Treehouse Apartments

I’ve lived here for almost a year and definitely won’t be renewing!
I’ve had several maintenance issues that have taken forever to be fixed or Ive had to call them back because the problem keeps happening… They seriously duck taped my leaky sink.
My slider was broken and when they tried to fix it, the glass broke because the foundation is so uneven, seriously my floor is bumpy. They boarded it up and it took 2 months to fix and they would leave a mess every time they came — they even left their tools.
The construction crews have used a ladder to go onto my porch, without warning, multiple times. I came out of the shower and there was a guy in my freaking window — I could of died. They also put the construction company’s office/​storage or whatever in the apt across the hall from me — so it’s very loud in the mornings with them getting all their stuff Etc. they put them in after I moved in, assuring me it was temporary, and when asked how long — they said a year or more
They started working on the pool in September — she said itd be done by October — it’s still not finished. They didn’t even fix the pool, it’s still tiny, but they added a patio.
My heat went out 4 times this winter. My hot water has gone out. Oh and the raccoons in my walls — that’s fun! I hear them running and scratching the floor, my walls shake with them running around at night! Also, the walls and floors are thin cuz it’s so old, so you hear everything. I can hear my neighbors every move, I even heard him burp once!
The parking lot caved in during a flood and a truck almost went into the building. It took months to fix. Then they had to rip up the parking lot to fix leaky water pipes and burst another pipe and then blame it on google fiber — I don’t even know what that means.
When I moved in, a year ago — I was promised new washing machines that take cards and that has never happened. In fact, half the machines don’t even work and the ones that do are pitiful, my clothes never come out clean.
I’ve heard of so many other issues people have had — flooding, appliances not working and apartment management ignoring calls — also, the staff turns over so much, you know there’s issues internally. Rodents, Cars get towed, apts sway/​shake in the wind from bad foundation, tons of stray cats, etc etc… Yet, they are raising the rent more and more — so not worth it. Don’t be fooled by their model apartments, they are old, slapped with new paint and fixtures on top.
The only good thing about this place is the dog park, which I’ll admit, I love. I enjoy the pet friendly mentality and I like the other tenants, all in their late 20s and older, which is within my age group. And the location is perfect and easy to get everywhere but with the raising rates, it’s really not worth the price.

Don’t move in here! There are constantly people who work on the maintenance crew giving dirty looks and acting like you’re wasting their valuable time. The ladies who work in the front office are no better, and treat you like you’re 5 years old. The work on and around the building is non-​stop and ridiculously loud, also the walls and floors are paper thin. I can hear every step the person above me makes, and people are constantly just hanging out outside my living room window chatting it up. The one picture of the view is from oltorf heading West, the view from the complex isn’t anywhere as nice and only can be seen from maybe ¹⁄₅ of the buildings in the complex. When I moved in i was told that all new front loading washing machines and dryers were being installed, and here 10 months later it’s still the 20 year old rented machines that were here when I moved in. The best part about them is that sometimes they don’t work, and if you want a refund the office isn’t responsible. You have to call the number on the machine and ask for a refund. Overall I believe this is the worst apartment complex I’ve lived in hands down, even when I lived in San Marcos in a complex with all college students I had more peace and quiet. Much less I wasn’t getting treated like I was wasting time! Don’t move in here, and don’t believe that you’ll actually get real granite counters, it’s just essentially drywall with a very thin layer of paint.

Personally i dont understand why there are so many bad reviews about this place. I absolutely love it here. The view of downtown is beautiful. The office staff and maintenance workers are extremely nice and helpful. I have never once seen any bugs, most of my neighbors are awesome people, plenty of parking spaces, very dog friendly. The dog park was just remodeled and its gorgeous! The gym has all new equipment. The porch/​balconies are huge! I dont know about other apartments, i have a one bedroom, but i have a garden tub in mine and its wonderful! The only thing i would change is the location of the smoke alarm, there is one almost over the stove so you can imagine how frustrating that can be when cooking. The bedroom closest are huge. They have a deal with time warner and if you sign up at the right time you get free cable for a year. I couldnt be happier with this place.

