Inspector Ian

Ian is my realtor’s go-​to home inspector and recently handled the inspection for my first home (condo) in Hercules. On the job, he was thorough and friendly, answered endless home improvement questions and made several good recommendations. Afterward, his report arrived quickly and was detailed and concise. According to my realtor, his fees are considerably reasonable and he does a great job. Thanks Ian!

Ian was referred to my husband by our good friend who is also a trusted Real Estate agent. Once we spoke to Ian, we knew that he was the inspector for us! He is down to earth, honest, and well qualified. The building that he needed to be inspected, is in San Francisco, and 100 years old. So we knew that this inspection needed to be done by someone that was experienced, and confident. We also knew that it had the potential of being over bid. Our Realtor contracted Ian to do our home inspection. I have to say, Ian was wonderful and we found him to be friendly, knowledgeable and thorough. He answered our multitude of questions while we followed him around like puppy dogs wanting to see everything through his eyes and all along hoping he wouldn’t find any major issues. He was patient and understanding of our nerves and trepidation while he inspected what many would refer to as a «Total fixer»! It was also great to get Ian’s detailed report back so promptly although we weren’t climbing the walls waiting for it because he gave us a through rundown of everything at the end of the inspection. We are planning a number of repairs and upgrades to our home including electrical, plumbing, and a seismic retrofit. We wanted to get an inspection so that we could have a guide to prioritize the work.
I emailed Ian with questions and he responded promptly with detailed answers. We corresponded through email to schedule our appointment. Ian always responds promptly to emails which is greatly appreciated. Unfortunately it is not that uncommon in our experience that inspectors, carpenters, and contractors are slow to respond to email inquiries or do not respond at all.
Ian did our inspection and was thorough, detailed, professional, and personable. He answered all of our questions and was able to explain his findings in easy to understand terms. Ian let us know that we could follow up with him by phone or email with any questions. He turned around a thorough and detailed Inspection Report within 48 hours that we will use as a guide for the work we want to get done for our home.

Ian did my Inspections for my first home and it was great! Being a first time buyer I didn’t really know what to expect. Ian walked me through his report at the end and offered some thoughtful home improvement advice, though the place itself is pretty new and needs minimal work.

I was purchasing a 4 unit building in Oakland and was referred to Ian. He was extremely thorough and his report was detailed to perfection. I could not be happier because the building is an investment property and he was able to recognize a few areas of concern from major (plumbing corrosion) to minor (2 prong plugs).
This report gave me full insight to what I was buying and what I will have to potentially take care of this year and in the next 5 years.
In business they say when you find someone good it makes your business better, finding Ian means I have the right person for doing inspections on my deals. I also rarely ever do Unilocal reviews but was compelled to do one for him since he was so good.

My expectations in the usefulness of inspection of an 10year old Condo were super low. really low!

I found out about Ian on Unilocal and I emailed him to get quote. He has the most reasonable prices of all the places I talked to.
I need to get an inspection done by the end of the year since my home warranty was expiring. Ian accommodated my schedule and we coordinated a time when I would be working from home.
On the day of the inspection Ian arrived on time, took an hour to do the inspection and then took 10 minutes to give me a high level run down of any problems he found.

IAN IS BY FAR THE BEST!!! We spent so long trying to find a qualified experienced home inspector and Ian far surpassed our expectations. Unilocal saved the day again for us as you don’t get this many solid reviews by accident. He has his PhD and knows his stuff inside out. Best of all, he was able to articulate what he found in a manner that someone who isn’t in the business could understand… such as my wife and I.
He was incredibly accommodating and patient as I must have had 50 questions and he never once made me feel like I was overbearing or taking up too much of his time… even though I’m sure I was lol. His reports came in on time and were perfectly detailed with pictures which helped demonstrate what he found. Best of all, he was super reasonably priced which says a lot about his character as he could probably charge almost double and would still be worth it. You can literally bet your last dollar on/​with him… I mean we sort of did given that we will be broke after this home purchase haha. I can’t say enough about Inspector Ian.

Met with Ian who we found to be very professional, and very thorough. He explained to us what the problems were, their severity, and possible solutions to remedy them. He’s the first inspector I’ve had to deal with and he made the experience feel very easy. Maybe because the property we looked at wasn’t in all of that bad of shape or maybe it was also the fact that he just came off as a straight shooter but with an easy going delivery. Listen to him explain to you what the deal is and you’ll understand.
Would we use his services again, in a word, yes.

Once again, Inspector Ian delivered! This was the third time we’ve used him for a home inspection (hopefully third time’s a charm!), and he did an outstanding job: he was prompt, very clear and thorough, and well priced. He’s also very personable, which helps when dealing with something stressful like a home purchase. He should be your go to guy for home inspections!

Inspector Ian was wonderful!!! I always like to ask a lot of question and he was very amiable to allowing me to do so. He was friendly and thorough. He found things that I would not have even thought to look for, but would have caused a big annoyance if i did not know about before. Inspector Ian is the best! I’ve worked with a bunch of them in the area, and Ian somehow manages to be both thorough and non-​alarmist (a rare combo!).
He is terrific at what he does, calling out anything needing looking at, and also a pleasure to be around. Also, he’s responsive, which doesn’t always happen with other inspectors, either. He gets back to you quickly, gets his reports to you quickly, and is just all around awesome. If there were more than five stars, I’d leave them!

Ian is a total professional — thorough, savvy, friendly and communicative.
I emailed Ian two days ago for a walk-​through inspection that I needed done today. He responded in under an hour to schedule the appointment and provide his quote, which was very reasonable. We were looking at a (seriously) distressed property in Oakland that was in an utterly bizarre state of disrepair.
He arrived to the property on-​time and ready to go. Our appointment was during an open house (the only time the property was made available for prospective buyers), and he made sure to ask the listing agent for permission to inspect the structure, and was discreet about sharing his advice out of earshot of other buyers.
He made sure we got all of our questions answered, and pointed out and explained his observations at every step. He also asked us to call or email him anytime if we had any follow-​up questions, making it clear that there was no time limit to our access to him regarding this property.
Ultimately, we decided against making an offer on the property, but will definitely call on Ian the next time we need a professional home inspection. He is awesome. Oh! And he has an accent! So that’s a bonus.
