Kathy is terrific! She provided exceptional customer service throughout the entire process. I’m moving in with my girlfriend to a new city, and a new job from Chicago. So I’ve got a lot of changes in the works. My experience was A+. I even got a great recommendation for sushi!

I contacted Lido Equities while on a search for possible apartments for my niece. She’s moving to CA and deciding between two schools UCLA and Berkeley. Kathy took my call and patiently answered all the question a doting and protective aunt or parent would want resolved. She was very professional. I felt like I was speaking with a trusted friend. She’s a great representative for Lido. Even though my niece deciding on Berkeley and we’re getting her settled up there, I appreciate Kathy making the process that much easier.

I’ve been living in living on the westside of LA for a few years now and I’ve moved a bunch of times. Lido buildings are always at the top of my list when I’m searching. They’re good quality, location and usually have a washer/​dryer in the unit, which is HUGE.
I finally got one of their units recently and Kathy handled the whole process for us. She made it super easy and was really flexible for us.
We can pay rent online and have a very friendly/​helpful team to work with if there are any problems.
Solid experience.

I have not lived in one of their properties but I can say their rental process is ridiculously horrible. I spoke with a woman named Kathy who was very short when emailing me. My boyfriend and I sent in or application and she responded that she needed our 2014 tax return. I never saw that on the application but thought it might of made sense since my boyfriend didn’t start his job yet. Only thing is we moved from the east coast a month ago so I was confused why our 2014 tax returns were needed since we weren’t even at those jobs anymore AND I turned in my pay stubs from my current job. When I asked her if the credit check would be completed with out the tax return she said no but literally 2 hours later we got an email from Kathy saying our app was denied and she had the wrong address on there ?! So how did we get denied to an apartment we didn’t apply to? I never met her and she came off as if she didn’t care if she had my business or not and let that be a raised eyebrow to anyone looking to rent here. All I can do is thank god the app didn’t go through because if they act like this before you sign a lease who knows what will happen afterward.

Kathy helped me with signing a lease for a new apartment. She was very prompt and helpful. She explained everything in detail. I will be moving in this weekend!

Although Lido sorely lacks in proper and earnest communications with tenants, there are those who are the exception to this rule. Carmen. She has done the absolute best, given the companies limitations, to assure me that my issues will be taken care of.

Please read the negative reviews because they show the honest truth about Lido. I consider myself a very easy going person, but they pushed my limit far too many times. While living there, they continuously performed radical maintenance at a slow pace and not always at appropriate times. Most importantly, it took me 5 whole months to get my security deposit (what was left of it) out of them. Upon calling them out for their terrible management, they said any more contact would have to be with their lawyer. I’ve lived in many apartments across Los Angeles but they were the most disrespectful management group I’ve ever encountered.

They have nice properties and were very accommodating. I had specific requests for an apartment and they made it work for my roommates and I. Kathy was super friendly and helpful. She made the process easy and enjoyable.

Haven’t moved in yet but so far, Kathy has been extremely friendly and helpful. She’s made the process go by smooth and couldn’t have done it without her.