I lived here when it was Woodmeade and it was a great place to live. The campy feel was amazing. The neighbors were friendly and Austin weird. The staff was fast and attentive.
We had to move out of state for promotions, but 2 years later moved back to Austin went on the waiting list.
For about six months it was great, and then they sold the place.
The new owners set out to destroy the comfy and campy feel. They began charging outrageous water fees to finance their laundry room.
They made a deal with time warner and tried to tell me I could no longer have Direct TV. When I showed them I could by law, they said okay but that I would still have to pay $ 50 a month for the cable service. $ 80 for water per person. Separate renters insurance making them the payee.
This prompted us to find and buy a house. $ 22 a month average for water. Mortgage and property tax $ 400 less per month than current rent before the tacked on fees. 2300 sq feet of no more price gouging. A home warranty gives us that same maintenance man service.
The aren’t lying about the two buildings with city views, but unless there is serious management change, and a recalculation of cost to value you should strongly consider better options.

I have lived here for for almost 5 years, and I honestly loved living here until it was bought by Roscoe.
The staff was great, and maintenance was fast and rent was affordable.
Now, however, rent is ridiculously expensive and I couldn’t afford to live here even if I wanted to stay.
Your electricity bill WILL be very high in the summer and winter because the buildings are old. My bill for the summer has been around $ 300/​mo because of all the gaps in the doors and windows.
The only staff member who is actually nice is Skye.
Every one else is either short, or straight up rude. Just today one of them accused my roommate of not being a resident here and said that she was using all the amenities illegally. Then said that she was «ghetto» and mentioned fining us.
I honestly hate living here now.
The construction is unbearable, and other people have been telling the truth, our balconies and parking lots are always filled with debris after any work is done on the buildings. (trash, water bottles, nails, cigarette butts, roofing tiles, tools, etc)
I got a flat tire from there being a nail in it.
We never got a notice for when our building would be painted, and they just painted over things on the walls, or painted around them, leaving the original color underneath. The wood on the outside of my unit on the balcony was old and crumbling and falling apart, instead of replacing it, they just painted over it and left all the wood scraps all over my balcony.
3 years ago I would have whole heartedly recommended this place, but today I would say don’t move here! Don’t move anywhere owned by Roscoe Properties!

Inspired by the natural beauty of the surrounding east Riverside /​oltorf area the Treehouse apartments stand apart from all others (well they also sway with the wind and vibrate with the neighbours washer knocking pictures off the wall). Explore the pit bull poop gardens and bask in the luxurious scent and let your toes by tickled by the sensations of dog feces. Listen to the symphony years of ongoing construction and dogs barking. This complex also has a huge heart and has a no kill policy when it comes to fleas and wasps that live here in peaceful abundance. complimentary illegal valet service is provided by the local towing company for the most distinguished guests. Unable to pay your bill due to the payment system being down?.. not to worry for small a $ 50 fee you can pay when the payment system comes back up. Don’t worry about missing out on the other residents entertainment! With the new state of the art paper thin walls and lack of any insulation you can not only hear the action but sometimes smell it too. Worried about safety? all cabinets and drawers are equipped with break away hinges and the lack of lighting outside prevents criminals who are afraid of the boogey man… though my car has been broken into 3 times now… You will not find a better deal on rent in this area for an apartment with this insane high priced electric bill any place in Austin. If you like me happen to suffer from narcolepsy this place is so loud you never have to worry about sleeping ever again and you can be assured that the pshycotic neighbours will keep their patio door open to keep you awake while they explore the limits of bipolar behavior… I have not slept now for 3 days and I’m going crazy… and of course they are working on the apartment above me… non stop noise insects and poop all over make this place such a wonderful complex you will love to call home. with the recent upgrades you can take pride in the fact that you apartment was refinished with the lowest budget in mind as the fake wood floors started peeling a day after they where put in and the paint job too.

On May 6^th, I arrived home from work to find that my apartment was unlocked, my patio door was open, and my personal belongings on my patio were broken, moved, and destroyed.
The construction crews had been on my balcony painting without notice. At some point, they entered my apartment… I have pictures of the paint footprints and of all the damages. They destroyed over $ 5,000 in my personal property.
I was NOT given any written notice that someone would be in my apartment; and I was not informed of any emergency entries. IF I was informed, I could have made my way home. Instead, Treehouse Apartments decided it was best to move and tear things down to get their project done rather than take care and concern for residents.
The apartment complex has been dodging my calls, e-​mails, and any other communication. I have even tried to talk to them, and they decide it best to just beat around the bush and not accept total responsibility.
Bad management, bad company. In the process of filing formal complaints today.

