DO NOT hire this company for your property. I have no idea how they are not in jail yet, bc eventually my best guess is they all will be. You think they are bad for renters, they are WORSE for the home owners!
I’m contacting an attorney, so I will leave my review as that. It is THaT BAD!

This house is old. So old in fact, it still runs on fuses. For 3 days last week I didn’t have power in my room because I couldn’t get the fuse out and when I called Hallmark they claimed it was my fault the fuse keeps blowing because I have too much stuff plugged into my room (TV, PS3, and cell phone charger.) Hallmark claimed that if they sent a repair guy out again (This isn’t the first time the fuse has blown, it blows about once a month), that they would fine me because it is my fault. My neighbors changed my fuse for me.
In January we didn’t have a bathroom for 3 days because the shitwater from the toilet was coming up through the shower. The repair guy refused to do anything until we bucketed out the water ourselves. We couldn’t snake it, the clog was too deep.
Now Hallmark is claiming that the clog is our fault because we flushed baby wipes and they found hair down the drain. I don’t know about any other broke college students, but none of us can afford the luxury of wiping our own ass with baby wipes. This clog was 25 feet down the pipes. Of course they found hair. It’s a drain. It happens. We have a strainer in our tub to catch most of it.
What I believe to have happened was the company calls the a plumbing company and tells them to claim that whatever the problem is, that it was caused by the tenant. No matter the problem, it is always caused by the tenant. That way, we are liable and forced to pay for whatever the problem is. Every month it is something different and every month they are well within their legal bounds to charge us. On average we pay around an extra $ 300/​month for fines and fees.
The owner does not maintain the property. The owner charges all maintenance fees to the tenant. The owner would lose his house if the tenants stopped paying, he does not make enough to cover the mortgage himself. The owner is a desperate piece of shit who preys on broke college kids and fines us for every problem that arises. Who fines their tenants for a blown fuse? John Graf does. That’s who.

I’m normally the person who goes around writing positive reviews but these people are so horrible that they get the honor of being my first negative review.
This company charges a bunch of bogus fees. They charge something stupid like $ 50 or $ 100 (I know that’s a big gap but they’re both completely ridiculous and I can’t remember which so there ya go) as a «re-​keying fee» in order to move into your apartment because they don’t think they should have to pay to replace locks in between tenants.
If you do rent from them, they will tell you to have your carpets cleaned before you move out and to present them with the receipt. I did this and was charged over $ 100 (taken out of my deposit) to have the carpets cleaned again. I brought this up with the company and they told me that the carpet cleaners I hired hadn’t done a good enough job. So I suggest not bothering with it because they’ll probably just charge you to do it again.
I left that apartment spotless and was still charged a $ 50 fee for a «slight clean» (that’s seriously what was on the invoice they mailed me). What does a slight clean entail? Well, according to the paperwork «a wipe down to eliminate dust and minor dirt.» They also apparently had to sweep, mop, and vacuum despite the carpet cleaning. I was even charged for a «bedroom touchup» painting.
When all was said in done, I had over $ 200 taken out of my deposit. I called and politely took issue with these fees. The second time I called, I was still polite but slightly more obvious with how un-​entertained I was with their bullsh*t. They agreed to refund me an extra $ 25 in the end because they’re just that generous.
So big middle finger to you Hallmark Rentals.

They are the WORST in town! DO NOT RENT FROM THEM. They will cheat you out of your deposit without justifications by adding all kinds of ridiculous charges. For ex, unskilled labor to replace a lightbulb in the kitchen after moving out was $ 56…The kitchen floors had holes before I moved in, it was on the move-​in inspection, and yet I found out today they charged me $ 100. They suck. They are crooks. DO not rent from them. The apt. was in better shape after I cleaned it, and moved out of it. They are a scam. If you’re a home owner, do not use them. If you’re a potential tenant, do not use them.

HORRIBLE company!!! Do NOT bother with these people! They are RUDE, care only for making a buck, and have complete and utter disregard for the customer. Never have I been spoken to in such a condescending and belittling manner. I am amazed owners still do business through Hallmark Rental. Owners would do better to rent their properties themselves!!! As upset as my encounter with this management company made me, I am relieved I had the good sense not to sign a contract with these a-​holes.

Absolutely atrocious management company. I’m a responsible professional and did not appreciate my ceiling caving in and dripping water on my belongings for six weeks. The response time for maintenance was incredibly long, and the company charged us hundreds of dollars above our deposit for routine paint and a cleaning charge (when we had left the place spotless).
Many people complain when they are charged for damaging a place. I did not damage the house on 7^th street, and I respectfully lived there. Hallmark hung me out to dry, so don’t make the same mistake by renting from this worthless company.
