Sunstone Parc Apartments

So far my wife and I have been here for 6 months and we are about to renew our lease.
So far management has been very helpful and quick to respond to our issues. I do see why some people might feel they aren’t professional or rude. The lady in charge here has a bit of a unconscious attitude. I don’t think she realizes it. But its one of those defense mechanisms that she needs to display superiority since she’s in a position that can quickly turn into people walking all over her. Women will hate her immediately. I can deal because I’ve grown up with and worked with her type before. If you counter her tone with a tone of your own it only turns into a domino effect. Treat her nice like I do and she’ll turn out to be the helpful, nice person she really is.
I have to tell you that the ant issue is real. I’ve also seen silverfish and swarms of spiders. The toads in the wetlands and the nutria are kind of bothersome too if you don’t like nature. But the fact is we are in their way, not the other way around. Get used to it and be clean and they will attack another apartment. If you call management they will schedule pest control. I’ve never had the run around with them, at the same time I’ve always paid my rent and utilities on time. Which I would bet some of the complainers here don’t.
As for the Mexican bashing, I don’t agree. My biggest complaint is a 10 year old boy who as soon as it warmed up outside would play hide and seek with his friends screaming at the top of his lungs. Fortunately someone must have talked to him since that has stopped. My Hispanic neighbors are clean and respectful. I’ve lived all over. In Los Angeles its amazing how quickly the word minority changed its meaning to «that white guy». So you all don’t have any clue how good a class of people we have here. Seriously, I used to have crap fall off my shelves from the bass of the mariachi music from the party down the street or the 1990 Toyota Carola driving by. I don’t mean to sound racist, the fact is we all have our own ethnic stereotypes we fight to avoid. I have to say there are classier Hispanic people in my building than white people.
The building is in good condition. I shopped around to like 15 different places and everything had its pros and cons. This was just right for us. The gym is basically a few machines but good enough. If you want to go crazy there is a Conestoga Recreation and Aquatic Center literally in walking distance from the apartment. I found it ridiculous that most apartment complexes nearby didn’t have a washer/​dryer in unit. People, 90% of this climate is rain. Who wants to carry laundry in the rain? Anyway the units here are basic non-​HE but clean and new. We had some issues with our dryer and three visits later it was fixed. First time it died again after 2 days, the apprentice came and couldn’t fix it then the guy came back and fixed it again the third time. Very professional guys, the management always asks for permission to enter each time and the guys conduct themselves professionally and clean up after themselves.
The parking situation is pretty bad. Especially on the weekends. We have one spot and no one has taken it or blocked us in. The nice thing is that we all have stickers and the right to call the tow truck company personally if someone did. In Los Angeles most people have to have the apartment management call. I have heard people outside have arguments over their spots. Also the guest parking in our area is rare and first come first serve. Other areas of the complex are better, but not by much.
The trash unit lock has been removed which makes it easier to dump. Its a nice compactor. I don’t live far from it so its not a pain to walk the 200 ft to it. Other apartments nearby were worse.
I believe that some people had issues with older appliances. That is always the case in apartments. You also get what you pay for. We were lucky that we didn’t need to move for a few months and got in behind a nice lady with a recently renovated apartment.
It also cracks me up that people don’t realize what heating costs will do to their utilities bill. The fact is that it costs anywhere from $ 50−200/mo depending on how wasteful you are. Especially with the electric room heaters. It also comes one month late. So lets say you pay your last months rent and get a bill a month later. It cracks me up that people complain about this. Seems pretty dumb. I guess they forget what they were told when they signed the lease.
I am planning on buying some property but if I can’t manage it before the next lease I would still stay here. The rent went up $ 25 this time but its still worth it.

