Bay Management Group

Bay Management has done a great job managing our property for the last 2.5 years. The staff there are friendly, although there has been some change in contacts. I believe they’re growing and there’s probably some internal resource allocation changes. Maintenance issues that have come up are passed by us based on the threshold we set (can’t remember, but it’s something like anything that will cost more than $ 300 has to be run by us first). We’ll be putting the house on the market in the next few months so it will be our first chance to see the inside since 2013 — I don’t expect to be horrified given the quality of the tenants in place. I would recommend Bay Mgmt to anyone needing a property manager in the Baltimore area.

After looking at several apartments in Mt Vernon I came across one offered from Bay Management Group. The building is nicely maintained and well kept. Pat Heffernan from the company guided me step by step and helped me sign a lease on a apartment. Pat goes out of his way to help his clients. He is constantly available by text or call and answers any questions. So far everything has exceeded my expectations! I would definitely recommend this company and especially having Pat as a leasing agent!

I am a property owner in Rockville, MD presently working abroad. I contracted with Bay Management Group after having a terrible, short lived experience with Maryland Property Management. So far, these guys have been great! Extremely responsive, well organized and generally helpful. Bay Management does good work and I would recommend them. In particular Nick Stone.

I have been a tenant in two properties managed by Bay Management Group and my experience has been completely unacceptable. Anyone who owns a building who is looking for a management company should steer clear and anyone looking to rent in a building managed by Bay Management should consider living elsewhere.
A few examples include: They are not prompt in fixing maintenance issues. Major issues, like a leaking roof, went unaddressed for months. While living in a building in downtown Baltimore city, they were notified a side door was not locking properly and had to be poked and prodded by tenants for weeks to get the door fixed.

When the landlord got rid of a previous useless property manager, he decided to go with Bay Management. We had them for the last 15 months I guess, but he’s changing management companies again. Here’s what I can share from my experiences.
When Bay Mgmt first became our new go-​to people, we were dealing with an ongoing drama situation with the girls living upstairs. I informed Naomi of all the previous complaints about them and the issues such as the weed smells coming through our vents, the visits from the police, broken glass around the property. She made notes of everything and requested that I keep them informed of any new situations that would arise, especially the police visits.
The smoking issue continued for a while, and I let them know about the incidents. This whole property is supposed to be a non-​smoking property, which I assume means not smoking ANYTHING. I thought Bay would at least do some sort of property inspection upstairs, but that never happened. However, eventually the smoking did stop, so they must have said something to eventually get the point across. (I think it was really just one of them — the drama queen up there.) I was usually told to call the cops about the smoking, but I spoke to an officer, and he said something that kind of contradicted what we were advised. (Sorry, I’m not telling!)
There were also several noise complaints about the neighbors because of all the screaming — especially in the middle of the night, and more police visits. I let Naomi know about those as well.
Eventually the girls had to be evicted, and when one of the guys showed up to clean out what was left behind, we got to talking a little and I had mentioned some of the stuff that had gone on. When I mentioned the weed situation, he immediately said I should have spoken to Carolyn, because «she don’t play that» and she would have done something about it a.s.a.p. Good to know [now].
Maintenance: I have found it was better (quicker) to get results by speaking to someone on the phone rather than using their online maintenance request, which could take 2 weeks to get a response.
Email communication: I have lost count of how many times I received an email updating me on the who-​to-​contact list for various issues like rent, maintenance, etc. I used to print them out and swap out the lists in my file, but I decided it wasn’t worth printing anymore.
Demeanor: of all the conversations I had with anyone at Bay, whether it was Naomi, Jamie, Tony, etc., they have always been friendly and patient, and usually helpful. I understand their jobs are probably difficult sometimes because of the personalities they must deal with between landlords and tenants, but I never experienced any issues there.
Recently, we have had a few neighbors inquiring about the vacant apartment upstairs, so I gave them the number for Bay Management, but Bay told them they were no longer our property managers. I asked the landlord about this, and he initially said he had cancelled another property with them, but not ours. A few days later I received a message from him stating that he is now just going with someone else… I’m not sure what happened there.

This review is based only on the initial consultation.
I met with Nick Stone who recently started their Laurel Division. He was very responsive and flexible. He arrived on time for our consultation but he came with the wrong comp information. Uhhh… a little unprepared. Either way I liked him because he was local. However, they were not the most cost effective. But, it was a good initial consultation.