I don’t even know where to begin with this review. Let’s start with building maintenance. I have lived here less than a year and so far the problems are as follows: The water has been shut off more times than I can count — often without any notice — and no one will ever give you a straight answer about when it might be turned back on. So much for taking a shower before work! More recently, our hot water has stopped working twice in the past week. Again, no shower at night or before work. Disgusting! We had a leak in our kitchen ceiling that took multiple visits to fix. My toilet was wobbly and was nearing coming up out of the ground and I had to have someone come stop the water from running and making noise more than once.
On to building safety. The keypad for our gated entrance hasn’t been working for a while now and no one has bothered to come fix it. I had a package stolen from the mailbox area a few days ago and there are no security cameras anywhere. Coincidentally, we just got new neighbors who look seedy and they kept looking at me through their living room blinds and window whenever I walked by. How thoroughly are they checking the criminal history of the tenants who move in? I don’t feel safe here.
On to parking. There are always problems (4 times now) with other people parking in my parking spot. When I come home from a 9 hour work day and sit in traffic for another hour, the LAST thing I want to do is stand outside of my building trying to track down the owner of the car in my spot. There is a sign for a tow company, for this reason, so when I called them they said «are you the apartment manager?» and I said no so they told me I had to call the apartment manager to have THEM contact them to tow the car. It’s late at night at this point so the office is closed. I called the emergency line and they told me I could expect a call back «shortly»…well that was 4 fucking weeks ago and I never got a call. STILL WAITING, GUYS! THANKS! So there I am, wondering around the streets of my neighborhood, knocking on doors trying to find the owner of this car for the FOURTH TIME. I finally found them and it was a group of 4 guys that looked like they were affiliated with a gang and when I asked them to stop parking there they just stared at me. So, instead of the apartment management company helping me out in this situation, I put my safety at risk just so I could park in my own goddamned parking spot.
I HATE THIS COMPANY. DO NOT RENT FROM THEM, THEY ARE NOT HERE TO HELP YOU — THEY JUST WANT TO COLLECT YOUR CHECKS.
I can’t wait to move out next month.
I forgot to mention — one of the times the water was shut off without warning, I was about to start laundry. So all my dry clothes were sitting in the machine with detergent all over them and I found out the water wasnt working AFTER it took all my coins. When I mentioned this to the maintenance guy, he just said yeah… sorry. Last weekend, some guys were working on the roof of our building on a holiday — AT 8 IN THE MORNING. Jesus Christ. Can’t we ever get some peace around here?

Lido Equities Group has been my worst experience with a landlord. The parking garage gate of the apartment I was renting from Lido was malfunctioning and caused significant damage to my vehicle. I approached the landlord to be reimbursed for the damage, but the landlord refused to compensate me in whole for the damage. I had no resort but to bring the landlord to small claims court, and was awarded a judgment for the full extent of the damage. The CEO of Lido represented the company in court and was extremely unprofessional (he cursed at me as I was leaving the court room – shocking but true).

Called them to ask about a property. Super rude on the phone. First of all they don’t bother showing you a unit; they want you to just walk in. Which is fine, whatever, I can show myself in. But when I was interested and asked about the process on how to rent if I was international, the lady on the phone literally changed her tone of voice from super nice to super hostile in the span of 3 seconds. Talk about discrimination? Not all international students don’t have money to pay rent mind you. She literally changed from «hi, how may I help you: D» to sounding completely bored on the phone answering all my questions with one word «no».
“Can I use my i20?” «No»
“Can I use my bank statement?” «No»
“Can I pay rent up front” «No»
“So what are my options?” «No no no we don’t accept bank statements, no you need employment»
«What if I showed proof of my parents’ paystubs?» «No».
Yeah like I didn’t hear the first «no» the first 20 times you said it. My parents definitely make more than enough to cover rent. Also if I had $ 100k usd in my bank and can pay 6 months rent up front (or even the entire year), she would still ignore my concerns and immediately say no. Sorry Lido you’re losing a very good potential tenant and not only that, I also felt discriminated. What, so international people are not worthy to live in one of your properties even if they CAN afford it? Yeah ok. Very professional. 10 claps.
Many other better properties out there with better customer service. There’s no need to lose our money to pricks like them.