As the previous reviewer said, this place is pretty much the most poorly managed apartment complex I have EVER heard of. I have lived here a month and I am thinking of paying the nearly $ 1000 to break my lease it is that bad.
First night in my place I got a nasty note on my car from another tenant saying that I can’t park in the covered carport that I am renting for $ 15 a month. Apparently he had been squatting in it for 6 months, parking there and not paying rent on it. He went to management and they wanted to move me from the spot directly in front of my apartment to god knows where. I had legitimately rented it from them, had the paperwork to prove it and it was in the lease that they have to give me at least 30 days notice before moving me to a different parking spot. Management has yet to get back to me regarding the resolution to this but I am assuming the other person has a different spot as I have continued parking in my paid spot and haven’t been towed yet.
On moving day, we noticed a couple of sugar ants on the window sill. Within a few days, they were popping up everywhere. I called the office and they sent someone out the next day which was nice, however upon him spraying the apartment, swarms and swarms of ants began to appear. I’m talking thousands here. The entire wall above my stove was covered in them to the point where you couldn’t see the wall. Now, I understand bugs happen, however as per the Oregon Bar website, landlords are supposed to inspect apartments for pests prior to renting them out and this was obviously an issue that had been going on long before we moved in. They had to send out a pest control company a few days after the maintenance man sprayed to get them under control. While I am glad they got it cleaned up in about 10 days, that was over a week where I couldn’t use my kitchen due to the infestation that should have been cleared out before we moved in.
I have lived here for a month and a half and my move-​in repairs STILL haven’t been completed. One is just installing a screen on my window so that I can open it. It is kind of a safety hazard to have no screen on a 3^rd floor window.
A few days ago we got a notice on our door saying that we owed $ 151 but not explaining what it was for. I had gone down to the office in person to pay my rent because we hadn’t gotten our water bill yet (first month here and all) and had paid exactly what I was told to pay which was rent only. I was told that I could pay my water/​sewer/​trash with my next month’s rent but apparently they changed their mind. I am still unclear as to what the full $ 151 is for because utilities shouldn’t be that much, however, without management getting back to me I am still in the dark.
Which leads me to my last and biggest complaint. MANAGEMENT. The manager here is easily the most rude and disrespectful person I have ever encountered in my life. Since we know how horrible the phone service is, we went in to the office in person to speak with her regarding the note we got on our door for the $ 151. She was in a meeting so we waited to speak with her, which took 15 minutes out of my lunch break just waiting for her to get out of her meeting. When the assistant told us we could go in, the manager said she didn’t have time to speak with us. We pushed to speak with her as we only had 24hrs notice to pay the $ 151 or we would be assessed a $ 100 late fee. She wouldn’t even look up our account. She yelled at us, talked down to us and wouldn’t listen to our concerns at all. I have never been treated so poorly by an apartment manager in my life. She said she would call us back, I told her that I was on my way to work and to leave a message and I would call back. She did call and leave a message but when I called her back 3 times that day she was either «busy» or «out of the office». I still have no idea what I owe this money for. I was told by the assistant that the manager will call me to make an appointment for a phone meeting. Seriously. I can’t go in and speak to someone about my concerns nor can I even call and do it. I have to schedule it.
Yeah, if you are reading this and are thinking about moving to Sunstone Parc, I strongly recommend looking somewhere else. Anywhere else, really.

This is actually SUNSTONE PARC. The place is so ghetto, their name isn’t even updated, and it’s been Sunstone Parc for years.
I have had to endure an agonizing year at this ghettolicious hellhole. Let this be a lesson; If you are in the market for an apartment, do yourself a favor and drive through the parking lot at night before signing anything. I wish I had. I have an 8 year old daughter who can’t even go outside to play due to the overflowing sea of deranged, unsupervised crack-​babies, shady looking people waiting in their idling cars, waiting for their drug deals to be complete, and insanely loud angry mothers, prewing venom at their delinquent children. In Spanish. The police frequent this complex so much, one would think the office had a special on doughnuts. But they don’t. I’ve checked.
Days before moving in, I was met with the ol «the top level unit with new appliances overlooking the wetlands that you agreed to rent isn’t available afterall. We do, however, have a nice ground level unit next to the busy street. It has old appliances, but luckily you won’t feel like cooking anyway because the entire apartment building smells of badly cooked enchiladas. So.. .great then.»
Did I mention the entire complex is forced to share the same trash dumpster/​compactor that needs a key, a key that apparently none of my neighbors remember to bring resulting in neck-​high piles of garbage stacked for feet on all sides of the trash.. .making it nearly impossible to throw anything away? No? Oh, well, now you know.
And finally (and this is a doozie), one week before moving out, I am greeted with a note on my door that read something along the lines of «oh, sorry, dude, but we’ve been undercharging you all along and you owe us a bunch of money NOW. Why? because we said so.»
Yeah.. .this place rocks!!!