Roscoe properties bought these a few months back and have been doing a lot of construction. I work from home and they have made no attempt to inform tenants of when they will be doing construction. I have had to deal with over a month of construction in the last 2 months and now it is starting again. They start at 8 am and work for about 12 hours making my conference calls a game of muting and unmuting to avoid overwhelming the call.
They are putting in fake wood floors instead of carpet and now I can here every step my upstairs neighbors make. I can hear my upstairs neighbors running around and banging on things and bottom neighbors chain smoke on the balcony so I can’t open my door and play bassy music all the time. Yesterday they started at 11am and didn’t stop for 12 hours.
The previous management did not take good care of the property. The parking lot and retaining walls are all falling apart. My unit had peeling paint, rusted drains, clogged/​broken drains, broken fridge, a ceiling fan that wobbled that wasn’t properly attached. The paint crew was so lazy that they didn’t even peel things off the wall before painting. They just painted over left over adhesive, if they painted at all.
There is dog shit everywhere. People just don’t clean it up. People also leave dogs off their leashes. I watched one woman not leave here third store apartment and let her dog go and shit all over the place off a leash because she was too lazy to walk to the dog and clean up after it. After multiple complaints to management with no change I finally gave up.
The appliances are very old. My refrigerator leaked 3 times before they finally replaced it. My electricity bills are pretty damn high.
The building are built on per and beam so they shift. My entire apartment is leaning to the west to the extent that eggs will roll off my counter if I set them down. Doors won’t stay open without a door stop.
My girlfriend had her car broken into and stereo stolen during our 6 months here so far.
I approached management multiple times about getting google fiber in the building but they have contract with TWC and never did anything about. So now the apartments across the street are getting google fiber but not us.
One plus is that there have been minimal bugs.

CAN’T POLISH A TURD
Hands down the WORST apartment I’ve ever rented. Where do I even start. For reference: we rent a 600 sq ft 1 BR with neighbors on all sides. We needed a place asap but the office really worked us over on the tour; we had no idea what we were signing up for.
First off, the buildings SHAKE, all the time, at the slightest provocation. Any of my neighbors walks around, my mattress sways not unlike a waterbed. My desk shakes when a car drives by. The buildings are on rod and beam construction so the outside is basically a shell fitted around flimsy (re: shitty) scaffolding that can’t possibly be safe or legal.
The walls are THIN. I hear EVERYTHING. I can hear my delinquent upstairs neighbor’s phone going off, ON VIBRATE. I can hear his pee pee hitting the toilet bowl when he goes #1. I absolutely heard his girlfriend call me a «stupid bitch» when she saw me in passing, for no reason, THROUGH HER CLOSED FRONT DOOR. When they play reggaeton at God volume and scream at each other during normal conversation and thunder around like they’re the only people on the entire block, I have to either put on headphones (doesn’t help) or physically leave the house. My roommate works nights and can’t get a wink of sleep with their 2+ small dogs barking/​howling/​whining CONSTANTLY. I can’t go out on my deck without the guy being like «Hi lady!» from above, because there are ½″ gaps between all the wood planks and I guess it’s too much to ask for him to even pretend to respect my privacy. I also get all of his cigarette butts/​nails & screws/​dirt, trash and whatever other crap he throws around up there.
These apartments will MURDER YOUR ELECTRIC BILL. The appliances are older than I am and the A/​C unit looks like it rolled off the assembly line during the Carter administration. We downsized 400 sq. ft. from our last unit when we moved here and we are paying 1.5x MORE each month in electricity. You could see daylight through the weather stripping on BOTH the exterior doors when we got here and even after the (albeit very nice) repair guy came and adjusted them (and the deadbolt, which didn’t work either), I still had to go to Harbor Freight and pick up a roll of adhesive tape to seal the remaining gaps.
I have seen bathrooms in single wide trailers bigger than this one. And the tiny sink is made of fiberglass, i.e. you can shine a flashlight through it from underneath.
The laundry facilities are terrible. Half of the washers are full of purple, stagnant water most of the time. You can’t time dry on the rusty, decrepit Coinmachs so if your clothes are still damp when it stops you have to pay the whole fee again even if you only need 10 minutes. Quarters only, and OF COURSE the office doesn’t make change and there’s no machine. They’re also infested with mosquitoes, so if you don’t want Braille-​style welts all over your limbs make sure you DEET it up.
Our water has been cut off several times without warning during renovations on the building. One time some guys came in and cut off our breaker box as my roommate was leaving for class and when I got home from work 8 hrs later it STILL was not on; our electricity had been cut off from the outside and NO ONE turned it back on, leaving my cats in the dark and my food rotting in the fridge until I called the after-​hours number and complained. There is a note on everyone’s door every few weeks about new «inspections» for stuff like cracks in the walls so you KNOW the property management’s nervous about our living conditions. A redder flag has never been raised.
There’s a mandatory TWC cable bill of $ 41/​mo wrapped up in the lease terms, which is bullshit. Who signed off on that? Why cable? We will never use that service and have to pay extra for internet. The TWC liaison guy they work with didn’t even set up our package correctly and I had to fight with them over extra charges they tacked on. Unbelievable.
And they now have some towing company that goes around EVERY NIGHT towing people’s cars if they have expired registration/​tags or even just LOOK crappy. WTF is that? You can’t even park your car where you pay to live? As if we can’t figure out they make MONEY off that???
Since I can’t go outside on my (large) deck anymore, this apartment’s ONLY redeeming feature is the friggin’ garden tub. And the feral cat colonies that live under all the buildings, which no doubt keep rat populations down.
SAD.
We hate it here. As soon as our lease is up we’re getting TF out of here & never looking back. Do yourself a favor and FFS skip this property.

