Never before have i dealt with such incompetence. From the leasing agents who have no idea how to do complete simple tasks to rude facilities workers. I suggest that no one should ever live here. Take your rent to the hub or Radian

Great experience living here. Wonderful neighborhood and communities. We live right next to the campus and fresh grocery, which makes our life so easy.

123 S 39^th St is worst apartment I’ve rented so far, which is owned by UCA. They charge you a good amount of fees for a room with a leaking sewer pipe, uncleaned floor, broken internet wires (I have to share the Internet with a neighbor), a small and a frosty fridge and the smallest bathroom you could ever find. No AC, broken mail box lock, rats in the kitchen, and what’s worse, the maintenance service never fixed those big problems, saying that the building is just too old.
Some of the campus apartments staff are actually helpful. But there are some who are really unpleasant. In short, it’s not worth wasting so much of your money on lots of crappy apartments they offer.

Worst experience. They charge you more than 1,000 bucks that is even worse than the apartment whose price is less than 600 bucks. Moreover, we encountered rats, insects, cockroach and other kinds of bad things.
Also, they came to your apartment for apartment tour, maintenance and room check without even noticing. After maintenance and room check, they also do not even email you back to give you feedback.

Worst service in university city. The apartment is full of rats and ants. They come into your apartment without even emailing you before, like there’s no privacy. After the apartment tour, they don’t even lock your door.

I lived in Campus apartments for 5 months. I must say the service we got was outstanding. All maintainence requests were cleared very soon and the staff were very sensible and helped us during any emergency.

Worst experience ever, so there has been a sewage backflow problem in the restroom attached to our bedroom 2 weeks ago where basically all the sewage comes through the tub and the toilet, unfortunately this happened on a saturday so the weekend maintenance guy came in, checked the restroom where there was shit all around the toilet and dirt in the bath tub, this guy who is supposed to solve the sewage problem acted like sherlock holmes and said this can never happen as our other restroom was ok, after a lot of theories later he said just clean up and let us know when this happens again, so we cleaned up and the same thing happenned again, now the weekday maintenance guy came along with a plumber said they cleared the drainage and we are good to go, he said just clean up the place and u are good, so yeah we cleared up the second time.
2 weeks later the same issue happens again but this time the problem is 10 x times bigger, now the tub is filled with sewage, toilet with shit all around, this happens on a weekend too, sherlock comes back again, is rude again and the plumber along with him clears another drain and says the issue is fixed. I request them to clear the bathroom as the halls stink and we cannot sleep in there, no one comes on monday to clean even after repeated calls and i am not sure if someone comes in tmrrw.
I go the office, complain but they brush it under the carpet. This has been a nightmare, a week ago we dint get hot water all weekend. We had a horrific time using the restroom with freezing water.
Rude weekend maintenance, management does not care about the lack of hygiene in the apartment. This is such a shitty place.

Every problem with our apartment has been fixed quickly and completely, looking forward to year 3 in this place. I haven lived in a single place for more than a year since leaving home!

Great service in general. Nice staff always help you out and try to solve your problems. Thought the maintainence is somewhat ‘busy’ usually, they respond quickly once they get the message.

Good service, timely response to maintenance requests, wonderful staff and loving environment. Though there are some unexpected incidents with the apartment, they all get solved in time and taken care of.

A lot of fees, but helpful employees and tour guides. Campus apartments has a nice set up and provides good resources online. However, they shark students with their fees. I hope the fees will be worth it if they make the renovations they promised they would make.

So far everything is satisfying. I’ve lived in Walnut Hill for half year. Nice staff, great experience. Maintenance team is good, although I hope they can respond as sooner as possible after I send a request. Love my cozy studio.

I have been moved in for more than six months and have enjoyed your great services. The office and phone are both always responsible and respond fast. But you sometimes charged too high fees.

I’ve been in my apartment for almost 3 years. Most things are great, but like any landlord they’re not perfect and some things could use improvement. The one piece of advice I would give, is don’t sign a lease until you are SURE you want to stay there. They require leases to be re-​signed 6 months in advance, which is quite annoying.

