Marketplace at Fells Point

I moved here in August and have had no major issues. I have not been bothered by noise levels — it’s actually quieter than my last apartment. Maybe I just have nice neighbors to thank for that. Maintenance requests are completed within a day or two, including the time a bottle of red wine fell off the top of my fridge, shattered, splattered EVERYWHERE and stained the white walls and I had to ask them to come paint (I’ve since invested in a wine rack). Location is perfect. There’s a parking garage with assigned spaces (for an additional $ 150/​month and no guest parking unfortunately). Price is reasonable when compared to nearby apartment complexes. Small gym, but it has the basics and I’ve never had to fight anyone for a machine. Nice rooftop deck and additional outdoor area. The kitchen (in the Aliceanna) is modern and has lots of counter and cabinet space (the only thing I’ll warn about is that it is not designed for people on the shorter side. I’m 5’8″ and somewhat frequently use my little step stool). Decent sized bathroom as well. Honestly I’m not too hard to please, but I don’t have any serious complaints and don’t have plans to move anytime soon.

I am so, so, so disappointed in this establishment. I am currently searching the area for a place to live as I will be moving to the area from Texas at the end of August/​beginning of September. I reached out to management on Monday requesting more information and was sent a short, brief email of information I had already found from the website. I asked for more detailed information, including if certain floor plans were open/​would be opening up and have not heard back… FOUR (business) DAYS LATER. I have also contacted the main company who leases out the property discussing my concerns and have yet gotten a response from them.
I was so excited about potentially leasing with the Marketplace at Fells Point but am sad to say with such poor management and customer service I am about to cross them off of my list for potential places to live.
Am I the only person with this issue?

We lived here for a year and really enjoyed our experience. The staff couldn’t be more helpful and friendly and were incredibly responsive if we ever had a need or question. We got a great deal when we first moved in so we felt like the rent was adequate given the proximity to the water and within Fells Point. We never had any issues with appliances or water or gas.
I can understand some other frustrations voiced by other reviewers including thin walls, thin floors, and the incomplete courtyard. The walls did indeed seem very thin as we could hear conversations from the room adjacent us. But overall, we didn’t feel intruded or infringed upon and we didn’t suffer any of the loudness that other reviewers shared.
I think overall the staff made it very easy for us to feel like we were well taken care of. I can also say that whenever we had maintenance requests that they were taken care of within the day (which has not been the case with us in previous apartments).
In the end, you can’t beat the location. And with so many restaurants and activities around, it’s easy to leave your building and enjoy Fells. We enjoyed our year here very much and highly recommend Marketplace at Fells Point!

There are VERY limited pros about living in Marketplace at Fells Point — location in Fells Point, Water Taxi convenience, and friendly/​helpful staff.
I completely agree with the first few reviews regarding noise and quality of construction. This place truly was built for looks, but if you’re looking to get a get nights rest, or enjoy some quiet time, you better buy a sound machine — and even that will be hard to block out the noise. Poorest constructed building I have ever lived in (and thats after living in NYC for 3 years). You would think for the luxury prices they charge, you wouldn’t be able to hear someone cough or sneeze in the apartment next door — think again! Also, if anyone lives above you, be prepared to have your lights shake when they walk around — not to mention how incredibly loud it is — Almost makes you thing someone will be stomping through your ceiling.
Overall in my honest opinion, NOT WORTH THE PRICES THEY CHARGE; no to mention all the extra fees they like to tack on to your monthly bill — i.e. garbage removal, ‘view’ fees (although my view was of an unfinished courtyard which i never used once — just like the picture in the other review). You can get much much more for your money elsewhere.