Overall, my stay here (exactly two years) was pleasant. I lived on the first floor, right next to the pool. The only real problem I had was when a heavier set neighbor moved into the apartment above me shortly before I left. I could hear every single footstep he took.
Other than that, the staff was all pretty good and friendly, and the apartment itself was awesome. I will say that the ownership of this apartment complex seems to change hands frequently, and that is concerning.
Parking was very easy, laundry units worked for the most part, and the people living there were relatively friendly compared to most places I’ve lived.

Don’t live here! The women in the office that I have to deal with is very rude and inconsiderate for no apparent reason. They don’t seem to care about any maintenance problems or issues that you have. We moved into a dirty apartment they didn’t even clean it !!! And then when we told them to come clean it they never came and didn’t even apologize at all. I went down there after 2 weeks and they finally fixed it. The swimming pool is frequently closed, and it’s more like a child’s pool. The maintenance man is also rude, I couldn’t believe it. The complex prides them self on being very dog friendly… And I have a large dog so that was part of the reason we chose this place, turns out the maintenance man is scared of dogs and you have to be home for anything to get done. Are u serious. I cannot wait for this lease to be up !! Neighbors also suck here. For your sake and happiness don’t try this place.

I have lived here for nearly 3 years. The management and staff are very helpful if you communicate with them. Anytime I have had an issue with neighbors or weirdness from the parking lot, I just report it and it never happens again. Most of my neighbors are very nice and I have never had any problems or had to report anyone in my building. Doggie pick up stations are everywhere now and a dog park is planned. I wish the apartments were more energy conservative, but they are older and larger than most apts in the area. The security cars are making the rounds whenever I venture in or out in the evening. That and the caring attitude of staff and fellow Woodmeaders make me feel very secure. I love the location and hope to live here for a long time.

The people at the front office do their best to make your stay at the Woodmeade enjoyable and pleasant. But they can’t help the sketchiness that happens in the apartments. There are people hanging out in their cars at all hours of the night, drinking beer and playing loud music. There are unleased dogs that poop everywhere and dumpsters that stink sooo badly on a hot day. I have never seen the security that they claim to have in the evenings. I do not feel safe at this place at all, and I can’t wait until my lease is up!