I live in East Falls area for about 2 years now with them they take care of everything quickly only thing is that snow removal on the parking lot can be spotty. When I first moved here there was a mail problem I had to call the head of the post office to get it fixed but now everything is fine. Had a crazy neighbor that left the dog out I had to call SPCA but campus apartments is pretty good as long as you don’t live in a dorm type setting. I had a Water Heater go they replaced it within 2 days. Not many bugs in my place I have a cat so the mice are at bay. I would rent more with them.

Most apartments from CA have very convenient locations for Penn students. Staffs at leasing office are friendly and nice. Maintenance sometimes takes long and most buildings have mice problems. But overall a great choice for students who want to live near campus at moderate cost.

I just signed a lease for next August and I am very happy with the apartment (except that the only TV/​internet options are through a Dish company, not cable) and with the person who helped me to find it. I wish the apartments had pictures and floorplans online, though, because there were a number of apartments I never got to see because they were taken before I could have my appointment. Having online pictures would help me to only make appointments to see the apartments I am serious about, rather than wasting time seeing apartments that I hate the moment I walk in.

I lived in an apartment owned by UCA and managed by Campus Apartments from 2009 – 2010 as a grad student at Penn. I was moving to philly for the first time and knew of their terrible reputation and was avoiding them, but I found my apt at 39^th and sansom through a craigslist ad posted by 2 girls looking for a 3^rd and did not realize they were the property managers until after seeing the apt. By then I’d seen so many terrible apartments that I decided if they’d lived there 2 years it couldn’t be that bad…
Wrong. This apt literally put me in the hospital. They neglected to clean out the air vents and I developed a whole body contact dermatitis to the AEROSOLIZED PLASTER. I had to be on steroids and had all of my skin fall off. Then once those issues were fixed, a few months later the mice came. So many. Seemed like no matter how many traps were set and steel wool was stuffed they just kept coming. Did not help that my roommates did not give a $hit and did NOTHING to help (or at least not hinder).
Anyway if you’re an undergrad you may not have many choices, but if you’re a grad student or have a job there are plenty of great university city landlords who’d be happy to rent to you at reasonable prices. The next year I moved to an apt 5 blocks away with more room, better heating bills, laundry on site, renovated kitchen with d/​w, and 1 fewer roommate that cost LESS and lived there happily for 3 years.

Campus Apartments kind of has a monopoly on University City so they don’t have much competition or motivation to put in extra effort. For what I got though, I enjoyed my stay.
I sublet an apartment on the corner of 41^st and spruce through Campus Apartments for a year and it really was a great year! Its was basically on Penn’s campus and it had a walk in closet. This was about 3 years ago, but I was happy. I didn’t have any rodent or bug problems. The office staff were fine. And I especially enjoyed the shuttle bus that took me door to door from the apartment to work. The location was unbeatable being on the edge of the Penn campus. It was called Berkshire apartments (4101 spruce street) and it was super inexpensive.
In hindsight, I probably would be a little pickier and critical of the apartment, but for a college student, it was pretty good. The place was definitely not a luxury apartment. it needed serious renovations and there wasnt a thermostat in the room. There was an old radiator (yes, I had to look that up because no one uses those things anymore. Haha) … Also, I didn’t have to deal with this company when it came to billing or maintenance problems, so naturally, I was a lot happier than the other reviewers… Again, this was 3 years ago.

Campus Apartments made me feel like a valued tenant and gave great customer care… a few years ago! Over time, things really started slipping. After multiple attempts to reach management and the national HQ on various maintenance and facilities issues, I NEVER RECEIVED RESPONSES.
C.A. really has a monopoly on the University City Philadelphia neighborhood, and as long as they’re able to quickly flip the property and make a quick buck, they will continue to not provide standard customer service.
Sure, you’re they’re into Facebook and pizza parties at the leasing office… but C.A. definitely doesn’t strive for true resident retention. If they did, I would have stayed.
