessional that was and how upset I was. But they did not do anything. It took my dad calling them multiple times and demanding they put us up in a hotel for the night for them to take action. They brought a big dryer to dry the carpet for a few days. Fast forward to when I am moving out, and I find mold in my desk. I bring that up to Pavilion, and the blamed me because I «unplugged the dryer», which is a complete lie. They did not seem to care there was mold in my desk and probably mold growing in the ceiling or walls. I asked them multiple times to have someone come chef for mold, and they just brushed it off.
— When my roommate and I heard noises coming from our walls and ceiling, we notified Pavilion saying there may have been an animal. They laughed and said they would check it out, but they did nothing. I kept hearing the noise, and saw my ceiling move as an animal walked across it. I called them again, and they came out to set a live trap, which eventually caught a raccoon. Apparently there had been a hole in the roof.
— My roommate heard more noises later in the year, and said she thought it could be mice. She would hear rustling in the kitchen at night. Then, I noticed an entire box of my crackers gone, and we knew it was mice. We called multiple times, and the maintenance guy came to put a single trap out. And it worked. Then another guy came in WITHOUT US KNOWING and put mice poison all over the house. Months later we would find mice poison in my roommate’s closet and under her bed, which is extremely dangerous to not be aware of. They came in with another live trap, and caught another mouse, but still weren’t solving the problem of how they got in and how to get rid of all of them at once. Eventually they put a different poison out, and the problem seemed to have stopped. After the mice came fleas.
–After move out, we decided to leave behind some extra cleaning supplies to help the cleaning crew. We were flying home and could not bring them, so we left them. Pavilion then decided to charge us for «cleaning up trash» left in the house, when the cleaning supplies were the only things we left.
–After move out, we contacted Pavilion and wanted to discuss the lease with them, and they responded initially, but then stopped. My mom decided to write a Unilocal review about pavilion, and immediately they responded on Unilocal to us, saying to take it off immediately. Because we wanted to be civil, she took it off. We just learned, however, that Pavilion took a $ 200 credit off of our account because my mom wrote a Unilocal review! They took our money because we were exercising our freedom of speech on the internet! They are a horrible, scummy business that should be ashamed of themselves for taking advantage of college students and providing horrible leases, houses, and services.
I know I am not the only one that has had a bad experience with this business, and I urge anyone renting in Bloomington to stay far away from Pavilion. Absolute scum.

Avoid Pavillion if you know what’s good for you. They will try to take advantage of you at every turn. Requesting maintenance? Forget it, unless you don’t need to use your sink for a week. Then they’ll pull all kinds of shenanigans on you too. They were showing our apartment on a weekly basis, requiring us to vacate the premises each time which was extremely inconvenient.
I’ve never had such a bad renting experience as with Pavillion, and trust me, I’ve lived in some crummy places.

I’m not going to tell you that you should or should not rent here, but I am going to share some of my experiences. I rented a house from Pavilion a few years ago and I personally would never deal with them again. Here are a few of the low moments that still stick out to me:
1.) After paying over $ 1,000 in deposits, some of the previous tenants trash and furniture were left inside and outside the home. Pavilion only removed the trash and furniture after I offered to get rid of it myself if they removed the cost of the trash stickers from my rent. To the best of my memory, it took 2 – 3 weeks for it to be removed.
2. It’s my opinion that the house was never cleaned before we moved in. They seemed genuinely surprised that there was still furniture, so it really seemed like no one ever went in. I distinctly remember pulling someone else’s hair from the shower drain the day we moved in.
3. The windows were so poorly sealed that frost formed on my pillow overnight in the winter.
4. I requested several times over a period of approximately 3 – 5 months that the 12 inch crack in the bathtub be properly fixed. It had been sealed haphazardly with epoxy and proceeded to leak water onto the bathroom floor every day for months. After repeated requests to have it repaired, we received a seasonal repair schedule via email for their properties that still didn’t include our house. I notified them that I would no longer be mopping up the water daily and they finally agreed to fix the bathtub. The damage was so severe that the entire bathroom was gutted and the bathtub was replaced with a shower stall.
5. Our rental house was shown 2 months after we moved in without contacting us because they called the previous tenants instead of us.
6. We had repeatedly asked for our rented dryer to be repaired, which resulted in maintenance replacing a fuse in the dryer at least 4 different times. Eventually, one of the maintenance men realized that the dryer had actually been recalled and the dryer was replaced. Again, this took at least 2 months.
7. During my move-​out inspection, the girl who did the inspection was ordering Jimmy John’s on the phone for at least 75% of the time. When she was off the phone, she informed me that I would need to pay for replacement drip pans for the stove. When I told her that gas stoves don’t have drip pans, she said she would «have to check on that». I have to assume I paid for drip pans out of my deposit for a gas stove that doesn’t have them. I got about $ 300 back and the house was cleaner than when I moved in.
8. I was told at least twice that I didn’t pay my rent when the check had already been cashed. I had to bring a copy of the cashed check to their office from my bank before they would drop the late fees. I can’t emphasize enough how important it is to keep your own records.
Overall, I learned several important lessons from this rental experience. Please know that if you rent here, you will need to keep track of everything you do and be prepared to stand up for yourself many, many times.

