Deschutes Property Management

The owner of the space I was leasing turned over management duties to Deschutes Property Management a couple of years ago. Since then its been so bad having to deal with issues that I had to leave the space. It was quite small (300sqf) and the deposit was $ 600 which was fair. After moving out of said space DMP sends me a invoice for $ 639.70? They billed me $ 950.00 for painting and filling in some holes for a 300sqf space on a retail space that was leased for 5 years? WTF? My lawyer looked at the invoice and laughed. I took pictures after moving and cleaning because I have herd very bad things about how they operate. Well sure as shit I was right. If you have to deal with DPM be sure to document EVERYTHING (pictures etc) because they are crooks, scammers and thief’s…

I’m no spring chicken, I’ve been a renter and a home owner for a very long time. We have been in a duplex managed by DPM for about 14 months. We just signed a new lease in August. About 10 days ago, we had our annual home inspection. A week later we received a Notification of Termination with Cause. They claim damage to the unit caused by dog urine. We have two very small dogs that are house trained. Sure they have had an occasional accident. We also have a Bissel Carpet Cleaner and keep our carpets vacuumed and clean. This notice tells us to have the carpets professionally cleaned (do whatever is necessary to rid the unit of the urine smell). Funny, I do not smell urine? Secondly and most egregiously, they want us to replace the baseboard molding. It is obviously low quality particle board material and has deteriorated at almost all of the corner joints. This home has to be about 20 years old and there is naturally some wear on the unit. This is not damage caused by pet urine and is completely ridiculous. I have never heard of this at any previous rental. I intend to go speak to them on Monday and plead my case. Oh, they even specified the contractor they expect us to pay to replace the baseboard moulding. If there is a silver lining, we do have 30 days to make the requested repairs and may avoid evicition. I would be happy to join anyone interested in a class action lawsuit against this company. I think they have a racket going here. We are good tenants and keep our home very well maintained.

This is the worst property management company that I have ever dealt with. I am both a landlord and a renter, so I understand both sides, and I understand legal and ethical obligations from both positions. I rented a home from Deschutes Property Management Company and I was appalled at numerous things that they did. I definitely got the feeling that there was a power differential and they were preying on me as a «lowly renter.» First off, when I was interested in the property, I asked the employee if I would be dealing directly with Deschutes Property Management or if I would be dealing with the landlord, as I have had overbearing landlords in the past. The employee reassured me that the landlord lives out of town (during my residency at the home I learned that the landlord lives in town) and I would be dealing only with DPM. After I signed the lease, MY SISTER got a phone call from the landlord «calling to introduce himself.» We thought this was strange but ignored the message. She got ANOTHER phone call from the landlord stating the same thing. By this time, I was annoyed and creeped out as to why he would be calling my sister’s phone number. She called his number and left a message, explaining that she is my sister and that is not my number.
After I moved in, it took DPM about 3 weeks to remove the lock box. It felt as if DPM wanted to nit pick me on so much, however they were not acting in good faith and holding up their end of the contract and acting as responsible and ethical property managers. Additionally, they would have landscapers, painters, etc. lurking outside my windows when I did not even know they were coming! This was unacceptable because the painters, etc. could see right into my bedroom and bathroom.
I was out of state on Easter Weekend and I got a phone call stating that the landlord wanted to sell the home and they would be over to take photos for the realtor. DPM gave me a 24 hour notice but I explained to them that my cat was home and I would rather they do this when I get home in a couple of days. I had tax documents all laid out, etc. They did not return my call and I had to leave a firm message asking them to do the ethical thing and to please wait a couple of days for me to return. They granted me the two extra days. DMP said that «they“would be by to take photos. On an early weekend morning I opened the door to the landlord (whom I met for the first time, his wife), a realtor, and a photographer to do a photo shoot. The landlord was pretty smug. The realtor made the remark that «the home is in good shape and is lightly lived in.»
Within a few days I got a 30 day notice stating that I had to move out as the landlord allegedly wanted to put the home on the market. It was really tough as the rental market was super tight. It was difficult to find a new place to rent.
I was very put off as it took nearly 30 days to get my deposit back. They held onto my deposit as to earn as much interest as they could. DPM deducted $ 300.00 for cleaning, a charge for steam cleaning (as was in the contract), and $ 103.99 for painting touch ups. I wrote DPM a letter demanding my $ 300.00 back as I spent many hours deep cleaning the house. I also had two housecleaners spend 6 hours doing a «move out clean» as it was a large home. I left the home spotless and I took photos to prove this. I also took photos of the ample black pet fur on the inside of the long livingroom drapes. I never had a black animal, so this fur was there when I moved in. I have a photo of the black fur. Also, when I moved in, the home was a bit dusty, but I didn’t make a big deal about it. When I moved in there were plenty of nails in the wall and a few «molly bolts.» I thought this was great, as I didn’t have to make any new holes and I could just hang my pictures on these. DMP took my $ 300.00 for a «deep clean» and they took the $ 103.99 for nails/​molly bolts/​holes that I didn’t even create! After DPM read my letter explaining to them that if they do not refund the $ 300.00 and the $ 103.99, I will share my story on Unilocal and report DPM to the Better Business Bureau. Months later, I got a check for only $ 103.99.
I am going to file a complaint with the Better Business Bureau and I advise potential renters to bypass this rental agency as they stole from me and they are unethical.

