I have a large, very heavy rolling gate that needed some repairs – I could barely open it because the wheels were not turning. I called 3 companies for estimates. One said they would call me back to schedule an appointment, but never returned my call. The second guy showed up, didn’t listen to my concerns about the gate, didn’t explain the problem, and wanted to fix things that weren’t related to the problem I was describing. Finally, Francisco from Frank’s Ornamental Iron came out to look at the gate. He listened to me as I described the problem, and with just a glance at the gate, he explained the cause – the gate was much too heavy for the wheels that were installed on the gate. He explained that the proper way to fix it would be to use better wheels with sealed bearings. He explained that although they were relatively expensive, they would be very smooth, would be zero maintenance, and would last forever. His estimate to make several repairs was nearly the same as the first estimate I received, yet his quote included the better wheels, so I asked him to do the repairs. After the rain stopped, he came by with two other guys, removed the giant gate, performed all of the repairs on site, and had everything done in less than 30 minutes. He showed me the new wheels, which were stainless steel, and rated for 25,000 pounds. He said that they are used on large motorized gates. I used to have to lean into the gate with all of my weight to open and close it. Now I can use a single hand to open and close it. The improvement is amazing. He showed me the old rusted iron wheels as well. The steel bearing sleeve had literally disintegrated due to the weight of the gate and lack of proper lubrication. It was obvious why the gate wouldn’t roll. Francisco is a great guy and did a great job for a very reasonable price. Highly recommended.