I would give this «luxury» place minus stars if that was possible!!! You pay a lot of money to live in Fells Point, which I agreed with,… But… For paper thin walls with obviously a lot of noise from the neighbors (this place is a dorm with a lot of students and you can imagine what comes with that…) Different things that are still not working after several months (they promised it would all be over in 4 weeks)… View of a courtyard that was supposed to be ready months ago and which is still a HUGE MESS!!! Water leaking into your building, someone peeing off of the roof, strangers wondering inside the building… as you could see they were waiting for someone to leave the door open (which of course doesn’t always close properly) I could keep going and going about Market Place! If only I knew that this was as FAR from luxury as you can imagine… except for the price! That is luxury price! Which I wouldn’t mind paying if everything was in order! Just like another reviewer said… I am just waiting out my time here and if Market Place doesn’t get their act together very soon, they are going to be the failure of Fells Point! Sometimes I wonder how they got all their paperwork together to be able to call this building LUXURY!!!

Pros: location, neighbours, friendly staff, fancy lobby, cool view if you are on fourth floor, relatively cheaper than other condominiums in the area — including discounts.
Cons: construction quality, cheap glitchy appliances, broken ac for the whole summer (although we were compensated for this).
We have been living in these apartments since June 2014. The staff is really friendly, and they are always helpful whenever we need them. I cannot say the same for dolben though, l don’t find the company professional. They make false advertisement on their website; we don’t have a rooftop, our courtyard is under construction since a while. The gym equipment is new and nice but was ready a few months later than we moved.
Overall, the apartments are better in looks than they are in quality. To compare prices, the apartments are slightly bigger than the ones in Union Wharf (we have seen 1bedrooms) but the facilities are poorer. Also, they were open before things were ready (back garage door didn’t have a lock for a few months (on our first week l got my brand new bike’s seat stolen, recently they broke into some peoples cars etc.), our trash chute is broken since we moved and we are paying $ 25 monthly for trash, some courtyard flats were flooded after heavy rain ect.).
Not to forget, parking isn’t included.

This place has a great location. Fells point is fun. That has nothing to do with this building or its management. Too bad I can’t credit it for that. The building is built as CHEAP as possible. The walls are paper thin. DO NOT MAKE THE SAME MISTAKE I DID. Plus I am looking at a «View fee» for $ 25. I am assuming that means I should be paying for the view of construction of the «courtyard.» or maybe I am just being charged for having a window. I cant be sure. I am merely waiting out my time here. There are a lot of tenants leaving. The positive review was from someone who lives in Florida. I live here, now, and I am completely dissatisfied. Do not waste your money on this place. Oh yeah, and just last week someone broke into a bunch of cars in the garage. Look elsewhere. Not worth the $, I could go on and on. Trust me. I would keep going but censorship seems to be an issue.
In short. .. Dorm room quality with luxury condo prices.

As in previous, it is always difficult to move into new construction in a historic location with all the unexpected challenges and delays. However, the thoughtfulness of the design, incredibly convenient location and unparalleled staff make it an amazing place to call home. As the finishing touches are being put in place and as the community members are becoming more involved in activities and opportunities offered by the management team, it’s only getting better. I couldn’t feel so much at home anywhere else.

The location is great but the apartments are on the small side and as others will tell you very loud. It’s not that people are partying it just the walls/​ceiling/​floor were poorly sound proofed. Luckily most of the people who live here are med students or 9 – 5 professionals, all my neighbors are friendly.
When I first moved in I had several appliance issues. Light fixtures that would blink when the person above was walking around, my oven/​stove shorted out and had to be replaced and my washer constantly locks up mid-​load despite about ½ a dozen attempts by them to fix it.
On the positive side the staff/​maintenance workers are very nice, the building is clean and safe. The property has decent amenities (gym, business center, game room etc.) but some of them are still under construction, the courtyard is constantly being dug up because of drainage issues and our trash chute is still not open after almost a year, because apparently that’s a really advanced piece of technology to get up and running.
Despite these issues I was/​am still willing to renew my lease because of the location and security of the building however while my rent has not ‘raised’ I was offered less of a concession than I was the previous year and no preferred employer discount causing my out of pocket monthly expense to rise by $ 150.
I feel this is excessive after a year of constant repairs, unfinished amenities + the roof deck that still isn’t finished. When I offered to do a longer lease in exchange to negotiate a better rate the regional management wouldn’t even consider it.