This is seriously the WORST possible leasing office you can rent from in Bloomington. I have lived in Bloomington for 6 years and never had such a horrible experience as renting from them. They will take your entire deposit and call it «cleaning charges» even if your apartment is spotless. They are always incredibly rude when I call to ask questions. They have never gone through on any of their promises, including moving in early and having a parking spot. Mark is nice to new potential tenants but horrible to existing ones. The maintenance is never on time or helpful (we have been waiting on water damage to get fixed for over a month and its still leaking). And if something breaks that is not your fault they will still charge you. Anyone would be better off renting from literally ANY other place in town. Just don’t rent from Pavilion.

WORST EXPERIENCE! I’ve put 3 kids through college and have had many apt leases in college towns, most in Bloomington and without any issue, and Pavillion Properties is by far the WORST in comparison. Property is not updated, management responsiveness is poor, compared to the many newer options and respectful owners in town. Pavillion does everything it can to charge outrageous fees (mark up for every overpriced service) and grab $$ wherever it can. Point is in the details– owner Mark Hoffman explained that he loses money on the $ 6 per light bulb charge at end of lease given the drive time to make light bulb purchases-​ha– and you aren’t even assured fresh lightbulbs at the onset of lease; apparently it took 9 hrs to clean small 2 bdrm apt not including fees for carpet cleaning, all at ridiculous sur charges; $ 275 to electronically reprogram a lock from management office, broken track light attributed to tenants who never touched the light, etc! Standard maintenance is charged to tenant and the overcharges & business ethic is offensive. Take to heart the numerous and consistent negative reviews here; they are warranted.

I’m not one to usually write reviews, but these guys are the absolute worst. They will find a way to take all your money; zero chance you get a deposit back. Not to mention they’re all rude, and wont give you the time of day. If your reading this, realize, I wouldn’t be writing this unless these guys were truely this awful. DO NOT SIGN WITH PAVILLION!!!

I hope others will look at these reviews before renting any apartment from Pavilion. As stated, they are scummy, they do not maintain their properties, they blame EVERYTHING on the tenant and they make up stuff to keep their security deposits and demand more money. I am just hoping you are not forced into renting from them. I’d like to see them out of business.

Pavilion properties is the most unethical, scummy, inconsiderate establishment I’ve ever dealt with.
When we moved in we had a broken window, as well as stained carpets. We requested to have this fixed on multiple occasions. Within the first week of living there, we found rodents and bugs. When we reported this, they ignored to address our concerns (violating the lease agreement). After a year of neglect ion and harassment, we moved out, but they charged us for the existing damages to the house they neglected to fix. The «repair costs» was 98% of our security deposit. ($ 57 divided by 3 people). I’m not only offended, but disgusted. Steve (the owner) is a class a S.O.B. Don’t conduct business, I recommend any other realtor in Bloomington.

Great selection of apartment & townhomes in Bloomington ~ all close to campus.
Team seems very responsive and genuine. Any issues are addressed and responded to quickly. Great place for students! Will look here again for the next school year.

They are terrible to do business with. They do not maintain their properties. They swindle you any way they can, too. Do not do business with them!!!

I’ve rented in Bloomington for the last three years, and Pavilion is by far the worst. With only a couple weeks left until school started, I rented out a townhouse and got my friends to rent the 3 townhouses next door. I filled 4 of their townhouses and they promised to cut all utility costs. Half way through the year, our power gets turned off. After calling Pavilion, they informed me that they were for some reason no longer paying for electricity. At the same time, the 3 houses I filled for them with my friends, did not have to pay any utilities. Do not trust these people at all. They will cheat you and are only trying to save/​make their own money. I filled houses, yet I have to pay electricity every month and none of my friends townhouses next door have to spend a dime, even though I’m the one who found the houses and made the initial deal with Pavilion.
Avoid renting from this company at all costs.