Lido is borderline negligent. Do not rent from them unless you have no other choice. We have had a terrible experiences (yes, multiple) and can’t move out at the moment because the prices in the neighborhood have gone up so much.
Last year in December, Lido finally came to turn on our pilot light after repeated calls, they opened up our heater which looked original to the building and was in rough shape and they turned on the pilot light. It was making a terrible noise and I was worried. I called them to come check it and they rudely and reluctantly came to check it — didn’t really look at it and said it was fine. Then around Christmas time our carbon monoxide detector started going off. I called Lido and it was hard to even get in contact with someone who could help. They told us to change the battery. We changed the battery and the next night the carbon monoxide detector went off again. I called the fire department because I was so desperate and knew Lido wouldn’t help unless I got really drastic. I knew carbon monoxide was leaking because firstly, I had seen the state of the heater and it wasn’t in good shape, second, the detector explicitly stated it was a carbon monoxide leak and also, sadly, our poor dog was getting sick and vomited. I had to email them (so I had a document of it) and threaten them to not pay rent before they finally sent someone to fix the problem. If it wasn’t for the law that was passed requiring carbon monoxide detectors, my husband and I would be dead at the negligent hands of Lido. I’m fully prepared to go through the same thing this year.
Currently there is an apartment in our building for rent. It is around $ 1600 for a bachelor apartment with a quarter of a kitchen and only enough storage to store extra toilet paper. Lido is irresponsible about advertising it and doesn’t put the apartment number on whatever publication they’re listing it on — they leave the door open all day so people can find it. Just now, the door was open and the apartment is completely empty but someone still barged into my apartment.
We got notices yesterday that someone has been stealing packages (pics included). The notices say that we should lock our windows. Except there are no locks on our windows. The notices also say that we should lock the gate to the building. Our building has no gate. The notices also say we should hide the remote to our parking structure. We have no remotes and no parking structures. We have no security whatsoever. What we do have is large gaping windows not fitted with locks and complete with the cheapest blinds you’ve ever seen that fall apart if you look at them the wrong way. So people can see in to every apartment and if they wanted to take something they would, and they will, it’s just a matter of time. We have renter’s insurance and a dog but that’s our only security because Lido sure has not provided any. Our packages sit out basically on the street for everyone to see. No wonder they’re getting stolen. Lido’s solution is to blame tenants and remind us to put in place security measures that they have not provided. They have also asked us to send our packages elsewhere like to our friends house or, to an office — so unacceptable.
I have had to look up tenant’s right laws so many times since we moved into this place.
Do not move into a Lido managed place unless you’re a lawyer well versed in tenant’s rights. And especially, save yourself from moving into the building in Mar Vista. They don’t care about our building — they are getting decent reviews on here, but we suspect it is because they have higher paying tenants elsewhere and they only care about them.

Honestly, I was a bit hesitant to live in a building managed by such a large group. I was concerned that I would just be this faceless person who is easier to replace with a new tenant rather than deal with any issues or complaints. I am happy to say that my experience has been the complete opposite of that. Even though most of them have never met me in person, any time I have inquired about something or asked for assistance, they have been incredibly responsive and friendly.
I have lived in my current apartment for almost two years and I have found the management to be nothing short of exceptional. Not that I’ve had many issues but a few things have happened here and there as with any apartment and they have been completely on top of it often having someone out either the same day or the next day. The most recent example was my water bill was 4x higher than it normally is. I mildly freaked out and called the water company and they basically said «oh, there’s nothing you can do, you just used more water this month.» I found this explanation quite unsatisfactory as I know I did not become a mermaid in the last month and contacted Lido. They immediately took over, dealt with the water company directly, had maintenance men on property the next day to investigate leaks, and resolved the problem without me having to incur any costs. It was a huge relief to have them step in and deal with it. They could not have been nicer throughout the process, especially with my incessant emailing asking for updates.
Obviously, people can have different experiences but I’m pretty surprised by how negative some people’s experiences have been. Sure, I’d love to live in an apartment for half the price than I’m paying now. But for the quality of the apartment, I have found the rent to be quite reasonable and I’ve lived in the area for almost a decade. It’s LA. Apartments are crazy expensive here. All I know is that from when I signed the lease until now, almost two years later, all of my interactions with staff have been incredibly helpful and courteous.
Bottom line– I would live in another Lido property and would recommend their management team.

I’ve lived in a Lido building for over a year now, and for the most part it’s been a good experience — quiet environment, good-​natured & respectful neighbors, and regular lawn and property maintenance.
Although, our time here has had a couple of bumps:
1) Shortly after we moved in, we encountered a pest problem but it was quickly addressed by the property manager — Tom. (As a side note, I don’t hold Lido responsible for the occurrence because they had been diligent in providing new carpet and vinyl before we moved in and since then we’ve been pest free).
2) Recently, a hose in the bathroom broke and flooded the entire place (which has been a little piece of hell), but again Lido was on top of things and got to work amending it quickly with maintenance, and arranging a carpet replacement, paint job and overall repairs.
The windows in one of the bedrooms also stopped working, and Tom quickly had them replaced along with regularly checking up on our garbage disposal.
Ultimately, I would definitely recommend a Lido managed building to other people (particularly since Tom is the best property manager I’ve dealt with and deserves five stars just for his willingness to help tenants in a prompt and effective manner). Did I mention my building is also dog-​friendly? That’s pretty fantastic to me as well.

