1901 South Charles

Great community of residents located close to Federal Hill restaurants and bars. Highly recommend 1901 South Charles Apts. to anyone looking for a higher class of living in Federal Hill.

I have been a resident of 1901 South Charles for almost three years at this point (and plan to re-​new my lease upon completion of my current lease). Overall 1901 has been a great place to live and any complaint or issue I have every had has been corrected and/​or remedied in a more than reasonable time period (most times within 24 hours) under the current management team.
Noise — I live in an apartment which faces the street on the 95 side and have no issues with noise due to the double pain window which insulate most if not all outside noise. In regards to inside noise there is little to no noise heard from above, below, or on the other sides of our unit.
Grounds — The grounds as a whole are kept in great condition and they (the management and maintenance team) are always looking to improve upon it. The inside of the building is cleaned and maintained on a constant basis and the outside is well groomed (they even sweep the sidewalks outside the building).
Safety — Everything is done (lighting, viability, shrubs, etc.) are kept in a manner to optimize safety.
Neighborhood — This is a great neighborhood, building is near a lot of bars and restaurants, near the stadiums, 95, downtown, parks, etc. The is a neighborhood on the up and up and is continual evolve (in a positive light)
Maintenance — Turn around time for any issues is fast (most time less than 24 hours) and the work is always top quality. The team is a pleasure to interact with and overall is top notch.
Staff — Staff goes out of there way to make living in the building enjoyable, safe, fun, etc. whether it be happy hours, fun events, managing reoccurring maintenance items, engaged with the residents, etc. over all the staff is top notch.
Overall this is a great place to live and would without any reservation recommend to any and everyone.

I’ve really enjoyed living here for the past six months. As a woman, I feel very safe both in, and around the building. The residents I’ve met have all been respectful and seem responsible.
The staff is fantastic. I’ve never been on a first-​name-​basis with maintenance guys before, but Derrick and Earl are professional and trustworthy guys who really go the extra mile. Any time it snows I see them up and out at 4AM shoveling and salting without complaint and always smiling. I’ve called them a few times for some minor issues and have always had my issues resolved in less than 24 hours. Kerri, the property manager has been a pleasure to work with, and the front desk staff are always friendly and helpful.
The amenities are wonderful. I work random hours as a nurse and it’s great that the gym is open 24 hours. The grounds and facilities are all kept clean and neat. There’s security that does rounds on the building at night.
The garage door has broken a few times, but each time the garage door was left opened until it was repaired, and there was 24 hour security posted at the door until the problem was resolved. They also just upgraded the garage door and there haven’t been any problems since. Besides… Off street covered parking = Major plus!
The building also does resident events regularly which has been a great way to meet the neighbors and squeeze in a free night cap!
I love it here. I feel like I’ve finally found a residence community that does things the right way.

False advertising, sneaky lease, harassing management. Expect to have to spend an extra $ 3k to comply with the lease.
1. False Advertising: I moved here over other places because of the gorgeous hardwood floors. This building is horribly built, and I have received harassing noise complaints from management for simply living and walking in my second floor apartment. They pulled out the lease and pointed out that it includes that «80% of the hardwood needs to be covered by carpet AND PADS” — NOT pointed out by management verbally when moving in. AND did not expect neighbors to enforce this because we were walking.
2. Sneaky lease– I have had to spend $ 2k-​$ 3k in carpets AND PADS because of small print in the lease that no one verbally pointed out.
3. Harassment: Receiving noise complaints at 11pm (when I am alone in my apartment and packing) from managment? Not acceptable. Receiving 5 in a 2 week period? Harassment. However, this is apparently covered in the lease. Was told I was given time to carpet my apartment but still received knocks at my door.
Also, next to train tracks and roads and because the building is horribly built, might as well live at a truck stop on 95. Have seen bums in the dumpsters. Parking should be included, and additional spots are extra. Rules keep changing from when we signed our lease. AC has broken. Soap dish has fallen off the shower wall three times since April. Hear the baby crying in the apartment below me all the time.
But hey, they have free coffee in the residents club?