The team at Bay Management Group has done a fabulous job at managing our place. We’re overseas and had to rely on them for two years until coming back to the US. Coming back to the house after the tenants moved out was a little nerve-​wracking, but when we walked inside the house was immaculate. This group definitely has my vote for great asset management!

I am updating my review to include five stars. I was very impressed to find that Bay Management would renew my lease without the need for a new lease written by Bay Management, they would renew under the same terms as the old lease. I love the fact there was no need for additional paperwork.
I have been continually impressed with the superior customer service by the whole office, but especially Carolyn. She makes me feel at ease, welcome, and appreciated as a tenant.
I happily refer everyone to Bay Management.

Bay Management Group did a very nice job for me and my family. Our property was underwater and we were forced to rent. We were leaving the state for work and had to rely on a management company. I honestly don’t think I could have picked a better group. During the 32 months we worked with this company the renter never missed a payment and we only had a few maintenance issues. We ended up selling the house after our initial renters moved out because housing prices increased, and we no longer had to come out of pocket, but I would definitely recommend this company to any landlord looking for management.

I just started working with this company a few weeks ago and wanted to thank them for renting my house so fast. Nick Stone was a pleasure to work with and I hope that they do as good a job managing my property as they did renting it out. Keep up the good work, but my wife and I are very happy with Bay Management Group.

Bay Management Group was a huge help in assisting me in renting my townhome. I purchased my property about 6 years ago thinking I would live in the house for a few years and then sell once I had a family and settled down. My wife and I ended up having 2 children and the house we were living in was not large enough for the kids, plus we wanted to get out of Baltimore and send them to better schools in the county. Because the market did not play into our favor we owe more on the house than it is worth and didn’t want to come to the table with money. We now have our house rented out and it is covering the mortgage. I appreciate all the help that Bay Management has given our family in facilitating the renting and managing of our property.

I was debating between 1 – 2 stars, but since the other reviewer (who I think may be affiliated with the company) gave them such a high rating, I figured I’d balance things out and go low.
Here are my issues with this company.
— it is LITERALLY impossible to call them and have someone answer the phone. Do you have any idea how annoying that is? I have tried all the combinations of the dial by number menu, I have tried all different times and days… literally impossible to get them on the phone. I have this theory that once you sign a lease, they add your number to their phone book and screen your calls. A major improvement would be if they just had a receptionist answer the phone when it rang. I’ve been in their office, too. I know they have people sitting next to telephones… why they don’t pick up, I can’t understand.
— basic maintenance (like, our door bedroom door doesn’t close, or latch, or fit in it the frame properly) is ignored. Why? «The owner feels that since that is the way the house was when you moved in, it is not an issue. She does not authorize the repair.»
I’m sorry, but the frickin door doesn’t close. Fix it. There isn’t a channel for the lock to slide into. Fix it. I’m not asking for the moon. I’m not even asking for replacements — just basic carpentry.
–we moved into our house in November, but the exterior hadn’t been winterized. We were informed that any damage due to frozen water was our responsibility.
–the owner left various items in and around the house (including full trash bags). They showed up completely unannounced to reclaim said items, but left the trash.
–also, despite the fact that we paid a pet deposit before moving in, the owner has the gall to show up, notice our dog, and complain.
–the interior of the house was not ‘broom clean’ when we moved in. Not at all. Dust, pet hair, human hair, urine on the toilet… gross. Also the wall paint is not in great repair. Documenting each and every ding, scuff, scratch, and mark literally took hours. I expect a fresh coat of paint between tenants, or at least an attempt to remedy obvious problems.
–another thing that irritates me is that we have no idea who owns the property. Seriously. It’s like they’re in witness protection or something. If we have an issue, we have to call the office (who doesn’t answer) wait for them to get repairs approved by the owner (who uses a private contractor) and then wait for that person to show up. And if we’re lucky, they tell us a window of when to expect them.

As a rental owner, I would not trust anyone else in the Baltimore area to manage my property. Bay Management Group is knowledgeable, dependable and reasonable. They continue to remove the worries I previously had about my property from securing reliable tenants to maintaining the property’s value in a changing Baltimore market. Not to mention, the round-​the-​clock service is exceptional to say the least. I would recommend BMG to anyone in my position.

Bay Management Group is hands-​down the best Property Management Company I have ever encountered. From my initial phone call through my move-​in day they were nothing but helpful. They had an answer for all of my questions. It got even better when I moved it. They responded to ordinary maintenance calls almost immediately, and always with a smile on their face.
I could not give a stronger recommendation for the company. I would encourage any friends or family members to move into a BMG property tomorrow!