Deschutes Property Management are horrible and discriminate against people with disabilities. I have never been treated so poorly and so blatantly discriminated against. Plus they refused to refund my $ 1,500.00 deposit after THEY refused to rent to us. My application was approved, I was willing to sign lease agreement but then they added a clause that I could not allow any of my disabled members of my family that I am a foster provider for live or visit my home. Absolutely amazing that this behavior actually happens. I am anxious to see what Deschutes Property Management has to say about their behavior in court!

I am absolutely appalled by this company. My husband called to inquire about a couple house rentals to schedule a viewing. The girl he talked to asked if we had driven by the houses already, and he explained to her that we hadn’t yet but we checked them out on Google maps, and know the area pretty well. She said that is a requirement for potential renters, and was extremely rude to him. He explained that we live in Sisters so it’s pretty far for us to have to drive just to see the outside, then have to come all the way back on a different day to see the interior. He asked if they could make an exception since we basically already saw the exterior on the map, but nope! No where on their website or their craigslist ads explains this ridiculous rule of theirs. The fact that she was so rude to him, and so unwilling to work with us and our situation, was extremely upsetting and unprofessional. I’ve read other bad reviews of them and now I know why…

BEWARE property owners before doing business with Deschutes Property Management; it just might end up costing you time & money like it did me. I am writing this review because I wish I had this insight before choosing this company to rent my property. I made the mistake of thinking the biggest property management company in Bend would offer the biggest reach, but I was wrong. What I found instead was a company that lacks work ethic, quality and customer service.
It took them 2.5 months to place a tenant in a hot rental market. You might be thinking «you must have a hard to rent property?» No actually I have a beautiful home in one of the most desirable neighborhoods on the West side asking the price they recommended.
The first red flag was Rachael the property manager assigned to my listing only worked part time, but assured me other PM would work in her absence. Well I found that not to be true. If I called when she wasn’t working they would tell me to email her or call back when she was working. They assured me that my property would be in demand and would rent within a couple weeks. After no calls I went to see the ad online only to
find that they spelled the neighborhood wrong on Craigslist so anyone looking for my sought out neighborhood would not come up in their search. Instead of apologizing they were apathetic and fixed it the next day. Okay people make mistakes it should rent now I thought… nope! Was I too high? I must be no calls, no emails so lowered the rent after 3 weeks. I called to talk to Rachel and of course she was not working and would call when she was back in the office or email me later. I expressed concern about her part-​time schedule not being available to act quickly if there was interest. She was annoyed by this and I sole to the owner and he offered no support. Suddenly the next day there was «lots of interest on my place» and they were going to have an applicate come at the end of the week to sign the lease. Well at the end of the week, late in the day I got a call… the applicant backed out for no apparent reason ?? Without having a signed contract they took my ad down earlier that week on CL and on their site read RENTED over my property causing any interest to go elsewhere.
I lost yet another week due to their incompetence. I finally took matters in my own hands and started looking for another PM company. In the process I found an incredibly generous property management company (that only rented builders homes) and they offered to place my ad on their site and direct any interest to me ccing Deschutes. This way I could have visibility that they could not provide me. Within two days of their posting I had three interested applicants and one of them rented my property. Hmmmm… something is not right here. I asked the applicant to keep me inform if they are not providing her with timely service. She was flying out just to view the property and sign the lease and she had to come in one day earlier because Deschutes Property Management doesn’t work on the weekends! Are you kidding me DPM that is when working folk go to see rentals and your not available? I could have lost this applicant if I wasn’t «selling» her on the property sending her videos and answering all her questions.
So I sourced the tenant, gave them the white glove treatment because DPM did not and I am paying them for what exactly?
The concept of service is completely lost on this business.