Renter Beware! After living in a Lido Building for almost 3 years it was time for myself and my wife to move out and find a larger place because we are expecting a baby.
Upon moving out we cleaned the unit from top to bottom. It looked as good if not better than when we moved in. So we expected the majority of our security deposit back after minor deductions for carpet cleaning etc. that every place charges for. To our surprise after 26 days (not 21 like the law requires) we received a check for $ 66 dollars out of $ 805! We were shocked to say the least. They charged for everything including but not limited to cleaning the concrete in our tandem parking space! Which is insane! After numerous emails back and forth with Rubi (who is not helpful) told me that it would take a few days to get in touch with the owners of the building and she would forward my emails along. Being a business owner myself I did some digging and the owner of the building I was living at also owns lido equites group, so understandably I became upset because it doesn’t take a few days to talk to your boss about his own building. I shortly found out that she was just trying to buy herself some time.
I have pictures of before we moved into the unit and the day we moved out and it is definitely not over $ 700 dollars worth of damages.
If you are looking for an apartment in the Los Angeles area, I would avoid this company!

Lido is fantastic! I lived in a Lido building for 4+ years. I’ve dealt with a few management companies over the years, and Lido is truly excellent. This is actually my first Unilocal review, as I really wanted to speak up about my great experiences with them.
First, the way they show their apartments is awesome. All available units are summarized on their website, and you can show up to the property during the day and they’ll buzz you in remotely. So I took the day off from work and visited a bunch of their apartments. Not having an agent there on the property with you is great — no pressure and take all the time you need.
I lived in my apartment more than a year before I had to file a single maintenance request, as nothing ever malfunctioned. The maintenance people were always highly skilled and professional, and seemed to care just as much about cosmetics as they did about functionality. And there were never any «band-​aid» fixes (nothing they fixed ever had any problems again). It also never took them more than 24 – 48 hours to fix something — just fill out the maintenance request form on their website and they would attend to it promptly.
Lido was also very pro-​active about maintaining the building. When the city passed a law saying that all apartments had to have dual smoke/​carbon monoxide detectors, Lido made the upgrade months ahead of the deadline. During my time in the building, they also: replaced the roof, upgraded the landscaping (and the landscaping was always well-​maintained), painted the building’s exterior, added anti-​skid pads to the stairs, installed a new sign out front, and refinished/​repainted the parking garage.
A couple of years into my time in the apartment, they also added an option so that you could pay your rent by credit card online, which was very convenient. One of my neighbors had lived in the building for 15+ years, and my other neighbor had lived there 25+ years, so they must have really liked Lido. I would have stayed in the apartment, but I moved out of the area. If I return to LA, Lido will absolutely be my first choice for an apartment.

The property I lived at was what I expected, too pricy but I signed up for it.
The customer service was mostly bad though, Tom is one of the few people that actually provided good service.

It sucks most of the negative reviews here are not even about their property. It’s their service and company attitude which is much much cheaper to fix compared to remodeling or fixing up the building.
My experience is based on their customer service in the process of house hunting. I had a very rude customer service when I was trying to get more information about the leasing process.
I was first very impressed by the quality of building, but after that phone call … hell NO!
It’s such a shame too. Nice apartment units being wasted by shitty company. If you want to run a good business, how LIDO is treating potential customers is not a way to go.

Like the Tale of Two Cities, renting an apartment from Lido Equities Group was the best of times and the worst of times. Overall, Lido offered good value for the rental rates, but with limited on-​site services and almost no amenities. If you’re looking for an apartment to rent in Los Angeles and don’t really need an on-​site manager, swimming pool, or other building features then Lido is an option.
My wife and I rented a 2-​bedroom apartment at $ 1850/​mo for 2 years near LMU with gated underground parking. If you smoke weed or want a second-​hand high, it was the apartment building to rent in Westchester. Our neighbors downstairs were regular pot users so the smell of weed was a pretty regular aroma. Other than some random noise disturbances, the apartment was fine.
Service for the building was provided by contractors contacted via the main office for Lido in Beverly Hills. The few times we needed anything, they were generally responsive within one business day.
