Since 2006, I’ve had some bad experiences with SMG. This was due to the lack of concern for the Community (TimberRidge) and the frequent changing of property managers. I recently voiced my complaints via phone calls and e-​mails to the new property manager (Vicky C.) and she went to work. Good work Ms. Vicky and Simmons Management Group with helping to keep TimberRidge a beautiful place to live.

Well I have been living in my home (Canterbury Riding) since 2003 and overall in the past I can say that Simmons Management was the worse association I have every had to deal with being my first time having to deal with an association.
However things have gotten so much better since my property management POC Frances Dolby came along. I have spoken with her on several occasions and I am so pleased with her. She responds very fast and get the job done. She’s very pleasant and patient and really takes the time to do research to solve your problems. Kudos to Ms. Dolby. Please keep her around. I have been very satisfied since she came on board. Thank you for everything.

Though brief, my experience in working with Simmons Management Group has been a great one. As a board member of my community’s HOA, it has been a pleasure working with our property manager Vicky Chizungu thus far. She is very prompt in responding to any inquiries and requests that the board and/​or community members may have. They’re record keeping is excellent: anything that we want to know at any time whether it financial records, legal inquiries, prior incident history, etc… Simmons and Vicky are great in providing us with the information we need. I look forward to continuing to work with them to make our community the best that it can be!

I just called and spoke to Frances at SMG, she was very nice and courteous. I called checking on HOA maintenance in the complex and the new removal dates.
They have been helpful in resolving issues

Simmons Management Group has served our community well for over seven years. Their service has been exemplary, and especially that of our property manager. They are honest and their
excellent. They keep accurate financial records for the community. It was like a breath of fresh air to find such an honest management company after our previous management company embezzled money from our community and many others that they managed. We have always appreciated their advice and all they do for the community. We also think it is great that they have a crew we can hire to do maintenance around the common areas. I would highly recommend Simmons Management Group to any homeowners’ association.

While Brinkley Towns has been with the former SMG for some time, we have had more good experiences than bad. When we ran into a snag we were able to get it worked out in a timely manner. While the board has considered new mgmt companies for 2016, we were a bit rejuvenated when a new owner took over. I as the president, am looking forward to better technological advances for homeowners to see their own accounts and communicate with mgmt a bit quicker. One drawback is that as the president I use to have the home phone and cell phone of my property manager for my personal use. With the new company I was informed to use an emergency hotline which I think waste tons of my time when I just need to have a quick text answered, etc.
I will mention that Vicky is awesome as a new PM for Sigmares. I failed to mention that Brinkley is a tough property and she is definately doing her part with answering emails, following up on financial accounts, etc. We keep her gainfully employed for sure. I have several projects for her to assist me with and look forward to building our relationship for the remainder of 2016 and will see what the future holds.

Simmons has done an excellent job running my condo complex in Suitland, MD. I would recommend Simmons to anyone looking for a management company.

Our condo association has been with Simmons Mgmt group for years and they’ve recently gone under new ownership. In the past we’ve had both good and bad experiences with SMG but that has also been the case with other companies that have managed the property. Since the new ownership has taken over I’ve noticed several changes that have made working with them that much more efficient. The new owner, Dino has been to the property on several occasions and has shown a commitment to working with the community. Our property manager Vicky is the most efficient person I’ve had the pleasure of working with in a while. She is always quick to respond to inquiries and provides timely communications to the Board and residents whenever called upon. Things seem to be turning around for the better and I look forward to continuing to work with them.

Having met with the current owner of this company, i can say he is a kind attentive person, with a lot of experience in property management. He put me at ease about my apartment and account issues and worked with me to fix my concerns. It was refreshing. Thumbs up for this company.

If I could give a negative to this company, I would. Stay away at all costs. Not worth your time, money and intelligence to waste with them. Not only are they unprofessional, not responsive and completely unethical, but they misplace your condo fees all the time!!! Do yourself a favor and stay away.

STAY AWAY AT ALL COSTS! This is a functionally incompetent «management» company. I can assure you that you will spend more time and money managing them, than they EVER will managing you. Pay very close attention to your financials as they will pad expenses and if you are not reviewing with a fine tooth comb you might miss the fact that you are being overcharged/​double charged for services and even being charged for services that you never received. DO NOT go with any service providers they recommend, we have dealt with inappropriate vendors who will blast music through the buildings as they clean, to suspected thefts. They will not respond to questions or concerns, will jeopardize sales, will not send actual invoices for payments. They wont make your payments on time and then charge you the late fees that are assessed. Property manager will change regularly. Most recently they have been bought out and at no point did the new owner/​President bother to introduce himself to us until we sent notification of termination at which point they advanced themselves months of management fees, while still ignoring our request to pay vendors, provide invoices for outstanding payments, etc etc etc the list could go on and on. RUN!

Incredibly slow response and seem confused or angry that you dare to bother them, even though you are the customer paying for their services.
If I had any choice about it I would discontinue my relationship with them, too bad that isn’t an option.

This management company is HORRIBLE! HORRIBLE! HORRIBLE!
They ignore your emails, phone calls, or any other form of communication. They don’t give a damn about their customers. Yet, their fees are high. They have services my condo complex for about 10 years. They should’ve been gone a long time ago, but I believe our board members are in bed with them. They need to be booted too. DONT USE THEM!

Simmons management is nothing short then a shining example of what not to be, as a so called management company.
My HOA currently use them and can honestly say I’ve been truly disappointed the board will not toss them to the curb.

I feel bad for you if you live in a community that is managed by this company. The only reason I gave them one star is because I can’t give zero stars. This is by far the WORST management company I have EVER dealt with. If you have a problem, too bad. They will not respond, and when they do, they will argue with you and you have to follow up 5 times before getting anything done. When it does get done, you have to follow up with them again to get it done right.
I wish our community would use a different management company, but I’m sure they are linked up some how. Awful company. If you are considering using them, run, burn their number, retract your email, whatever you have to do!

Among the worst companies I have ever dealt with. No need to bother learning the name of your property manager, they’ll be gone soon — most likely after Mr. Simmons fires them for not taking an overnight emergency call seriously, causing your association thousands of dollars in repair costs. The day to day service is terrible too, sloppy cleaners, unskilled maintenance, etc. They rarely communice with board members, taking 2 months to do a request that our new, excellent management company takes care of in a day. It took them months to get pricing estimates, I think mostly from their cronies that were equally bad, and their own services are wildly expensive for what you get. If you are using them now fire them immediately, you will be so much happier when you hire a competent management company — and odds are good you’ll even save money in the long term. I can not overstate how terrible they are, and how easy it is to find a better company once you make the correct decision to fire them.