I wish soooo bad I could leave NO star!!! This property management has been so stressful and exhausting to work with. I tried to rent a place several years ago. I was shown the house and given plenty of info on the place. I paid the $ 30 application fee. Then they wanted $ 30 more for my husbands application which I thought was ridiculous. We paid anyway. A day later we spoke with a different employee who told us some very different info regarding the house. When we asked why the girls had told us two different things they had the nerve to say the first girl had never given us such info. We said we were no longer interested in the house and would like our money back. We never got that back. They will deceive you and take all your money. My sister rented from them for 3 years. When she moved out we had the carpets professionally cleaned, we repainted all the walls, and even cleaned behind the stove. The carpet cleaning guy even told us Deschutes property is the worst to deal with. They took my sisters entire deposite. Charging $ 90 for a garden hose and $ 110 for labor to install it. ARE YOU KIDDING ME? I’ll never rent from them and I encourage all home owners to use some one else!

If you want to forfeit your deposit, then this is the place to rent from. Upon moving out, I went through a punchlist with the moveout specialist. Everything checked out fine. Expecting my $ 1,200 deposit back, instead I received a bill for over $ 1,600. This after hiring a friend to help me clean for two days to make the house spotless.
Next thing you know, there was a door with a big hole in it (not), and things like the light fixtures were not clean, even though all were personally cleaned by me.
Another time, I got an eviction notice for a fee I didnt pay. Turns out they lost their key to my house, held me responsible, then took me to eviction court when I wouldnt pay for their errors. The girls that work there are young, stupid, and utterly clueless.
Love the first review, giving 5 stars. They admit they are not even a customer yet. Uhhh, yeah.
What happens now is DPM will have their staff write good reviews to counter this one. Most good reviews will also be current customers meaning they havent had their deposit stolen yet. I notice the excess charges still show on my credit report.

I always thought this was a great place to rent through. Then I left and they took every single penny of my deposit and charged me extra. Don’t rent if you see their sign on the property. In the end, you lose everything you gave for your deposit. They smile at you while sticking the proverbial greed knife in your back. If you’re a home owner — don’t use them as a property management company. At the end of the day it will just tarnish your reputation too.

I DO NOT RECOMMEND… They do not work with you and charge fees that are ridiculous. They will NOT work with you if you have to terminate your lease due to moving across the country. One month early and they have sent me to a collection agency for $ 1900 within 15 days. It did not cost them anything, yet they are charging me the fee. There is no one to work with you or help.
THEY DO PAY FOR POSITIVE REVIEWS. If your rent is late hours they asses the $ 100 fee and if you want it removed write positive reviews.

WOW! Can you really call a total stranger and ask them for help and expect that it be provided? Well, if you call Sara at Deschutes Property Management you sure can. I had a quick question regarding my Oregon property and she answered it without hesitation and without any financial benefit as I am not one of their clients… YET.
DO NOT hesitate to do business with Sara, she is obviously knowledgable and very friendly and helpful! Thanks Sara!!!
