River Run

Don’t move here! Just like the other reviews state the management here is terrible. Unprofessional and completely cavalier about everything. Their job is apparently 90% getting new renters and maybe 10% taking care of those who are here and already paying rent. If you have a lease here and want to talk to management about a problem you better be prepared to deal with it completely on their schedule and after they’ve finished addressing potential renters concerns first. The cost of living here is tremendous even compared to other places in the Vail/​Avon area. You would think for the price we pay to live here that the property would be well kept and clean at the very least, but the truth is far from that. Just outside the office building there are used washer/​dryer units and fridges that have been there for months like some sort of trashy hill billy scrap pile. You can see the exterior of the building is deteriorating and the paint is chipping away as well. Leaves began falling at least a month ago and now completely cover the ground and yet no effort has been made to remove them. We were told the head maintenance person quit and apparently took all of the tools and knowledge with him (I can’t even make that up! Maybe he was sick of the incompetent management too?) and the part time guy is in way over his head. We had a serious issue moving in and the management tried everything they could to weasel out of properly addressing the problem or correcting it. Like another post stated, we’re learning to live with cracked tiles, busted kitchen drawers, a broken toilet seat… Our lease can’t end soon enough. There’s snow packed on the back stairs of every building and it’s incredibly slippery and dangerous, my husband and I have both slipped and fell because of it, and yet no one has cleared them. Guess I have to do it myself or are we waiting for someone to be seriously hurt here? For what we pay in rent I would expect the management to be more involved and hold people accountable to the rules our lease supposedly claims we are. Dogs run wild here despite a leash rule, flyers are posted in commons areas despite being a violation of lease and clearly management doesn’t even clean them up, nevermind address those who are posting them and breaking the rules. Police are constantly here and very shortly after moving in there was a domestic fight that involved a woman shooting at someone. This is absolutely nothing like what we thought we would be getting for the price tag. The couple positives; We like our fireplace and despite being a pretty busy property our unit is relatively quiet. Other than that though, this place is just a façade for a serious business.

If I could give no stars, I would. Absolutely atrocious management. We were in desperate need of housing. They were very responsive the day we viewed the apartment, except the fact that they shared that this past spring they had «record-​breaking defaulted leases» (over 30). We should have known then… Instead we spent 2 weeks trying to contact (email & call) their office to see that our paperwork went through, with no response. When we finally got an answer we were told we definitely had a place reserved, so we booked a moving truck and a plane ticket that day, only to be told 2 days later they were 100% leased out – with a completely half-​assed apology. Impossible to contact and horribly unprofessional, could you imagine if you had a maintenance request or something else dire? It would never be answered. Great location, with great apartments, but don’t ignore these Unilocal reviews, they don’t have their management figured out whatsoever.

Great location, but the building is falling apart. Management shows complete apathy to issues. In 8 months we have not had the use of both of bathrooms for over 2 months living here. And we lost the use of our kitchen for a week.
Meanwhile management plays dumb and acts you should not be upset. I would not put this management staff in charge of peeling an egg.

The river run is a great place to live! I have never had any problems here. The management is extremely helpful and friendly. They gave me the information to set up my p. o box, renters insurance, and wifi/​cable. Although they recommend Comcast and I would not go with them, they are AWFUL!
Anyways, the property is nice and close to trails. Maintenance is on top of things. I had to call only once for a light bulb change and they arrived immediately. Noise has never been a problem living here. All of the people living in this community are extremely friendly. It is in a great location 10 minutes from vail, 5 minutes from the Avon town center, and 3 minutes from Walmart. If you do not have a car, there is a bus stop at the River Run entrance.
The only problem here is that I signed a 4 month lease and am being charged $ 2,075 per month. This was the first time I have ever lived in an apartment and I feel they may have taken advantage of me. I wish I had negotiated the price. It is not worth $ 2,075 to live in this community. To pay that much I would expect luxurious apartments, gated community, and a pool.
Other than being over charged for my monthly rent, this is a great community to live in! Just make sure you negotiate your rent!!!

Listen to jack. Run from river run. Total dump. Manager is lazy. I’ve been here for months and have never seen her out of the office with the exception of the week the owners were here so she begrudgingly slither about picking up buckets of dog poop. I would know since I work from home and my balcony looks right at the office. Grounds are filthy. Dog poop up to your ears. Dumpsters overflowing constantly. More free roaming pets than you can count. If the owner isn’t on property (which is about 3 weeks a year) the manager ain’t doing crap about anything. If you like trailer park life then come on down. Your neighbors are going to be trash trash trash. Construction is modular so the walls are thin and the finishes are cheap cheap cheap. Don’t feel like taking your garbage out? Just pile it up on your deck like all the ski bums. Manager won’t even notice since she NEVER walks the property. Maintenance? Yeah right. It takes 3, 4 or 5 times to get anything right. And even then it usually isn’t. You’ll just give up and live with it busted, whatever it is. Park your hoopty in the lot and forget about it. So will management. They put notices on cars 5 months ago. The cars are still there with notices still on the windows. Park your trailer here too. If they like you than it’s okay. If not, you’ll be moving it. Just like they forget to come back and fix your maintenance issue. We need a this or that to proceed. Translation. See ya later asshole. Throw your TV next to the dumpster, it’ll sit there for WEEKS!!! Landscaping? O naturale baby!!! When I first moved in I picked up garbage and dog poop for a week because I couldn’t live in such a dump. Gave up. Moved in sight unseen as my relocation was on the fly. Huge mistake. Don’t be fooled. Run from River Run.

OMG! Stay away if you can. I feel bad for the Argentinians and other multinationals that wind up here each winter, being nickel-​ed and dimed into oblivion. They say «When the day is over, come home to River Run.” — -Better run Away! Want to wash your car and grill some brats when you get a day off? Not at this house. Maybe you’d like to put a potted plant on your mini-​deck — that’ll be $ 50 per violation. You can see where it can stop feeling homey and start feeling more draconian.
Should I even bring up the heavy-​metal laced tap water?
Any mold? Doesn’t matter to them as they’ve disavowed any responsibility.
Recycling? Mail drop box? Not priorities for them, it’s all up to you to figure out.
